Longboat and Sarasota infrastructure projects

If you’ve been away from Sarasota for a few months you may be amazed at the new construction downtown. If you live here year round, your patience is needed so the necessary road and infrastructure is put in place to accommodate the BLVD and multi-year development of the old Quay property. The new Ritz-Carlton Grande is the first to start on that piece of land, with progress appearing before our eyes.

The latest boon in downtown development continues after the completion of the Westin – Vue Sarasota and Embassy Suites, and others in various stages of construction. All these extra hotel rooms and residences will significantly place a burden on the infrastructure. City planners are actively upgrading to accommodate the volume in traffic and services required. The progress is transforming Sarasota and most see it as a good thing.

The first road construction project at the corner of Ringling Boulevard at US41 had a turn lane installed and a new Hawk pedestrian crossing. It might be a little unsettling for the first time to know that you can legally drive through a flashing red light with no pedestrians in the crosswalk. This project completed mostly during nighttime hours had only a few inconvenienced.

It is an entire different project from Centennial Park to the Sarasota Bay Club where the major road expansion is underway. Drainage and utility services were restructured with the preliminary phase complete. The tie-in to the main services will take place within the next couple of weeks as reported by FDOT.

The US41 road expansion continues, with crews working mostly after 6 PM and before 6 AM. Sidewalks have been closed in areas and the main boat trailer entrance at 10th Street has been diverted to an area opposite of the Publix into Centennial Park. Even the northbound drivers can enter the park with access to the boat ramps. Drivers are urged to proceed with caution to account for the disruption of pedestrian and traffic patterns.

Roundabouts are considered a nuisance by some, or a blessing by others. The transportation experts have determined they will be required to keep a meaningful traffic flow when the construction projects are completed. The roundabouts at the two locations of 10th Street and 14th Street will coincide with the widening of US41 to six lanes, 10-foot sidewalks on the west and 6-foot sidewalks on the east between these two intersections. Parking for the Preserve is now across the street on the north side of 14th Street.

Phase I, or nine acres of the 53-acre parcel of Quay land labeled as The Bay, is planned to be completed in two years after its start, road construction in the area is expected to be completed next spring. The southern edge of The Bay will have its boundary at Boulevard of the Arts and extend through the existing Centennial Park to the new Sunset Boardwalk, a circular elevated structure that protrudes out into Sarasota Bay. The Bayside Lawn at the Van Wezel Performing Arts Hall forms the northern edge of Phase I. Discussion continues on the future of the Van Wezel Performing Arts Hall. Also in the early plans is a design showing another roundabout at Boulevard of the Arts but it’s not listed with FDOT and still appears on the project maps.

Center statues for the roundabouts have been submitted by local artists. Two designs will be selected by the City Commission through a vetting process, down to the final six, with residents weighing in through social media. Landscaping is planned for the roundabouts and the Boulevard of the Arts intersection.

Longboat Key has started its infrastructure project to bury utility lines. The goal is to prevent outages from storms and install street lights along Gulf Of Mexico Drive. The new lights will also service cell phone users with built-in transmission relays. The $48 million project is expected to be completed 2022. Funds were approved by voters in two separate referendums. The budget is to be kept separate between the first vote for utilities along Gulf of Mexico Drive and funds for the neighborhoods.

That completion date may depend on weather, and final discussions on the height of the street lights. Research has heights of 32 to 46 feet along Gulf of Mexico Drive and 26 to 41 feet along side streets. The project involves replacing Longboat Key’s 281 poles. Some concern has also been raised to ensure that 5G technology is implemented for cell service. The newest technology will bring in faster data speeds and improve cell phone reception. The plan is to marry these projects to one that involves a fiber-optic backbone on Longboat Key currently underway. Summer home inventories for Sarasota

When you move from the northern states it may take some time to adjust to the peak selling cycles here in Sarasota. As the snow melts and the grass begins to turn green might be the best time to list in the Midwest and Northeast states. But October to Easter are the hot sales months for the market in Florida. It is a simple concept, snowbirds that are here during the winter months have a desire to stay once they are exposed to what there is to offer in climate, entertainment and recreation under these sunny skies.

