Residences like Beachplace and Grand Bay are very popular, and on each coast of Longboat Key. There are many that line the shores on the lower end of Longboat Key, from New Pass on the south to Bay Isles about the midway point. Bay Isles covers a large surface area as Longboat Key widens to support the island with a Publix, CVS and boutique shops. Within this area homeowners have deeded access to the beach club that includes amenities on the Gulf of Mexico white sands. Bay Isles is behind two 24/7 manned gates that I discuss these perks in my REALTALK™ #109 video and in a 2016 REALTALKplus™ article.

Last week I posted Comparative Market Analysis (CMA) reports for ten of these communities in the southern half of Longboat Key. These monthly reports show Active, Pending and Sold listings, some as far back as a decade. I have provided a link in this report to those CMAs.

Once over the New Pass bridge from Lido Key you will turn left just past the Chart House restaurant and pass through the gates of the Longboat Key Club, around the golf course bend to access the L’Ambiance community of 136 residences in two buildings on your left. This is luxury living on the Gulf of Mexico, with 300 feet of white sand as your private beach. With Har-Tru tennis courts, 240-foot swimming pool and a concierge staff in each building, you may never want to leave. Built in 1992, it sets adjacent to the Longboat Key Club with two championship golf courses and 20 Har-Tru tennis courts. Continue up Longboat Club Road to the Pierre. You can get a three-bedroom residence with an average floor space of 2,410 square feet overlooking the Gulf on one side and the club’s Links on Longboat across the street. There are 66 residences and amenities to rival the other luxury communities on the island. Relax in the heated pool and hot tub or stay healthy with the fitness center and on the tennis courts. Feel safe with state-of-the-art security and manned guard gate. It is one of our newest members of CMAs back to 2017.

The next door neighbor to the Pierre is the Sanctuary, aptly named for it has a haven-like atmosphere in five buildings, spread out over 18 acres on Sanctuary Drive. Of the 181 units, the Ascot floor plan has 3,115 square feet of floor space and 800 square feet of terrace for wonderful sunset views. The five to seven floor buildings were built in phases from 1989 to 1992, with under-building deeded parking spaces. Residents also enjoy the 25-meter heated lap pool, fitness center, two tennis courts, spa and clubhouse. There are seven years of monthly CMAs and was also covered in a REALTALKplus™ article.

Residences in Regent Place are rarely available for sale. Once you purchase a unit here you likely will want to hang onto it. It’s also on Longboat Club Road past the Sanctuary and Longboat Key Towers. These units are spaced out in two buildings with an oversized swimming pool, fitness center and clubhouse separating these structures. Regent Place has some of the largest floor plans in their regular units on Longboat Key, built in 1995 and continues to fetch high dollar. Each owner has two enclosed garage spaces. Regent Place CMAs came online with its first to appear in April of 2012.

Other communities on Longboat Club Road offer a wide selection of floor plans and amenities. They have one thing in common, with a short drive they are close to St. Armands Circle and the shopping complex at Bay Isles. If you have a Longboat Key Club membership you are likely overlooking the Links On Longboat golf course and some of the amenities that are offered through the club that I covered in a REALTALKplus™ article.

Back to the beginning of our venture. Driving from the New Pass bridge your first residences on the Gulf of Mexico Drive right side is Tangerine Bay. Flanked by a bird sanctuary on the south at Quick Point and the popular Dry Dock Waterfront Grill, you can get your exercise early and have lunch at noon, all within a short walk of each other. The Tangerine Bay Club is an oasis within an oasis. The beautiful lush manicured gardens greet you as you enter this community. The swimming pool and clubhouse is on an island accessible in the center of the property by walking bridges, creating stunning views from the units facing inward from the five buildings at Tangerine Bay. Buildings I and V face Sarasota Bay, where a day dock is available on a first served basis. Tangerine Bay CMAs have been covered each month since 2014.

