Refreshed listings back on the market for peak season

We use this time to throw a fresh coat of paint on the walls, replace some aging mechanicals and make the home more appealing from the curb. We have 11 back on the market that are sure to make their new home owners glad they purchased in the Sarasota area.

Longboat Key public buildings and land

by Roger Pettingell

Emergency and government buildings

Longboat Key services offered at each of these buildings and parks

Northern fire department building
Fire Department - The north building constructed in 1994 is slated for renovation projects this year.

While many of the government activities for Longboat Key are housed in the main building at 501 Bay Isles Road, some departments have their buildings away from the town hall. The town hall is conveniently located near the Gulf of Mexico Drive halfway point of the 11-mile stretch. Finance, human resources, information technology, planning, zoning, building, town clerk and utility billing all have their departments in this 18,622 square foot building constructed in 1974.

Town manager Tom Harmer has an office there and the town commission has their meetings the first Monday of each month in the town hall. A meet-and-greet of the seven member panel will be held May 6. The commission also conducts workshops once a month including a two-day workshop April 24-25 to discuss lighting laws that protect sea turtle nesting sites. Restrictions on exterior lighting are put in place each May through October when the turtles are in their peak nesting months.

Although utility billing is handled from the town hall office, the public works department is at 600 General Harris Street by the Christ Church of Longboat Key, the barrier island’s northern end. This department is responsible for street maintenance, parks, beaches, utilities and garbage collection. Water and sewer concerns are also handled through public works with an after hour emergency number at (941) 316-1977. The town water plant is located at 4250 Gulf of Mexico, just south of St. Mary Star of the Sea Church.

The Longboat Library is the next-door neighbor to the town hall at 555 Bay Isles Road. This all-volunteer staff controls a large assortment of books and audio CDs, with membership fees to cover costs. The Longboat Key government provides no funding to the library. Internet access through library computers are connected to printers for patron convenience. At 2,300 square feet, the library was built in 1971. There is a proposal to replace the library with an arts, culture and education center and a small black box theatre. Another favored site proposal is the old Amore Restaurant site behind the Publix shopping center plaza. The town is working in cooperation with the Ringling College of Art and Design for the proposed center.

The town operates two fire department buildings and one precinct for police protection. The northern end of Longboat Key is protected by the fire and rescue staff at 5490 Gulf of Mexico Drive while protection of the lower end is at 2162 Gulf of Mexico Drive. Fire and rescue operates on three shifts daily with 33 employees, seven per shift and two lieutenants and one deputy chief. For the past 19 years Paul B. Dezzi has been the fire chief. The fire department was formed as a volunteer organization in 1953. A $1 million renovation of the 1994 northern building and replacement of the 1986 south end building is expected to start this year.

Police department building
Police Department - 5460 Gulf of Mexico Drive.

The police department building is next to the northern fire station at 5460 Gulf of Mexico Drive. Longboat Key came in second place, rated among the safest places to live in Florida, ranked by HomeSnacks. Police Chief Pete Cumming oversees 20 sworn officers, one reserve officer, seven civilian personnel and one part-time beach patrol officer. The department maintains a marine patrol to assist the coast guard and sheriff’s department to ensure safe boating operation on Sarasota Bay and intracoastal waterways.

Longboat Key maintains five parks from Overlook Park and Quick Point Nature Preserve on the south to Joan M. Durante Park on the north. Tennis and nature are big on Longboat Key so the Public Tennis Center by the town hall gets a lot of usage. Nature abounds in the Bayfront and Bicentennial parks.

The Bayfront Park Recreation Center building at 4052 Gulf of Mexico Drive offers a 1,350 square foot activity room to rent for parties, wedding receptions or meetings. Pilates, yoga, dance and physical fitness training are on a daily schedule when the building isn’t rented. The park has many other amenities including dog parks, one for small and one for larger dogs. Tennis, basketball, pickleball, shuffleboard and a multi-purpose field are designed into the plans of this park. You can rent kayaks from the private operators Happy Paddler Kayak Tours & Ecoventures. You can store your own kayak on-site for a fee. The pavilion is available for rent as a picnic site. Most recently the town created a Gulf of Mexico beachfront park across the street.

Recreation Center building
Recreation Center - With activity room to rent.

