REALTALK #72 - Country Club Shores has some good value in homes as I point out in REALTALK™.

You’ve got a few choices if you prefer to be on the water in Longboat Key and Sarasota, especially if you also want to have a boat for recreational use. There is Bird Key with its many fine canals and direct waterfront, then there is Country Club Shores where most of the homes rest on a canal and many have their own private dock space. Best of all, there are many homes that have great value in their purchase price in Country Club Shores.

I discussed purchase price in this community last week in my REALTALK™ #72. If you are looking for a home that you can increase its value, you can easily find property here that is manageable, well worth some tender loving care or a complete remodel. These homes were constructed in five phases of 420 parcels starting in 1962.

As I pointed out last week these homes make great investment opportunities with reduced risk. In those remarks I responded to a viewer question who had a concern over the market’s ability to sustain growth. The real estate market is hyper-local and looking at the neighborhood for investment is a wise strategy. Country Club Shores is one of those neighborhoods.

Country Club Shores - With the Gulf of Mexico on one side and Sarasota Bay on the other side of the main Longboat Key road, there are plenty of opportunities to enjoy the water on Longboat Key.

There are great views of the Sarasota skyline at the ends of the deep-water canals that were formed in the development of this community. The roads are named in classic boating terms such as Halyard, Schooner, Yawl and Outrigger. Other road names follow terms that a golfer might appreciate; Birdie, Wedge, Chipping and Putting Green. And why not, a world class golf course in the Links on Longboat is directly across the main road of Longboat Key, Gulf of Mexico Drive. One of two championship courses that is accessible with a Longboat Key Club membership, Harbourside Golf Course is just a short drive north of Country Club Shores. The 45 holes on these two courses can challenge a seasoned veteran and also be rewarding for a novice golfer.

I currently have four homes listed in Country Club Shores, starting at $749,000 for a three bedroom, two bath with screen-enclosed lanai and heated swimming pool at 609 Halyard Lane. Toward the end of Hornblower Lane, I have listed a four bedroom/four bath estate overlooking Sarasota Bay. The better views come at a premium and this one can be purchased for $3,100,000. There is a fifth home that recently went pending that will make a nice remodel project. Of the total 23 homes, the average list price is $1,615,347.

Country Club Shores is a wonderful place to raise a family. Southside Elementary School, Booker Middle School and Booker High School provide excellent opportunities for learning. Parents of budding athletes look in Country Club Shores for homes while their son or daughter attends the IMG Academy.

This is the time of year where we head into the holidays, welcome back vacationers and review our numbers for the year. I get a good idea on how I am going to finish for the year before the Thanksgiving holiday. Last year I completed with volume sales of $66.7 million of real estate on Longboat Key and Sarasota. It was another record year of sales for me. This year I am on pace for another record year with over $68.5 million total sold and another $7 million pending, a total of $75.5 million. I also had 28 listings the week before Thanksgiving last year and have 38 listings currently.

Last week I reported on the high-end market of new listings, and highlighted the trend in the last two segments of REALTALK™. I have seven new listings in Sarasota and Longboat Key last week that I can report in Part II of this series.

There is an amazing house in the Forest Hi Hat Ranch subdivision of Sarasota, at 10862 Leafwing Drive. The location is great for this property, a short drive to I75 for travel and Siesta Key for the beach. This home is mesmerizing as it is centered around the heated pool area with a living area that includes a waterfall, spa, sun shelf, a full outdoor kitchen, fire pit and covered cabana. The 6,700 square foot home sits on 3.29 acres with four bedrooms built by Arthur Rutenberg, our highest selling home of the week at $3.6 million.

Our second highest listing last week is located on Bird Key at 646 South Owl Drive. It is a four bedroom home also for just under $1.7 million. REALTALK™ #66 - Buyers have specific requirements in high end waterfront homes.

