Residences like Beachplace and Grand Bay are very popular, and on each coast of Longboat Key. There are many that line the shores on the lower end of Longboat Key, from New Pass on the south to Bay Isles about the midway point. Bay Isles covers a large surface area as Longboat Key widens to support the island with a Publix, CVS and boutique shops. Within this area homeowners have deeded access to the beach club that includes amenities on the Gulf of Mexico white sands. Bay Isles is behind two 24/7 manned gates that I discuss these perks in my REALTALK™ #109 video and in a 2016 REALTALKplus™ article.

Last week I posted Comparative Market Analysis (CMA) reports for ten of these communities in the southern half of Longboat Key. These monthly reports show Active, Pending and Sold listings, some as far back as a decade. I have provided a link in this report to those CMAs.

L'Ambiance Community spotlight
L'Ambiance - Spotlight in REALTALK™ #104.

Once over the New Pass bridge from Lido Key you will turn left just past the Chart House restaurant and pass through the gates of the Longboat Key Club, around the golf course bend to access the L’Ambiance community of 136 residences in two buildings on your left. This is luxury living on the Gulf of Mexico, with 300 feet of white sand as your private beach. With Har-Tru tennis courts, 240-foot swimming pool and a concierge staff in each building, you may never want to leave. Built in 1992, it sets adjacent to the Longboat Key Club with two championship golf courses and 20 Har-Tru tennis courts. I discussed L’Ambiance in a community showcase in REALTALK™ #104 and in this REALTALKplus™ article. The monthly CMAs for L’Ambiance extend back to 2010.

Continue up Longboat Club Road to the Pierre. You can get a three-bedroom residence with an average floor space of 2,410 square feet overlooking the Gulf on one side and the club’s Links on Longboat across the street. There are 66 residences and amenities to rival the other luxury communities on the island. Relax in the heated pool and hot tub or stay healthy with the fitness center and on the tennis courts. Feel safe with state-of-the-art security and manned guard gate. It is one of our newest members of CMAs back to 2017.

The next door neighbor to the Pierre is the Sanctuary, aptly named for it has a haven-like atmosphere in five buildings, spread out over 18 acres on Sanctuary Drive. Of the 181 units, the Ascot floor plan has 3,115 square feet of floor space and 800 square feet of terrace for wonderful sunset views. The five to seven floor buildings were built in phases from 1989 to 1992, with under-building deeded parking spaces. Residents also enjoy the 25-meter heated lap pool, fitness center, two tennis courts, spa and clubhouse. There are seven years of monthly CMAs and was also covered in a REALTALKplus™ article.

Residences in Regent Place are rarely available for sale. Once you purchase a unit here you likely will want to hang onto it. It’s also on Longboat Club Road past the Sanctuary and Longboat Key Towers. These units are spaced out in two buildings with an oversized swimming pool, fitness center and clubhouse separating these structures. Regent Place has some of the largest floor plans in their regular units on Longboat Key, built in 1995 and continues to fetch high dollar. Each owner has two enclosed garage spaces. Regent Place CMAs came online with its first to appear in April of 2012.

Other communities on Longboat Club Road offer a wide selection of floor plans and amenities. They have one thing in common, with a short drive they are close to St. Armands Circle and the shopping complex at Bay Isles. If you have a Longboat Key Club membership you are likely overlooking the Links On Longboat golf course and some of the amenities that are offered through the club that I covered in a REALTALKplus™ article.

Back to the beginning of our venture. Driving from the New Pass bridge your first residences on the Gulf of Mexico Drive right side is Tangerine Bay. Flanked by a bird sanctuary on the south at Quick Point and the popular Dry Dock Waterfront Grill, you can get your exercise early and have lunch at noon, all within a short walk of each other. The Tangerine Bay Club is an oasis within an oasis. The beautiful lush manicured gardens greet you as you enter this community. The swimming pool and clubhouse is on an island accessible in the center of the property by walking bridges, creating stunning views from the units facing inward from the five buildings at Tangerine Bay. Buildings I and V face Sarasota Bay, where a day dock is available on a first served basis. Tangerine Bay CMAs have been covered each month since 2014.

