Three waterfront residences meeting Global Luxury criteria in home series

Coldwell Banker Global Luxury properties are marketed to a broader international audience, primarily through the ColdwellBankerLuxury.com website. These properties must meet the criteria of the global luxury brand and we have several currently listed. I have selected three waterfront residences listed in the last couple of months and their communities for this Home Showcase Series.

The Phoenix on Golden Gate Point

With the exception of the penthouse at 5,540 square feet of living space, the floor plans are spacious with 3,785 square feet each. The value in these homes are considerable when you realize that these properties are in the heart of downtown Sarasota, and will increase in value when the Quay takes shape with its fine dining and entertainment venues.

Sarasota quality homes and residences

Three new listings that meet the high Global Luxury standards

Harbor Acres in downtown Sarasota
Harbor Acres - REALTALK™ #56 Showcase.

For the tenth article in my Home Showcase series I am pleased to highlight three new listings that offer high quality residences and homes for sale in Sarasota County. The location of these three properties provides a good variety of choices, complementing other listings in our inventory. All three meet the standards of a Coldwell Banker Global Luxury, surpassing criteria established in April that include homes that are listed at more than $1.2 million. Two were built in 2015 and the third is one of the most beautiful homes in Sarasota.

Harbor Acres, one of the oldest waterfront communities in Sarasota

1505 Hillview Drive in Harbor Acres
1505 Hillview Drive in Harbor Acres

Harbor Acres consists of two peninsulas off Sarasota Bay on the southern edge of the city. One of the oldest waterfront communities in Sarasota was formerly known as Doctors Acres for its close proximity to Sarasota Memorial Hospital. Of the 160 homes in Harbor acres, many are new construction and on the water. There are garden home off the waterfront. I discuss the history and makeup of this community in my REALTALK™ #56 video.

One of the homes on the water is a five bedroom dream home recently completed in 2015 at 1505 Hillview Drive. The $4.695 million asking price is easily seen with a tour of this magnificent home. Designer finishes, thoughtful decor and custom construction built to the highest standards are the perfect introduction to this remarkable coastal craftsman in Harbor Acres. A John Potvin design and Murray Homes masterpiece, everything about this home is unique. From the hardy plank siding, pitched gable roof and extensive outdoor entertaining areas with separate cabana, to the pristine interior featuring vintage accents expertly blended with a modern flair, create an incomparable lifestyle, best experienced first-hand.

One of the most beautiful homes in Sarasota

136 Osprey Point Drive in the Oaks
136 Osprey Point Drive in Sarasota

In my REALTALK™ #139 video I highlighted The Oaks neighborhood in Sarasota while at the setting of my new listing in Sarasota. Homes built in The Oaks are constructed to the highest standards. Known for its location to tennis courts and two championship golf courses through the Oaks Club, this community has one of the best education systems in the country. U.S. News & World Report rated Pine View School as the top-ranked public school in Florida. Last month niche.com ranked the elementary school as number one in the United States, with the middle school ranked sixth. The high school was ranked sixth in the state for its quality of teachers.

One of the most beautiful homes in Sarasota at 136 Osprey Point Drive, where REALTALK™ was recorded, is an immaculate residence in the Oaks Bayside neighborhood, one of three communities in The Oaks. The estate is a flourish of custom finishes and designer upgrades inside and out. The expanse of the six bedroom layout encompasses more than 8,800 square feet of living space. Entertain with ease on the open terrace, offering an infinity-edge heated swimming pool, spa, fully-equipped summer kitchen and peaceful water views to enjoy at your leisure. The home is listed at just under $3 million.

One of the newest communities on Golden Gate Point

ONE88 #102 on Golden Gate Point
188 Golden Gate Point in Sarasota

ONE88 is one of the newest communities on Golden Gate Point, with spectacular views of the John Ringling Bridge and close proximity to downtown Sarasota. Developed by the VANDYK group in 2015, ONE88 is a community of eight luxury residences overlooking Sarasota Bay. Boat docks are available on-site and each residence has access to the pool, perfectly situated below each patio and sliding glass doors.

Home Showcase V - Featured homes on Longboat Key

by Roger Pettingell

Longboat Key homes highlighted

The largest of four towns in Florida split by two counties

Links on Longboat at Longboat Key Club
Longboat Key Club - Longboat Key homeowners enjoy a membership for its golf courses and amenities.

