Grand Bay, a gated community of six buildings on Longboat Key, is in a great location with the championship Harbourside Golf Course outside your door, the Moorings Marina to the south and shopping center with Publix as you depart the gates of Bay Isles. This community has its own 24/7 manned gates within the Bay Isles security gates. With each property there is deeded access to the Bay Isles Beach Club. There are a combination of single-family homes, villas, townhouses and bay-front residences in this community with two gated entrances in Bay Isles. The beach club is on the Gulf of Mexico side, is private and gated. There you can watch the sunset, work on your tan, or swim in the gulf while enjoying the white sand beach of the Gulf.

Membership in the Longboat Key Club provides access to two championship golf courses including Harbourside that you overlook from the balcony of your home. Three homes in three highly sought communities with unique features

In this sixth installment of the Home Showcase I selected three featured homes in Sarasota County, in three distinctly different areas of the county. There is a home on Lido Shores, one in Osprey and one on Bird Key. The first two meet the criteria of the Coldwell Banker Global Luxury brand. Homes that meet criteria established by the campaign are considered a luxury home.

Today nearly 200 million Americans were in an area that was able to see at minimum a partial eclipse of the sun. On Longboat Key we did not witness a total eclipse, but we were able to watch nearly 80 percent of the sun blocked by the moon. There were many ways to safely view the eclipse from pinhole projections to special glasses. Outside our office we found a natural way to capture the moment. Nature combined the sun with the moon, and hundreds of pinhole projections through leaves to create an artistic view on light pavement. You will have another United States opportunity for a total eclipse in 2024.

Traveling from St. Armands Circle to Longboat Key you will pass the small enclave of Lido Shores that I highlighted in REALTALK™ #133 video. This community of 115 homes were designed by some of the most famous architects from the Sarasota School of Architecture. Many of the homes are named, including one of the most visible and recently renovated on the John Ringling Parkway, the Umbrella House designed by famed architect Paul Rudolph.

My featured home at 1222 Center Place is a home of charm and history, designed by Erwin Gremli II. It was built in 1962 but recently renovated in 2012 for form and function. It was once the guest quarters of Dr. Marion Hoppin, one of the founding members of New College in northern Sarasota. The features of this stunning home with open layout are something to see. Osprey may have been named for a bird of prey, but the Florida scrub jay takes center stage as two areas of the community offer protection for the threatened bird. Oscar Scherer State Park and Scherer Thaxton Preserve maintain a habitat for the scrub jay. The Blackburn Point Bridge is a swing bridge that leads to Casey Key and is listed on the National Register of Historic Places.

Bird Key, stunning property for budget-minded home buyer

Bird Key is known for its celebrities who called it their home. Lucille Ball, Jerry Springer and Brian Johnson have lived there. The first home was built on the island in 1914 but full development of canals and new construction didn’t take off until 1959 when the Arvida Corporation purchased the land. The original Arvida plan was for 291 water-front homes on canals or bay and 220 garden homes off the water.

John Ringling built a bridge in 1925 that spanned from Sarasota to Bird Key and then on to St. Armands Circle. The bridge closed the gap to areas that he had owned property. Ringling donated it to the city of Sarasota two years after its completion. The current bridge is the third and was completed in 2003.

With all of its history, Bird Key and the John Ringling Bridge have been the awe of many over the years. The third home of this series is a garden home on Bird Key at 637 South Owl Drive, one of the few homes for sale on Bird Key under one-million dollars, listed at $849,000. But you get a lot for the price. The three-bedroom, three-bath home is built on a split bedroom plan for guest privacy. The updated kitchen with newer stainless steel appliances overlooks the family room and dining room for optimal entertaining. Sliding glass doors open to the screen-enclosed pool area. The location of Bird Key is one of its key features, and the location of this home is conveniently located near the Bird Key Yacht Club where members enjoy a vast array of amenities.

In the Home Showcase V, the series of articles highlighting featured homes in the area, this week will cover three featured homes that are on Longboat Key. Longboat Key is one of those rare towns in Florida divided by two counties. It is the largest of four that are split in the state. The first featured home is in the northern part of Longboat Key, in Manatee County at 4239 Gulf of Mexico Dr, #MH2. The island is divided between counties in the 4100 block of the main road that is Gulf of Mexico Dr. The home is a beach retreat on the Gulf of Mexico shores. It has been recently updated with more spacious rooms and a new full bathroom. The many updates to this home provide modern comforts. Although it is a single-family home, the offerings in this pet-friendly community of Pelican Harbour provide many amenities only available in other condominium communities on the island. This two bedroom home is worth a look, on the water at $1.195 million.

Build your waterfront luxury dream home on vacant land

Humorist and philosopher Will Rogers is paraphrased with the quote, “Put your money in land, because they aren't making any more of it.” That line has often been repeated and is just as applicable today as it was in 1930 when he first said it. Which brings me to the subject for the Home Showcase theme this week, which which focuses on vacant land ready for a new single-family home. It makes sense sometimes to buy a home where the land has more value than the home and the land. The tear-down project has its own costs, and I have four vacant properties ready for construction.

There are some considerations in buying land and the same logic begins with any property purchase, location, location, location. Other considerations are adequate utilities, whether the land is set up for city water and sewage or will a septic tank and well be required. Is the land zoned for the purpose you intend it? In this case it would be a single-family home. Will it make sense to subdivide a large lot, or if it can be subdivided. Are there any easements that you should be aware of? Is there a survey or permits needed to build on the lot? Is it in a flood zone?

Once you feel confident knowing the answers to the questions above you can get a basic understanding of the value of the land on which you are going to build. It is called the Residual Land Valuation, developers use it to determine potential profit. You basically subtract any sales cost from the sales price determined by comparables in the area. Subtract the cost to build, developers will also figure in their profit. The Residual Land Value is what is left. You can work the process in reverse to determine if the final home value and land is comparable to homes in the area.

The first buildable lot I have is listed as a home and a lot. The location on Bird Key is perfect with fantastic views of Sarasota Bay. I highlighted the home in my first Home Showcase in this series and is at 622 South Owl Drive. The empty lot next door at 626 South Owl Drive is also included in the sale. The lot size for both is over one and one-quarter acres. Currently the lush landscaping is a wonderful addition to the total property, but an investor may see it for its potential profit. Together they are listed at $9.995 million.

We had a similar situation with two properties behind the secure gates of Longboat Key Club. The same owner was selling the home at 1011 Longboat Club Road and lot at 1021 Longboat Club Road. The land overlooks a pond that is part of the championship golf course, Links on Longboat. There are many amenities associated with a Longboat Key Club membership, having the golf course outside of your door is one of them.

The corner lot is oversized at 22,731 square feet with mature landscaping, listed at $999,000. It is also just steps to the white Gulf of Mexico sand shores on Longboat Key and near home values in that area that are listed over $1 million.