On the Gulf side our next community up Gulf of Mexico Drive has 11 buildings on 31 acres on the beach, Beachplace is one of the most socially active communities on Longboat Key. Arvida Corporation constructed these buildings over three years starting in 1979. Residences average around 1,500 square feet and are offered as two or three bedroom units. Amenities include a state-of-the art fitness center, Olympic size swimming pool and three Har-Tru tennis courts. Buildings either overlook the Gulf or the peaceful lake with soothing fountains. It too has a 24/7 manned guard gate and on-site management. I covered Beachplace in a REALTALK™ #76 video with the Gulf as my background and in a REALTALKplus™ article. Monthly CMAs for Beachplace started in 2012.

Next door to the north is the Promenade, constructed in 1985. Units here range in size from just under 1,600 square feet to the largest at 4,172 square feet, in two and three bedroom configurations. The 112 residences are surrounded by a heated swimming pool, clubhouse, four tennis courts, fitness center and hot tub. Security is 24/7 with manned guard gates and on-site management are there to help with your needs to make your stay comfortable. Water Club Community spotlight
Water Club - Spotlight in REALTALK™ #127.

The Water Club is the next set of residences as you continue your tour up Gulf of Mexico Drive. The centerpiece of this community is its grand Mediterranean style clubhouse. There exceptional amenities found only at the Water Club in the Clubhouse is a spacious ballroom, catering kitchen, library with fireplace, pool table and table tennis. Not only are you on the sandy white beaches of Longboat Key, you have your own Gulf-side pool, a state-of-the art fitness center and private garage space. This is a pet-friendly community with board approval. We started monthly CMAs at Vizcaya in 2012.

Behind the secure gates of Bay Isles, Grand Bay is one of our favorite communities on the bay side of Longboat Key. We often have listings at Grand Bay among the variety of floor plans, some with flow-through residences with views of the Gulf and the bay. It is known for its two resort pools, Har-Tru tennis courts, fitness center and 24-hour security with its own private manned gate entrance. It is more attractive with the Longboat Key Club membership as its Harbourside Golf winds past the six buildings with 272 residences. The Moorings has slips for 291 boats with a full-service marina. Using technology for selling real estate

I firmly believe that in order to succeed in real estate you have to implement technology in your business. They become the tools that help communicate with clients and provide information that can give you a competitive edge. I work hard so my clients can make intelligent decisions based on information that is supplied through technology. This is the age of the Internet.

It starts the first day I get a listing. I set up a new client with comparative market analysis (CMA) reports through a service provided by Coldwell Banker and a market snapshot service that can give a client price points of sold homes and homes that are currently available in their community. After all, buyers set the price of a home in a market. Theses reports sent to the client also provide a good view of the inventory for the community in which the home is located. We can set the price of the home based on this information, or change the price if the market turns in either direction. In addition, on my website I provide CMA histories back to the year 2008 for 18 different communities on Longboat Key and in Sarasota.

I also know that the sales cycle for lead nurturing potential clients can be months. As new visitors to my website I try to give them enough information so they will return. For these reasons visitors can see what is available on the market. Last month in my blog I suggested different ways to search this website and have made it simple with map searches or more comprehensive with advanced searches. By registering on the website new visitors will receive updates and my newsletter on the third Wednesday of each month.

Information on home pricing is in abundance on the Internet. Online services like Zillow and Trulia can give an estimate of the home, the actual figures from home sales in the reports I send are a more accurate depiction of the home’s value. However, these services do not take into account upgrades to the home or whether a condominium is on the sixth floor with a view or the fifth floor without one. That could mean a $200,000 difference in pricing.

Visitors can also review government services, school information and the weather. We all know how great the weather is here. On the site are monthly temperature averages, water temperatures and precipitation averages.

Each listing receives its own URL, or web address, through our single property site structure based on the physical address of the property. This web address is distributed to over 40 real estate portals including Trulia, Zillow, and more.

Customers receive showing feedback through an automated system that generates an email to the showing agent, and sends an email to the client when the agent responds to a short survey.

Our efforts on social media have increased as well. We can quickly inform our readers on Twitter, Facebook, Google+ and LinkedIn as we have a significant event. I will announce this blog article there today. This morning I pushed out a link to the news article that announced my mid-year sales volume of $50 million and that I am still the lead Realtor in Sarasota and Manatee counties. Become a friend or follow me on any of the social media platforms. Pick the one that you like to use and that should be sufficient. We use YouTube for our REALTALK™ video series and to upload videos of properties for sale. Drone technology allows us to show the community that the home is located.

