We have highlighted Country Club Shores as a community spotlight in REALTALK™ #188 video and in these REALTALK™ Home Showcase articles. I currently have five of the 27 listings in Country Club Shores. Most homes built in five phases by the Arvida Corporation in the early 1960s are on a canal with direct access to Sarasota Bay, making them highly desirable. And many have been torn down and restructured with modern building codes, including the highest priced home of $3,499,000 at the end of Putter Lane. The lowest priced home of these active listings is $547,000 for an original home built in 1963 on Bogey Lane, a road that runs parallel to Gulf of Mexico Drive and does not have a waterfront presence. These homes are also desirable because the community is close to St. Armands Circle and a short drive to Sarasota.

One of my newest listings last week at 560 Putter Lane is a brand-new four-bedroom home, completed in 2019, and rests on sailboat waters that flow out to Sarasota’s open bayfront. Offering more than 4,300 SF of gorgeous interior, this is the best of waterfront living. Three Coldwell Banker residences in Sarasota, Englewood and Longboat Key

In our home showcase series, we highlight the communities of three new listings that meet the criteria of the Coldwell Banker Global Luxury brand. These are residences in the Savoy on Palm in downtown Sarasota, Galleons Reach in Englewood and on the Gulf of Mexico in the Sands Point community of Longboat Key. Coldwell Banker has established minimum criteria for its Global Luxury brand based on price and features and posts those residences on the website

I highlighted the Savoy on Palm in my REALTALK™ #164 video. The residences here were designed to replace single-property homes in the heart of downtown. Only 24 homes on 11 stories here create a good sense of close community within a luxury lifestyle. Constructed with the storm-tolerant building codes of 2006, these residences start with several three-bedrooms at 2,975, 3,172 and 3,600 square feet. The two penthouse suites of 4,385 and 5,708 square feet offer a great view of the bay, Ringling Bridge and downtown Sarasota.

Walk through the grand lobby to everything that Sarasota has to offer. It is a short walk to the magnificent Marie Selby Botanical Gardens, where the study of epiphyte plants is known throughout the world. Epiphytes do not rely on soil for its nutrients but rely on other plants or from rain or air in marine environments. Home Showcase VIII - Promenade

On the Gulf beach in a great location

This forward-thinking community recently completed many updates

This is a tale of three unique residences in an upgraded community on Longboat Key. It is the theme this week for the Home Showcase, the eighth in the series of articles. The three are in the Promenade, a community on Longboat Key that was recently upgraded with a new lobby area and new walls in the corridors for a fresh, new look. There is the Penthouse that I discussed in the Home Showcase II article, it qualified as a Coldwell Banker Global Luxury property. There is a residence that closed two weeks ago, but it was replaced last week with a new listing.

As I discussed in my REALTALK™ #118 video, the Promenade was originally designed for three buildings with a central Promenade. The designs changed, and two of the buildings were separated out into the Water Club community. In all, there were 11 stories for the Promenade, completed in 1985 with 112 units. Because the designs were for three buildings, the amenities were to be sufficient to support three buildings. That created a high attraction for buyers wishing to live or vacation on Longboat Key.

Many of the luxury waterfront resident communities on Longboat Key are private and secure. They have on-site management and guard gates that are manned 24/7. The Promenade adds full concierge services so you will always be greeted with a friendly face. Each residence also has its own storage space and secure under-building parking.

You can split your time among the many fine amenities at the Promenade. The building overlooks the white sandy Gulf of Mexico beach to relax or take a swim in the refreshing azure colored waters. Or you can swim in the over-sized pool for more recreation. Need more relaxation? Gaze out over the Gulf and watch the sunset from the beach-side spa. When friends visit, entertain them at an outdoor gazebo with grilling stations. There are social rooms to gather with friends or continue to honor your guests.

For those that want to keep their athletic form, there are plenty of opportunities for that at the Promenade. On-site are four Har-Tru tennis courts. There is a fitness center with state-of-the art exercise equipment. There is even a men’s and a women’s health club. If you need more, consider a membership in the Longboat Key Club with two championship golf courses, both of which are nearly outside of the gates of the Promenade. Club members also enjoy many benefits of fine dining, athletics and events.

When night rolls around venture out to St. Armands Circle with its fining dining. Drive a short distance to Sarasota and enjoy more fine dining and take in a play in the city rated Number One in the nation for its cultural arts among small cities. There you can listen to a symphony orchestra, catch an opera, watch a ballet performance or take in one of the many international performances that are booked at the Van Wezel Performing Arts Hall. Its location is perfect, with all of this and located near the shopping center that has a CVS pharmacy and Publix store.

The property listed last week in the Promenade is a sixth-floor residence at 1211 Gulf of Mexico Dr, #609. It has two bedrooms and two full baths in 1,827 square feet of living space.