The summer allows us time to relax and to plan for the peak season. Before we know it, October is here and we start the daily routines of showings and listings. The inventory is low in August and with good reasons. Accumulating a high number of days on the market may be less appealing to potential buyers so sellers will take them off the market in order to reset the number of days to zero. These homes are still available as inventory, buyers may have to search a little harder or call a Realtor who likely has knowledge of these homes ready to sell. Some properties remain on the market. Sometimes they are listed in the summer because there may be a limited supply in a particular community. That’s an opportunity some sellers don’t want to pass up. There are buyers in the summer and unable to find anything in a neighborhood they like is discouraging. There are a variety of other reasons why sellers prefer to list their homes any time of the year. All are valid, and if attractive and priced right will offer a good home to a potential buyer.

Update on new Sarasota development projects

These communities are shaping the new skyline of downtown Sarasota

Downtown development is progressing well. Seemingly one story of construction is unfolding before our eyes each week at the Grande and the BLVD in downtown Sarasota. They are on Tamiami Trail in the most visible area of downtown. The landscape of the Sarasota skyline is changing.

These are the numbers. There are 21 projects under construction citywide and seven have been completed. Of the 84 total construction projects citywide that are in proposal to completion status, 23 are residential and another 20 are mixed-use properties that will support residences and commercial offices or retail stores.

According to a Q1 2019 report by the Economic Development Office, that breaks down to 1,331 residential units in development, 517 under construction and 12 completed for a total of 1,860. That is a lot of inventory for you to review if looking downtown for a great place to settle in Sarasota. The price ranges also from a penthouse suite in the new Grande, the Ritz-Carlton expansion in the development of the old Quay, to more modest residences in the Enclave at Laurel Park. Here are three prominent development sites downtown.

The Grande is one of the first developments in the Quay, poised to make a statement in the world of real estate. Its connection to the Ritz-Carlton by ownership and an eventual physical elevated bridge link will provide its owners with luxury pleasures that Ritz owners come to expect. It is a mixed use development with 72 residences, restaurants and parking garage space for 159 cars, enough for two parking spots for every home owner. Select from a choice of seven floor plans, from a two-bedroom, 3,197 square-foot Plaza 301 plan to the Worthington with four bedrooms and 4,855 square feet of living space.

I have one of the penthouses pending, there is a second one active listed for $6.2 million with four bedrooms, five full baths and a spacious 4,855 square feet of living space. But there are seven other residences available from the fourth floor to the 16th floor of the 18-story building. The views are spectacular of the Sarasota Bay and the amenities are first-rate Ritz-Carlton class. That includes concierge services, a roof-top infinity pool and a state of the art fitness center. The Grande is also marketed as Block 6 of the Quay and Quay Commons. If your plans are for a late 2020 occupancy, the Grande is one of your best options in luxury ownership.

Across Tamiami Trail and up a couple of blocks, the BLVD Sarasota (aka Boulevard Sarasota) is rapidly approaching its 18-story finished structure. It is also a mixed-use development of residences with a Beach Bistro restaurant and space for retail shops or offices. It is expected to be completed early next year. The BLVD has some unique features not available in other developments. For the golfer, there is a simulator with over 80 courses to play. This is a pet-friendly community with its own pet salon and fifth-floor dog park. Add to that that such amenities as the roof-top infinity pool, outdoor kitchen and fire pits. Its Peloton enhanced fitness center is state of the art.

These three-bedroom residences have floor plans of B, L, V and D, which should be easy to remember. The B plan has a spacious wraparound terrace of 1,700 square feet and 3,630 square feet of living space. The largest floor plan is L, at 3,900 square feet under air. The V and D plans have 3,700 square feet and 3,550 square feet respectively with the blvD plan under construction with a wraparound terrace of 1,530 square feet. There are three active sales of the 37 residences at BLVD.

Off the water a couple blocks in the heart of downtown is The Mark with 157 residences in an 11 story community development. There are multiple floor plans associated to the Plaza, Edge and Landmark 5 residences. Near Main Street and Pineapple Avenue on State Street, this dream location is near everything great that Sarasota has to offer including its restaurants, art galleries, shopping and entertainment venues. Surrounding the lap pool are private cabanas and fire pit lounge area. The 13 penthouses are under contract. This project is nearing completion and has just one active listing in MLS at $925,000, a fifth-floor residence #516. There is a significant update on the Colony development of Longboat Key. In the last couple of weeks the court has decided that it will allow Unicorp Development Co. to submit plans for the dissolution of the Colony Association of Unit Owners, one of the final hurdles to proceed with developing the 17.3 acre site where the famous Colony Beach and Tennis Resort once stood. A final court decision is expected in April of 2020. Plans call for 78 luxury residences and a hotel with 166 rooms operated by St. Regis Hotel and Residences, including luxury services for its guests.

