Ocean conservation through Mote and other organizations

Try a fun little exercise at the next social gathering. Ask someone to name the local organizations involved in animal and sea conservation efforts. You will receive the answers you might expect such as Mote Marine Laboratory & Aquarium founded by Eugenie Clark. You can sense their level of community involvement if they name Save Our Seabirds with its Avian Hospital. Every May 1 through October 31 media outlets post outdoor lighting and beach restrictions with the various organizations that gather information on turtle nesting. These...   Read more >>

Looking for a community with Gulf of Mexico beach access, high walkability score, is private and family oriented, then you should look at the neighborhood of Winding Oaks in a great location on Longboat Key. Winter season of classics in Part IV of series

Anyone who has lived in Sarasota and Bradenton for any length of time can tell you that the cultural arts are of the highest quality, particularly for cities of their size. Accordingly, they were named respectively in American Style Magazine’s top arts destinations in the nation for populations of 100,000 or less. This area supports the arts as operas, symphonies and ballets that are well attended. The season is approaching critical mass. Annual galas that support organizations in Part III of series

Many of the non-profit organizations in Sarasota continue to support the many services with the gracious giving of local philanthropists. The schedule is starting to fill up with annual black tie events where a major portion of the yearly budget depends on the success of these events. These gala nights or luncheons have become social events for those who are genuinely supportive of the organizations. The season has started. Film, music and seafood festivals progress throughout the year

The local versions of the traditional Oktoberfest German festivals set in motion a series of festivals in the upcoming months that are all well attended. These annual festivals include art, music and film celebrations with some created for seafood lovers. This is part two of the four-part series on local peak season events. The annual One-Act Play Festival ran five consecutive days at the Manatee Performing Arts Center in Bradenton, October 31 through November 3. Peak season also means top entertainment

Last week I discussed the homes that were activated for peak season, which is rapidly approaching us. That is the real estate market. Over the next three weeks I will be discussing area entertainment, a series that began this week with the long running theater plays and Van Wezel Performing Arts Hall performances scheduled. Fresh new inventory for luxury home buyers

As we head into mid-October we are feeling positve about the luxury waterfront market. Anna Maria Island bridge repairs and replacement progress

The north end of the barrier islands, Longboat Key and Anna Maria Island, have been the subject of construction projects with plans for the future. Two projects are in the works; the Florida Department of Transportation has started work on the Longboat Pass bridge and is reviewing plans to alleviate congestion with new designs for the Cortez bridge. Mar Vista renovates, Shore opens as two new classy spots

When the Shore held its soft opening, it marked the beginning of a new era for the restaurant chain. It also established the north end of Longboat Key as another center of great restaurants on the island. When Mar Vista completed its three-year renovation, the seafood restaurant now offers a stark difference between the old charm of Florida and the modernistic look of its neighbor the Shore. And yet a third new restaurant with a more casual deli look is taking shape at the Gulf of Mexico Drive and Broadway Street corner. Whitney’s Restaurant will transform...   Read more >>

Available off-market homes as we prepare for peak selling season

When you move from the northern states it may take some time to adjust to the peak selling cycles here in Sarasota. As the snow melts and the grass begins to turn green might be the best time to list in the Midwest and Northeast states. But October to Easter are the hot sales months for the market in Florida. This downtown venue is home to the Sarasota Opera, now in its 59th season. Opera was first performed in the Historic Asolo Theater on the Ringling grounds, but it wasn’t until 1982 that a permanent home was established when the former A.B. Sensational events throughout the year, on sensational beaches

There are many reasons why tourists visit Sarasota and it is rated as one of the best places in the country to retire. It is simple to argue that our beaches are the biggest draw. Just sticking your toes in the quartz-rich sand that reflects 99 percent of the sun is a delight in itself. But our beaches also attract thousands for some of the best events in the world. Properties with homes priced as buildable lots or ready to enjoy

I recently listed three homes at prices to consider them for their lot values. These are strategies when the land value is greater than the value of the home, especially in aging structures. Longboat Key's role in training WWI fighter pilots

