Rosemary District transforms itself

Over 1,300 new residences in the district

New construction and new attitudes promote its Sarasota resurgence

It’s no secret that the Rosemary District in downtown Sarasota is getting a major overhaul, Rosemary 3.0. It’s taking shape with new mid-rise residences, apartments, restaurants and services that cater to the new denizens of the area. For decades it had already all the conveniences and entertainment venues that downtown Sarasota had to offer, most within easy walking distance.

This resurgence has displaced many of the elements that resembled a Bowery section of town. Business owners and developers are reacting, or creating this new atmosphere. On Fruitville Road along N. Tamiami Trail it is most visible with the BLVD in a fast pace of construction. Although on the other side of Fruitville on the south is the new Embassy Suites finished this year.

Travel down 4th Street and the array of new construction comes into plain view. Zahrada is soon to blossom into its own luxury enclave of six modern, multiple-story residences with retail and office space near North Orange Avenue. On residence is over 3,300 Square feet of living space while residences 2-6 offer 3,542 square feet of living space. Each unit has its own 2-car garage and pool deck.

The Sarasota Film Festival building at 332 Cocoanut Avenue will be razed for a five-story mixed-use building to include the new home of the film festival and 36 residences. The property was owned by the film festival president and chairman, Mark Familglio. Plans call for 18 homes of 900 square feet and one bedroom each. The remaining 18 residences will be two-bedroom units with 1,200 to 1,600 square feet. Office space and the garage will occupy the first floor.

These six new residences are among the 1,300 new residences within walking distance. The newly completed Risdon on 5th has six Active listings for its 3 bedroom and 3.5 bath homes in ranges of $409,000 to $999,000. These 22 modern residences are in the heart of the Rosemary District.

The 30 townhouses in Valencia at Rosemary Place between 601 to 649 Cocoanut Avenue are sold out. Ranging in size of 1,900 to 2,500 square feet of living space, this enclave was completed in three phases in the heart of the Rosemary district.

Under construction, the Courtyard at Citrus is a mixed-use community of retail space and ten modern residences between 505 and 555 North Orange Avenue with two active listings before they are sold out. They are 2 bedroom and 2 baths around 1,000 square feet of living space.

The Rosemary District is bordered by 10th Street on the north, the Trail on the west, Fruitville Road on the south and North Orange Avenue on the east. It’s had a rich history since it was first platted in 1855 and known as Black Bottom for its first settlers, then changed to Overtown in the next century. For over 70 years it maintained its name until 1994 when it picked up its current name in honor the Rosemary Cemetery that is on the National Register of Historic Places.

With all of its new development around the successful Blue Rooster. The menu of southern cooking and lively entertainment, the Blue Rooster has become the place to be. Its Happy Hour, Gospel Brunch Buffet on Sundays, this venue has some of the hottest bands in Sarasota. Other businesses are popping up in the Rosemary District that cater to a younger population. These include restaurants, fitness programs and even a Whole Foods store across the district boundary on Fruitville. The furniture stores and other retail stores sell modern products.

Sarasota MOD Weekend starts Friday

Festival honors local architect Tim Seibert

Three days of art exhibits, tours, talks, film screening and parties

Now in its fourth year, the Sarasota MOD Week(End) launches Friday, a three-day celebration with film, art exhibits, discussions, tours and parties. It is also a time each year to celebrate the architectural career of one person. Edward J. “Tim” Seibert earned his fame in Sarasota, and then the world, for his architecture and design of buildings that did not move. He is most renowned for his achievements in that profession. He also took his passion for sailing and has designed award-winning sailboats.

Registration, art exhibit and opening VIP Party on Friday

You can ask him about both when he interacts with attendees Friday through Sunday. Starting at noon on Friday, Seibert will greet attendees at the art exhibit of his work in the Blue Pagoda on North Tamiami Trail. The Blue Pagoda is significant, it was the centerpiece display of the 2016 Sarasota MOD weekend honoring last year’s special guest, Victor Lundy, designer of this magnificent building.

There is an opening VIP party for Seibert at 5:30 PM on Friday in Hiss Studio at 1310 Westway Drive. Seibert will accept the Art + Architecture Lifetime Achievement Award. Seibert, now 90 years old, has been a proponent of architecture design since his retirement. A VIP Pop-up Party will follow at the Aloft Sarasota.