Rosemary District transforms itself

Over 1,300 new residences in the district

New construction and new attitudes promote its Sarasota resurgence

It’s no secret that the Rosemary District in downtown Sarasota is getting a major overhaul, Rosemary 3.0. It’s taking shape with new mid-rise residences, apartments, restaurants and services that cater to the new denizens of the area. For decades it had already all the conveniences and entertainment venues that downtown Sarasota had to offer, most within easy walking distance.

This resurgence has displaced many of the elements that resembled a Bowery section of town. Business owners and developers are reacting, or creating this new atmosphere. On Fruitville Road along N. Tamiami Trail it is most visible with the BLVD in a fast pace of construction. Although on the other side of Fruitville on the south is the new Embassy Suites finished this year.

Travel down 4th Street and the array of new construction comes into plain view. Zahrada is soon to blossom into its own luxury enclave of six modern, multiple-story residences with retail and office space near North Orange Avenue. On residence is over 3,300 Square feet of living space while residences 2-6 offer 3,542 square feet of living space. Each unit has its own 2-car garage and pool deck.

The Sarasota Film Festival building at 332 Cocoanut Avenue will be razed for a five-story mixed-use building to include the new home of the film festival and 36 residences. The property was owned by the film festival president and chairman, Mark Familglio. Plans call for 18 homes of 900 square feet and one bedroom each. The remaining 18 residences will be two-bedroom units with 1,200 to 1,600 square feet. Office space and the garage will occupy the first floor.

These six new residences are among the 1,300 new residences within walking distance. The newly completed Risdon on 5th has six Active listings for its 3 bedroom and 3.5 bath homes in ranges of $409,000 to $999,000. These 22 modern residences are in the heart of the Rosemary District.

The 30 townhouses in Valencia at Rosemary Place between 601 to 649 Cocoanut Avenue are sold out. Ranging in size of 1,900 to 2,500 square feet of living space, this enclave was completed in three phases in the heart of the Rosemary district.

Under construction, the Courtyard at Citrus is a mixed-use community of retail space and ten modern residences between 505 and 555 North Orange Avenue with two active listings before they are sold out. They are 2 bedroom and 2 baths around 1,000 square feet of living space.

The Rosemary District is bordered by 10th Street on the north, the Trail on the west, Fruitville Road on the south and North Orange Avenue on the east. It’s had a rich history since it was first platted in 1855 and known as Black Bottom for its first settlers, then changed to Overtown in the next century. For over 70 years it maintained its name until 1994 when it picked up its current name in honor the Rosemary Cemetery that is on the National Register of Historic Places.

With all of its new development around the successful Blue Rooster. The menu of southern cooking and lively entertainment, the Blue Rooster has become the place to be. Its Happy Hour, Gospel Brunch Buffet on Sundays, this venue has some of the hottest bands in Sarasota. Other businesses are popping up in the Rosemary District that cater to a younger population. These include restaurants, fitness programs and even a Whole Foods store across the district boundary on Fruitville. The furniture stores and other retail stores sell modern products.

Three homes where buyers are interested in the waterfront property

REALTALK™ #183 - We discuss when a home is purchased for its land value as a tear-down.

Last week I listed three homes at prices to consider them for their lot values. These are strategies when the land value is greater than the home value of the home, especially in aging structures. In Sarasota and Longboat Key there is a scarcity of A-quality lots so buyers are looking at properties for their waterfront views with boat access to Sarasota Bay and the Gulf of Mexico.

I reported on this land value proposition for buyers in REALTALK™ #183 and in REALTALK™ #54 while in a home in Harbor Acres. In that episode I followed up on a news story by Sarasota Herald-Tribune real estate editor Harold Bubil in which I was quoted in the article, Why tear down a perfectly good mansion? Because you can.