On the Gulf side our next community up Gulf of Mexico Drive has 11 buildings on 31 acres on the beach, Beachplace is one of the most socially active communities on Longboat Key. Arvida Corporation constructed these buildings over three years starting in 1979. Residences average around 1,500 square feet and are offered as two or three bedroom units. Amenities include a state-of-the art fitness center, Olympic size swimming pool and three Har-Tru tennis courts. Buildings either overlook the Gulf or the peaceful lake with soothing fountains. It too has a 24/7 manned guard gate and on-site management. I covered Beachplace in a REALTALK™ #76 video with the Gulf as my background and in a REALTALKplus™ article. Next door to the north is the Promenade, constructed in 1985. Units here range in size from just under 1,600 square feet to the largest at 4,172 square feet, in two and three bedroom configurations. The 112 residences are surrounded by a heated swimming pool, clubhouse, four tennis courts, fitness center and hot tub. Security is 24/7 with manned guard gates and on-site management are there to help with your needs to make your stay comfortable. The Water Club is the next set of residences as you continue your tour up Gulf of Mexico Drive. The centerpiece of this community is its grand Mediterranean style clubhouse. There exceptional amenities found only at the Water Club in the Clubhouse is a spacious ballroom, catering kitchen, library with fireplace, pool table and table tennis. The Water Club provides its signature amenities including an outdoor hot tub, two indoor hot tubs, Olympic size swimming pool and the azure colored waters of the Gulf. Vizcaya is a rare community that is actually divided between the Manatee and Sarasota counties. Built in two years starting in 1997, this community consists of 37 residences. Not only are you on the sandy white beaches of Longboat Key, you have your own Gulf-side pool, a state-of-the art fitness center and private garage space. This is a pet-friendly community with board approval. We started monthly CMAs at Vizcaya in 2012.

Behind the secure gates of Bay Isles, Grand Bay is one of our favorite communities on the bay side of Longboat Key. We often have listings at Grand Bay among the variety of floor plans, some with flow-through residences with views of the Gulf and the bay. It is known for its two resort pools, Har-Tru tennis courts, fitness center and 24-hour security with its own private manned gate entrance. It is more attractive with the Longboat Key Club membership as its Harbourside Golf winds past the six buildings with 272 residences. The Moorings has slips for 291 boats with a full-service marina. Websites follow responsive guidelines

Complete redesigns for main site and single property sites

We are well into 2017 so we reviewed our Internet marketing strategies for homes we have listed. We knew some things needed updating and started before the holidays with an initiative to advance our main website. We’ve gone through that process and have our new site launched. We reviewed our single property sites and found a new design that we think shows off our homes for sale in a much better way. We hope both are more intuitive and aligns us with the algorithms of the search engines.

The first major change to is the video that plays across the screen when you open the home page. The video is a montage of Sarasota and Longboat Key scenes so that site visitors can get a glimpse of life in the area. It shows our beautiful weather, some of the culture and areas where you can dine out in luxury. It is short but if the visitor has serious work to do they can begin their home search or pull from the menus that are highlighted at the top.

The video and the entire site is in a design that is responsive to the size of screen you have or smartphone you may be carrying. A few years ago Google, the giant of all search engines with 80% of the searches on the Internet, announced it would favor websites that are optimized for mobile devises. We were ahead of the game and confirmed our site was good for their algorithm. But they change as technology changes. Now the search engines in their results are favoring websites that are responsive and adapt the output for mobile devices and desktop machines.

What that means for sellers that list with me is that their property has a better chance to be seen by buyers that are using a search engine to look for properties to buy. As the search engines adapt to the public use of technology such as smaller screen, we try to be at the forefront of those changes.

Scrolling down the home page you may see that we left the sliding images of the properties with direct links to our featured listings. The number of properties displayed is responsive to the size of the screen. On a desktop you may see 12 properties for sale, but may only see two on a large smartphone. In the old design the number was limited to five no matter what the size of screen.

We kept the other information such as my Monday articles that we rebranded as REALTALKplus™ to coordinate with my weekly REALTALK™ video series. We will be producing episode #118 this week. REALTALK™ appears as a video above the most current two articles. This is the video series where we discuss communities, events and real estate trends for the local market. There is a playlist on YouTube for all videos and a page on this website that lists all of my REALTALK™ videos with a transcript for each.

With the redesign we were able to keep all the information that we presented as before. Our challenges included such pages as our Comparative Market Analysis (CMA) data that tracks back as far as 2008 in monthly reports, and for 18 communities in Longboat Key and Sarasota. The web site is a repository of such information. For these communities with CMAs we have created easy search links so buyers can get for sale properties with one click of the mouse. Or they can use the advance search capabilities of the website.

And now the entire website is responsive to the smallest smartphones. On the older site of just last month we were limited to four categories when the site servers recognized a mobile phone. In the upper right corner under the logo there are three lines that expand out to links for all the same information that is available on the desktop version.