In the Home Showcase V, the series of articles highlighting featured homes in the area, this week will cover three featured homes that are on Longboat Key. Longboat Key is highly desirable as a winter residence for its wonderful sunsets, views of the Ringling Bridge and Sarasota at sunset, and of course the white sand and winter warmth on the Gulf of Mexico beaches. Visitors and home owners enjoy the barrier island for its fishing, golfing, swimming, tennis and its close proximity to fine dining and boutique shopping at St. Armands Circle. And of course there is the Longboat Key Club. With a membership you have access to two championship golf courses, four fine restaurants, tennis and much more.

On the Gulf of Mexico shoreline

4239 Gulf of Mexico Dr, Manor House #2
Manor House #2 in Pelican Harbour

Longboat Key is one of those rare towns in Florida divided by two counties. It is the largest of four that are split in the state. The first featured home is in the northern part of Longboat Key, in Manatee County at 4239 Gulf of Mexico Dr, #MH2. The island is divided between counties in the 4100 block of the main road that is Gulf of Mexico Dr. The home is a beach retreat on the Gulf of Mexico shores. It has been recently updated with more spacious rooms and a new full bathroom. The many updates to this home provide modern comforts. Although it is a single-family home, the offerings in this pet-friendly community of Pelican Harbour provide many amenities only available in other condominium communities on the island. This two bedroom home is worth a look, on the water at $1.195 million.

A sense of Key West in this Triton Cove home

3030 Gulf of Mexico Drive in Triton Cove
3030 Gulf of Mexico Drive, Longboat Key

If a Key West style home inspires you, the home for sale at 3030 Gulf of Mexico Drive in Sarasota County is perfect for your enjoyment. This three-bedroom home with three and one partial bathrooms has been beautifully updated. There is much to enjoy in this home including its own heated swimming pool and spa. It is elevated to help protect from storm surges and the five-car garage add to the functionality of this home. If you are a fan of gorgeous sunsets, the beach is a short walk away.

Behind secure gates and amenities of Bay Isles

3490 Bayou Sound
3490 Bayou Sound in Bay Isles

Bay Isles is a popular location for its security behind manned guard gates and access to the amenities offered through the Bay Isles Beach Club. There are separate communities in Bay Isles, each with their own charms and amenities and all in Sarasota County. The home at 3490 Bayou Sound offers that and much more under 2,500 square feet of living space. The split bedroom plan of three bedrooms and three bathrooms are wonderfully placed for guest privacy. The master suite has a walk-in closet and direct access to the heated swimming pool with screen enclosure. The private championship golf course of Harbourside Golf Course is outside of your front door step. Membership in the Longboat Key Club gets you access to the course and all that this private club offers. The home is ready for showing, listing at $850,000.

Last week I listed two more residences including a newer property built in 2015 at 188 Golden Gate Point, #102. The home overlooks the Sarasota Bay with spectacular views of the Ringling Bridge at sunset and with its lights on at night. This smart home is within a short walk to Marina Jack and downtown Sarasota. If your budget is under $500,000 for a home on Longboat Key then the residence in the Sand Cay community on the north end is worth a good look. Your view of the swimming pool and beach for sunset vistas is exquisite from this second-floor unit. Enjoy this fully furnished residence for yourself or use it as a rental with the generous opportunities this community provides. Please contact me at (941) 387-1840 for an exclusive showing of any of these homes or if you have a property to sell or buy.

New downtown construction update

by Roger Pettingell

1,500 new residences within two years

Downtown Community Redevelopment Authority district update

Marina Jack and the VUE in downtown Sarasota
VUE Sarasota - When completed this summer the VUE Sarasota will have 144 news residences and 255 hotel rooms overlooking Marina Jack.

A lot has happened to downtown Sarasota new residence construction since I last reported on the progress that is in the Downtown Community Redevelopment Authority district. That is much of the area in the 34236 zip code but does not include Bird and Lido keys. Most recently Golden Gate Point was added to the reporting. In all, 1,500 new residences will be in construction or completed within the next two years. The inventory is good, contact me to see any active listing that I mention in this article.

Downtown Sarasota

One of the largest projects and most visible on the skyline is the 144 luxury residences and 255 hotel rooms associated with the Westin Hotel chain is VUE Sarasota. Retail stores and three ballrooms are also in the mix. But labor shortages pushed the occupancy dates to an expected July 2017 completion. There are four residences remaining for sale at the VUE, starting at $962,000 for a 1BR/1.5BA unit with two-car garage to a 3BR/3.5BA penthouse on the 18th floor with three assigned parking spaces listing for $3,399,000.

Rising quickly from the ground on the other side of Tamiami Trail at the old CoCENTRIX property, the BLVD properties have two active sales on the seventh and 16th floors. Completion date for this 18-story community is expected in May of next year. The building will have 8,300 square feet of office space and its own restaurant. An infinity style pool will be constructed on the rooftop overlooking Sarasota and the skyline.