Harbor Acres is one of those prime communities where older homes sit next to mansions. I recently sold a property there on Hillview that the land was cleared as a vacant lot for sale. It sold for just under $2 million, I suspect even the dock that was left standing at the time of sale will be replaced.

Another community to consider is Country Club Shores on Longboat Key. Country Club Shores was developed by the Arvida Corporation in the 1960s with homes on man-made canals that stretched out to Sarasota Bay. Roads were added and given names that corresponded with golf and seamanship terms. Some of these homes are aging and are positioned next to the mansions that replaced their neighbor’s homes.

I have a listing there at 560 Putter Lane that I covered in the last Home Showcase XXXV article. It was finished early this year and is ready to take possession as a brand new home with nearly 4,400 square-feet of living space and 4 bedrooms, 5 bathrooms. Two of my listings last week that are listed as buildable lots with homes on them are also in Country Club Shores.

The first is at 592 Ranger Lane. A wonderful waterfront value, this furnished three-bedroom home is ready to rent, renovate or enjoy, ideally situated on deep sailboat waters that flow out to Sarasota Bay. The sea wall is new making it more suitable as a new construction home. The home and over 10,000 square feet of lot space is priced at $895,000.

A slightly larger lot is one at 570 Yardarm Lane in Country Club Shores that has over 11,000 square feet of lot space. It also has a new seawall, 100 feet of deep-water frontage and has a boat dock. It is just a stone’s throw from Sarasota’s open bay waters. The three-bedroom home with screen-protected lanai is ready to renovate or enjoy, listed comparably at $830,000.

Off the island and into a West of the Trail property in the Sarasota community of Kentwood Estates is a dream home waiting to happen, and is the third home priced last week as a buildable lot. This charming four-bedroom pool home at 1555 Eastbrook Drive is situated on a corner lakefront parcel spanning nearly a quarter-acre of lush, manicured property listed at $749,000. Waiting for you to renovate or begin a new build, its location in Sarasota is everything and this quiet community, bordering the deep-sailboat waters of the bay, is the perfect complement. This neighborhood is also home to the prestigious Field Club, where members enjoy private access to fine dining, swimming, tennis and the marina.

2018 in Review - Happy New Year!

High-rise developments spark 2018 growth spurt for Sarasota County

As we approach 2019 and ring in the year tonight I will take the time today to reflect on the very eventful year for new development on Longboat Key and Sarasota. It was one of the largest development booms I have seen in years. What has started this year will change the skyline of Sarasota downtown and return Longboat Key to the glory days with a resort to complement the Longboat Key Club. Even the Key Club itself is transforming with new hotel spaces.

The Rosemary District in downtown Sarasota is glowing with new construction for the luxury buyer. One of the most visible new construction sites is the BLVD, 18 stories downtown with planned 49 new residences and an estimated completion date of August 30, 2019. Get in on the ground floor, literally, as there are residences remaining for sale. The new Westin, VUE and Embassy Suites are all within a couple blocks of each other. These high rise buildings of contemporary style have already made their mark on the landscape.

As the land across the street is in the process of clearing, the old Quay area will be a wonderland of mixed use dwellings that will expand into new residential, entertainment and dining experiences. The first building to rise up out of the grounds is a new Ritz-Carlton. Sitting alone among the construction equipment and mounds of gravel is the Belle Haven Apartment building. The 1925 structure will become the center-piece of the 15-acre bayfront property once it receives a complete remodeling of its interior.

On Longboat Key, excitement abounds for the resurgence of the Colony Beach Resort. Demolition of the last building has been completed for the planned luxury resort of 17.6 acres that will be operated by the prestigious St. Regis Hotel chain and renamed Residences at Longboat Key. To continue, the courts will decide on a process to dissolve the condominium association and with it the remaining properties still under ownership. If construction begins in 2019, completion is expected by the end of 2021 for 166 five-star resort hotel rooms and 78 residential units. A highlight of the old Colony was the Monkey Bar which will be recreated on the resort grounds. Expect more opulent amenities typical of a five-star hotel such as swimming pools and a lazy river, high quality recreational facilities, fine dining and lush landscaping.