We felt it was important to roll out a new design for all the single property sites. Every client that lists a home with me has their own website attached to the address of the home for sale. So the new construction home at 6855 Gulf of Mexico Drive has its own website at Our new listing in the Grand Bay community has its own web site at These sites receive a lot of traffic from outside sources as the information is syndicated to over 40 real estate portals such as Trulia, Zillow and We feel the new design is more exciting and they also are responsive to different size screens as in our main web site. Another change is that most of the basic information for each home is condensed to one scrolling page. There is a drop-down menu in the upper right with access to more information though. I will be rolling out this new design to promote our homes moving forward.

I listed five new homes last week including one that has the most luxury appeal in a great location. The home at 622 S. Owl Drive is a waterfront home that has two lots that can be separated or left with the home with its mature landscaping for privacy. Our new listing at 975 Whitakers Lane in Sarasota is a boat-lover’s dream with direct access to Sarasota Bay and out to the Gulf of Mexico. The listings in the Islander Club at 2301 Gulf of Mexico Dr, #71N, the Promenade at 1211 Gulf of Mexico Dr, # 406 and the listing noted above in the Grand Bay community expand our inventory of luxury waterfront residences. Pricing homes through CMAs

Using Comparative Market Analysis reports

Pricing homes - Online pricing tools provide generic information. Setting a price for this new listing at Grand Bay #384 required more research.

We just posted all our Comparative Market Analysis reports for April representing home prices in 18 different communities. The CMAs help a property seller define the price of their home as compared to other homes on the market in their neighborhood. These reports are useful to the buyer because they can determine if the community they are looking is within their budget or if they are making an offer and it is a fair market value.

Our CMAs contain information in each report that is helpful for each community. They cover communities in Sarasota such as Harbor Acres. The Ritz-Carlton Tower Residences in downtown Sarasota and its Beach Residences on Lido Key are represented. On Longboat Key I provide information on the major condominium communities and housing communities such as Country Club Shores and three home communities behind the Bay Isles gated neighborhoods.

Each community CMA is structured differently but they all contain information on Active listings, Pending homes for sale and Sold homes. The solds include all those homes sold within the past year. There is an exception, I push out sold listings in Regent Place to two years because it is one of those communities with the fewest homes for sale on the market.

How you use these reports vary if you are the buyer or the seller. A seller may use the Active listings to gauge the number of residences that are currently for sale in their market. Homeowners looking to sell their property should be skeptical when using the Active listings to price their homes. Agents representing their client can ask any amount when pricing the property.

The Zestimate tool within Zillow might be a classic misuse of pricing. The data used to determine these estimates does not take into consideration any factors such as upgrades to the home. A Zestimate may also be inaccurate when pricing a residence at Grand Bay if your unit is a penthouse in comparison to a first-floor residence.

Sold price per square foot might vary by community so it is important to review this average figure on CMAs.

Instead, the more accurate way of pricing is to use the final sale price in the Sold listings. These prices more accurately reflect the true market value of the home. Even then a professional real estate agent will review each sale and determine which sold listings more accurately reflect a comparable price for the property you are selling. As in some communities, the number of parking spaces is important to buyers and can increase the value of a residence. I post the number of parking spaces in the CMAs for condominium communities. In single family home communities the number of parking spaces is less important. Instead, I will post fields that have historically had an influence on the price of homes in these neighborhoods.

Prices for Pending homes also reflect the asking price so like the Active listings do not reflect the true value of the home. By reviewing the Pending homes you can get a sense of the overall market because a high number of Pending sales might reveal how fast homes are moving in the market.

When you look at homes sold on these reports you can review the listing price in comparison to the sold price. I post this comparison on many of the CMAs. If there is a consistent differential in the listing price and sold price you may be able to factor that percentage in. This is a valuable resource for buyers. There may be times when a seller is highly motivated to sell their property and may already have priced it to sell in short time. These are easily spotted on the CMA.

The reports online can be used to start your research and view a history of the community you may be interested in as a buyer. In some communities I have monthly reports back to 2008, all available in PDF format. These reports are helpful to both buyers and sellers. Sellers already have a sense of what their home is worth when they contact me to list their homes.

Buyers can determine if properties in a community are priced outside of their budget and they can move on to isolate a neighborhood that fits their budget and needs. The price per square foot in a community such as Bird Key will be different than one in Country Club Shores. Waterfront homes in Harbor Acres are selling for premium pricing per square foot. On these reports I think it is important to review the sold price per square foot typically designated in the Sold Listings column as SP/SqFt.

