Good morning Roger. Good morning from L'Ambiance. Good morning from L'Ambiance. We've got a brand new listing coming up. We do, this is one of the cool things about this, it's the plan that goes through the building, which I always love. Especially on a floor height of six and above, where we are here at 604. So you get these awesome views of downtown Sarasota, the golf course, the bay and then direct Gulf on the front. And there's a lot to do when we're getting a new property coming to market as far as the listing process is concerned. You know this is a little bit boring, but the paperwork. You know, you really do need a professional team to help you through it. And today we thought we'd talk a little bit about the disclosures forms. You're right, it can be tedious but it's such an important part of the whole process to have the information as accurate as possible . Right I mean, you know in the excitement of taking on a listing sometimes, you know you might want to just rush it through. Oh, just sign it here. You can't do that. Like it can't be just sign here. I mean we have the seller's property disclosure, which is you know the one that really people focus on a lot. And those things, you know buyers rely on what you're saying. Absolutely. So you know, was there a leak ever? You know, these are important questions. And the answers that you really want is, you know nothing's wrong and everything's been fixed that whatever was wrong. And with condominiums, it's important for sellers to check with their associations. Right, because you know, one of the key questions is, do you know of any pending assessments? Well a lot of times you don't know of any, but you should probably have that call, or we do follow-up calls too to the association. We want to get the fees right. The thing is, we just don't want surprises. No surprises. Because when people are buying in, they want to know. They're willing to deal with it. Like if there was a leak, they're fine with it as long as they know it was fixed. Right. And then they'd like maybe a follow-up question like, who did it? Or is it under warranty? Right. But there's a lot to it and these are things that need to be focused on. And we can help our sellers with all of that. We do.