The Longboat Key Club is undergoing its own renaissance with the realignment of its entrance road in preparation for new development on the southern end of the island. In 2015 Longboat Key residents approved a referendum that would allow 300 tourism units. Longboat Key Club owners, Ocean Properties, plan to use those units to expand its number of guest rooms with a new hotel overlooking New Pass. Although specific plans have not been made public, Ocean Properties has committed $100 million to the project.

Cultural centers and non-profits are launching capital campaigns to expand their programs that are on the drawing board. The Ringling Museum has raised most of its $100 million goal for its Ringling Inspires campaign. The upgrades to the Marie Selby Botanical Gardens will be significant with its $92 million campaign. The Westcoast Black Theatre Troupe will renovate its theater starting in the spring after meeting the campaign goal of $6 million and the Players Centre for the Performing Arts has plans to open a new three-theater complex in Lakewood Ranch, likely in 2020. The Asolo Repertory Theatre will double in size once its capital campaign is completed. The Ringling College of Art and Design has already opened its new post-production studio and three soundstages. Mote Marine Laboratory and Aquarium will move most of its futuristic public education center out to a site near the new Mall at University Town Center.

The year has also been kind to my real estate business, setting another county record by an individual agent. Volume sales this year totaled over $106 million with 71 total sides, a combination of seller listings and buyer representation. That beat my record last year, the previous county record, prolonging my streak of consecutive top sales for Sarasota County. There were some challenges overcoming economic instability and environmental hazards with a strong inventory of diverse properties for sale. There were some high profile sales, seven luxury properties over $3 million that are spotlighted here.

In April I sold a home that closed at the highest amount ever recorded on Bird Key, a home with adjacent land that combined closed for $8.6 million and reported in this Business Observer article. The spectacular location of this custom home is unique to Sarasota at 622 South Owl Drive. Situated on a two-lot, corner homesite, offers more than 450 feet of direct bay frontage and direct boating access to the bay and Gulf when accompanied with the 626 South Owl Drive lot with beautiful landscaping. The stunning four-bedroom layout is a flourish of beautiful finishes, featuring over 5,000 square feet of impressive interior with sound-proof office, family room, gourmet kitchen, plus a fully-equipped summer kitchen with plenty of outdoor entertaining areas.

Also in April I closed on the most coveted beach penthouse available at 1300 Benjamin Franklin Dr, #1201. My highest sale on Longboat Key in 2018 was at 5080 Gulf of Mexico Drive, sold at $4.7 million.

On the last day of July we closed on my highest Longboat Key sale for the year at $4.7 million. The European-inspired bayfront estate is immaculately maintained, a remarkable display of custom features and elegant finishes at 5080 Gulf of Mexico Drive. Surrounded by privacy walls of tropical landscaping with a gated entry, this special home offers more than 100 feet of bay frontage, showcasing far-reaching views of tranquil waters at every turn. The luxurious five-bedroom layout comprises nearly 9,000 square feet of designer living space and over 2,300 square feet of terraces covered in Travertine tile.

The one-of-a-kind, double-Sabel floorplan with almost 5,700 square feet of living space at 415 L’Ambiance, #C704-5 was placed on the market and within one week it went into contract for $3.9 million. Built in 1992, L’Ambiance has been sought after for its opulence and amenities. From this unique residence, the owners could use personal steps from their own terrace to access 300 linear feet of white sand on the Gulf of Mexico. In two buildings L’Ambiance offers many recreational opportunities with a state-of-the-art fitness center, Har-Tru tennis courts and heated swimming pools. Fantastic views of the Gulf of Mexico, Ringling Bridge, Sarasota Bay and sparkling lights of the city of Sarasota were accessible in this residence. Two Bird Key homes on Mourning Dove Drive closed for similar prices over $3 million. The first home at 663 Mourning Dove Drive that closed in April for $3.3 million has sprawling views of Sarasota Bay and the Gulf of Mexico. Its expansive, 6,200 square-foot interior create an ideal environment to immediately enjoy this six-bedroom estate. Lovely details inside and out, also include pavered driveway and gated entry, coffered and tray ceilings, solid-wood beam work, chef’s kitchen with granite countertops, custom built-ins, elevator, solar water heater and panels, brick patios and an open pool deck.

Five months later I closed on a lovely, updated five bedroom, 5,000 square foot Bird Key home at 639 Mourning Dove Drive that sold for $3.15 million. Positano, a 10 acre oasis with only 29 residences, has a full time security staff and a gated entrance. This is Florida living at its very best.

