The community that overlooks Sarasota Bay is certainly grand, inspiring the name Grand Bay. Six buildings built by the Arvida Corporation from 1994 to 1999 are tucked away in a secure location of Bay Isles, secured with its own manned guard gate 24 hours a day. I have four listings there, three in the last few months, for my Home Showcase XXXIV.

I highlighted Grand Bay in my REALTALK™ #117 Community Spotlight video, on a beautiful day in February 2017. We’ve had many more similar weather days since then so our reputation as the Sunshine State remains strongly intact. In the video I discussed the value you can achieve in these residences and the variety of size floor level.

You also have the option of choosing from different floor plans. With nearly 3,000 square feet of living space, the corner Antigua floor plan is highly desirable as it overlooks the Harbourside Golf Course of the Longboat Key Club and gentle waters of Sarasota Bay. Residents with a Biscayne floor plan enjoy a split bedroom plan, wraparound balcony, great room and media room under 2,250 square feet of living space. The 2,500 square-foot Cayman flows through the building with balconies facing east and west, for sunrise and sunset vistas. Penthouse suites offer the highest level of luxury and views, a large terrace for your own private hot tub or putting green and over 4,400 square feet of living space.

There are three different floor plans in buildings five and six. Without modification, equipped with two bedrooms, two baths and wraparound balcony the Aruba floor plan is open with a great room and split bedroom plan for guest privacy. Like the Cayman, the Capri floor plan flows through the building with direct balcony access from the master and guest bedrooms, nearly 1,400 square feet.

Grand Bay is very pet-friendly, one of the Longboat Key communities that allow up to two large dogs. Within the community you have access to two swimming pools, Har-Tru tennis courts, a fitness center and clubhouse. There are social meeting rooms for small gatherings. Residents also appreciate the on-site management and experienced maintenance staff. Grand Bay is located close to Publix, CVS and Chase bank and is a short drive to St. Armands Circle.

All residences at Grand Bay come with deeded access to the Bay Isles Beach Club. You can take advantage of the well maintained white sand and warm Gulf of Mexico waters currently at 70 degrees, open 24 hours with a private gate pass. Catch the sunset or enjoy the many amenities of the beach club such as sand volleyball. The club is equipped with a pavilion which is available for reservations to entertain guests. Grills, restrooms and showers enhance your beach enjoyment.

The past four years of REALTALK™

Approaching 2019 and our 200th episode of real estate discussions

Episode Number 1
First Episode - We discussed the 2013 and 2014 Sarasota real estate market on April 23, 2014.

When I launched the REALTALK™ video series on April 23, 2014 I wanted to discuss important topics that affected home buyers and sellers in Sarasota and barrier islands. Now 187 weekly episodes later we have done just that. The videos have covered 47 different communities from the Oaks Bayside in Sarasota to the Lands End neighborhood on north Longboat Key. Many times Mary Kay Ryan and I have recorded our episodes from the homes in the neighborhood we were discussing.

There is so much to discuss as each community has its own atmosphere. In our videos of residences on Longboat Key I try to address those unique features that would make it attractive to buyers. We can explain the difference between the luxury beachfront lifestyle of Beachplace and why Grand Bay on the bay side might offer a different attraction.

We covered the Ritz-Carlton downtown from the penthouse there in REALTALK™ #71, then followed up with a spotlight on the Ritz-Carlton Beach Residences two years later in our #154 episode. Someday I hope to have a review of the new Ritz-Carlton that is under development in the rejuvenation of the Quay district downtown.

And we have gone into areas that the casual home buyer may not be aware of. We recently discussed Tremont Estates on Lido Key, just blocks from St. Armands Circle, and Bungalow Hill, west of trail in Sarasota. We thought it would be important to discuss areas like Sapphire Shores on Indian Beach in Sarasota and the luxury homes that were built in the Sanderling Club on Siesta Key.