Three of the 10 two-bedroom, two-bath residences are active in the MLS for the Courtyard at Citrus Square in downtown Sarasota. These luxury condominiums above retail shops and restaurants are expected to open in July. The common areas feature a fireplace with sitting area in a private courtyard. These remaining units are offered with one carport from $385-$404,000.

1500 State street, Sarasota
Two of 20 residences remain for sale at 1500 State Street, expected to be completed in November.

There are two projects on State Street that when completed will offer 177 of the new residences in Sarasota. At 1500 State Street, 20 properties in the $390,000 range have two remaining active listings with a completion date around the end of this year. The bigger project in the 1400 State Street block, The Mark community, will be completed first quarter of 2019. A penthouse is for sale at $1.9 million, a 3BR/3.5BA home with 2,649 square feet of living space. Luxury abounds on the fifth-floor amenities of The Mark that includes a resort-style pool with private cabanas and fire pit lounge. A Resident’s Club Room, News Room and fitness center are also planned for this floor. Five properties are currently for sale in The Mark.

A certificate of occupancy is awarded to another townhouse community of 40 properties on Cosmopolitan Court. The Q, just south of Main Street in the Laurel Park neighborhood has seven active listings, mostly selling between $600 and $990,000. There is a three-bedroom, three-bath residence that is offered for $1,595,000. One of the bedrooms in this designer townhome is a private guest apartment with its own kitchen.

Near the historic Burns Square area

The Orange Club in the historic Burns Square area is expected to be completed in two months and will feature two projects of 15 condominiums and nine townhomes. There is one townhome that is listed among the five properties that are active for sale. The residences can be purchased between $525 and $760,000 while the townhouse is offered at nearly one million dollars.

Sansara, the recently completed community on South Pineapple Avenue near Burns Court has two residences for sale among the total 17. Two, 3 bedroom, 3 bathroom condominiums are listed at $2.95 million and $2.25 million. Amenities include a pool, private spa, cabanas, fire pit, outdoor kitchen with bar and a private gym with yoga room.

The resurgence of the Rosemary District

There are four properties for sale at Risdon on 5th, ready to be completed this summer. Different floor plans offer configurations of one to three bedrooms. This is a Rosemary District neighborhood zoned for mixed use with 22 residences and office space. There is a rooftop pool that is heated with solar panels for energy efficiency. The Rosemary District is close to boutique shopping, fine dining, theaters and the Van Wezel Performing Arts Hall with performances by international stars and symphonies.

Valencia at Rosemary Place is being constructed in three phases, of which the permit for phase III was issued in April. Phase II is currently under construction and is expected to be completed by the end of this year. There are 30 townhomes in this community of which two are offered for sale. The Madrid floor plan has 1,973 square feet of living space with three bedrooms and three and one-half bathrooms. With a two-car garage this home is listed at $550,900. Listed for the same price, the Almeria floor plan at 1254 May Lane is slightly larger at 2,099 square feet. It also has three bedrooms but is less one full bathroom. It has a two-car garage and private terrace off the master bedroom.

Six residences will be mixed with commercial space at Zahrada, or "Garden" in the Czech language. These homes at 1524 Fourth Street, also in the Rosemary District, has an expected completion date in August of 2018. Each condominium will be over 3,000 square feet and have three levels. Offered in the $1.3 million range, each home will have its own swimming pool and garage space for two cars. There are currently two of these on the market.

Golden Gate Point, 23 acres of prime real estate

On Golden Gate Point there are two remaining residences in the completed Aqua community. Award winning architect, Guy Peterson, was the designer of this community with an amazing list of amenities including a fitness studio, yoga room, sauna, wine room, putting green and waterfront heated pool and spa with barbecue and entertaining area. Each residence has an enclosed two-car garage and private boat slip with lift.

Also on Golden Gate Point, the four-story townhouse Allure communities with 4,000 square-foot residences were selling in the $2.2 to $2.7 million range. At ONE88 on Golden Gate Point there are two active listings in the community completed in 2015. Floor plans are offered with 3,000 square feet of living space and configured with three bedrooms and three and one-half bathrooms. The Pearl at 609 Golden Gate Point has half of its eight residences for sale. This community has a listed completion date of April 1, 2018 and will face downtown Sarasota on the eastern side of Golden Gate Point. Amenities include a pool with spa, cabana, barbecue, two-car garage and rooftop patio. Each property is 2,750 square feet, has three bedrooms, three and a half baths. The listing price starts at $1.65 million and increases $100,000 with each level.