Approaching 2019 and our 200th episode of real estate discussions

First Episode - We discussed the 2013 and 2014 Sarasota real estate market on April 23, 2014.

When I launched the REALTALK™ video series on April 23, 2014 I wanted to discuss important topics that affected home buyers and sellers in Sarasota and barrier islands. Now 187 weekly episodes later we have done just that. The videos have covered 47 different communities from the Oaks Bayside in Sarasota to the Lands End neighborhood on north Longboat Key. Many times Mary Kay Ryan and I have recorded our episodes from the homes in the neighborhood we were discussing.

There is so much to discuss as each community has its own atmosphere. In our videos of residences on Longboat Key I try to address those unique features that would make it attractive to buyers. We can explain the difference between the luxury beachfront lifestyle of Beachplace and why Grand Bay on the bay side might offer a different attraction.

We covered the Ritz-Carlton downtown from the penthouse there in REALTALK™ #71, then followed up with a spotlight on the Ritz-Carlton Beach Residences two years later in our #154 episode. Someday I hope to have a review of the new Ritz-Carlton that is under development in the rejuvenation of the Quay district downtown.

And we have gone into areas that the casual home buyer may not be aware of. We recently discussed Tremont Estates on Lido Key, just blocks from St. Armands Circle, and Bungalow Hill, west of trail in Sarasota. We thought it would be important to discuss areas like Sapphire Shores on Indian Beach in Sarasota and the luxury homes that were built in the Sanderling Club on Siesta Key.

But we have also taken on the serious business of home buying and invited local experts to discuss topics that impact a sale or the value of a home. Real estate attorney Thomas Luzier of the Sarasota firm Dunlap and Moran took on the discussion of state Doc Stamps and Title Insurance in REALTALK™ #38. It has been one of our most viewed videos. This is one I send a link to customers who have questions about these two topics as Thomas did an eloquent and concise review of these two sometimes confusing areas of Florida real estate law.

Insurance in Florida is also unique and sometimes misunderstood. Mike Mailliard of MIC Insurance has been an expert and a frequent guest. In the fall of 2014 we recorded a two-part series where he discussed some important features to look for while insuring a condominium, and then followed it up with part II on insuring single-family homes. He returned for another two-part series as we approached the storm season two years ago. His June 2016 series was timely as he first discussed changes in Florida law that affected home owners, then followed up the next week on actions that needed immediate attention in preparation of the summer months. This episode is one I highly recommend as he discussed protecting your most valuable assets before disaster hits. On September 21, 2017 he provided an update on Florida insurance just days after Hurricane Irma made its path through central Florida.

We have had other experts discussing different topics. A good discussion on the ease and use of a Smart Home was presented in an interview with Wicked Smart Homes president, Mark Bolduc. Sea wall construction has changed over the years so we invited Jim Smith of Custom Dock & Davit to discuss and demonstrate new technologies that offer more longevity. We discussed the advantages of buying new construction in Sarasota with guest Amy Drake, in REALTALK™ #52. I am no lawyer but have enough knowledge of common questions customers ask me so I discussed TRIM notices and preparing for taxes in REALTALK™ #57.

Local programs that have a great social benefit have been discussed. Sons Max and Jake - I receive many good comments when sons Max and Jake join me in REALTALK™ discussions, especially around the holidays.

We sometimes think that buyers are only here during peak season from November to mid April. If that were the case we wouldn’t have any home sales in the summer, of which we had a brisk season in those months too this year. As peak seasons come and go I discuss the market and prepare sellers on expectations for their homes on the market. I discuss timing and any perceived fluctuations that might have an impact on the sale of luxury homes or residences. In these updates I provide my best estimate of market timing and how to best present your home for the upcoming season. These updates have been very popular and are some of the most viewed videos.

We like to have fun too. Sons Max and Jake have grown up as guests the past four years, and they discuss serious topics. These videos receive the most comments from viewers, whether they like the way Jake and I discussed the home-buying process or Max asking me questions about home pricing. We present these videos around holidays, particularly at Thanksgiving when I promote Roger’s Great Pie Extravaganza. I learned of their aspirations for the future in a year ending 2016 holiday greeting and magic trick in REALTALK™ #112.