Longboat Key played a vital role in training fighter pilots during World War II, a fact many longtime residents of the island have known for years. In the 1940s Longboat Key was more desolate and Florida had ideal weather for training. Along the Sarasota and Manatee county line, the attraction wasn’t tourism, it was warfare preparation. Promoting the dream at the Westcoast Black Theatre Troupe

On the last day of 2018 I highlighted some of the new construction projects in Sarasota and the surrounding keys. In that REALTALKplus™ article the capital campaigns of several non-profits were included. The Westcoast Black Theatre Troupe is one of them. Their programs have expanded beyond the walls of its current building that has blossomed the careers of many actors. The educational and theatrical programs provided by the WBTT have been ongoing for 19 years. During that time Artistic Director and Founder Nate Jacobs has provided quality performances, while drawing crowds from all nationalities and bridging any divide in the community. The year 2018 review of area new developments

The year 2018 was a very eventful year for new development on Longboat Key and Sarasota. It was one of the largest development booms I have seen in years. What was started in 2018 will change the skyline of Sarasota downtown and return Longboat Key to the glory days with a resort to complement the Longboat Key Club. Even the Key Club itself is transforming with new hotel spaces. The Rosemary District in downtown Sarasota is glowing with new construction for the luxury buyer. Dredging and Renourishment of Beaches for Tourism and More

Now that Longboat Key has plans to dredge 14 canals in four areas of the island, is there an effect on other dredging, renourishment and groin projects in the area? Other planned and current projects affect New Pass, Big Pass, Lido Beach and a groin project on the north end of Longboat Key. Dredging helps keep the waterways navigable, which may be considered three feet below mean lower level. The town of Longboat is using this measurement in its assessments. Keeping the waterways navigable promotes...   Read more >>

Microbreweries Rise Up Around the Local Area

Do you want to make and sell craft beer as a living? The rise of microbreweries in Florida has been constant, now almost every major city in the state can claim multiple breweries where consumers can order the beer made on site. The name brewpubs is the shortened combination of brewery pubs, but you likely won’t find that in marketing. They just advertise the brewery in the name. Typically multiple flavors of beer display the taste...   Read more >>

Four Waterfront Homes That Offer Plenty for Less

Over the years I’ve sold many single-family homes in Country Club Shores and I have two listed there that are offered at a good value for a home buyer that wants to be on the water for boating with beach access. Longboat Key has plenty of opportunities to be on the water, so I am highlighting two more in Manatee County on the northern end of the island. One is in Bayview Estates and the fourth is in Cedars East. Consider yourself fortunate for an easy stroll to the Gulf of Mexico beach from any of these four homes. Country...   Read more >>

Just say, "Wow!" to these three new Global Luxury listings

We are certainly feeling peak season as snowbirds are returning, homes are listed and contracts are being written for home purchases. Our inventory variety has increased to include homes from nearly $8 million to residences that would make fine rental properties on the Gulf of Mexico. I listed three homes last week that qualify for the Global Luxury brand of Coldwell Banker, highlighted here in this Home Showcase XXIX article. Longboat Key from the Ringling days to the paradise of today

While John Ringling had eyes on developing his circus on the mainland, he had a keen sense for the barrier islands as a real estate developer. He was the visionary for bringing his circus to Sarasota in 1927 and purchasing land in the Sarasota area. It was during this period when he purchased much of the south end of Longboat Key, an undeveloped Bird Key, St. Armands Key and a couple smaller keys. He set out to create a grand playground for the rich to vacation in this slice of paradise. A short time before then, another developer, Owen Burns, had his own plans for...   Read more >>

An archeological perspective and early history of Longboat Key

As in today, Longboat Key was a vacation destination long before the European explorers landed on the island. There is evidence that native Indians came to Longboat Key to escape persecution or as we do in modern times, travel to a warmer climate. Studies of bone, pottery, with hunting and fishing artifacts lead archaeologists to believe that these early settlers were living on Longboat Key anywhere from 1,000 BC to 800 AD. There is even evidence they vacationed here. But not from the north, but from the...   Read more >>

