Three homes where buyers are interested in the waterfront property

REALTALK™ #183 - We discuss when a home is purchased for its land value as a tear-down.

Last week I listed three homes at prices to consider them for their lot values. These are strategies when the land value is greater than the home value of the home, especially in aging structures. In Sarasota and Longboat Key there is a scarcity of A-quality lots so buyers are looking at properties for their waterfront views with boat access to Sarasota Bay and the Gulf of Mexico.

I reported on this land value proposition for buyers in REALTALK™ #183 and in REALTALK™ #54 while in a home in Harbor Acres. In that episode I followed up on a news story by Sarasota Herald-Tribune real estate editor Harold Bubil in which I was quoted in the article, Why tear down a perfectly good mansion? Because you can.

Harbor Acres is one of those prime communities where older homes sit next to mansions. I recently sold a property there on Hillview that the land was cleared as a vacant lot for sale. It sold for just under $2 million, I suspect even the dock that was left standing at the time of sale will be replaced.

Another community to consider is Country Club Shores on Longboat Key. Country Club Shores was developed by the Arvida Corporation in the 1960s with homes on man-made canals that stretched out to Sarasota Bay. Roads were added and given names that corresponded with golf and seamanship terms. Some of these homes are aging and are positioned next to the mansions that replaced their neighbor’s homes.

I have a listing there at 560 Putter Lane that I covered in the last Home Showcase XXXV article. It was finished early this year and is ready to take possession as a brand new home with nearly 4,400 square-feet of living space and 4 bedrooms, 5 bathrooms. Two of my listings last week that are listed as buildable lots with homes on them are also in Country Club Shores.

The first is at 592 Ranger Lane. A wonderful waterfront value, this furnished three-bedroom home is ready to rent, renovate or enjoy, ideally situated on deep sailboat waters that flow out to Sarasota Bay. The sea wall is new making it more suitable as a new construction home. The home and over 10,000 square feet of lot space is priced at $895,000.

A slightly larger lot is one at 570 Yardarm Lane in Country Club Shores that has over 11,000 square feet of lot space. It also has a new seawall, 100 feet of deep-water frontage and has a boat dock. It is just a stone’s throw from Sarasota’s open bay waters. The three-bedroom home with screen-protected lanai is ready to renovate or enjoy, listed comparably at $830,000.

Off the island and into a West of the Trail property in the Sarasota community of Kentwood Estates is a dream home waiting to happen, and is the third home priced last week as a buildable lot. This charming four-bedroom pool home at 1555 Eastbrook Drive is situated on a corner lakefront parcel spanning nearly a quarter-acre of lush, manicured property listed at $749,000. Waiting for you to renovate or begin a new build, its location in Sarasota is everything and this quiet community, bordering the deep-sailboat waters of the bay, is the perfect complement. This neighborhood is also home to the prestigious Field Club, where members enjoy private access to fine dining, swimming, tennis and the marina.

2018 in Review - Happy New Year!

New construction transforms Sarasota

High-rise developments spark 2018 growth spurt for Sarasota County

As we approach 2019 and ring in the year tonight I will take the time today to reflect on the very eventful year for new development on Longboat Key and Sarasota. It was one of the largest development booms I have seen in years. What has started this year will change the skyline of Sarasota downtown and return Longboat Key to the glory days with a resort to complement the Longboat Key Club. Even the Key Club itself is transforming with new hotel spaces.

The Rosemary District in downtown Sarasota is glowing with new construction for the luxury buyer. One of the most visible new construction sites is the BLVD, 18 stories downtown with planned 49 new residences and an estimated completion date of August 30, 2019. Get in on the ground floor, literally, as there are residences remaining for sale. The new Westin, VUE and Embassy Suites are all within a couple blocks of each other. These high rise buildings of contemporary style have already made their mark on the landscape.

As the land across the street is in the process of clearing, the old Quay area will be a wonderland of mixed use dwellings that will expand into new residential, entertainment and dining experiences. The first building to rise up out of the grounds is a new Ritz-Carlton. Sitting alone among the construction equipment and mounds of gravel is the Belle Haven Apartment building. The 1925 structure will become the center-piece of the 15-acre bayfront property once it receives a complete remodeling of its interior.