To help preserve the history of the United States, Bicentennial Park was dedicated in 1976 as a one-acre conservatory park with native plants, just west of the town hall. More to the north Joan M. Durante Park is a 32-acre site with Florida natural trees. Invasive exotic plants were eradicated through a federal grant from the U.S. Fish & Wildlife Service. Driving over the New Pass bridge you are greeted to Longboat Key by Quick Point Nature Preserve on the right and Overlook Park on the left, a popular fishing spot on Longboat Key.

Last week I listed a residence, 707 S. Gulfstream Ave., #601, a 2BR penthouse at the Essex House in the heart of downtown Sarasota. Please contact me at (941) 387-1840 for an exclusive showing or if you have a property to sell or buy.

Value priced homes on boating water

by Roger Pettingell

Beach access on Longboat Key's bayside

Four homes that offer plenty for less in our Home Showcase XXX this month

Dredging in New Pass
Dredging in New Pass - The current project will create a viable boating pass and renourish Lido Key beach.

Over the years I’ve sold many single-family homes in Country Club Shores and I have two listed there that are offered at a good value for a home buyer that wants to be on the water for boating with beach access. Longboat Key has plenty of opportunities to be on the water, so I am highlighting two more in Manatee County on the northern end of the island. One is in Bayview Estates and the fourth is in Cedars East.

Consider yourself fortunate for an easy stroll to the Gulf of Mexico beach from any of these four homes. Country Club Shores is known for its canals that have access to Sarasota Bay and the Gulf. Now that dredging of 185,000 cubic yards has commenced in New Pass, sailboaters in Country Club Shores will have an easier travel through the sometimes treacherous pass on the south end of Longboat Key. The sand from this $3.9 million project will help renourish Lido Key beaches.

Country Club Shores is also known for its proximity to St. Armands Circle and the lifestyle of Sarasota. Created in the 1960s by the Arvida Corporation, Country Club Shores has seen its share of single-story homes upgraded or replaced with sleek multi-story homes. Deeded beach access is granted through entry points off Gulf of Mexico Drive. It is a community that is ever evolving and worthy of a look by home buyers.

Prime corner lot in Country Club Shores with deep-water dockage

1055 Bogey Lane of Country Club Shores

The first home on this list is situated in a prime corner lot location at 1055 Bogey Lane of Country Club Shores. This lovely three-bedroom plus bonus room home abounds in elaborate Florida-sourced gardens and offered at $899,000. This home offers a newer roof in 2014, Porcelain tile flooring, hand-painted murals, eat-in kitchen with formal and informal dining areas, and walls of expansive windows and sliders equipped with storm shutters. Stone pavered walkways and vine-covered pergolas surround this private residence. Dockage and deep-water access to the bay is a highlight. While not boating, relax by the pool with screened-patio.

New seawall and screen-protected lanai a few steps from boat dock

570 Yardarm Lane
Country Club Shores - 570 Yardarm Lane

Just a stone’s throw away from Sarasota’s open bay waters, this three-bedroom Country Club Shores home at 570 Yardarm Lane is ready for you to add your personal touches. Offering a brand-new seawall, the screen-protected lanai is a few steps from the boat dock and deep-sailboat waters. The open layout features tile flooring, crown molding, plus the most recent updates include a newer kitchen with solid-wood cabinetry, granite countertops, stainless-steel appliances, breakfast bar and recessed lighting. Enjoy a short walk to the beach, also offered at $899,000.

Light and open, two-story, elevated, waterfront home in Bayview Estates

519 Bayview Drive in Bayview Estates
Bayview Estates - 519 Bayview Drive

Shifting to the northern end of Longboat Key is this home for sale at 519 Bayview Drive in Bayview Estates. Lush, manicured landscaping, as well as a light and open, two-story layout are wonderful introductions to this elevated, waterfront home. The bright interior features cathedral vaulted ceilings, tiled flooring throughout, living/dining and family rooms, as well as an eat-in kitchen. Boating enthusiasts will love the 100 feet of water frontage, boat dock and 7,000-pound lift, offering easy bay access. This well-maintained, four-bedroom residence is ready for you to enjoy, poised for sale at $849,000.