The CMAs are found under the menu item CMA History on each website page. If you are unfamiliar with the Sarasota and Longboat Key areas, there is a map at the bottom of each page and you can click on the community you might want to begin your search. More budget conscious buyers might look on the bay side. In these residences the views are spectacular as the sun rises over Sarasota Bay. Premium properties on the Gulf side will present fantastic opportunities to view some of the world’s most stunning sunsets. Select your community on the map and the CMA reports open up for selection by month in the years I offer them. In 2014 I included Tangerine Bay on the south end of Longboat Key as my most recent CMA offering.

The comparables in these reports might be the first indication of price for your review. They are provided in a general format provided through information in the Multiple Listing Service. Once you feel comfortable with this knowledge, you can perform your own searches. Sellers can perform a search and get a more accurate price through my online tool at Buyers can view a map search under the For Buyers menu link, Home Search or by going to my website In the Communities menu, Homes for Sale will produce a map search for some of the communities in the CMAs. Advanced searches are available with each of these tools. I provide all this information for free.

With millions of holiday orders on-line today for Cyber Monday, the question is, “Can you buy your home on-line?” The answer is, “Of course you can.” Nearly all the processes in buying or selling are available through the Internet, that it is conceivable you could complete the entire process without physically being there in person.

I will say that I have not had a complete sale entirely on-line, but some have come close. From the initial research to the closing process, virtual home sales may some day be the norm rather than the exception. We get closer each day with improvements in communication technology and online money transactions.

Start with neighborhood research, we provide a lot of information on our website. In the Buyer menu section we provide basic information but provide valuable government and organization links to further your research on the Sarasota area. There is more information under Area Resources. You can get a sense and feel for the different keys (islands) under the Communities menus. Compare island life to Sarasota with descriptions of each municipality. You can also find report cards on the school districts in these sections if you have school aged children. A good school district will also reveal the health of the area, and many of our schools are among the finest in the state.

Once you’ve completed your research on your island of choice or the mainland you can start looking at housing costs. It might go without saying that homes on the water will cost more, but we have provided valuable research tools so you know which home or condominium communities are higher priced. With higher priced properties you should expect more amenities and well-maintained residences. We have been collecting Comparable Market Analysis (CMA) reports on up to 18 different communities over 20 years, and this year have uploaded monthly reports back to 2008 in some areas. This summer we added our polygon research technology so that you can go directly to the community represented in the CMA and find current homes for sale.

For my listings you will see information on each property and take a virtual tour, or watch a video of the home. We provide aerial photos so that you can get a sense of the surroundings and its proximity to the Gulf of Mexico or Sarasota Bay. On the map my listings will appear in red, for those homes you can be assured we have provided a comprehensive look at the home.

Now that you have enough information to make an offer, this may be a good time to reach out to a local Realtor. Continuing with the virtual experience and reference, my 31 years of local waterfront luxury sales is documented under the menu Meet Roger. You can email me with the home you are interested in, but most of my buyers use a technology that is nearing 140-year-olds: the telephone. At this point buyers call me at (941) 387-1840 with questions that range from an initial inquiry, to very specific questions on a particular property or to arrange a home showing.

This is also the point at which most buyers break from the online process and want to see the home in person. I did have a buyer in Colorado request a specific video of a beachfront home I had listed and potentially willing to purchase the home, site unseen. Even the phrase, “site unseen,” has a different meaning in this virtual world we live in.

The offer, contract and any escrow amount deposits can be accomplished over great distances of separation. Online buyers can use the services of Coldwell Banker for secure document exchange and money transfers that account for exchange rates with international transactions. A different set of rules for communicating the closing documents might come in to play if the sale is a cash deal, or financing is arranged and a lending institution is involved. Our office will be able to help buyers through that process and have a lot of experience with overseas purchases.

I can’t say we have enough technology to be comfortable with a complete shopping experience for a home online purchase in 2014, but we are getting closer. Buyers are still willing to fly in to feel the freshness of a luxury home or hear the waves on the Gulf of Mexico beach. Cyber Monday will remain a retail day for holiday shopping at least for this year.

This week I will have new listings in Corey’s Landings and a couple beachfront condominiums that will be offered at good prices with great amenities. Selling your home - The sales listing process is similar whether you are selling your luxury waterfront property like this one I sold last week for $5.75 million or a home off the water with a lower price point.