We have also directed our attention to the gated communities of Bay Isles and homes that have beach access through deeded titles. You can get a glimpse of Queens Harbour, Fairway Bay and the Bayou neighborhood in our community spotlight series.

But we have also taken on the serious business of home buying and invited local experts to discuss topics that impact a sale or the value of a home. Real estate attorney Thomas Luzier of the Sarasota firm Dunlap and Moran took on the discussion of state Doc Stamps and Title Insurance in REALTALK™ #38. It has been one of our most viewed videos. This is one I send a link to customers who have questions about these two topics as Thomas did an eloquent and concise review of these two sometimes confusing areas of Florida real estate law.

Insurance in Florida is also unique and sometimes misunderstood. Mike Mailliard of MIC Insurance has been an expert and a frequent guest. In the fall of 2014 we recorded a two-part series where he discussed some important features to look for while insuring a condominium, and then followed it up with part II on insuring single-family homes. He returned for another two-part series as we approached the storm season two years ago. His June 2016 series was timely as he first discussed changes in Florida law that affected home owners, then followed up the next week on actions that needed immediate attention in preparation of the summer months. This episode is one I highly recommend as he discussed protecting your most valuable assets before disaster hits. On September 21, 2017 he provided an update on Florida insurance just days after Hurricane Irma made its path through central Florida.

We have had other experts discussing different topics. A good discussion on the ease and use of a Smart Home was presented in an interview with Wicked Smart Homes president, Mark Bolduc. Sea wall construction has changed over the years so we invited Jim Smith of Custom Dock & Davit to discuss and demonstrate new technologies that offer more longevity. We discussed the advantages of buying new construction in Sarasota with guest Amy Drake, in REALTALK™ #52. I am no lawyer but have enough knowledge of common questions customers ask me so I discussed TRIM notices and preparing for taxes in REALTALK™ #57.

Local programs that have a great social benefit have been discussed. There was no one better to explain the world renowned St. Armands Circle than Diana Corrigan, Executive Director of the St. Armands Circle Association in REALTALK™ #58. Titus Herman, CEO of Southeastern Guide Dogs discussed his program of service to the blind and veterans of war. Juliette Valin, director of membership at the Longboat Key Club was in an episode to discuss the benefits of joining this highly recognized organization. The Westcoast Black Theatre Troupe was highlighted in REALTALK™ #101 in an interview with Nate Jacobs, founder and artistic director, which finished with a duet.

Market updates for sellers and buyers as we see it

Sons Max and Jake - I receive many good comments when sons Max and Jake join me in REALTALK™ discussions, especially around the holidays.

We sometimes think that buyers are only here during peak season from November to mid April. If that were the case we wouldn’t have any home sales in the summer, of which we had a brisk season in those months too this year. As peak seasons come and go I discuss the market and prepare sellers on expectations for their homes on the market. I discuss timing and any perceived fluctuations that might have an impact on the sale of luxury homes or residences. In these updates I provide my best estimate of market timing and how to best present your home for the upcoming season. These updates have been very popular and are some of the most viewed videos.

We like to have fun too. Sons Max and Jake have grown up as guests the past four years, and they discuss serious topics. These videos receive the most comments from viewers, whether they like the way Jake and I discussed the home-buying process or Max asking me questions about home pricing. We present these videos around holidays, particularly at Thanksgiving when I promote Roger’s Great Pie Extravaganza. I learned of their aspirations for the future in a year ending 2016 holiday greeting and magic trick in REALTALK™ #112.

For my Home Showcase series I am highlighting three residences on Longboat Key that are in two of my favorite communities, Grand Bay and Beachplace. They are both near the shopping center that has a Publix and CVS and they are both within an easy drive distance to St. Armands Circle and Sarasota. Grand Bay, a gated community of six buildings on Longboat Key, is in a great location with the championship Harbourside Golf Course outside your door, the Moorings Marina to the south and shopping center with Publix as you depart the gates of Bay Isles. And with most Grand Bay properties you get a stunning view of Sarasota Bay and the skyline of the city. Today I am highlighting two featured residences for sale in this Home Showcase VII series. In the last 12 months I have closed on six properties there for $6.178 million, an average closing price of nearly $1.03 million each. I discussed opportunities in the Grand Bay community in REALTALK™ #117.