Move right in to this furnished townhouse in Cedars East in north Longboat Key

570 Yardarm Lane
Cedars East - 810 Evergreen Way

Offered furnished, you will love the convenience of moving right in and immediately enjoying this townhouse in Cedars East, including its own one-car garage. Comprising the second level are two bedroom suites in a split plan for a wonderful amount of privacy. Wood flooring, an open split-level layout and protected water views welcome you to this home at 810 Evergreen Way, pleasantly priced at $349,000. Cedars East is a private enclave of townhomes located on north Longboat Key’s bayfront, within the Cedars Tennis Resort community. Walk to the beach!

I hope your Thanksgiving weekend was a great one. Community Spotlight - Oyster Bay

by Roger Pettingell

Close to attractions and Field Club

'West of the Trail' community of custom built single-family homes

Home for sale at 1235 N. Lake Shore Drive in Oyster Bay
1235 N. Lake Shore Drive - $2,495,000

Whenever you see a property for sale that is “West of the Trail”, meaning the Tamiami Trail, you are given the clue that this home is near the water. It’s a popular advertising statement whether the home is on the waterfront or is within a short distance. The community of Oyster Bay qualifies as “West of the Trail” and is a good location for a home.

But Oyster Bay has other amenities that make this community very attractive to home buyers and I outline some them in my REALTALK™ #150 video. Driving among the 168 custom built homes in Oyster Bay you have a feeling that this area is a wonderful place to raise a family. The large lots with unique homes grab your attention.

Anywhere between the Trail and Roberts Bay you are a short distance to the Field Club. This exclusive club is one of Sarasota’s oldest, named for Stanley and Sara Field who built a villa in 1925. Their wealth was amassed as heirs to the department store chain of Marshall Field, based in Chicago.

The home was purchased in 1957 to be used as a private club. Today members can reserve any one of nine tennis courts on the grounds. Lessons are available to individuals and groups of all ages by two of the area’s leading tennis professionals. Tournaments are held in the late winter and early spring. A wellness Center was added in 2015 with state of the art fitness equipment and group activity room.

The marina is open to Florida Council of Yacht Club and reciprocal yacht club members but must be reserved in advance through the dockmaster office. It is a full-service marina with electricity connections at the boat slips. Gasoline and diesel fuel is sold onsite. Fishing tournaments and poker runs are arranged on a regular basis by club members. A large pool with multiple swimming lanes is near the marina.

REALTALK #150 on the Field Club
The Field Club discussed in REALTALK™ #150.

There are five dining areas and one bar to choose from. The Grill Room offers a casual experience while the main Dining Room is the flagship experience. The Captain’s Room can be reserved for banquets or gatherings and the Commodore’s Room is for smaller groups. The Lagoon Terrace is a nice outside dining experience.

Oyster Bay is also known for its proximity to the Pine View School system, south in Osprey, a magnet school that attracts gifted children in grades two through 12. Any resident of Florida can apply to this school and demonstrate their need for an accelerated program. Living in Oyster Bay makes transportation to the school a little easier. U.S. News and World Report ranked Pine View as the number one in the state and number seven in the United States. In April a team from Pine View travelled to New York City and finished third in the National MathWorks Math Modeling Challenge.

If you are into golf, there are plenty of courses to choose from including the TPC Prestancia, a par 72 championship 18 hole course. TPC Prestancia has hosted a number of professional tournaments. Its social club is active and the 35,000 square foot club house offers the best in private meeting spaces and dining rooms.

The area has four fine nature parks. Phillippi Estate Park is on the southern edge of Oyster Bay across Phillippi Creek and includes such attractions as the historic Edson Keith Mansion, listed in the National Register of Historic Places. A little further south is Oscar Scherer State Park, home to the threatened Florida Scrub Jay. Pinecraft Park is in the heart of Sarasota with hiking trails on 22 acres of land. Sand and water lovers will greatly appreciate Siesta Beach on the Gulf of Mexico.

4557 Camino Real
4557 Camino Real - $1,095,000

There are some good selections to purchase homes in Oyster Bay, I have two active listings and one to be listed soon. Water views in the front and back of this four-bedroom plus family and bonus rooms home create an idyllic backdrop for tranquil family living at 1235 N. Lake Shore Drive. You will love the charming courtyard, wonderful updates and boating access.