Some things change, and some things stay the same. Sarasota continues to receive recognition for its retirement notoriety. Sarasota was listed by Livability.com as second, and the only city listed in Florida, among the best places to retire in 2015. Behind only Santa Barbara, CA, Sarasota claimed its fame on this list for cultural arts and health care. I pointed out in REALTALK™ #66 last week how the housing market has had a slight shift to the A-plus luxury market and pointed out some reasons in my REALTALK™ #65 the previous week on October 28.

Five of my six new listings last week were opened up on the market over one-million dollars, indicating the change. I am comfortable with the diversity of locations, from the upper tip of Anna Maria Island to Bird Key. Other homes coming on the market will follow a similar pattern of A-plus listings. It is an indication that sellers on the high-end market are feeling more comfortable.

The home at 604 Mourning Dove Drive on Bird Key is an immaculate waterfront residence. This newer home built in 2006 was upgraded throughout. At $1.150 million it is a good complement to the penthouse I just sold today in the same building. Grand Bay is great for an active lifestyle with swimming pools, tennis courts, fitness centers and social rooms behind secure gates of Bay Isles.

Beachfront Market is Super-Hot

The numbers for luxury properties sold last year were strong, this year we could easily top that. There were 365 homes sold in 2013 that were over one million dollars in Sarasota. With 23 days left in 2014, close to 400 have been sold in the county.

In all, 723 residential single family homes and 288 condominiums were sold in October of this year.  That was an eight percent increase over the previous month. The numbers were similar in Manatee County to the north. There was a nine percent jump in single-family homes in October.

And now we are in the season to sell your property. Nearly one month ago I reported in REALTALK™ #23 there were 72 homes for sale in the luxury market over $4 million and that 20 were either sold or pending. This was unusual because the sales likely went into contract in our traditionally slow period of the year. There are currently five homes for sale in the county over $10 million, four have sold in the last 12 months with the highest selling for the asking price of $11.85 million.

Since that REALTALK™ on November 12th, I have had the good fortune of closing one listing as the highest selling home on Longboat Key for 2014. The home sold for $5.75 million. This was a beautiful home on the Gulf of Mexico beach with multiple levels and an observation deck on top. The beachfront market is super-hot as I pointed out in the video. The beachfront properties I currently have on the market is a good mix of single-family homes, buildable lots and condominiums that offer many amenities and security.

There are many reasons for the resurgence. You can call it the economy, but Sarasota is once again looked at as a great place to live. The cultural arts, recreation, boating, and activities seem to fit well with the lifestyle of buyers. The international market is surging for buyers looking at this area as well, look for my next REALTALK™ video that covers that subject.

Occasionally I get a request from a buyer for lots to build homes on, especially beachfront. We do have four properties that are classified as buildable lots so we created a web page, Buildable Lots with a link off the main menu. With these waterfront properties you can build your dream home. These are unique properties in that two are ready for construction, while others have homes on land that can be split into other lots. The owner of the island at Hawks Harbor has commissioned John Cannon Homes to create specs for your dream home on nearly two acres of island. Getting the Most Out of This Website

New Features and Easier Access Help Buyers and Sellers

We’ve spent a great deal of time the last few months poring over LongboatRealEstate.com to make it better for sellers and for buyers. Over the years customers have told us they want different options for home searches, searches by map and statistics to help place a value on the home they are selling or looking to buy. More recently the trend in searches has gone mobile and we have heard the feedback for an intuitive platform to assist those on the go.

The Quick Search with Property Listings menu.We have taken some of the top requests and worked them into our site. We also have eliminated the need for a mobile app as the site is optimized for tablets and smartphones. Using a smartphone, go to LongboatRealEstate.com and within a couple taps you should have the information you need while on the road.

On the desktop we have provided much more information for research and in a variety of ways. The Quick Search was moved up so it is more visible to users (see image at right). We overhauled the section on Property Listings. The drop-down has more features. An MLS Map Search was the most requested feature so we put it at the top. It starts at Longboat Key properties for sale, but you have the ability to center it over the area you are searching by moving the map or by clicking on the centering ring to display the area of your location. The options to zoom in or out and set your criteria for price and/or number of bedrooms, bathrooms were implemented. At the top of the screen you also have the option for searching with Advanced options, by Multiple Listing Service (MLS) Listing ID or by street address. For some, this may be only link they need to complete their cursory home search.