This community has its own 24/7 manned gates within the Bay Isles security gates. With each property there is deeded access to the Bay Isles Beach Club. There are a combination of single-family homes, villas, townhouses and bay-front residences in this community with two gated entrances in Bay Isles. The beach club is on the Gulf of Mexico side, is private and gated. There you can watch the sunset, work on your tan, or swim in the gulf while enjoying the white sand beach of the Gulf.

Membership in the Longboat Key Club provides access to two championship golf courses including Harbourside that you overlook from the balcony of your home. The Links on Longboat is a short trip south off Gulf of Mexico Drive. As a club member you have access to four fine restaurants, spa, tennis courts, gulf-front pool, fitness center and high quality events throughout the year. The Longboat Key Club Moorings is a full service marina, the largest deep-water moorings on the Gulf coast. You can park your super yacht there as they can accept boats up to 150 feet in storm-protected slips.

Amenities of Grand Bay are some of the best on Longboat Key. Two heated swimming pools are on the grounds of this community, each with a spa for relaxation. There are two tennis courts that are centrally located. There is a fitness center and the community center has its own stylish clubhouse with game room and library. Under-building parking is provided with ownership. Add on-site management and you have a full complement of amenities.

Built in phases from 1994 to 1999 by the Arvida Corporation, there are five floor plans and penthouses available among the 272 residences at Grand Bay. The Antigua floor plan is one of the largest and most desired with 2,925 square feet of living space under air. This floor plan is configured with three bedrooms, three full baths and one partial bath. The Cayman is offered with 2,550 square feet of living space, three bedrooms and two full bathrooms. The Bimini and Biscayne are close in the amount of living space in each residence, and are configured with three full bedrooms, three full bathrooms and one partial bath. The Aruba floor plan is a cozy residence with two bedrooms and two bathrooms.

In the second Home Showcase series I highlight some residences that have a few features in common. They are all on the water with at least three bedrooms and they all meet the Global Luxury requirements for Coldwell Banker and are featured at ColdwellBankerLuxury.com. There are four this week on the theme in four different communities, a unique situation to highlight the community and the residence within. Last week I covered Global Luxury single-family homes on Bird Key in the first Home Showcase.

Rare residence in the Water Club North community

The first is a rarely available residence in the Water Club North community directly overlooking the white Gulf of Mexico sand beaches. The panoramic views of the sunsets are breathtaking from this seventh-floor residence. Built in 1999, The Water Club is in a great location on the southern end of Longboat Key, was designed as a new concept, bringing the club-like experience that was trending in the Miami to the southwest region of Florida. Golden Gate Point is in a great location with its proximity to Marina Jack, downtown Sarasota and the beaches of Lido Key. Its true development started after developer Owen Burns purchased the land, increased its size to 22 acres and in 1922 added a seawall to protect the peninsula. Grand Bay is another of my favorite communities on Longboat Key and I’ve sold many residences here in each of the six buildings overlooking the bay and the skyline of Sarasota. A portion of the world-class Harbourside Golf Course flows past the community and adds to the beauty of Grand Bay. This community is secure and private behind the gates of Bay Isles, with its own 24/7 manned security gate. Each owner has deeded access to the beach club on the Gulf of Mexico shores. But its community has plenty of amenities with fitness center, heated swimming pool, spa, tennis courts and social rooms.

The property at 3040 Grand Bay Boulevard, #221 in building 2 has one of the most sought-after Antigua floor plans in this community. It is offered turnkey furnished with designer upgrades including a more open floor plan with the kitchen opening up to the living room and dining areas. I have an alert for Longboat Key home buyers! There is a secure neighborhood on the island with 24/7 manned guard gates, golf, tennis, swimming, a private Gulf of Mexico beach club and with a selection of single-family homes, maintenance free homes, villas, condominiums and townhouses on the market. With this much variety and amenities you may wonder how you may have overlooked this community.