We have prepared a page on this website with a description, photo, prepared active search and additional links for most of the new residence communities on Longboat Key, Lido Key and Sarasota. The latest update was made April 21, 2017. Call us at (941) 387-1840 for an exclusive showing of any active listing mentioned in this article.

Spotlight- Golden Gate Point

by Roger Pettingell

History leads up to a Point resurgence

Wonderful location with splendid Ringling Bridge views

The Phoenix, completed in 2001
Spectacular views - Nighttime view of the Ringling Bridge from a residence in the Phoenix.

When the most current Downtown Community Redevelopment Authority report came out on June 15, the small peninsula of land known as Golden Gate Point was added as an addendum. After all, it is in downtown Sarasota and secondly, it is seeing its own redevelopment. New communities such as the recently completed ONE88 and the one deep in construction that is Aqua, are to be followed by plans of other communities on this area of land barely larger than a city park. The point is once again one of the most sought after residential locations in Sarasota.

Golden Gate Point is rich in history, mostly through the original efforts of two men that had visions for Sarasota. John Ringling owned the land in its earliest of days, a small strip of land with little development. After the sale to Owen Burns in 1910, the point saw its first development. Burns dredged the bay and began to fill in the strip to increase its size, a process that would not be allowed today. He installed a seawall to encase the peninsula. These two men were the driving forces behind the growth for Sarasota to become a journey for all northerners to vacation and eventually look to retire.

In the 1920s progress accelerated. The name was changed from Cedar Point to its current name. Ringling remained involved and together the two men built a bridge connecting Lido Key and Bird Key to the mainland through the middle of Golden Gate Point. Fast forward to 2003 when the bridge completed its second reconstruction, with its current connection point as an extension to Gulf Stream Avenue. The name John Ringling Causeway remained but credit was also given to an activist that lobbied for the fixed-span bridge and a secondary name of Gil Waters Bridge was added as a compromise in 2008. Today the bridge is a spectacle in itself, particularly for owners of residences on the west side of Golden Gate Point who enjoy views of the bridge at sunset.

But soon after the original bridge was built, Sarasota and the country began facing rough times. Over-speculation of land in Florida sent a signal to Wall Street, one reason for stocks plummeting. The stock market crash in 1929 led to the Great Depression. Ringling’s beloved wife Mable died that year. Property lots on Golden Gate Point were unsold and progress was halted. Ringling lost most of his money in these hard times and he abandoned some of the projects he was passionate about. He eventually died in 1936 and placed in a temporary storage facility as a pauper in New Jersey. His and Mable’s body were eventually returned to Sarasota and they now rest together on the Ringling Museum of Art grounds.

Majestic Bay and Aqua on Golden Gate Point
The Majestic on the left was completed in 2004. Next to it is Aqua, nearing completion. Click on the image for Golden Gate Point condos for sale.

Today Golden Gate Point is thriving again. Single-family homes mostly line the interior of Golden Gate Point Road that circles the peninsula. Outside on the coast of these 22 acres of land is excitement toward new construction with existing mid-rise condominiums. In 1973 Sarasota limited the heights of buildings on Golden Gate Point to 75 feet. ONE88 was completed this year with eight residences of contemporary style on five storys. The new Aqua building with an expected October move-in date is eight storys with one residence per floor. These two buildings face an incredible night view of the Ringling Bridge and the luxury homes on Bird Key.

At least two more are on the drawing boards. Allure at 111 Golden Gate Point on the interior of the loop will be a unique set of four-story townhomes with a three-car garage and patios on the first floor. Level two is called Seduction and features a gourmet kitchen overlooking the living room and Junior Master Suite. The master and third bedroom are on a split-floor plan of the third floor, fascination. The fourth floor has an entertainment area and options for spa or pool on the outdoor patio. The three buildings and 11 residences are before the planning commission to be issued a permit shortly. Also on the interior, Golden Gate Point Ventures, LLC have applied for a site permit for 609 Golden Gate, approved in June. The plans are for eight residences in a four-story building.

There is an association of owners on the peninsula to help foster its beauty. Formed in 1955 the Golden Gate Point Association is a non-profit with voluntary membership. The group holds regular meetings and social events. What a great place to live. It is within walking distance to most of downtown Sarasota.

My most recent lifestyle preset search was created for properties on Golden Gate Point. Click here for a list of the current residences for sale there. Please contact me at (941) 387-1840 for more information on Golden Gate Point condominiums or if you have a property to sell or buy.