The new community map section lets you select an area of property listings.In the Community Map (see image at left) under the MLS Map Search is a larger map of the area that is segmented into communities. Simply mouse over the area of choice to select the listings in the seven communities of Longboat Key, Bird Key, Siesta Key, Osprey, Sarasota, Western Manatee County and Nokomis.

Under the Community Map in the Property Listing menu is my properties for sale, or Roger’s Listings. My listed residences for sale from Manatee County to southern Sarasota County are filtered out and displayed as red houses on the map. Featured Properties also displays my properties in listing form for active, pending and sold residences. We have filtered the search even further, as you have the ability to list only the condominiums or homes for sale. They are the next two menu items under Property Listings. Sold Properties appear next. The maps are provided through the Mapquest service, which allows you to change views from street view to satellite view.

If you need to continue your search you can have future residential listings sent to your email inbox. The last link, New Listings Alerts, takes you to a different website service that we maintain. FindLongboatKeyHomes.com is a free service to help area home buyers find their dream home. Your first email will list all homes currently for sale that meet your search criteria. Then each morning you will be emailed a list of all of the new homes for sale and price changes since your previous search. No more having to rely on manual searches.

For the seller, get an instant market valuation for your Longboat Key area home. It is listed under the menu, For Sellers, as another separate website with a link from Home Value Analysis, LongboatKeyHomePrices.com. Presented by Coldwell Banker Real Estate, this market analysis provides you with the information you need to evaluate your home before you speak with an agent to list the property. Comparative Market Analysis Reports for 17 communities on Longboat Key and near Sarasota (2008 - present)There is a new section under the Communities menu, CMA History that has a great wealth of information for 17 separate single family home subdivisions or condominiums (see image at right). Comparative Market Analysis (CMA) reports are presented in printable PDF format on select communities for Longboat Key, Lido Key, Bird Key and Sarasota. Communities and condominium units are listed alphabetically, or click the area on the map to see the available CMAs for that community. We began this project in 2008 and within the last month posted our CMAs on the website. This is a great tool for finding the value of a home as new CMAs are added every month.

We are within weeks of posting a new feature that will add value to the CMA reports. On each CMA page we will have a link that presents a map view of that community and the current property listings for sale there. In that way you have a view of current listings and the research in one location.

We printed 30,000 area guides that listed 629 services in 26 different categories. For those that like our guide to the area, we will have that available on the mobile site and the desktop. Our challenge is to get this valuable resource guide into a format that is easy for visitors to pull up the information quickly.

With these additions and the market research that has been available on the website we hope we have provided valuable resources to help in your dream home search. We also hope the information provided here will provide an insight into your property when you are ready to sell. This knowledge is helpful when you speak to me on our initial listing appointment. Hard Work Pays Off in Good Press

The year 2013 ended with $61.85 million in closed residential properties; enough to best my previous high mark in 2005 when I closed with $54 million in sales. The sales volume continued my successes in Sarasota and Longboat Key where I have been recognized as the number one single Coldwell Banker agent in all of Florida, the number one REALTOR® on Longboat Key and Bird Key, and the number one REALTOR® for all of Sarasota. These accomplishments were achieved in four of the last six years.

The record was picked up in local newspapers, for which I am grateful. The first article appeared last Wednesday in the Longboat Observer by news editor, Robin Hartill. The second appeared just this morning by Josh Salman in the Herald-Tribune with the headline, “No. 1 Realtor working as hard as ever.”

“Working as hard as ever,” is a good point. Last week I sent out my monthly newsletter to let my clients know that I am here to work hard to sell their properties and to find a good fit for buyers.

