The signs of season are trickling in. We are preparing our new inventory for sale and welcoming back our customers who are beginning their annual return to Sarasota. I invite you to review the stories below and watch the REALTALK™ videos that display our expanding list of homes for sale. Please call us at (941) 387-1840 to discuss your real estate needs for the upcoming season.

Inventory has a good range of prices, location and home styles

I highlight three communities and single-family home new listings that show the range of prices, from $779,000 to $6,795,000, and from Sarasota to Longboat Key. Our inventory is swelling to include a wide range of prices, locations and home types. There was a master plan when land fill was used to start the formation of Bird Key and the first home was built. Canals were formed so most homes on this 250 acres of island would have boating access to Sarasota Bay and the Gulf of Mexico...   Read more >>

Global Luxury listings display the quality of homes on the market

I presented a strategy for new listings in the fall season in REALTALK™ #182 and in the Sarasota Herald-Tribune this month. Now that we are approaching the “shoulder” season in which we carry more listings on the market, we are kicking into high gear. That includes new listings in the past couple of weeks that qualify as Global Luxury listings. These high quality properties appear on the Global Luxury website based on their listing price and features. On this list are three residences and one home, the first of which is...   Read more >>

A comparison of repair limit and As-is Florida real estate contracts

You find a home that you want to make an offer on but notice that the seller will only accept As-Is contracts. Is it a good thing or a bad thing? Or, the seller has a concept of using a repair limit. I discussed the As-is contract in my REALTALK™ #30 video and repair limit contracts last week in my REALTALK™ #181 video. These are contract tools that have advantages for the seller and the buyer. Local real estate market update and strategy for seasonal sales

After 35 years selling real estate on Longboat Key and Sarasota we have learned a thing or two about setting up for peak season which begins this month. At present the inventory is low but I have a good feeling that is about to change for the better. We have signed a number of listing contracts that will offer a good variety of single-family homes and residences. We will also have a good price range for buyers. The housing market is faring well too. The Florida Realtors trade group...   Read more >>

Boat lifts and davits, with special seawall information

We love great water views. The bay, Gulf and intracoastal provide great vistas from sunrise to sunset. The sound of the waves lapping up on the shore is a great way to relax. It can also be a great resource for recreation, boating, kayaking or a thrilling ride on a Jet Ski. When it is time to protect your precious belongings and views, you look to the experts. And there are great companies here in Sarasota to protect your seawall, build docks that will last for years, and offer solutions to protect your watercraft with lifts or davits. Sarasota events that feature the arts and sports culture of the city

Now that we are approaching peak tourism season and the snowbirds are planning their return, we can look at the upcoming festivals that will attract millions to the area. From the now defunct Ringling International Arts Festival (RIAF) in October to the Englewood Pioneer Days that recently concluded, the area has something for everyone as one festival ends and another begins. Many of these festivals center on the arts. In November last year the Ringling Museum startled the city by announcing plans to halt the RIAF...   Read more >>

Considering selling your home by owner, either through a website or just by hanging a sign near the street? There are many obstacles to consider before you travel down this route, especially if you are serious about the sale of your home or residence. It seems lately there are new websites offering alternatives, claiming to save you thousands of dollars and with a quick sale. Are these claims real? Great opportunities for owning, renting or booking a charter boat

We love our water here in Sarasota. We can travel the intracoastal, Sarasota Bay and Gulf of Mexico to fish, explore or just enjoy the open water. You can own your boat or you can join a club to avoid the maintenance. Or you can take advantage of the many charter operations with captains that seem to know exactly where the fish are hitting. 'West of Trail' attractive for its proximity to downtown Sarasota

Bayfront homes in Sarasota have a charm that is representative of old Florida when the town was growing into a city. Travel north from downtown along US 41 and turn left on Indian Beach Road to find Bay Shore Drive where you will find beautiful older homes next to new or upgraded homes. You’ll find similar charming neighborhoods as you head south on US 41 and look to the bay side, commonly referred to as West of Trail. White sand beaches is a benefit of our luxury waterfront paradise

We love our beaches by day and our cultural events at night. Seemingly that is the lifestyle of a typical Sarasotan because the beaches are packed and the Opera House or Asolo Repertory Theatre can be sold out on any given day. From Clearwater to Siesta Key, our beaches rank high for their white quartz sand that reflects heat rather than absorbing the warm temperatures. The result is a comfortable walk out to the Gulf of Mexico. Clearwater Beach was ranked this year by TripAdvisor...   Read more >>

Sarasota Ranks High in Multiple Indices

We know that Florida is a great place to relax after working years saving up for retirement. In October of last year, Sarasota was ranked Number 1 in a U.S. News and World Report analysis of 100 potential U.S. retirement cities. Last week Jacquelyn Pica, contributing writer for U.S. News and staff writer for the Penny Hoarder, wrote that Sarasota was one of eight best places to retire in the Sunshine State. She was especially kind to the Gulf coast cities in her selections. She cited Sarasota’s culture, museums and beautiful gardens as some of the reasons for her ranking. She also based her ranking on a modest median home value and population percentage of retirees.

Last week it was also announced that Sarasota is at the top of a growing luxury market list. In the May 2018 Luxury Home Index, Sarasota grew 19 percent in the fastest-growing luxury market, representing the top five percent of home prices in the county. The index was released by®. Quay, Resort at Longboat Key Club and Colony updates

Ground has been broken recently for two major hotel and residence projects that will significantly raise mixed-use property in the area. A more than symbolic groundbreaking off Tamiami Trail in downtown Sarasota sets in motion a series of development for the old Quay property. A diversion of the road around our offices and the Chart House will make room for the planned expansion of the Resort at the Longboat Key Club. Last week in my REALTALK™ #167 video we discussed the upcoming summer selling season and concluded that it may be a good time to consider placing your home on the market. This may be contrary to popular belief, but the serious buyers are here now and inventory is generally low. That market description was echoed last week in speeches and panel discussions at the Global Real Estate Conference held here in Sarasota. The chief economist of the National Association of Realtors, Dr. Lawrence Yun, spoke about low inventories by noting that home buyers feel pressure to make offers because there is a shortage of quality homes. Please call us at (941) 387-1840 if you have property to sell or are looking to purchase a home.

'West of the Trail' community spotlight on Oyster Bay

Coldwell Banker has taken a keen interest in Smart Homes. In the luxury waterfront property realm, this technology is increasingly important to home buyers. Last week I had a great opportunity to see some of the newest technology at the Consumer Electronics Show in Las Vegas as a delegate for Coldwell Banker in their Smart Home marketplace section. I wrote about some exciting demonstrations Monday in my REALTALKplus™ article. Look for my special CES report in an upcoming REALTALK™ video.

The year 2017 is behind us. I finished with $105.4 million in sales, including one sale on the last day of business. That volume set a record, a personal best, and continued my position as a top producer.