Fact is, if you were looking to buy in places like the Harbor Section, Sabal Cove, Queens Harbour or Grand Bay you were looking at real estate that has deeded access to one of the most encompassing clubs on the island. Bay Isles on the southern end of Longboat Key is a neighborhood of communities behind a southern gate that serves communities such as the single-family homes in the Harbor Section or the townhouses and residences of Fairway Bay. The north gate near the Publix grocery provides access to the single-family homes in Sabal Cove, Weston Pointe, the maintenance-free homes in Queen’s Harbour and Coreys Landing, or the condominiums of Grand Bay.

Besides the security of this gated community, members of the Bay Isles Beach Club also have access to the private white sands of the Gulf located at 2111 Gulf of Mexico Drive. With your personal key card you open the gates to the beach with its outdoor pavilion, showers, restrooms, barbecue grills, picnic facilities and beach volleyball.

Also behind the north and south gates are the facilities of the Longboat Key Club, which expands your horizon with access to the moorings marina and Portofino Restaurant & Grill. Members of the Longboat Key Club can enjoy a challenging round of golf on the championship course at Harbourside Golf Course. This tree-lined course opened in 1982 and now consists of three nine-hole courses, the White Egret, Red Hawk and infamous Blue Heron.

All of these neighborhoods are near some of the finest shopping and dining that is available on Longboat Key, St. Armands Circle and Sarasota. Opera, orchestra, musicals, ballet and plays add to the thrill of living at Bay Isles. And no visit to Sarasota would be complete without a tour of the Ringling Museum of Art and the home of John and Mable Ringling, Ca’ d’Zan.

In the mid-70s Arvida Corporation, a developer that was responsible for a large portion of the southern end of Longboat, Bird and Lido keys, recognized the potential for this area of the island. In 1976 the company filed documents with the state of Florida under the chapter name, Bay Isles, realizing the market was in need of a secure neighborhood with amenities. What formed were the homes and residences that followed. Here is a look at some of the communities of the Bay Isles Beach Club.

Harbor Section: Take a right turn past the southern gate to navigate through the Harbor Section of Bay Isles. Each lavishly landscaped single-family home backs to a canal structure that leads to Sarasota and the Gulf of Mexico open waters. You can review the current set of CMAs and the inventory that is available in this section.

Fairway Bay: A community of 288 residences comprised of mid-rise buildings and townhouses in three separate associations. The community shares a pool, tennis courts, clubhouse and exercise room. Fairway Bay residences are access through the south gate along Harbourside Drive and is across the street from Harbourside Golf Course.

Emerald Pointe: Three homes of its total 16 have been sold this last year in the community of Emerald Pointe. Emerald Pointe is a pet-friendly community consisting of mostly two-story villas built around the year 2000 on Harbour Links Drive, easily accessible through the south gate. Properties also back up to the Harbourside Golf Course.

Marina Bay: Near Fairway Bay and Emerald Pointe is Marina Bay, 60 condominiums on Sarasota Bay in three buildings constructed in the early 1990s. Residents have access to a heated pool, spa, fitness facilities and tennis courts centrally located near the middle building. One small pet is welcome.

Weston Pointe: Weston Pointe, Winding Oaks, Bayou, Sabal Cove, Queen’s Harbour and Coreys Landing are mostly single-family homes located around a series of canals and lakes inside the north gate. Each single-family home owner in Weston Pointe has deeded rights to their own private boat slip on a canal that leads out to Sarasota Bay. This community is located within a short walk of the Publix and Amore By Andrea Restaurant, which serves some of the finest Italian cuisine on Longboat Key.

Winding Oaks: Continue up Harbourside Drive inside the north gate and you will find the community of Winding Oaks. Many of these single-family homes built on two small lakes were built in 1988 but have been updated for a more modern lifestyle.