On Longboat Key, excitement abounds for the resurgence of the Colony Beach Resort. Demolition of the last building has been completed for the planned luxury resort of 17.6 acres that will be operated by the prestigious St. Regis Hotel chain and renamed Residences at Longboat Key. To continue, the courts will decide on a process to dissolve the condominium association and with it the remaining properties still under ownership. If construction begins in 2019, completion is expected by the end of 2021 for 166 five-star resort hotel rooms and 78 residential units. A highlight of the old Colony was the Monkey Bar which will be recreated on the resort grounds. Expect more opulent amenities typical of a five-star hotel such as swimming pools and a lazy river, high quality recreational facilities, fine dining and lush landscaping.

The Longboat Key Club is undergoing its own renaissance with the realignment of its entrance road in preparation for new development on the southern end of the island. In 2015 Longboat Key residents approved a referendum that would allow 300 tourism units. Longboat Key Club owners, Ocean Properties, plan to use those units to expand its number of guest rooms with a new hotel overlooking New Pass. Although specific plans have not been made public, Ocean Properties has committed $100 million to the project.

Cultural centers and non-profits are launching capital campaigns to expand their programs that are on the drawing board. The Ringling Museum has raised most of its $100 million goal for its Ringling Inspires campaign. The upgrades to the Marie Selby Botanical Gardens will be significant with its $92 million campaign. The Westcoast Black Theatre Troupe will renovate its theater starting in the spring after meeting the campaign goal of $6 million and the Players Centre for the Performing Arts has plans to open a new three-theater complex in Lakewood Ranch, likely in 2020. The Asolo Repertory Theatre will double in size once its capital campaign is completed. The Ringling College of Art and Design has already opened its new post-production studio and three soundstages. Mote Marine Laboratory and Aquarium will move most of its futuristic public education center out to a site near the new Mall at University Town Center.

The year has also been kind to my real estate business, setting another county record by an individual agent. Volume sales this year totaled over $106 million with 71 total sides, a combination of seller listings and buyer representation. That beat my record last year, the previous county record, prolonging my streak of consecutive top sales for Sarasota County. There were some challenges overcoming economic instability and environmental hazards with a strong inventory of diverse properties for sale. There were some high profile sales, seven luxury properties over $3 million that are spotlighted here.

In April I sold a home that closed at the highest amount ever recorded on Bird Key, a home with adjacent land that combined closed for $8.6 million and reported in this Business Observer article. The spectacular location of this custom home is unique to Sarasota at 622 South Owl Drive. Situated on a two-lot, corner homesite, offers more than 450 feet of direct bay frontage and direct boating access to the bay and Gulf when accompanied with the 626 South Owl Drive lot with beautiful landscaping. The stunning four-bedroom layout is a flourish of beautiful finishes, featuring over 5,000 square feet of impressive interior with sound-proof office, family room, gourmet kitchen, plus a fully-equipped summer kitchen with plenty of outdoor entertaining areas.

Also in April I closed on the most coveted beach penthouse available at 1300 Benjamin Franklin Dr, #1201. Dazzling morning sunrise and crimson sunset views abound from this residence at Beach Residences, the beach properties of the Ritz-Carlton. In a fabulous corner location, this three-bedroom plus family room, top-floor residence gives the feeling of a single-family home, boasting 4,200 square feet of interior, its own private two-car garage, plus an additional covered space with two generous terraces. This residence closed at an even $5 million and can be seen here on its own single-property website.

My highest sale on Longboat Key in 2018 was at 5080 Gulf of Mexico Drive, sold at $4.7 million.

On the last day of July we closed on my highest Longboat Key sale for the year at $4.7 million. The European-inspired bayfront estate is immaculately maintained, a remarkable display of custom features and elegant finishes at 5080 Gulf of Mexico Drive. Surrounded by privacy walls of tropical landscaping with a gated entry, this special home offers more than 100 feet of bay frontage, showcasing far-reaching views of tranquil waters at every turn. The luxurious five-bedroom layout comprises nearly 9,000 square feet of designer living space and over 2,300 square feet of terraces covered in Travertine tile.

The one-of-a-kind, double-Sabel floorplan with almost 5,700 square feet of living space at 415 L’Ambiance, #C704-5 was placed on the market and within one week it went into contract for $3.9 million. Built in 1992, L’Ambiance has been sought after for its opulence and amenities. From this unique residence, the owners could use personal steps from their own terrace to access 300 linear feet of white sand on the Gulf of Mexico. In two buildings L’Ambiance offers many recreational opportunities with a state-of-the-art fitness center, Har-Tru tennis courts and heated swimming pools. Fantastic views of the Gulf of Mexico, Ringling Bridge, Sarasota Bay and sparkling lights of the city of Sarasota were accessible in this residence. Two Bird Key homes on Mourning Dove Drive closed for similar prices over $3 million. The first home at 663 Mourning Dove Drive that closed in April for $3.3 million has sprawling views of Sarasota Bay and the Gulf of Mexico. Its expansive, 6,200 square-foot interior create an ideal environment to immediately enjoy this six-bedroom estate. Lovely details inside and out, also include pavered driveway and gated entry, coffered and tray ceilings, solid-wood beam work, chef’s kitchen with granite countertops, custom built-ins, elevator, solar water heater and panels, brick patios and an open pool deck.