Our email database is segmented so that we can inform other Realtors of new listing and price changes, or our client list where we generally limit its use to delivering the monthly newsletter. We do not like daily email bombardment in our lives so we extend that courtesy to you.

We use transactional technology as well. Customers can electronically sign contracts, addendums and disclosures from anywhere in the world. This technology is growing up as well. As more people use smartphones and tablets we have to adapt our technology for the platforms that are ubiquitous in our daily routines.

That is the technology that clients see. What they don’t see is the back end, the nerve center that keeps our office current on each client. Our customer relationship management (CRM) software gives us a snapshot of each client from listing to closing. We launch a cascading series of events that begins with a market snapshot I described above and follows a set plan until the property is closed at the title agency or law office. Since I have a lot of repeat business I can look back into the history so that I have a responsible view of your likes and dislikes, or the process of a previous sale.

The technology we use helps our office stay informed about the sale or purchase of your home. We use it also to provide you with enough information that you can feel comfortable with the choices you make about the sale or purchase of your home. We have some great properties for sale now. Selling your home - The sales listing process is similar whether you are selling your luxury waterfront property like this one I sold last week for $5.75 million or a home off the water with a lower price point.

Selling your home is typically not an impulse proposition. Many times a seller will prepare their home and research its value long before they call me to put their home on the market. A home I had listed at 2735 Gulf of Mexico Drive on Longboat Key sold last week for $5.75 million. There was a lot of preparation before listing the home by the seller and my office. It closed as the highest selling property on Longboat Key for 2014. Once on the market it was all about matching the right buyer with the house. This week a condominium I had listed at 565 Sanctuary Drive sold for $2.2 million. The preparation was extensive there too and we were able to match up a buyer quickly, even before we were able to take pictures.

The sales cycle can be extensive before the property is presented to me for listing. Sellers are more informed today and hope they can get the most for their home. It is some of the prep work that makes it easier for me to discuss the value of their residence because they have done their homework. So, where do you start?

Online tools such as Trulia, Zillow, and can provide a ballpark figure to the value of your home. Many people rely on these figures and the accuracy can only be represented by the data that is behind the price you see. If you have done upgrades, then the price may not be represented properly through these services. I have a free local service at or that you can subscribe to that also presents these figures to you. I have other services through the Multiple Listing Service that can give you comparisons to these online residential pricing tools. I just posted the Comparative Market Analysis reports for November, another great tool for researching the value of your home. In the 18 communities that I have these CMAs you can go back in time to compare the price of your home to 2008 values in some cases. You can see what was selling and what sold for any given time period.

When you are ready to list I can highlight any upgrades in the listing to validate the increase in price. In May I posted a REALTALK video segment on upgrades that have a high return on investment. I followed that up with an article on ROI based on the 2014 Cost vs. Value report from Remodeling Magazine. Remodeling a home has its advantages for resale, and some projects have higher returns so I recommend a review of the video and the report. I noted those projects that approach 100% return for their costs, so those should be looked at first.

While you are performing research you can also look around your home and prepare your home for staging and start by repairing the items that have maintenance issues. New mechanicals impress potential buyers, even if they are hidden in a closet. A water heater that is over ten years old will draw a red flag at inspection because insurance companies will take note. Condominium associations have rules on old water heaters too. The home inspection is an important part of the sales process and we can highlight mechanical upgrades on the listing.

During this time before the listing it is also a good time to review your home for painting. A home that was painted ten years ago may have a color that was in style then, but may not appeal to buyers today. I recommend nothing fancy, more neutral colors appeal to a wider range of buyers just as well. Before listing your property I recommend a thorough cleaning. When the home goes on the market the first buyer may be the one to make an offer. It may be their fifth home they looked at that day.

Don’t neglect the exterior as first impressions from curb appeal are also very important. A good review of your roof is a good starting point. A roof that is past its warranty period might turn off a buyer. Whether it’s a tile roof or shingle roof, newer roofs with uncracked tiles or clean lines on shingles will impress the buyer. Trimmed bushes, painted exterior walls and trim will add that necessary curb appeal to help sell your property.

You don’t have to join a mailing list on this site to have access to this information. We can turn on limits that require you to set up an account after your first search, but I never liked those restrictions.

For instance, under the menus for Property Listings and CMA History you have many ways to explore the local real estate market for home sales. The CMA histories will give you a good background into home prices back to 2008 in some cases. We keep them current with comparative pricing for 18 different communities on Longboat Key and the Sarasota area.