Selling your home is typically not an impulse proposition. Many times a seller will prepare their home and research its value long before they call me to put their home on the market. A home I had listed at 2735 Gulf of Mexico Drive on Longboat Key sold last week for $5.75 million. There was a lot of preparation before listing the home by the seller and my office. It closed as the highest selling property on Longboat Key for 2014. Once on the market it was all about matching the right buyer with the house. This week a condominium I had listed at 565 Sanctuary Drive sold for $2.2 million. The preparation was extensive there too and we were able to match up a buyer quickly, even before we were able to take pictures.

The sales cycle can be extensive before the property is presented to me for listing. Sellers are more informed today and hope they can get the most for their home. It is some of the prep work that makes it easier for me to discuss the value of their residence because they have done their homework. So, where do you start?

Online tools such as Trulia, Zillow, and can provide a ballpark figure to the value of your home. Many people rely on these figures and the accuracy can only be represented by the data that is behind the price you see. If you have done upgrades, then the price may not be represented properly through these services. I have a free local service at or that you can subscribe to that also presents these figures to you. I have other services through the Multiple Listing Service that can give you comparisons to these online residential pricing tools. I just posted the Comparative Market Analysis reports for November, another great tool for researching the value of your home. In the 18 communities that I have these CMAs you can go back in time to compare the price of your home to 2008 values in some cases. You can see what was selling and what sold for any given time period.

When you are ready to list I can highlight any upgrades in the listing to validate the increase in price. In May I posted a REALTALK video segment on upgrades that have a high return on investment. I followed that up with an article on ROI based on the 2014 Cost vs. Value report from Remodeling Magazine. Remodeling a home has its advantages for resale, and some projects have higher returns so I recommend a review of the video and the report. I noted those projects that approach 100% return for their costs, so those should be looked at first.

While you are performing research you can also look around your home and prepare your home for staging and start by repairing the items that have maintenance issues. New mechanicals impress potential buyers, even if they are hidden in a closet. A water heater that is over ten years old will draw a red flag at inspection because insurance companies will take note. Condominium associations have rules on old water heaters too. The home inspection is an important part of the sales process and we can highlight mechanical upgrades on the listing.

During this time before the listing it is also a good time to review your home for painting. A home that was painted ten years ago may have a color that was in style then, but may not appeal to buyers today. I recommend nothing fancy, more neutral colors appeal to a wider range of buyers just as well. Before listing your property I recommend a thorough cleaning. When the home goes on the market the first buyer may be the one to make an offer. It may be their fifth home they looked at that day.

Don’t neglect the exterior as first impressions from curb appeal are also very important. A good review of your roof is a good starting point. A roof that is past its warranty period might turn off a buyer. Whether it’s a tile roof or shingle roof, newer roofs with uncracked tiles or clean lines on shingles will impress the buyer. Trimmed bushes, painted exterior walls and trim will add that necessary curb appeal to help sell your property.

You don’t have to join a mailing list on this site to have access to this information. We can turn on limits that require you to set up an account after your first search, but I never liked those restrictions.

For instance, under the menus for Property Listings and CMA History you have many ways to explore the local real estate market for home sales. The CMA histories will give you a good background into home prices back to 2008 in some cases. We keep them current with comparative pricing for 18 different communities on Longboat Key and the Sarasota area.

However, setting up a free account on my other sites is easy and based on your needs, we will send you reports on a daily basis. Let’s start with Register as a buyer and input your requirements for your next dream home. You will receive a market snapshot within 30 minutes, then receive updates as new homes come on the market. Register as a home owner and we will send you updates on the market as it relates to your property.

As a home owner you can receive a free instant home market analysis report on There you will also have a chance to receive updates by registering with your email address. The instant report offers insight into the value of your home and how it compares to the neighborhood. There is also a comparison rating for the community in areas such as safety, schools and lifestyle.

Enter the criteria for your home search as a buyer on and we will send you homes that match that criteria. As new homes come on the market we will send updates to your email address.

Look for the “Chat with an Agent” link in the lower right of and to be instantly connected to an agent. After hours you can “Leave a message for Roger” that I will respond to when I am able to research your question.

Under Property Listings on is an option to register for an account to search for homes, whether you are buying or doing research of similar homes as the seller. There are many benefits for creating an account, you can:

  • Save properties to your account
  • Perform Quick Searches from your settings
  • Modify and add daily email parameters
  • Name and Save Multiple Searches
  • Modify your profile

All you need is your name and email address to get started with your Free account. An email will be sent to you to verify your email address. Please click on the link in the email to begin using your account. The next time you visit the site your saved searches and properties will be waiting for you after you sign into your account. By searching for properties on the home page form you can also begin the process. When you complete your search and the list of homes appear just click on the Save Search link and either register or login.