Southern keys of Sarasota are poised for a variety of lifestyles

The barrier islands of Sarasota County are a collection of six keys that begin with Longboat Key to the north and stretch to the south to Manasota Key. Longboat Key is a part of Manatee County too, only one of three municipalities in Florida that is split among two counties. There is movement to change county boundary lines so the entire island is in Sarasota County. There is a seventh inhabited key that does not receive much attention. Tourists typically bypass Coon Key as it is a small plot of land between...   Read more >>

Inventory has a good range of prices, location and home styles

I highlight three communities and single-family home new listings that show the range of prices, from $779,000 to $6,795,000, and from Sarasota to Longboat Key. Our inventory is swelling to include a wide range of prices, locations and home types. There was a master plan when land fill was used to start the formation of Bird Key and the first home was built. Sarasota Ranks High in Multiple Indices

We know that Florida is a great place to relax after working years saving up for retirement. In October of last year, Sarasota was ranked Number 1 in a U.S. News and World Report analysis of 100 potential U.S. retirement cities. Last week Jacquelyn Pica, contributing writer for U.S. News and staff writer for the Penny Hoarder, wrote that Sarasota was one of eight best places to retire in the Sunshine State. She was especially kind to the Gulf coast cities in her selections. She cited Sarasota’s culture, museums and beautiful gardens as some of the reasons for her ranking. She also based her ranking on a modest median home value and population percentage of retirees.

Last week it was also announced that Sarasota is at the top of a growing luxury market list. In the May 2018 Luxury Home Index, Sarasota grew 19 percent in the fastest-growing luxury market, representing the top five percent of home prices in the county. The index was released by realtor.com®. Please contact me at (941) 387-1840 if you have a property to sell or buy.

Last week in my REALTALK™ #167 video we discussed the upcoming summer selling season and concluded that it may be a good time to consider placing your home on the market. This may be contrary to popular belief, but the serious buyers are here now and inventory is generally low. That market description was echoed last week in speeches and panel discussions at the Global Real Estate Conference held here in Sarasota. The chief economist of the National Association of Realtors, Dr. Lawrence Yun, spoke about low inventories by noting that home buyers feel pressure to make offers because there is a shortage of quality homes. You can visit the Pirates in Bradenton or the Orioles in Sarasota to catch a spring training game. The Ski-A-Rees show off their water skiing acrobatics at their water arena off Ken Thompson Park in City Island. But the Sport of Kings should also be on your bucket list. The value is great for the show, $12 per person...   Read more >>

Bird Key homes highlighted in this month's Showcase XXI

Bird Key, an unpretentious 12-acre plot of land that was inhabited by waterfowl and grass flats in 1911, may have the most celebrated history of the barrier islands. It is a history that started that year with the construction of a single home that was developed from land that was dredged out of a channel that split the island. The New Edzell Castle was ahead of its time in building technology with hot and cold running water and lighting that could easily be seen from the mainland...   Read more >>

February 21, 2018 Newsletter

We are fully immersed in peak season. We have added 12 high quality new listings since the last newsletter. A majority of our 16 pending sales are scheduled to close in March. The phone is ringing with plenty of showings, a good indication there is no slowdown in home purchases. The stock market seems back on track, an indicator of second-home purchases as I discussed this month in REALTALK™ #155. In fact, we could use more inventory at all levels to satisfy the demand. Look for my 2018 mid-season market report tomorrow in my REALTALK™ video. Please call me at (941) 387-1840 if you have property to sell or are looking to purchase a home.

