Longboat Key public buildings and land

Longboat Key services offered at each of these buildings and parks

Northern fire department building
Fire Department - The north building constructed in 1994 is slated for renovation projects this year.

While many of the government activities for Longboat Key are housed in the main building at 501 Bay Isles Road, some departments have their buildings away from the town hall. The town hall is conveniently located near the Gulf of Mexico Drive halfway point of the 11-mile stretch. Finance, human resources, information technology, planning, zoning, building, town clerk and utility billing all have their departments in this 18,622 square foot building constructed in 1974.

Town manager Tom Harmer has an office there and the town commission has their meetings the first Monday of each month in the town hall. A meet-and-greet of the seven member panel will be held May 6. The commission also conducts workshops once a month including a two-day workshop April 24-25 to discuss lighting laws that protect sea turtle nesting sites. Restrictions on exterior lighting are put in place each May through October when the turtles are in their peak nesting months.

Although utility billing is handled from the town hall office, the public works department is at 600 General Harris Street by the Christ Church of Longboat Key, the barrier island’s northern end. This department is responsible for street maintenance, parks, beaches, utilities and garbage collection. Water and sewer concerns are also handled through public works with an after hour emergency number at (941) 316-1977. The town water plant is located at 4250 Gulf of Mexico, just south of St. Mary Star of the Sea Church.

The Longboat Library is the next-door neighbor to the town hall at 555 Bay Isles Road. This all-volunteer staff controls a large assortment of books and audio CDs, with membership fees to cover costs. The Longboat Key government provides no funding to the library. Internet access through library computers are connected to printers for patron convenience. At 2,300 square feet, the library was built in 1971. There is a proposal to replace the library with an arts, culture and education center and a small black box theatre. Another favored site proposal is the old Amore Restaurant site behind the Publix shopping center plaza. The town is working in cooperation with the Ringling College of Art and Design for the proposed center.

The town operates two fire department buildings and one precinct for police protection. The northern end of Longboat Key is protected by the fire and rescue staff at 5490 Gulf of Mexico Drive while protection of the lower end is at 2162 Gulf of Mexico Drive. Fire and rescue operates on three shifts daily with 33 employees, seven per shift and two lieutenants and one deputy chief. For the past 19 years Paul B. Dezzi has been the fire chief. The fire department was formed as a volunteer organization in 1953. A $1 million renovation of the 1994 northern building and replacement of the 1986 south end building is expected to start this year.

The police department building is next to the northern fire station at 5460 Gulf of Mexico Drive. Longboat Key came in second place, rated among the safest places to live in Florida, ranked by HomeSnacks. Police Chief Pete Cumming oversees 20 sworn officers, one reserve officer, seven civilian personnel and one part-time beach patrol officer. The department maintains a marine patrol to assist the coast guard and sheriff’s department to ensure safe boating operation on Sarasota Bay and intracoastal waterways.

Longboat Key maintains five parks from Overlook Park and Quick Point Nature Preserve on the south to Joan M. Durante Park on the north. Tennis and nature are big on Longboat Key so the Public Tennis Center by the town hall gets a lot of usage. Nature abounds in the Bayfront and Bicentennial parks.

The Bayfront Park Recreation Center building at 4052 Gulf of Mexico Drive offers a 1,350 square foot activity room to rent for parties, wedding receptions or meetings. Pilates, yoga, dance and physical fitness training are on a daily schedule when the building isn’t rented. The park has many other amenities including dog parks, one for small and one for larger dogs. Tennis, basketball, pickleball, shuffleboard and a multi-purpose field are designed into the plans of this park. You can rent kayaks from the private operators Happy Paddler Kayak Tours & Ecoventures. You can store your own kayak on-site for a fee. The pavilion is available for rent as a picnic site. Most recently the town created a Gulf of Mexico beachfront park across the street.

To help preserve the history of the United States, Bicentennial Park was dedicated in 1976 as a one-acre conservatory park with native plants, just west of the town hall. More to the north Joan M. Durante Park is a 32-acre site with Florida natural trees. Invasive exotic plants were eradicated through a federal grant from the U.S. Fish & Wildlife Service. Driving over the New Pass bridge you are greeted to Longboat Key by Quick Point Nature Preserve on the right and Overlook Park on the left, a popular fishing spot on Longboat Key.