My newsletter was also sent out as a short introduction to those who work hard in the office so that I can concentrate more on building good relationships. Last week I also posted a link on my website so my clients know who is also working hard for them.

I have the backing of the Coldwell Banker Residential Real Estate program and a staff of professionals that help meet the needs of my clients. Stephanie and Saleemah started the year with me and have been very helpful in providing superior support in handling every real estate transaction. Mary Kay and Tom joined our staff this year to help promote my listed properties.

Within this small organization I have developed an efficient process to help sellers and buyers have a great real estate experience. Everyone in this organization helps out to support our clients, but I can rely on each person for their own level of expertise.

Moving forward to 2014 I am confident in the Coldwell Banker system and in these individuals to continue this tradition for delivering high quality real estate transactions in the luxury waterfront market. Greetings for the Season - Happy Holidays

St. Armands Circle treel lighting ceremony. Happy Holidays.This is the time of year when we say happy holidays and welcome everyone back to Sarasota! I see that lately winter came early for many in the Midwest and Northeast, even breaking some cold temperature records. The warmth of Florida should embrace you soon after you cross the border or step off the plane.

The real estate market was great this year and we were able to help both Buyers and Sellers of homes in the surrounding areas of Longboat Key. For the year of 2013 we have closed $60.9 million in sales for both condos and homes. This was a good year, it is my hope to help clients close even more in 2014.

There is reason for this hopeful prediction. Sarasota was rated in the top 10 exciting small cities by the real estate listing company MOVOTO. This follows the number one and two rankings respectively of Sarasota and northern sister city Bradenton for the best art centers in the United States among small cities by readers of American Style Magazine.

Excitement and art, these are considerations for active buyers of luxury homes. The real estate market is even more active when you throw in some water recreation on the Gulf of Mexico and year round warm weather. Single family median home prices rose to $187,000 in Sarasota County for the month of November, up 20.6 percent over the same month in 2012 as reported by the Sarasota Association of REALTORS®.

All the more reason to be optimistic for home sales in 2014. Now that I am in the holiday spirit I wish everyone a happy holiday season and best wishes for all that the new year has to offer.

Revisit the Fantastic Fifties Saturday Night

Baby boomers who fancy the Fifties may want to head over to the Venice Theatre [map] Saturday night for an evening of music from that era with The Boomers. Ken Kaplan, and brothers Bruce and Keith McLendon have been playing together on and off since they were in Junior High School in the late Seventies. Saturday night they'll be on the Main Stage. The show starts at 8pm. Tickets are going fast at $20 and can be purchased online. The proceeds will go to raise money for the Venice Theatre Guild's scholarship program.

Luxurious Choices For Lottery Winning Home Buyers

You may have heard that there's another huge lottery jackpot, and that has a lot of people thinking about what they could do with all that money if they won. As a service to those of you who are entertaining thoughts like those, I present three real-estate options for your consideration.

For just under 5 million dollars, you can pick up House Island, just off the coast of Portland, Maine. First settled in 1623, the 24-acre island includes three cottages and a fort that was occupied by the military from 1808 through to 1945. Harold Cushing Jr's family has owned the place since 1954, and he won't say why he wants to sell. Perhaps the island is haunted? Let's hope not!

Maybe you're looking for something a bit more upscale? If that's the case, you might consider the Crimson Palace for sale in Beverly Hills. Sitting on an acre in the 91020, the magnificent house has 48,000 square feet of living space. That includes seven bedrooms and eleven bathrooms, which should be enough for the huge parties you'd probably throw in home like this.  Oh, the asking price? A cool 58 million dollars. With three floors, indoor and outdoor pools, a huge wine cellar and an underground garage, it might be worth it.

And finally, with one hundred million dollars, you could buy the most expensive apartment ever listed in New York City.  It's the penthouse that takes up the top three floors of the CitySpire building, overlooking Central Park. 8,000 square feet of living space, plus an additional apartment below for staff members and a wine cellar with room for a thousand bottles of your finest.