Sabal Cove: Directly across the street Sabal Cove homes offer many of the luxuries that comes with a single-family home ownership. Harbourside Golf Course winds its way around the lake that backs up to the homes in Sabal Cove built in the early 90s. Some homes on the interior face a cul de sac, offering more privacy. The listing I have at 3340 Sabal Cove Lane faces the lake and greets you with manicured landscaping and a brick-pavered driveway.

Queen’s Harbour: Many of the homes built in Queen’s Harbour were constructed between 1995 and 2000 but have also been updated with modern technologies, appliances and building codes. Homeowners here can enjoy a good second home in the winter, as most of the exterior maintenance and landscaping is handled by the local association. Many of the homes in Queen’s Harbour have their own private dock on a canal that leads to Sarasota Bay.

Coreys Landing: Most of the exterior maintenance of homes in Coreys Landings is also the responsibility of the association. As with Queen’s Harbour some owners with homes on Mistletoe Lane have their own private boat dock on a canal that winds out to Sarasota Bay. Coreys Landing residents enjoy a community pool with spa and tennis courts.

Grand Bay: Continue up the road to its end to find another set of 24/7 manned guard gates at the six-building community of Grand Bay, a masterful collection of residences that overlook Sarasota Bay. Grand Bay is the highlight of condominium living on the bay with many amenities starting with on-site management. The heated pool and spa, tennis courts, fitness center, clubhouse, path structure and picnic areas exist with the community that is wonderfully landscaped and well maintained. The 271 luxury condominiums were built between 1994 and 1999. The inventory is rich, check the history and pricing through our current CMAs.

Looking out over the Sarasota Bay in the morning to view the sunrise is surely a stunning sight. Our photographer captured this beautiful scene in a time-lapse series while recording the residence at 3030 Grand Bay Boulevard, #345. These sunrises occur nearly every day in any of the homes in the six buildings that make up Grand Bay. When the sun rises more overhead, the Harbourside boat moorings and Harbourside golf course display their splendor. It doesn’t end there. As the sun falls in the sky Grand Bay owners with wraparound terraces are able to relax and witness this spectacle over the Gulf of Mexico while sipping on a good glass of wine. The views make this community one of my favorite places to sell on the bay side of Longboat Key.

At that point I don’t have to mention the vast amenities that come with ownership. In just one building you have access to the fitness center with a separate section for aerobics. Women and men have separate shower areas each equipped with sauna and steam rooms. The second floor has a large meeting room accessible by elevator. The lounge with bar is also located on this floor. A kitchen area is sufficient enough to support large gatherings.

There are many opportunities for recreation. Two on-site Har-Tru tennis courts are open for use daily, as is are the heated swimming pools which are conveniently laid out on the grounds between the two sets of large buildings. The Harbourside Golf Course of the Longboat Key Club wrap around all six buildings.

If you are into boating, the Longboat Key Club Moorings is one of the finest marinas in the area. The marina can accommodate up 291 boats with long-term and overnight rentals. These slips up to 150 feet offer Cable TV, slip telephones, WiFi with electricity and water service. Showers, saunas and laundry service are also available to guests of the marina. The Portofino Ristorante & Bar is a great place to relax and have a fine Italian cuisine dinner.

Security and privacy is also a top concern in Grand Bay. There is a manned guard gate past the convenient shopping at Publix, just off the Gulf of Mexico Drive. You are greeted with another mechanical gate before arriving at a second manned guard on the grounds of the Grand Bay complex.

Six buildings in one community
There are 271 residences in the six buildings that make up Grand Bay on Longboat Key.

These luxury condominiums have mostly been updated, built from 1994 to 1999 by the Arvida Corporation. I was selling for this company at the time, and had a great deal of the original sales here. Arvida was responsible for much of the development on south Longboat Key and Bird Key until the merger with Coldwell Banker in 2002.