The home at 4557 Camino Real is a charming four bedroom Oyster Bay home for sale in a central location near the Field Club, only minutes from downtown Sarasota and unforgettable beaches. Move right in to this beautifully updated courtyard pool home.

Ready to be listed is a beautifully landscaped two-bedroom home for sale at 1331 Quail Drive. This light and open estate has a large home office on the second level. I recently sold a four-bedroom home at 4509 Camino Real that was designed by the famed architect Guy Peterson, closing at $2,295,000. Click here for a complete list of homes for sale in Oyster Bay. Please contact me at (941) 387-1840 for an exclusive showing of any homes for sale in Oyster Bay or if you have a property to sell or buy.

The year-end total sets a record sales volume sold by any individual agent ever over a one-year period in Sarasota. Breaking the $100 million mark is extremely exciting for us, especially because it means an almost 25% increase over last year’s record! Overhaul of completed last week

In January of this year we released a complete redesign of The website featured more video including a main video that stretches the width of the screen on the home page. It was designed with a responsive format that adapts to the size of the screen, making it ideally suited to respond to smartphone and tablet screen sizes. The back-end, along with the responsive design is attractive to the algorithms of the search engines.

Last week we overhauled the menu system with the goal to make the site more user-friendly. Now with one, possibly two clicks, you should be able to navigate to your most desirable location. For visitors who wish to search homes, you can find properties for sale in most Sarasota and Longboat waterfront or luxury estate communities in your price range by finding the community, then the price range. City information and monthly Comparative Market Analysis (CMA) reports back to 2008 are also one-click away.

We still have an advanced search function for those who have an exact idea of what they are searching for. If you want a lifestyle, such as having the Harbourside Golf Course outside your front door, open the Lifestyle Listings and scroll to the Harbourside Golf Course. These links pull from the Multiple Listing Service (MLS) so are updated when they are put into the system. And if you find what you are looking for, please contact me at (941) 387-1840 for an exclusive showing or if you have a property to sell or buy.

Home Showcase VIII - Promenade

by Roger Pettingell

On the Gulf beach in a great location

This forward-thinking community recently completed many updates

This is a tale of three unique residences in an upgraded community on Longboat Key. It is the theme this week for the Home Showcase, the eighth in the series of articles. The three are in the Promenade, a community on Longboat Key that was recently upgraded with a new lobby area and new walls in the corridors for a fresh, new look. There is the Penthouse that I discussed in the Home Showcase II article, it qualified as a Coldwell Banker Global Luxury property. There is a residence that closed two weeks ago, but it was replaced last week with a new listing.

As I discussed in my REALTALK™ #118 video, the Promenade was originally designed for three buildings with a central Promenade. The designs changed, and two of the buildings were separated out into the Water Club community. In all, there were 11 stories for the Promenade, completed in 1985 with 112 units. Because the designs were for three buildings, the amenities were to be sufficient to support three buildings. That created a high attraction for buyers wishing to live or vacation on Longboat Key.

Many of the luxury waterfront resident communities on Longboat Key are private and secure. They have on-site management and guard gates that are manned 24/7. The Promenade adds full concierge services so you will always be greeted with a friendly face. Each residence also has its own storage space and secure under-building parking.

You can split your time among the many fine amenities at the Promenade. The building overlooks the white sandy Gulf of Mexico beach to relax or take a swim in the refreshing azure colored waters. Or you can swim in the over-sized pool for more recreation. Need more relaxation? Gaze out over the Gulf and watch the sunset from the beach-side spa. When friends visit, entertain them at an outdoor gazebo with grilling stations. There are social rooms to gather with friends or continue to honor your guests.

For those that want to keep their athletic form, there are plenty of opportunities for that at the Promenade. On-site are four Har-Tru tennis courts. There is a fitness center with state-of-the art exercise equipment. There is even a men’s and a women’s health club. If you need more, consider a membership in the Longboat Key Club with two championship golf courses, both of which are nearly outside of the gates of the Promenade. Club members also enjoy many benefits of fine dining, athletics and events.