Five months later I closed on a lovely, updated five bedroom, 5,000 square foot Bird Key home at 639 Mourning Dove Drive that sold for $3.15 million. This residence abounds in sprawling views of the bay, bridge and downtown. Boating enthusiasts will covet the direct-bay location, 130 feet of frontage and deep-water dockage.

Just before Thanksgiving I closed on a beachfront residence in the Longboat Key Positano community at 4985 Gulf of Mexico Dr, #401 for $3.1 million. There is a spectacular walkout to the beautiful beach and azure waters from this first-floor beachfront condo that features a private pool and spa. Positano, a 10 acre oasis with only 29 residences, has a full time security staff and a gated entrance. This is Florida living at its very best.

New downtown construction update

1,500 new residences within two years

VUE Sarasota - When completed this summer the VUE Sarasota will have 144 news residences and 255 hotel rooms overlooking Marina Jack.

A lot has happened to downtown Sarasota new residence construction since I last reported on the progress that is in the Downtown Community Redevelopment Authority district. That is much of the area in the 34236 zip code but does not include Bird and Lido keys. Most recently Golden Gate Point was added to the reporting. In all, 1,500 new residences will be in construction or completed within the next two years. The inventory is good, contact me to see any active listing that I mention in this article.

Downtown Sarasota

One of the largest projects and most visible on the skyline is the 144 luxury residences and 255 hotel rooms associated with the Westin Hotel chain is VUE Sarasota. Retail stores and three ballrooms are also in the mix. But labor shortages pushed the occupancy dates to an expected July 2017 completion. There are four residences remaining for sale at the VUE, starting at $962,000 for a 1BR/1.5BA unit with two-car garage to a 3BR/3.5BA penthouse on the 18th floor with three assigned parking spaces listing for $3,399,000.

Rising quickly from the ground on the other side of Tamiami Trail at the old CoCENTRIX property, the BLVD properties have two active sales on the seventh and 16th floors. Completion date for this 18-story community is expected in May of next year. The building will have 8,300 square feet of office space and its own restaurant. An infinity style pool will be constructed on the rooftop overlooking Sarasota and the skyline.

Three of the 10 two-bedroom, two-bath residences are active in the MLS for the Courtyard at Citrus Square in downtown Sarasota. These luxury condominiums above retail shops and restaurants are expected to open in July. The common areas feature a fireplace with sitting area in a private courtyard. These remaining units are offered with one carport from $385-$404,000.

There are two projects on State Street that when completed will offer 177 of the new residences in Sarasota. At 1500 State Street, 20 properties in the $390,000 range have two remaining active listings with a completion date around the end of this year. The bigger project in the 1400 State Street block, The Mark community, will be completed first quarter of 2019. A penthouse is for sale at $1.9 million, a 3BR/3.5BA home with 2,649 square feet of living space. Luxury abounds on the fifth-floor amenities of The Mark that includes a resort-style pool with private cabanas and fire pit lounge. A Resident’s Club Room, News Room and fitness center are also planned for this floor. Five properties are currently for sale in The Mark.

A certificate of occupancy is awarded to another townhouse community of 40 properties on Cosmopolitan Court. The Q, just south of Main Street in the Laurel Park neighborhood has seven active listings, mostly selling between $600 and $990,000. There is a three-bedroom, three-bath residence that is offered for $1,595,000. One of the bedrooms in this designer townhome is a private guest apartment with its own kitchen.

Near the historic Burns Square area

The Orange Club in the historic Burns Square area is expected to be completed in two months and will feature two projects of 15 condominiums and nine townhomes. There is one townhome that is listed among the five properties that are active for sale. The residences can be purchased between $525 and $760,000 while the townhouse is offered at nearly one million dollars.

Sansara, the recently completed community on South Pineapple Avenue near Burns Court has two residences for sale among the total 17. Two, 3 bedroom, 3 bathroom condominiums are listed at $2.95 million and $2.25 million. Amenities include a pool, private spa, cabanas, fire pit, outdoor kitchen with bar and a private gym with yoga room.