Over the years I’ve sold many single-family homes in Country Club Shores and I have two listed there that are offered at a good value for a home buyer that wants to be on the water for boating with beach access. Longboat Key has plenty of opportunities to be on the water, so I am highlighting two more in Manatee County on the northern end of the island. One is in Bayview Estates and the fourth is in Cedars East.

Country Club Shores is also known for its proximity to St. Armands Circle and the lifestyle of Sarasota. Created in the 1960s by the Arvida Corporation, Country Club Shores has seen its share of single-story homes upgraded or replaced with sleek multi-story homes. Deeded beach access is granted through entry points off Gulf of Mexico Drive. It is a community that is ever evolving and worthy of a look by home buyers.

Whenever you see a property for sale that is “West of the Trail”, meaning the Tamiami Trail, you are given the clue that this home is near the water. It’s a popular advertising statement whether the home is on the waterfront or is within a short distance. The community of Oyster Bay qualifies as “West of the Trail” and is a good location for a home.

But Oyster Bay has other amenities that make this community very attractive to home buyers and I outline some them in my REALTALK™ #150 video. Driving among the 168 custom built homes in Oyster Bay you have a feeling that this area is a wonderful place to raise a family. The large lots with unique homes grab your attention.

Anywhere between the Trail and Roberts Bay you are a short distance to the Field Club. This exclusive club is one of Sarasota’s oldest, named for Stanley and Sara Field who built a villa in 1925. Their wealth was amassed as heirs to the department store chain of Marshall Field, based in Chicago.

The home was purchased in 1957 to be used as a private club. Today members can reserve any one of nine tennis courts on the grounds. Lessons are available to individuals and groups of all ages by two of the area’s leading tennis professionals. Tournaments are held in the late winter and early spring. A wellness Center was added in 2015 with state of the art fitness equipment and group activity room.

The marina is open to Florida Council of Yacht Club and reciprocal yacht club members but must be reserved in advance through the dockmaster office. It is a full-service marina with electricity connections at the boat slips. Gasoline and diesel fuel is sold onsite. Fishing tournaments and poker runs are arranged on a regular basis by club members. A large pool with multiple swimming lanes is near the marina.

There are five dining areas and one bar to choose from. The Grill Room offers a casual experience while the main Dining Room is the flagship experience. The Captain’s Room can be reserved for banquets or gatherings and the Commodore’s Room is for smaller groups. The Lagoon Terrace is a nice outside dining experience.

Oyster Bay is also known for its proximity to the Pine View School system, south in Osprey, a magnet school that attracts gifted children in grades two through 12. Any resident of Florida can apply to this school and demonstrate their need for an accelerated program. Living in Oyster Bay makes transportation to the school a little easier. U.S. News and World Report ranked Pine View as the number one in the state and number seven in the United States. In April a team from Pine View travelled to New York City and finished third in the National MathWorks Math Modeling Challenge.

If you are into golf, there are plenty of courses to choose from including the TPC Prestancia, a par 72 championship 18 hole course. TPC Prestancia has hosted a number of professional tournaments. Its social club is active and the 35,000 square foot club house offers the best in private meeting spaces and dining rooms.

The area has four fine nature parks. Phillippi Estate Park is on the southern edge of Oyster Bay across Phillippi Creek and includes such attractions as the historic Edson Keith Mansion, listed in the National Register of Historic Places. A little further south is Oscar Scherer State Park, home to the threatened Florida Scrub Jay. Pinecraft Park is in the heart of Sarasota with hiking trails on 22 acres of land. Sand and water lovers will greatly appreciate Siesta Beach on the Gulf of Mexico.

Overhaul of LongboatRealEstate.com completed last week

In January of this year we released a complete redesign of LongboatRealEstate.com. The website featured more video including a main video that stretches the width of the screen on the home page. It was designed with a responsive format that adapts to the size of the screen, making it ideally suited to respond to smartphone and tablet screen sizes. The back-end, along with the responsive design is attractive to the algorithms of the search engines.

Last week we overhauled the menu system with the goal to make the site more user-friendly. Now with one, possibly two clicks, you should be able to navigate to your most desirable location. For visitors who wish to search homes, you can find properties for sale in most Sarasota and Longboat waterfront or luxury estate communities in your price range by finding the community, then the price range. City information and monthly Comparative Market Analysis (CMA) reports back to 2008 are also one-click away.