Upcoming winter and spring events for an active lifestyle

The 36th annual Cortez Commercial Fishing Festival and the annual Thunder by the Bay ended this weekend, but this is peak season and there are many more events to fill their places. There are mini-festivals such as the two events this past weekend. There are operas, ballet, orchestra Masterworks series, plays, musicals and sports that create a national buzz, if not international attraction to Sarasota and Manatee counties. And most are within the next couple of months while the weather is attractive for those who have...   Read more >>

Iconic community influenced by Sarasota School of Architecture

As you leave St. Armands Circle and head toward Longboat Key you may notice a wonderland of homes on your left before you reach the New Pass Bridge. It is the community of Lido Shores, with 116 unique homes that is the showcase for the Sarasota School of Architecture alumni. The homes here have their own charm and are named for either their unique feature, sleek lines or the color of paint on the exterior walls. Those familiar with architects in the area...   Read more >>

Full services and amenities of the Ritz at Beach Residences

When the Ritz-Carlton moved into Sarasota in 2001 with the building of its Residences on Ritz Carlton Drive, the world took notice. It opened up the city to worldwide travelers that were looking for another location in Florida that represented the luxury brand. The brand was on a 20-year rebuilding effort and was constructing its luxury hotels all over the world. The building in Sarasota was a new concept of financing construction of the hotel with the sales of residences...   Read more >>

Beachplace and Grand Bay new listings in Showcase XX

For my Home Showcase series I am highlighting three residences on Longboat Key that are in two of my favorite communities, Grand Bay and Beachplace. They are both near the shopping center that has a Publix and CVS and they are both within an easy drive distance to St. Armands Circle and Sarasota. The wonderful amenities at both attract visitors to become buyers. They are also on opposite sides of the island, Beachplace on Gulf of Mexico shore and Grand Bay...   Read more >>

Marie Selby, the only epiphyte botanical gardens in the world

We love our art in Sarasota. There are many venues to see traveling displays of art from all over the world. One great place would be the Ringling Museum and the legacy of art John and Mable left for us to view for many years. So you may think that it would be a great location for a Rainforest Masks of Costa Rica exhibit, but it is included in an exhibit at another historic landmark in Sarasota, Marie Selby Botanical Gardens. Selby Gardens celebrates art with its horticultural displays. It is much more, concentrating...   Read more >>

Coldwell Banker has taken a keen interest in Smart Homes. In the luxury waterfront property realm, this technology is increasingly important to home buyers. Last week I had a great opportunity to see some of the newest technology at the Consumer Electronics Show in Las Vegas as a delegate for Coldwell Banker in their Smart Home marketplace section. I wrote about some exciting demonstrations Monday in my REALTALKplus™ article. Look for my special CES report in an upcoming REALTALK™ video.

The year 2017 is behind us. I finished with $105.4 million in sales, including one sale on the last day of business. That volume set a record, a personal best, and continued my position as a top producer. In the last week there have been news articles describing these accomplishments and I have included links below. This is the start of a new year and I will continue to work hard for my clients in 2018. Please call me at (941) 387-1840 if you have property to sell or are looking to join us in our paradise here with a home purchase. Happy New Year!

Coldwell Banker promotes Smart Homes at CES 2018

It was a privilege to be selected from 84,000 Coldwell Banker Residential Real Estate associates worldwide to represent our company at this year’s Consumer Electronics Show held last week in Las Vegas. Our Blue Crew team of five reported on the topics that affect home buyers, home sellers and technology that could make a home more efficient. By efficient, I refer to a Smart Home that has its entertainment, climate and security controlled in one location. Coldwell Banker had a big presence on the floor with its marketplace in the convention center. So did some of the biggest company names in hardware...   Read more >>

Sailor Circus - Longest running youth circus program

When John Ringling brought his famous Ringling Bros. and Barnum & Bailey Circus to Sarasota in 1927, a new era for the city was started that continues to this day. When the owners of Feld Entertainment closed down the Ringlings’ creation last year, the circus continued to thrive in Sarasota as the Circus Arts Conservatory carries on this historic legacy. The non-profit founded in 1997 includes Circus Sarasota, the Sailor Circus Academy, and Education and Humor Therapy programs. The Sailor Circus Academy...   Read more >>

Home Showcase XIX - Properties with high land values

This month I focused my Home Showcase series on vacant lots and homes where the land value exceeds the structure. A wise investor can tear down the home and increase the property value for resale. I have also seen that the location of the home was more important so a buyer is content with living in the home. A third option is living in the home until the buyer has a financial comfort level to renovate in time. The three properties I selected this month are in different stages of...   Read more >>