Sarasota MOD Weekend Festival is in Full Swing on Saturday

Saturday there is a full day of film screening, panel discussions and guided tours. The Seibert Factor, a film screening of his works will begin the morning activities at the Ringling College of Art + Design. The screening begins at 9:15 AM following a welcome address at 9 AM. At 10 AM, Ft. Myers architect and columnist Joyce Owens will join Seibert in a discussion of the history and direction of the profession. She is the current president of the Florida American Institute of Architects and is a member of the RIBA architectural foundation.

A panel discussion follows on the fundamentals of the Midcentury Modern Phenomenon. Christine Madrid French will the discussion of panelists Carl Abbott, Pat Ball, Michael Epstein and Owens to uncover the relevance of the MCM in modern times. Beginning in the 1950s, this style of architecture has had new meaning for its simplicity in home design and regained popularity through shows such as the Mad Men series.

The Blue Pagoda will be open for free to the public on Saturday from 10 AM to 4 PM for a display of Seibert’s works. In the afternoon from 1 PM to 4 PM there will be self-guided home tours, individual home tours and two trolley tours. Seven homes are on the self-guided tour, three are new to the tour this year. Tickets can be purchased at Hiss Studio and include the Craig, Low Tide, Chapell/Lifeso, Goull/Chapell, Barzman, Strandhus and Maurice houses.

The 2015 Sarasota MOD honored guest, Paul Rudolph, will have his Umbrella House at 1300 Westway Drive on display with two tours starting at 1 PM and 2 PM. Guests will examine the interior and exterior, and discuss the recent renovation of this Lido Shores home. Nearby Hiss Studio will be on display with two tours at the same time, with discussions about Lido shores, Phillip Hiss and Seibert. The self-guided, home and studio tours will be open at the same times on Sunday.

Two concurrent trolley tours from 1 PM to 4 PM Saturday take a look at Seibert on the Gulf and the Top Ten Sarasota Sites. Christopher Wilson, PhD and Sam Halladay, will guide guests on this tour of Seibert designed homes. Halladay has worked at Seibert Architects in Sarasota since 1972 and is the current principal of the firm. Harold Bubil, real estate editor emeritus of the Sarasota Herald-Tribune, selected his Top Ten sights of favorite designs in this guided trolley tour. Both will begin and return to the Ringling College at 2363 Old Bradenton Road. If you opt for one tour over the other, don’t worry. Sunday Bubil will duplicate his Top Ten tour, and Hallady will return with Seibert Associates team member Michael Epstein for their trolley tour, Seibert, Then and Now. Both will begin at 1 PM at the Blue Pagoda.

Saturday night will conclude the day’s activities with a cocktail party in the penthouse of the Seibert designed Bay Plaza, a Sarasota icon since 1982. Complimentary valet parking is available for this party starting at 6 PM, catered by Innovative Dining.

A Full Day of Activities on Sunday

The rejuvenated Rosemary District will be very active with walking tours, chair auctions, discussions, refreshments and brunch specials at neighborhood restaurants starting at 10 AM on Sunday. The BOTA Center will be on display at registration for this event starting at 10 AM. The original Badcock Furniture building completed in 1957 has been restored for the next generation of commercial enterprises. Sweet Sparkman Architects and Hive Architects will be on hand for talks on the projects in the Rosemary District at the BOTA Center, 1570 Boulevard of the Arts.

A closing cocktail party at the Aqua on Golden Gate Point will complete the festivities for 2017. Tour the residence with wonderful views of Sarasota Bay and the Ringling Bridge under the lights while enjoying cocktails and hor d’oeuvres catered by Innovative Dining. The music and party begins at 6 PM. This festival promises to be a memorable weekend for anyone interested in Sarasota architecture and design. Tickets for all events can be purchased on the Sarasota MOD website.

There are other choices of events in the area that may pique your interest this weekend. The renowned Sarasota Street Chalk Festival runs Friday through Monday at the Venice Airport fairgrounds and the annual St. Armands Art Festival will be Saturday and Sunday.

New downtown construction update

1,500 new residences within two years

Downtown Community Redevelopment Authority district update

VUE Sarasota - When completed this summer the VUE Sarasota will have 144 news residences and 255 hotel rooms overlooking Marina Jack.

A lot has happened to downtown Sarasota new residence construction since I last reported on the progress that is in the Downtown Community Redevelopment Authority district. That is much of the area in the 34236 zip code but does not include Bird and Lido keys. Most recently Golden Gate Point was added to the reporting. In all, 1,500 new residences will be in construction or completed within the next two years. The inventory is good, contact me to see any active listing that I mention in this article.