When night rolls around venture out to St. Armands Circle with its fining dining. Drive a short distance to Sarasota and enjoy more fine dining and take in a play in the city rated Number One in the nation for its cultural arts among small cities. There you can listen to a symphony orchestra, catch an opera, watch a ballet performance or take in one of the many international performances that are booked at the Van Wezel Performing Arts Hall. Its location is perfect, with all of this and located near the shopping center that has a CVS pharmacy and Publix store.

New listing with many updates to this Promenade residence

The property listed last week in the Promenade is a sixth-floor residence at 1211 Gulf of Mexico Dr, #609. It has two bedrooms and two full baths in 1,827 square feet of living space. Floor-to-ceiling glass sliders open to the wraparound Gulf terrace. Along with the Promenade upgrades, this residence has new diagonal porcelain tile flooring with custom inlay, newer lighting and fixtures, Hunter Douglas window treatments, storm shutters and designer tile work in both bathrooms. The newer chef’s kitchen offers custom cabinetry with soft-close drawers, Cambria granite countertops, glass subway tiled backsplash, stainless steel appliances, and a charming breakfast nook. Call me for a showing of this residence listed at $949,000.

Penthouse with Global Luxury credentials

This Promenade penthouse offers 2,600 square feet of stunning Gulf-to-bay views and can also be seen on the Global Luxury website of Coldwell Banker with more details in the Home Showcase II, or on our website at 1211 Gulf of Mexico Dr, #904. It is a true three-bedroom residence with extensive immaculate upgrades. There are two terraces and it includes two parking spaces listed at $1.289 million.

The third Promenade residence closed on August 25 for $650,000. The two bedroom, two bath furnished getaway had its own upgrades with a newer kitchen that included stainless steel appliances and custom cabinetry. The split bedroom plan offers guest privacy.

I hope you have enjoyed your Labor Day weekend and any friends or relatives you may have in the storm-hit areas of the country are safe with good shelter. Please contact me at (941) 387-1840 for an exclusive showing of these active listings or if you have a property to sell or buy.

Home Showcase V - Featured homes on Longboat Key

by Roger Pettingell

Longboat Key homes highlighted

The largest of four towns in Florida split by two counties

Links on Longboat at Longboat Key Club
Longboat Key Club - Longboat Key homeowners enjoy a membership for its golf courses and amenities.

In the Home Showcase V, the series of articles highlighting featured homes in the area, this week will cover three featured homes that are on Longboat Key. Longboat Key is highly desirable as a winter residence for its wonderful sunsets, views of the Ringling Bridge and Sarasota at sunset, and of course the white sand and winter warmth on the Gulf of Mexico beaches. Visitors and home owners enjoy the barrier island for its fishing, golfing, swimming, tennis and its close proximity to fine dining and boutique shopping at St. Armands Circle. And of course there is the Longboat Key Club. With a membership you have access to two championship golf courses, four fine restaurants, tennis and much more.

On the Gulf of Mexico shoreline

4239 Gulf of Mexico Dr, Manor House #2
Manor House #2 in Pelican Harbour

Longboat Key is one of those rare towns in Florida divided by two counties. It is the largest of four that are split in the state. The first featured home is in the northern part of Longboat Key, in Manatee County at 4239 Gulf of Mexico Dr, #MH2. The island is divided between counties in the 4100 block of the main road that is Gulf of Mexico Dr. The home is a beach retreat on the Gulf of Mexico shores. It has been recently updated with more spacious rooms and a new full bathroom. The many updates to this home provide modern comforts. Although it is a single-family home, the offerings in this pet-friendly community of Pelican Harbour provide many amenities only available in other condominium communities on the island. This two bedroom home is worth a look, on the water at $1.195 million.

A sense of Key West in this Triton Cove home

3030 Gulf of Mexico Drive in Triton Cove
3030 Gulf of Mexico Drive, Longboat Key

If a Key West style home inspires you, the home for sale at 3030 Gulf of Mexico Drive in Sarasota County is perfect for your enjoyment. This three-bedroom home with three and one partial bathrooms has been beautifully updated. There is much to enjoy in this home including its own heated swimming pool and spa. It is elevated to help protect from storm surges and the five-car garage add to the functionality of this home. If you are a fan of gorgeous sunsets, the beach is a short walk away.