However, setting up a free account on my other sites is easy and based on your needs, we will send you reports on a daily basis. Let’s start with Register as a buyer and input your requirements for your next dream home. You will receive a market snapshot within 30 minutes, then receive updates as new homes come on the market. Getting the Most Out of This Website

New Features and Easier Access Help Buyers and Sellers

We’ve spent a great deal of time the last few months poring over to make it better for sellers and for buyers. Over the years customers have told us they want different options for home searches, searches by map and statistics to help place a value on the home they are selling or looking to buy. More recently the trend in searches has gone mobile and we have heard the feedback for an intuitive platform to assist those on the go.

The Quick Search with Property Listings menu.We have taken some of the top requests and worked them into our site. We also have eliminated the need for a mobile app as the site is optimized for tablets and smartphones. Using a smartphone, go to and within a couple taps you should have the information you need while on the road.

On the desktop we have provided much more information for research and in a variety of ways. The Quick Search was moved up so it is more visible to users (see image at right). We overhauled the section on Property Listings. The drop-down has more features. An MLS Map Search was the most requested feature so we put it at the top. It starts at Longboat Key properties for sale, but you have the ability to center it over the area you are searching by moving the map or by clicking on the centering ring to display the area of your location. The options to zoom in or out and set your criteria for price and/or number of bedrooms, bathrooms were implemented. At the top of the screen you also have the option for searching with Advanced options, by Multiple Listing Service (MLS) Listing ID or by street address. For some, this may be only link they need to complete their cursory home search.

The new community map section lets you select an area of property listings.In the Community Map (see image at left) under the MLS Map Search is a larger map of the area that is segmented into communities. Simply mouse over the area of choice to select the listings in the seven communities of Longboat Key, Bird Key, Siesta Key, Osprey, Sarasota, Western Manatee County and Nokomis.

Under the Community Map in the Property Listing menu is my properties for sale, or Roger’s Listings. My listed residences for sale from Manatee County to southern Sarasota County are filtered out and displayed as red houses on the map. Featured Properties also displays my properties in listing form for active, pending and sold residences. We have filtered the search even further, as you have the ability to list only the condominiums or homes for sale. They are the next two menu items under Property Listings. Sold Properties appear next. The maps are provided through the Mapquest service, which allows you to change views from street view to satellite view.

If you need to continue your search you can have future residential listings sent to your email inbox. The last link, New Listings Alerts, takes you to a different website service that we maintain. is a free service to help area home buyers find their dream home. Your first email will list all homes currently for sale that meet your search criteria. Then each morning you will be emailed a list of all of the new homes for sale and price changes since your previous search. No more having to rely on manual searches.

For the seller, get an instant market valuation for your Longboat Key area home. It is listed under the menu, For Sellers, as another separate website with a link from Home Value Analysis, Presented by Coldwell Banker Real Estate, this market analysis provides you with the information you need to evaluate your home before you speak with an agent to list the property. And when it comes time to list your home, please consider our services so you can have that peace of mind that your best interests are always in the forefront.

Comparative Market Analysis Reports for 17 communities on Longboat Key and near Sarasota (2008 - present)There is a new section under the Communities menu, CMA History that has a great wealth of information for 17 separate single family home subdivisions or condominiums (see image at right). Comparative Market Analysis (CMA) reports are presented in printable PDF format on select communities for Longboat Key, Lido Key, Bird Key and Sarasota. Communities and condominium units are listed alphabetically, or click the area on the map to see the available CMAs for that community. We began this project in 2008 and within the last month posted our CMAs on the website. This is a great tool for finding the value of a home as new CMAs are added every month.

We are within weeks of posting a new feature that will add value to the CMA reports. On each CMA page we will have a link that presents a map view of that community and the current property listings for sale there. In that way you have a view of current listings and the research in one location.

We printed 30,000 area guides that listed 629 services in 26 different categories. For those that like our guide to the area, we will have that available on the mobile site and the desktop. Our challenge is to get this valuable resource guide into a format that is easy for visitors to pull up the information quickly.

With these additions and the market research that has been available on the website we hope we have provided valuable resources to help in your dream home search. We also hope the information provided here will provide an insight into your property when you are ready to sell. This knowledge is helpful when you speak to me on our initial listing appointment.
