Three homes where buyers are interested in the waterfront property

Last week I listed three homes at prices to consider them for their lot values. These are strategies when the land value is greater than the home value of the home, especially in aging structures. In Sarasota and Longboat Key there is a scarcity of A-quality lots so buyers are looking at properties for their waterfront views with boat access to Sarasota Bay and the Gulf of Mexico.

I reported on this land value proposition for buyers in REALTALK™ #183 and in REALTALK™ #54 while in a home in Harbor Acres. In that episode I followed up on a news story by Sarasota Herald-Tribune real estate editor Harold Bubil in which I was quoted in the article, Why tear down a perfectly good mansion? Because you can.

Harbor Acres is one of those prime communities where older homes sit next to mansions. I recently sold a property there on Hillview that the land was cleared as a vacant lot for sale. It sold for just under $2 million, I suspect even the dock that was left standing at the time of sale will be replaced.

Another community to consider is Country Club Shores on Longboat Key. Country Club Shores was developed by the Arvida Corporation in the 1960s with homes on man-made canals that stretched out to Sarasota Bay. Roads were added and given names that corresponded with golf and seamanship terms. Some of these homes are aging and are positioned next to the mansions that replaced their neighbor’s homes.

I have a listing there at 560 Putter Lane that I covered in the last Home Showcase XXXV article. It was finished early this year and is ready to take possession as a brand new home with nearly 4,400 square-feet of living space and 4 bedrooms, 5 bathrooms. Two of my listings last week that are listed as buildable lots with homes on them are also in Country Club Shores.

The first is at 592 Ranger Lane. A wonderful waterfront value, this furnished three-bedroom home is ready to rent, renovate or enjoy, ideally situated on deep sailboat waters that flow out to Sarasota Bay. The sea wall is new making it more suitable as a new construction home. The home and over 10,000 square feet of lot space is priced at $895,000.

A slightly larger lot is one at 570 Yardarm Lane in Country Club Shores that has over 11,000 square feet of lot space. It also has a new seawall, 100 feet of deep-water frontage and has a boat dock. It is just a stone’s throw from Sarasota’s open bay waters. The three-bedroom home with screen-protected lanai is ready to renovate or enjoy, listed comparably at $830,000.

Off the island and into a West of the Trail property in the Sarasota community of Kentwood Estates is a dream home waiting to happen, and is the third home priced last week as a buildable lot. This charming four-bedroom pool home at 1555 Eastbrook Drive is situated on a corner lakefront parcel spanning nearly a quarter-acre of lush, manicured property listed at $749,000. Waiting for you to renovate or begin a new build, its location in Sarasota is everything and this quiet community, bordering the deep-sailboat waters of the bay, is the perfect complement. This neighborhood is also home to the prestigious Field Club, where members enjoy private access to fine dining, swimming, tennis and the marina.

We have highlighted Country Club Shores as a community spotlight in REALTALK™ #188 video and in these REALTALK™ Home Showcase articles. I currently have five of the 27 listings in Country Club Shores. Most homes built in five phases by the Arvida Corporation in the early 1960s are on a canal with direct access to Sarasota Bay, making them highly desirable. And many have been torn down and restructured with modern building codes, including the highest priced home of $3,499,000 at the end of Putter Lane. The lowest priced home of these active listings is $547,000 for an original home built in 1963 on Bogey Lane, a road that runs parallel to Gulf of Mexico Drive and does not have a waterfront presence. These homes are also desirable because the community is close to St. Armands Circle and a short drive to Sarasota.

Over the years I’ve sold many single-family homes in Country Club Shores and I have two listed there that are offered at a good value for a home buyer that wants to be on the water for boating with beach access. Longboat Key has plenty of opportunities to be on the water, so I am highlighting two more in Manatee County on the northern end of the island. One is in Bayview Estates and the fourth is in Cedars East.

Consider yourself fortunate for an easy stroll to the Gulf of Mexico beach from any of these four homes. Country Club Shores is known for its canals that have access to Sarasota Bay and the Gulf. Last week I discussed new listings that met the criteria set for the Coldwell Banker Global Luxury brand in my Home Showcase XXVII article. This week I highlight three communities and single-family home new listings that show the range of prices, from $779,000 to $6,795,000, and from Sarasota to Longboat Key. Our inventory is swelling to include a wide range of prices, locations and home types.

The paradise centrally located between downtown Sarasota and the beaches

There was a master plan when land fill was used to start the formation of Bird Key and the first home was built. Canals were formed so most homes on this 250 acres of island would have boating access to Sarasota Bay and the Gulf of Mexico. Arvida Corporation, developers of many area communities, purchased Bird Key and began its process of building over 500 homes on the island in 1959.

While Bird Key roads are name after birds, Country Club Shores roads are named for nautical and golf terms. On the south end of Longboat Key, this community is popular for its proximity to St. Armands Circle and the Publix shopping center to the north. Across Gulf of Mexico Drive is the Links on Longboat, the very popular championship golf course of the Longboat Key Club. With the exception of Bogey Lane that runs parallel to Gulf of Mexico Drive, the neighborhood is unique in that canals were formed off each street so that nearly every home has boating access to Sarasota Bay.