Behind secure gates and amenities of Bay Isles

3490 Bayou Sound
3490 Bayou Sound in Bay Isles

Bay Isles is a popular location for its security behind manned guard gates and access to the amenities offered through the Bay Isles Beach Club. There are separate communities in Bay Isles, each with their own charms and amenities and all in Sarasota County. The home at 3490 Bayou Sound offers that and much more under 2,500 square feet of living space. The split bedroom plan of three bedrooms and three bathrooms are wonderfully placed for guest privacy. The master suite has a walk-in closet and direct access to the heated swimming pool with screen enclosure. The private championship golf course of Harbourside Golf Course is outside of your front door step. Membership in the Longboat Key Club gets you access to the course and all that this private club offers. The home is ready for showing, listing at $850,000.

Last week I listed two more residences including a newer property built in 2015 at 188 Golden Gate Point, #102. The home overlooks the Sarasota Bay with spectacular views of the Ringling Bridge at sunset and with its lights on at night. This smart home is within a short walk to Marina Jack and downtown Sarasota. If your budget is under $500,000 for a home on Longboat Key then the residence in the Sand Cay community on the north end is worth a good look. Your view of the swimming pool and beach for sunset vistas is exquisite from this second-floor unit. Enjoy this fully furnished residence for yourself or use it as a rental with the generous opportunities this community provides. Please contact me at (941) 387-1840 for an exclusive showing of any of these homes or if you have a property to sell or buy.

Privateer - Community Spotlight

by Roger Pettingell

Two buildings in one community at Privateer

On north end of club golf course and on the Gulf beach

1050 Longboat Club Rd, #906 for sale at the Privateer North
Sensational views - The sunsets are incredible from this new listing at Privateer North.

At the beginning of this month I highlighted L’Ambiance residences, a community of residences in two buildings at the south end of Longboat Club Road inside the gates of the Longboat Key Club. At the north end of Longboat Club Road are 116 residences in the Privateer community, recognized as Privateer North and Privateer South. Although common in structure and sharing many of the amenities, in this case each of the two buildings is represented by its own condominium association. Each also has its own in-house management company and participate in a joint commons association.

The Privateer is ideally situated on the sandy beaches of the Gulf of Mexico coastline of Longboat Key. The white sands of the beach are pleasant to walk on as most of the sunlight is reflected by the sands. Dolphins weave and bob in the surf, sea turtles nest on the beach and an occasional manatee will be seen swimming by in the summer months when the water temperatures nurture their metabolism. These magnificent creatures retreat to the rivers and springs in the winter, best viewed during these months by the warm waters near the TECO power plant in Apollo Beach.

Golfers will enjoy playing the par 71 championship Links on Longboat golf course. Formerly Islandside golf course, the Links on Longboat was recently updated by designer Ron Garl, already known for its formidable 6,748 yards of fairways and greens. Its signature holes are the challenging par 5, 500-yard number 2 and the par 4, 420-yard 15th hole. The course is one of two of the Longboat Key Club, the other Harbourside Golf Course is a short distance away. Members of the Longboat Key Club enjoy other amenities including tennis, marina with yacht-sized docking and four fine restaurants.

Near Harbourside Golf Course are pharmacy, grocery shopping and more fine restaurants to choose from. But classic is its proximity to the famed St. Armands Circle with boutique shopping and fine dining. St. Armands Circle is rich in history with its relationship to the Ringling circus. Continue over the Ringling Bridge to Sarasota with its cultural arts diversity.

Updates at the Privateer
Recent updates - Some community updates include new swimming pool pavers and spa at Privateer

The amenities are plentiful in the Privateer. A recent addition is a spa for the residents to enjoy. It is near the Olympic sized pool and connected with a renovation project that included new pavers surrounding the two areas. Recent updates also include the addition of new equipment in the fitness center, where state-of-the art exercise appliances replaced aging equipment. A sauna was included for relaxation after a hard workout. The two tennis courts enhance an active lifestyle and two shuffleboard courts encourage social interaction. Covered and guest parking add to the value of ownership.

Many residences have been upgraded from their original designs in these units that were constructed in the years from 1972 to 1974. Within the past couple of years the Privateer did their own renovations to the exterior of each residence by replacing the solid walls on the terraces with clear balcony barriers for better Gulf viewing. Starting with a two-bedroom, two-bath floor plan of 1,080 square feet, choices continue upward to 1,736 square feet.

