Happy spring, Roger. And how are you, Mary Kay? On this beautiful day, c'mon. You know, this is fabulous weather. This does tend to be one of the weeks that I fear, actually because. Hi Springfield. Hi Spring, hi sweetheart. Every once in a while we get this trifecta of Easter Passover and spring break, throw in spring training and you got a lot of people, right. Absolutely. And so my expectation for this week is actually, taking my boat to work from Bird Key just to avoid the roads. But, you know here we are on a Wednesday, it's actually, I think that people are just kind of getting used to it and they're making their plans around, you know, not going to eat at five o'clock all at the same time when people are leaving beaches and stuff. You know, you and I have worked on Longboat for over 30 years and so we have become accustomed to the traffic patterns but I have to say to your point, this season has not been that bad. Right, and you know like we're used to when the Holiday Inn was here, and the Colony was running and that this bridge has always been a draw bridge that went up and down. But the Ringling bridge used to be a draw bridge too, so we remember that. And one interesting thing is the pass, isn't as passable anymore going out to the Gulf for big boats. Because of the shifting of the sand and it needs to be dredged. So what that has meant is the Longboat bridge doesn't go up nearly as much as it did last year. Right. So you know, it's really people, we don't like to focus on negative here, but the traffic that people tend to complain about, is really not that bad this year. It's not that bad and that's especially important because of all the new development that still continues to be planned for downtown. Right so you know, I don't think we have to be as afraid of that and we're, I think there's always, fear of the unknown, right. So we talk about these traffic circles that are coming. They're going to help, you know, kind of free up the traffic downtown. And we're starting to see the preparation for the building of those. And it's kind of cool that actually the city, you know like, they added a third left lane. That has made such a huge big difference. I mean I think that they're, you know, we kind of think maybe nobody's thinking about it. But I think there's some planning going on and there is traffic moving, and there are a lot of new things that are coming on downtown, and we were just talking about, like we've added a lot of that information to our website. We have. So people, you wander around, you're like, what's that building? You know, what's coming here? How do I buy that? You know, we can help with that. Absolutely, to stay up to date on all the developments going on downtown, please be sure to visit us often at LongboatRealEstate.com. Thanks so much for joining us on REALTALK™, see you next time. Happy Easter, Happy Passover, happy spring break.