Home Showcase VIII - Promenade

This is a tale of three unique residences in an upgraded community on Longboat Key. It is the theme this week for the Home Showcase, the eighth in the series of articles. The three are in the Promenade, a community on Longboat Key that was recently upgraded with a new lobby area and new walls in the corridors for a fresh, new look. There is the Penthouse that I discussed in the Home Showcase II article, it qualified as a Coldwell Banker Global Luxury property. There is a residence that closed two weeks ago, but it was replaced last week with a new listing.

As I discussed in my REALTALK™ #118 video, the Promenade was originally designed for three buildings with a central Promenade. The designs changed, and two of the buildings were separated out into the Water Club community. In all, there were 11 stories for the Promenade, completed in 1985 with 112 units. Because the designs were for three buildings, the amenities were to be sufficient to support three buildings. That created a high attraction for buyers wishing to live or vacation on Longboat Key.

Many of the luxury waterfront resident communities on Longboat Key are private and secure. They have on-site management and guard gates that are manned 24/7. The Promenade adds full concierge services so you will always be greeted with a friendly face. Each residence also has its own storage space and secure under-building parking.

You can split your time among the many fine amenities at the Promenade. The building overlooks the white sandy Gulf of Mexico beach to relax or take a swim in the refreshing azure colored waters. Or you can swim in the over-sized pool for more recreation. Need more relaxation? Gaze out over the Gulf and watch the sunset from the beach-side spa. When friends visit, entertain them at an outdoor gazebo with grilling stations. There are social rooms to gather with friends or continue to honor your guests.

For those that want to keep their athletic form, there are plenty of opportunities for that at the Promenade. On-site are four Har-Tru tennis courts. There is a fitness center with state-of-the art exercise equipment. There is even a men’s and a women’s health club. If you need more, consider a membership in the Longboat Key Club with two championship golf courses, both of which are nearly outside of the gates of the Promenade. Club members also enjoy many benefits of fine dining, athletics and events.

When night rolls around venture out to St. Armands Circle with its fining dining. Drive a short distance to Sarasota and enjoy more fine dining and take in a play in the city rated Number One in the nation for its cultural arts among small cities. There you can listen to a symphony orchestra, catch an opera, watch a ballet performance or take in one of the many international performances that are booked at the Van Wezel Performing Arts Hall. Its location is perfect, with all of this and located near the shopping center that has a CVS pharmacy and Publix store.

Privateer - Community Spotlight

At the beginning of this month I highlighted L’Ambiance residences, a community of residences in two buildings at the south end of Longboat Club Road inside the gates of the Longboat Key Club. At the north end of Longboat Club Road are 116 residences in the Privateer community, recognized as Privateer North and Privateer South. Although common in structure and sharing many of the amenities, in this case each of the two buildings is represented by its own condominium association. Each also has its own in-house management company and participate in a joint commons association.

The Privateer is ideally situated on the sandy beaches of the Gulf of Mexico coastline of Longboat Key. The white sands of the beach are pleasant to walk on as most of the sunlight is reflected by the sands. Dolphins weave and bob in the surf, sea turtles nest on the beach and an occasional manatee will be seen swimming by in the summer months when the water temperatures nurture their metabolism. These magnificent creatures retreat to the rivers and springs in the winter, best viewed during these months by the warm waters near the TECO power plant in Apollo Beach.

Golfers will enjoy playing the par 71 championship Links on Longboat golf course. Formerly Islandside golf course, the Links on Longboat was recently updated by designer Ron Garl, already known for its formidable 6,748 yards of fairways and greens. Its signature holes are the challenging par 5, 500-yard number 2 and the par 4, 420-yard 15th hole. The course is one of two of the Longboat Key Club, the other Harbourside Golf Course is a short distance away. Members of the Longboat Key Club enjoy other amenities including tennis, marina with yacht-sized docking and four fine restaurants.

Near Harbourside Golf Course are pharmacy, grocery shopping and more fine restaurants to choose from. But classic is its proximity to the famed St. Armands Circle with boutique shopping and fine dining. St. Armands Circle is rich in history with its relationship to the Ringling circus. Continue over the Ringling Bridge to Sarasota with its cultural arts diversity.