Advantages of furnished condos for sale in REALTALK #98
Advantages of furnished homes for sale - In my REALTALK™ #98 video I discuss the advantages of selling a home furnished. The option benefits buyers and sellers, discussed while sitting in the Privateer North #906 residence listed for sale furnished.

That is, if you find one available to purchase. I have listed a furnished condominium for sale at 1050 Longboat Club Rd, #906. I discussed buyer and seller advantages of homes for sale furnished in my REALTALK™ #98 video. This Privateer North property has two bedrooms, two baths and is updated throughout including kitchen, baths and flooring renovations to complete the makeover. This rare find of 1,409 square feet on the ninth floor has two patios. I also have a new listing added last week at 604 Mourning Dove Drive on Bird Key. This sensational home with pool and 130 feet of water frontage has five bedrooms and four and one-half bathrooms with a three-car garage. Please contact me at (941) 387-1840 for an exclusive showing of my listings or if you have a property to sell or buy.

Community spotlight - Promenade

by Roger Pettingell

Gulf of Mexico beachfront living

Explore the many amenities offered at the Promenade

Sunsets from Promenade
Stunning sunsets - Promenade residences have great sunset views from the balconies

One of the nicest sunset views on the Gulf of Mexico might be from one of the residences at the Promenade. This amenity-rich community is primed for the luxury lifestyle that makes Longboat Key a popular destination as a second home or a retirement domicile. On the southern end of the island, Promenade is a high rise with 112 residences in a variety of 10 different floor plans starting at 1,585 square feet of living space.

Add to that penthouse floor plans and choices increase. My penthouse listing at 1211 Gulf of Mexico Dr, #904 takes it to the next level and offers Gulf-to-bay views so you have the added attraction of Sarasota skylines. One of my favorite words in real estate is updated and this residence has plenty of updates with high end finishes. It is a three bedroom home with three and a half baths and an expansive living area of 2,612 square feet. Add two terrace areas and this residence is sure to please.

Promenade has some of the finest set of amenities in the area. A Gulf-front pool deck and spa offers a nice area for entertaining guests. The grilling areas and gazebo make for some attractive areas to sit and relax with friends and family.

1211 Gulf of Mexico Dr, #904
Penthouse listing with Gulf-to-bay views

When it’s time for a more active day jump in the heated swimming pool or take a stroll down to the beach edge over the dunes and the boardwalk that takes you to the Gulf. There are also four Har-tru tennis courts on the grounds of Promenade that sprawls over six and one half acres of land. The fitness center has excellent equipment to help tone your body with men’s and women’s health facilities. You are also close to either of the two Longboat Key Club championship golf courses and a membership is a very desirable complement to the recreation facilities at the Promenade.

For security, there is a 24/7 manned guard gate and the on-site management team is there to offer a pleasing response to most of your needs. The clubhouse has a game room, catering kitchen and library. A concierge on staff will help you plan your days to maintain an active lifestyle, available weekdays and Saturdays. The on-site maintenance and housekeeping staff will be able to assist with light duties around your home.

Some purchases at the Promenade are intended as rentals and are restricted to a three month minimum and twice a year. Approximately 25 percent of the residents are there year round and neighborhood friendships can strike up quite quickly.

Promenade is close to the grocery shopping of the Publix or the many fine dining and shopping areas offered at St. Armands Circle. And of course the center of cultural arts in Sarasota provides concerts, ballet, opera and orchestra performances, accessible over the Ringling Causeway and Bridge.

Relax on the pool deck at the Promenade.

I have more information on Promenade including the new Comparative Market Analysis for March that includes a history of CMAs back to the year 2012.

I have many listings on the beach including the penthouse here at Promenade. I added two more homes last week that may be of interest. The first is in the Fairway Bay community, 1930 Harbourside Dr, #141. This two bedroom, two bath residence is offered with access to the Bay Isles Beach Cub. On the northern end of Longboat Key is a residence listing in the Sea Twig community at 5645 Gulf of Mexico Dr, #202, which can be an ideal beach getaway or rental opportunity. Please contact me at (941) 387-1840 if you have a property to sell or buy.