Downtown Sarasota

One of the largest projects and most visible on the skyline is the 144 luxury residences and 255 hotel rooms associated with the Westin Hotel chain is VUE Sarasota. Retail stores and three ballrooms are also in the mix. But labor shortages pushed the occupancy dates to an expected July 2017 completion. There are four residences remaining for sale at the VUE, starting at $962,000 for a 1BR/1.5BA unit with two-car garage to a 3BR/3.5BA penthouse on the 18th floor with three assigned parking spaces listing for $3,399,000.

Rising quickly from the ground on the other side of Tamiami Trail at the old CoCENTRIX property, the BLVD properties have two active sales on the seventh and 16th floors. Completion date for this 18-story community is expected in May of next year. The building will have 8,300 square feet of office space and its own restaurant. An infinity style pool will be constructed on the rooftop overlooking Sarasota and the skyline.

Three of the 10 two-bedroom, two-bath residences are active in the MLS for the Courtyard at Citrus Square in downtown Sarasota. These luxury condominiums above retail shops and restaurants are expected to open in July. The common areas feature a fireplace with sitting area in a private courtyard. These remaining units are offered with one carport from $385-$404,000.

There are two projects on State Street that when completed will offer 177 of the new residences in Sarasota. At 1500 State Street, 20 properties in the $390,000 range have two remaining active listings with a completion date around the end of this year. The bigger project in the 1400 State Street block, The Mark community, will be completed first quarter of 2019. A penthouse is for sale at $1.9 million, a 3BR/3.5BA home with 2,649 square feet of living space. Luxury abounds on the fifth-floor amenities of The Mark that includes a resort-style pool with private cabanas and fire pit lounge. A Resident’s Club Room, News Room and fitness center are also planned for this floor. Five properties are currently for sale in The Mark.

A certificate of occupancy is awarded to another townhouse community of 40 properties on Cosmopolitan Court. The Q, just south of Main Street in the Laurel Park neighborhood has seven active listings, mostly selling between $600 and $990,000. There is a three-bedroom, three-bath residence that is offered for $1,595,000. One of the bedrooms in this designer townhome is a private guest apartment with its own kitchen.

Near the historic Burns Square area

The Orange Club in the historic Burns Square area is expected to be completed in two months and will feature two projects of 15 condominiums and nine townhomes. There is one townhome that is listed among the five properties that are active for sale. The residences can be purchased between $525 and $760,000 while the townhouse is offered at nearly one million dollars.

Sansara, the recently completed community on South Pineapple Avenue near Burns Court has two residences for sale among the total 17. Two, 3 bedroom, 3 bathroom condominiums are listed at $2.95 million and $2.25 million. Amenities include a pool, private spa, cabanas, fire pit, outdoor kitchen with bar and a private gym with yoga room.

The resurgence of the Rosemary District

There are four properties for sale at Risdon on 5th, ready to be completed this summer. Different floor plans offer configurations of one to three bedrooms. This is a Rosemary District neighborhood zoned for mixed use with 22 residences and office space. There is a rooftop pool that is heated with solar panels for energy efficiency. The Rosemary District is close to boutique shopping, fine dining, theaters and the Van Wezel Performing Arts Hall with performances by international stars and symphonies.

Valencia at Rosemary Place is being constructed in three phases, of which the permit for phase III was issued in April. Phase II is currently under construction and is expected to be completed by the end of this year. There are 30 townhomes in this community of which two are offered for sale. The Madrid floor plan has 1,973 square feet of living space with three bedrooms and three and one-half bathrooms. With a two-car garage this home is listed at $550,900. Listed for the same price, the Almeria floor plan at 1254 May Lane is slightly larger at 2,099 square feet. It also has three bedrooms but is less one full bathroom. It has a two-car garage and private terrace off the master bedroom.

Six residences will be mixed with commercial space at Zahrada, or "Garden" in the Czech language. These homes at 1524 Fourth Street, also in the Rosemary District, has an expected completion date in August of 2018. Each condominium will be over 3,000 square feet and have three levels. Offered in the $1.3 million range, each home will have its own swimming pool and garage space for two cars. There are currently two of these on the market.

Golden Gate Point, 23 acres of prime real estate

On Golden Gate Point there are two remaining residences in the completed Aqua community. Award winning architect, Guy Peterson, was the designer of this community with an amazing list of amenities including a fitness studio, yoga room, sauna, wine room, putting green and waterfront heated pool and spa with barbecue and entertaining area. Each residence has an enclosed two-car garage and private boat slip with lift.