Updates at the Privateer
Recent updates - Some community updates include new swimming pool pavers and spa at Privateer

The amenities are plentiful in the Privateer. A recent addition is a spa for the residents to enjoy. It is near the Olympic sized pool and connected with a renovation project that included new pavers surrounding the two areas. Recent updates also include the addition of new equipment in the fitness center, where state-of-the art exercise appliances replaced aging equipment. A sauna was included for relaxation after a hard workout. The two tennis courts enhance an active lifestyle and two shuffleboard courts encourage social interaction. Covered and guest parking add to the value of ownership.

Many residences have been upgraded from their original designs in these units that were constructed in the years from 1972 to 1974. Within the past couple of years the Privateer did their own renovations to the exterior of each residence by replacing the solid walls on the terraces with clear balcony barriers for better Gulf viewing. Starting with a two-bedroom, two-bath floor plan of 1,080 square feet, choices continue upward to 1,736 square feet.

One of the nicest sunset views on the Gulf of Mexico might be from one of the residences at the Promenade. This amenity-rich community is primed for the luxury lifestyle that makes Longboat Key a popular destination as a second home or a retirement domicile. On the southern end of the island, Promenade is a high rise with 112 residences in a variety of 10 different floor plans starting at 1,585 square feet of living space.

Add to that penthouse floor plans and choices increase. My penthouse listing at 1211 Gulf of Mexico Dr, #904 takes it to the next level and offers Gulf-to-bay views so you have the added attraction of Sarasota skylines. One of my favorite words in real estate is updated and this residence has plenty of updates with high end finishes. Some purchases at the Promenade are intended as rentals and are restricted to a three month minimum and twice a year. Approximately 25 percent of the residents are there year round and neighborhood friendships can strike up quite quickly.

Promenade is close to the grocery shopping of the Publix or the many fine dining and shopping areas offered at St. Armands Circle. And of course the center of cultural arts in Sarasota provides concerts, ballet, opera and orchestra performances, accessible over the Ringling Causeway and Bridge.

Community Spotlight - Country Club Shores

REALTALK #72 - Country Club Shores has some good value in homes as I point out in REALTALK™.

You’ve got a few choices if you prefer to be on the water in Longboat Key and Sarasota, especially if you also want to have a boat for recreational use. There is Bird Key with its many fine canals and direct waterfront, then there is Country Club Shores where most of the homes rest on a canal and many have their own private dock space. Best of all, there are many homes that have great value in their purchase price in Country Club Shores.

I discussed purchase price in this community last week in my REALTALK™ #72. If you are looking for a home that you can increase its value, you can easily find property here that is manageable, well worth some tender loving care or a complete remodel. These homes were constructed in five phases of 420 parcels starting in 1962.

As I pointed out last week these homes make great investment opportunities with reduced risk. In those remarks I responded to a viewer question who had a concern over the market’s ability to sustain growth. The real estate market is hyper-local and looking at the neighborhood for investment is a wise strategy. Country Club Shores is one of those neighborhoods.

Country Club Shores - With the Gulf of Mexico on one side and Sarasota Bay on the other side of the main Longboat Key road, there are plenty of opportunities to enjoy the water on Longboat Key.

There are great views of the Sarasota skyline at the ends of the deep-water canals that were formed in the development of this community. The roads are named in classic boating terms such as Halyard, Schooner, Yawl and Outrigger. Other road names follow terms that a golfer might appreciate; Birdie, Wedge, Chipping and Putting Green. And why not, a world class golf course in the Links on Longboat is directly across the main road of Longboat Key, Gulf of Mexico Drive. One of two championship courses that is accessible with a Longboat Key Club membership, Harbourside Golf Course is just a short drive north of Country Club Shores. The 45 holes on these two courses can challenge a seasoned veteran and also be rewarding for a novice golfer.

I currently have four homes listed in Country Club Shores, starting at $749,000 for a three bedroom, two bath with screen-enclosed lanai and heated swimming pool at 609 Halyard Lane. Toward the end of Hornblower Lane, I have listed a four bedroom/four bath estate overlooking Sarasota Bay. The better views come at a premium and this one can be purchased for $3,100,000. There is a fifth home that recently went pending that will make a nice remodel project. Of the total 23 homes, the average list price is $1,615,347.

Country Club Shores is a wonderful place to raise a family. Southside Elementary School, Booker Middle School and Booker High School provide excellent opportunities for learning. Parents of budding athletes look in Country Club Shores for homes while their son or daughter attends the IMG Academy.