To understand what you are buying in Grand Bay you might research three of the most popular floor plans, beginning with one of the most popular Antigua floor plan. My Antigua for sale in Building I is on the ninth floor and has all of the spectacular views that I describe in the opening paragraph above. It is complete with three bedrooms and three baths, plus a half bath with 10-foot ceilings in this spacious residence of 2,925 square feet commonly associated with Antigua floor plans.

The Cayman floor plan was constructed as another 3 bedroom, 2.5 bath floor plan at 2,550 square feet of living space. These are very popular; I have one pending, two active and one sold Cayman just this month. Another popular floor plan with over 2,200 square feet of living space is the Biscayne. These were originally constructed as two bedrooms, 3.5 baths and a den. Since many of these residences have been updated, you can typically find one that has the configuration that meet your requirements.

The granddaddy of all floor plans in Grand Bay are the penthouses. I sold a stunning penthouse last year with four bedrooms, and 5.5 baths with 4,413 square feet of living space. The wraparound terrace was spectacular with top floor views, hot tub and totaled 9,756 square feet of space.

Under 2,000 square feet are two bedroom residences with Aruba, Bimini and Capri floor plans. These are a good value and I have a Bimini listed to show. REALTALK™ #66 - Buyers have specific requirements in high end waterfront homes.

Some things change, and some things stay the same. Sarasota continues to receive recognition for its retirement notoriety. Sarasota was listed by Livability.com as second, and the only city listed in Florida, among the best places to retire in 2015. Behind only Santa Barbara, CA, Sarasota claimed its fame on this list for cultural arts and health care. I pointed out in REALTALK™ #66 last week how the housing market has had a slight shift to the A-plus luxury market and pointed out some reasons in my REALTALK™ #65 the previous week on October 28.

Five of my six new listings last week were opened up on the market over one-million dollars, indicating the change. I am comfortable with the diversity of locations, from the upper tip of Anna Maria Island to Bird Key. Other homes coming on the market will follow a similar pattern of A-plus listings. It is an indication that sellers on the high-end market are feeling more comfortable.

The home at 604 Mourning Dove Drive on Bird Key is an immaculate waterfront residence. This newer home built in 2006 was upgraded throughout. It has new landscaping and new irrigation system on one of the more prestigious roads on Bird Key. The master suite on the first level has an updated bathroom and workout room. The second level is devoted to guests with two bedrooms, a social room and wet bar. It also features an office and guest level access to the waterfront terrace. The pool and dock with lift on a waterway that provides unobstructed Sarasota Bay access are wonderful additions to this classic estate selling for $2.995 million.

On Holmes Beach, the home for sale at 699 Key Royale Drive is pristine waterfront living. This home has classic finishes and designer details. For the avid golfer it is located across the street from the only golf course on the island. Amenities include a heated swimming pool and spa with plenty of outdoor entertaining areas. Deep water dockage completes this home listed at $2.499 million.

Back to Longboat Key and the gated community of Queens Harbour, you can move right into my new listing at 3588 Fair Oaks Lane. Everything about this home emanates with luxury living. The elevated double-door entry offer a perfect introduction to this home. The Ashford floor plan was modified with 434 more square footage for a better layout that includes a redesigned gourmet kitchen. A charming fourth bedroom was added above the garage for privacy. One of my personal favorites is Grand Bay on the eastern shores of Longboat Key overlooking Sarasota Bay and Harbourside Golf Course. So my new listing with a Cayman floor plan in building II is primed to move right into. Caymans provide stunning sunrises from the east terrace and magnificent sunsets from the west terrace. At $1.150 million it is a good complement to the penthouse I just sold today in the same building. Grand Bay is great for an active lifestyle with swimming pools, tennis courts, fitness centers and social rooms behind secure gates of Bay Isles.

My new listing at 520 South Drive on Anna Maria Island has a great price under one million. This will make a wonderful retreat or rental property for any anxious buyer. Two of the three guest bedrooms upstairs have their own private balconies. The swimming pool and dock with access to the Gulf of Mexico highlight this property.