The resurgence of the Rosemary District

There are four properties for sale at Risdon on 5th, ready to be completed this summer. Different floor plans offer configurations of one to three bedrooms. This is a Rosemary District neighborhood zoned for mixed use with 22 residences and office space. There is a rooftop pool that is heated with solar panels for energy efficiency. The Rosemary District is close to boutique shopping, fine dining, theaters and the Van Wezel Performing Arts Hall with performances by international stars and symphonies.

Valencia at Rosemary Place is being constructed in three phases, of which the permit for phase III was issued in April. Phase II is currently under construction and is expected to be completed by the end of this year. There are 30 townhomes in this community of which two are offered for sale. The Madrid floor plan has 1,973 square feet of living space with three bedrooms and three and one-half bathrooms. With a two-car garage this home is listed at $550,900. Listed for the same price, the Almeria floor plan at 1254 May Lane is slightly larger at 2,099 square feet. It also has three bedrooms but is less one full bathroom. It has a two-car garage and private terrace off the master bedroom.

Six residences will be mixed with commercial space at Zahrada, or "Garden" in the Czech language. These homes at 1524 Fourth Street, also in the Rosemary District, has an expected completion date in August of 2018. Each condominium will be over 3,000 square feet and have three levels. Offered in the $1.3 million range, each home will have its own swimming pool and garage space for two cars. There are currently two of these on the market.

Golden Gate Point, 23 acres of prime real estate

On Golden Gate Point there are two remaining residences in the completed Aqua community. Award winning architect, Guy Peterson, was the designer of this community with an amazing list of amenities including a fitness studio, yoga room, sauna, wine room, putting green and waterfront heated pool and spa with barbecue and entertaining area. Each residence has an enclosed two-car garage and private boat slip with lift.

Also on Golden Gate Point, the four-story townhouse Allure communities with 4,000 square-foot residences were selling in the $2.2 to $2.7 million range. At ONE88 on Golden Gate Point there are two active listings in the community completed in 2015. Floor plans are offered with 3,000 square feet of living space and configured with three bedrooms and three and one-half bathrooms. The Pearl at 609 Golden Gate Point has half of its eight residences for sale. This community has a listed completion date of April 1, 2018 and will face downtown Sarasota on the eastern side of Golden Gate Point. Amenities include a pool with spa, cabana, barbecue, two-car garage and rooftop patio. Each property is 2,750 square feet, has three bedrooms, three and a half baths. The listing price starts at $1.65 million and increases $100,000 with each level.

Sarasota and Longboat Key Updates

Over One-half Billion Dollars in Construction Reported

When I took a tour of the Jewel last week I was reminded of all the new construction in Sarasota and on Longboat Key. As we reached the upper floors, decked out in hard hat, goggles and vest, I could see over Sarasota for a bird’s eye view of the cranes. The Jewel is sure to be one of the tallest buildings in the city when completion is expected in the fall. For sale in the Jewel is a 17th floor penthouse listed at $4 million, a magnificent residence with 12-foot ceilings and 360 degree view of the city. Retail stores will line the streets of Main and Gulfstream at the entrance of the Jewel. Developer Tom Mannausa filed a $19 million construction permit with the city last year at this time for this property so crews have been busy to get this ready for autumn occupancy.

Over $500 million in construction projects are planned or in progress, announced by the city of Sarasota economic development organization. The Downtown Community Redevelopment Authority (CRA) tracks the construction within a boundary of approximately one square mile. Included in their reports are hotels, residences and mixed use projects over $500,000 each. All in all, there will be 1,548 residential condominiums and townhouses added to the area when all the projects are completed. This represents new inventory that is available for sale, reservations can be made by contacting our office at (941) 387-1840.

Another 18-story building at 621 Gulfstream Avenue with 17 residences by developer, The Ronto Group, is in the pre-application stage. Sansara, nearby on Pineapple Avenue, will also house 17 residences, has its foundation permit issued. A few properties remain available at Sansara, which should be ready to move in by spring 2016.

Steel framing Is completed for One Palm Avenue at the corner of Palm Avenue and Ringling Boulevard. With a construction value over $31 million, this building will have 139 residences, 138 hotel rooms, a restaurant and 6,000 square feet of retail space. The DeMarcay on Palm Avenue is in the planning stages for 39 more residences. Also in planning stages are the Sarasota Marriott Hotel & Condominiums with 40 residences planned and 200 hotel rooms.

Phases one through four and seven are under construction at the “Q”, with 39 condominiums at 1750 Ringling Boulevard. Applications are pending for phases five and six. The Sarasota Flats is awaiting approval this week from the planning board that will include 228 residences at 1404 Fruitville Road.