After 35 years selling real estate on Longboat Key and Sarasota we have learned a thing or two about setting up for peak season which begins in October. At present the inventory is low but I have a good feeling that is about to change for the better. We have signed a number of listing contracts that will offer a good variety of single-family homes and residences. We will also have a good price range for buyers.

The housing market is faring well too. The Florida Realtors trade group released its second quarter figures for Manatee and Sarasota counties, reporting that median price of single-family homes rose 5.4 percent to $294,990 and residences rose 6.6 percent to $218,000. There are other significant trends for happy home owners. The Longboat Key budget is to pass its fiscal year budget today with no recommended increases in property taxes.

Inventory is also looking upward with the development of the Longboat Key residences that are currently underway. Your first drive from the south on Gulf of Mexico will have this progress in full view, new roadwork to reroute Longboat Club Road by the Chart House Restaurant and our office. This will pave the way for Ocean Properties and its 90 new residences with 250 hotel room complex. A short drive north and you will see the demolition of the old Colony Beach and Tennis Resort. In its place will be 78 condominiums and 166 hotel rooms operated by the prestigious St. Regis company. Travel to the mainland to Tamiami Trail and you will also see the ground broken for the redevelopment of the Quay area in downtown Sarasota, beginning with a new Ritz-Carlton building and 73 new residences that will be connected to the existing Ritz-Carlton by an overhead walking bridge.

A preview of some of the $40 Million in 21 new listings by Halloween

Here is a preview of homes that I have coming onto the market, some as early as next week. The first is a waterfront home with direct bay access in beautiful Cherokee Park on the south end of Sarasota, close to downtown at 1509 South Lodge Drive. This spacious 4BR/5BA home with 5,800 square feet of living space built in 2005 will list at $4,995,000.

Another home with a lot of space and bedrooms will go on sale next week has 10,335 square feet of living space, with plenty of bedroom space for family and friends with 7 bedrooms and 8 bathroom. It is another newer built home in 2000 listing for $3,995,000 at 1744 Seminole Drive in the Sarasota community of McClellan Park. A home in San Remo Estates at 1363 Tangier Way is a 3 bedroom home with 3 full baths and 2,899 square feet of living space set for the market at $2,995,000.

I have three homes in different areas coming on the market in the $800,000 range. On Longboat Key in Country Club Shores, listing at $895,000 is a 3 bedroom and 3 bath home on the canal with 1,918 square feet of living space. Country Club Shores has always been a community with good valued homes. Returning to Sarasota, this single-family home at 76 Osprey Point Drive in the Oaks is a light and bright 3 bedroom home with 5 bedrooms and spacious 4,364 square feet that I featured in my REALTALK™ #180 video last week, a discussion of the Oaks Bayside. It will list as a good value home for $849,000. The third home in this price range is at 4646 Hidden Forest Drive, with 4 bedrooms, 3 baths and 3,472 square feet of living space priced at $779,000.

Community Spotlight - Country Club Shores

REALTALK #72 - Country Club Shores has some good value in homes as I point out in REALTALK™.

You’ve got a few choices if you prefer to be on the water in Longboat Key and Sarasota, especially if you also want to have a boat for recreational use. There is Bird Key with its many fine canals and direct waterfront, then there is Country Club Shores where most of the homes rest on a canal and many have their own private dock space. Best of all, there are many homes that have great value in their purchase price in Country Club Shores.

I discussed purchase price in this community last week in my REALTALK™ #72. If you are looking for a home that you can increase its value, you can easily find property here that is manageable, well worth some tender loving care or a complete remodel. These homes were constructed in five phases of 420 parcels starting in 1962.

As I pointed out last week these homes make great investment opportunities with reduced risk. In those remarks I responded to a viewer question who had a concern over the market’s ability to sustain growth. The real estate market is hyper-local and looking at the neighborhood for investment is a wise strategy. Country Club Shores is one of those neighborhoods.

Country Club Shores - With the Gulf of Mexico on one side and Sarasota Bay on the other side of the main Longboat Key road, there are plenty of opportunities to enjoy the water on Longboat Key.

There are great views of the Sarasota skyline at the ends of the deep-water canals that were formed in the development of this community. The roads are named in classic boating terms such as Halyard, Schooner, Yawl and Outrigger. Other road names follow terms that a golfer might appreciate; Birdie, Wedge, Chipping and Putting Green. And why not, a world class golf course in the Links on Longboat is directly across the main road of Longboat Key, Gulf of Mexico Drive. One of two championship courses that is accessible with a Longboat Key Club membership, Harbourside Golf Course is just a short drive north of Country Club Shores. The 45 holes on these two courses can challenge a seasoned veteran and also be rewarding for a novice golfer.

I currently have four homes listed in Country Club Shores, starting at $749,000 for a three bedroom, two bath with screen-enclosed lanai and heated swimming pool at 609 Halyard Lane. Toward the end of Hornblower Lane, I have listed a four bedroom/four bath estate overlooking Sarasota Bay. The better views come at a premium and this one can be purchased for $3,100,000. There is a fifth home that recently went pending that will make a nice remodel project. Of the total 23 homes, the average list price is $1,615,347.

Country Club Shores is a wonderful place to raise a family. Southside Elementary School, Booker Middle School and Booker High School provide excellent opportunities for learning. Parents of budding athletes look in Country Club Shores for homes while their son or daughter attends the IMG Academy.