Also on Golden Gate Point, the four-story townhouse Allure communities with 4,000 square-foot residences were selling in the $2.2 to $2.7 million range. At ONE88 on Golden Gate Point there are two active listings in the community completed in 2015. Floor plans are offered with 3,000 square feet of living space and configured with three bedrooms and three and one-half bathrooms. The Pearl at 609 Golden Gate Point has half of its eight residences for sale. This community has a listed completion date of April 1, 2018 and will face downtown Sarasota on the eastern side of Golden Gate Point. Amenities include a pool with spa, cabana, barbecue, two-car garage and rooftop patio. Each property is 2,750 square feet, has three bedrooms, three and a half baths. The listing price starts at $1.65 million and increases $100,000 with each level.

Spurt in Rosemary District revitalizes area

New constructions in downtown Sarasota are filling needs

Valencia - There are plenty of good opportunities here in the Rosemary District of downtown Sarasota.

Drive off the beaten path of Sarasota’s Tamiami Trail, and you will find an explosion of new condominium construction, revitalizing the downtown area. The Rosemary District has been neglected for years but is now in the middle of a growth spurt that will turn around this area. Its boundaries begin at Fruitville Road on the south, extends northward to 10th Street, then to the trail on the west and Orange Avenue on the east. The location is ideal with its close proximity to downtown shopping and dining. Take in a performance at the The Players Theatre or the Westcoast Black Theatre Troupe. Its history is as long as Sarasota itself, platted with the city in 1885.

Drive up Cocoanut Avenue and the large new building Cityside on the right looms in your line of sight at Boulevard of the Arts. In two phases 489 apartments will be completed and ready for rental soon. To the left at the intersection is Valencia at Rosemary Place. These luxury townhouses are expected to be completed this winter, with the Pamplona floor plan sold out by Icon Residential. However, there are plenty of available residences as the construction project continues to the north. Ten units of the Almeria floor plan along May Lane are offered with 2,099 square feet of living space, complete with a deck and garage. The Cordoba is slightly smaller and also has a garage with each residence. As bookends at each end of May Lane where 10 units of the Almeria floor plans will be built are the Madrid on the west and the Barcelona on the east at the Cocoanut Avenue intersection. Icon has other construction projects in Tampa Bay, Orlando and Atlanta.

When completed in the summer of 2017 there will be 22 new residences that are selling in the range of $350,000 to $900,000 at Risdon on 5th. Six remain unsold in this gated community. Award-winning architects Michael Halflants and John Pichette are planning a rooftop swimming pool with great views of downtown Sarasota. Halflants and Pichette are also the involved architects for Vanguard Lofts at 1343 Fourth Street. One residence of the six remains unsold and is a 2BR/2BA with two-car garage. It is listed for $799,000 with expected completion of this community in March of 2017.

Cityside
There will be 489 new apartments in the Rosemary District when all of Cityside is finished.

No discussion of new construction in Sarasota would be complete without mentioning The Vue at Gulfstream and Tamiami Trail. When completed in early 2017, there will be 141 residences in 18 stories that overlook the Sarasota skyline. Five properties are active in MLS as of this morning’s writing, which includes these two penthouses. Residence number 1802 is a three bedroom, three and one half bath property that includes three parking spaces listed at $3,399,000. Unit 1801 listed at $2,999,000 has four bedrooms, four and a half baths with two assigned parking spaces. Nearing completion, there is still time to purchase and add your finishing touches to the design.

If your wishes are to be on the barrier islands and want to move in soon, the Park Residences on Lido Key may be right for you. Three of the 18 residences here are still active listings. You are steps to the Gulf of Mexico white sand beach and bordered by 100 acres of nature preserve at Ted Sperling Park. All floor plans are sold with three bedrooms and three bathrooms. The famed St. Armands Circle is close and Sarasota is a short drive away over the Ringling Bridge.

The newly completed Aria at Villa am Meer and the contemporary Infinity communities have sold all of their properties on Longboat Key. However, there are many Longboat Key residences for sale that have been updated with modern finishes and available.

Last week I listed two homes and two residences for sale on Longboat Key. The luxury home at 5080 Gulf of Mexico Drive has five bedrooms, five full baths and three half baths. It is complete with infinity-edge pool and boat dockage. The home for sale at 1011 Longboat Club Road is a golfer’s paradise on Longboat Key Club’s Islandside golf course and is only one of seven custom homes there within walking distance to the beach. A short distance is my new listing at L'Ambiance Dr, #D906, also on Islanside golf course and overlooks the newly renourished Gulf beach at this elegant community.