While at the Jewel you can’t help notice one of the biggest projects in Sarasota at the corner of Tamiami Trail and the Ringling Causeway, next door to the Ritz-Carlton. With a construction value of $120 million, a 255 Westin hotel is expected to be completed by fall of 2016. A residential tower is planned at Vue Sarasota with over half of the 141 properties already sold. Starting at a list price of $800,000, floor plans begin at 1,645 square feet for a 2BR/2.5BA residence and extend to an incredible 3,415 square foot penthouse. Besides commercial retail space, a 14,000 square foot ballroom is planned with two junior ballrooms averaging 5,500 square feet.

Another major project is planned for the site of the old Quay property. City planners are requiring that this project be completed before January 30 of 2017 for approval. This construction is expected to have 695 residences and 175 hotel rooms. The massive lot is vacant just north of Sarasota Vue on Tamiami Trail.

ONE88 on Golden Gate Point is nearing completion, ready for occupancy this summer. Golden Gate Point is outside of CRA tracking.

Longboat Key is also outside of the CRA. I had a good conversation with Mark Bolduc of Wicked Smart Homes a couple weeks ago for REALTALK™ #42. Not only was his company responsible for the smart home at 350 Harbor Gate Way where we recorded the episode, Wicked Smart Homes also designed the integrated technology for the 11 residences at Infinity of Longboat Key. Infinity has listed a 5,500 square foot penthouse for sale at $5.5 million. Sales have been brisk for this beachfront property. Sarasota Area Construction Updates

Updates to the Vue, Aria and Infinity Condominiums

Back in April I wrote about new construction projects that will add more residences to Longboat Key and Sarasota, most in the form of condominium communities. These new developments are fueled by rising prices in the local housing market. The updates are encouraging to those who wish to purchase these luxury residences on, or near, waterfront beach property. It has been eight years since new product has been available, so this recent surge in construction is welcomed.

Drive along Gulf of Mexico Drive on Longboat Key and you will be drawn to the construction near the Bay Isles area on the Gulf side. As of last notice, 13 of the 16 condominiums with a total value of $62 million at the Aria are under contract. The construction is quite noticeable on the historic Villa am Meer estate. The original home and the gated entrance to the 1935 home remain intact, which developers U.S. Assets Group and Jay Tallman plan to surround with a Wellness Center and recreation center with a private dining room, wine cellar and fully equipped guest suite. The beach side pool is designed with an overhead rain curtain. It is reported that the three remaining properties range in price upwards from $3.6 million.

The new Aria has many amenities for someone considering a luxury waterfront condominium. Peering through the old gated driveway of the Villa am Meer estate you can see the 1935 original home that will be restored to complement Aria's features.

Cross over the John Ringling Causeway into Sarasota and it’s easy to find construction of the "Vue Sarasota Bay", near the Ritz-Carlton at Route 41. Here, developers the Kolter Group, have 144 moderately priced residences in construction on this high profile plot of land. The location is ideal and the $800,000 starting price will be attractive to those looking for a local upgrade, or to new residents of the area. Floor plans start at 1,945 square feet for a 2 bedroom and 2.5 bathroom unit, up to a 2,824 square feet of living space. There are nine floor plans for the penthouse suites. According to developers, 40 units are under contract in this 19 story luxury complex. A restaurant and bar are planned for the top floor of this high rise building.

The $120 million project cost for Vue Sarasota Bay has a completion date set for the fall of 2015 with its accompanying Westin project soon after in the winter of 2016. The Westin is expected to have 155 hotel rooms for visitors when completed. Sarasota is alive with new construction projects. The Sarasota Downtown Community Redevelopment Authority Area status report was released to the public on the same day I initially wrote this article. Over 20 projects are listed on the report that will create new buildings or redefine existing structures to add lodging to this growing city.

Infinity on Longboat Key announced this month it was implementing Wicked Smart Homes technology in each of the 11 luxury condominiums at 4700 Gulf of Mexico Drive. Construction is expected soon for these three and four bedroom units and two penthouses. The smart home technology will allow owners to control security and comfort levels of their condominium from any location in the world that has Internet connectivity for a smartphone, tablet or desktop computer. Recreational amenities at the Infinity include a lighted HarTru tennis court, heated infinity edge swimming pool and spa surrounding a paver sun terrace overlooking the Gulf of Mexico.

Look for more updates to more of the developments planned in Sarasota and on Longboat Key. There is a resurgence of interest in luxury waterfront properties.