As REALTORS® we know there are months of research on average that buyers and sellers use the Internet to review the markets before contacting a REALTOR®. Over 90% of home buyers start their search online. It is my hope that we have provided you with a good start for this research. The information sent to you through the emails above are detailed, and most of all, they are free. New Features and Easier Access Help Buyers and Sellers

We’ve spent a great deal of time the last few months poring over to make it better for sellers and for buyers. Over the years customers have told us they want different options for home searches, searches by map and statistics to help place a value on the home they are selling or looking to buy. More recently the trend in searches has gone mobile and we have heard the feedback for an intuitive platform to assist those on the go.

The Quick Search with Property Listings menu.We have taken some of the top requests and worked them into our site. We also have eliminated the need for a mobile app as the site is optimized for tablets and smartphones. Using a smartphone, go to and within a couple taps you should have the information you need while on the road.

On the desktop we have provided much more information for research and in a variety of ways. The Quick Search was moved up so it is more visible to users (see image at right). We overhauled the section on Property Listings. The drop-down has more features. An MLS Map Search was the most requested feature so we put it at the top. It starts at Longboat Key properties for sale, but you have the ability to center it over the area you are searching by moving the map or by clicking on the centering ring to display the area of your location. The options to zoom in or out and set your criteria for price and/or number of bedrooms, bathrooms were implemented. At the top of the screen you also have the option for searching with Advanced options, by Multiple Listing Service (MLS) Listing ID or by street address. For some, this may be only link they need to complete their cursory home search.

The new community map section lets you select an area of property listings.In the Community Map (see image at left) under the MLS Map Search is a larger map of the area that is segmented into communities. Simply mouse over the area of choice to select the listings in the seven communities of Longboat Key, Bird Key, Siesta Key, Osprey, Sarasota, Western Manatee County and Nokomis.

Under the Community Map in the Property Listing menu is my properties for sale, or Roger’s Listings. My listed residences for sale from Manatee County to southern Sarasota County are filtered out and displayed as red houses on the map. Featured Properties also displays my properties in listing form for active, pending and sold residences. We have filtered the search even further, as you have the ability to list only the condominiums or homes for sale. They are the next two menu items under Property Listings. Sold Properties appear next. The maps are provided through the Mapquest service, which allows you to change views from street view to satellite view.

If you need to continue your search you can have future residential listings sent to your email inbox. The last link, New Listings Alerts, takes you to a different website service that we maintain. is a free service to help area home buyers find their dream home. Your first email will list all homes currently for sale that meet your search criteria. Then each morning you will be emailed a list of all of the new homes for sale and price changes since your previous search. No more having to rely on manual searches.

For the seller, get an instant market valuation for your Longboat Key area home. It is listed under the menu, For Sellers, as another separate website with a link from Home Value Analysis, Presented by Coldwell Banker Real Estate, this market analysis provides you with the information you need to evaluate your home before you speak with an agent to list the property. And when it comes time to list your home, please consider our services so you can have that peace of mind that your best interests are always in the forefront.

Comparative Market Analysis Reports for 17 communities on Longboat Key and near Sarasota (2008 - present)There is a new section under the Communities menu, CMA History that has a great wealth of information for 17 separate single family home subdivisions or condominiums (see image at right). Comparative Market Analysis (CMA) reports are presented in printable PDF format on select communities for Longboat Key, Lido Key, Bird Key and Sarasota. Communities and condominium units are listed alphabetically, or click the area on the map to see the available CMAs for that community. We began this project in 2008 and within the last month posted our CMAs on the website. This is a great tool for finding the value of a home as new CMAs are added every month.

We are within weeks of posting a new feature that will add value to the CMA reports. On each CMA page we will have a link that presents a map view of that community and the current property listings for sale there. In that way you have a view of current listings and the research in one location.

We printed 30,000 area guides that listed 629 services in 26 different categories. For those that like our guide to the area, we will have that available on the mobile site and the desktop. Our challenge is to get this valuable resource guide into a format that is easy for visitors to pull up the information quickly.

With these additions and the market research that has been available on the website we hope we have provided valuable resources to help in your dream home search. We also hope the information provided here will provide an insight into your property when you are ready to sell. This knowledge is helpful when you speak to me on our initial listing appointment.
