Refreshed listings back on the market for peak season

Sometimes we take the summer months to review homes that need to be fresh on the market during peak season. We use this time to throw a fresh coat of paint on the walls, replace some aging mechanicals and make the home more appealing from the curb. We have 11 back on the market that are sure to make their new home owners glad they purchased in the Sarasota area.

Luxury Homes in Showcase XXXIII

by Roger Pettingell

High-quality Sarasota County homes

Four new listings that qualify as Coldwell Banker Global Luxury homes

REALTALK™ 194 on McClellen Park in Sarasota
McClellen Park - We discuss this new listing and Sarasota community in REALTALK™ #194

The Home Showcase series allows me to highlight newer listings and the communities that have a common theme. I have over a dozen estates that meet the criteria of Coldwell Banker Global Luxury home standards, including four that were listed in the last few weeks and are discussed in this article. Global Luxury homes are unique in that they are promoted on a worldwide scale and have features associated to high-end homes.

The oldest Sarasota community, McClellan Park, with a great location

1744 Seminole Drive in McClellen Park
McClellen Park - 1744 Seminole Drive

This year I reported on the Sarasota community of McClellan Park in REALTALK™ #194. In 1916 sisters Daisy and Katherine McClellan settled into the area to claim title to the community that continues to today, making it the oldest settlement in Sarasota. The 56 acres were sold as the Garden Spot in local advertisements. Seminole words were used to identify roads because there was an Indian mound on the property. The road names of Yamaw Drive, Sioux Drive and Mietaw Drive are still used. Cottages of the day were ordered through Sears, Roebuck & Company and shipped from Chicago. Sears Modern Homes were shipped throughout the sates from 1908 to 1940. The Garden Spot still exists, and although homes are close to downtown Sarasota, this enclave is hidden by the trees that seclude it from the hustle and bustle of an active city.

Overflowing with charm, we described this family-inspired home at 1744 Seminole Drive as a modern farmhouse in the REALTALK™ video. Completed in 2000, the traditional, yet whimsical, architecture perfectly complements an interior that welcomes you home. Despite its spaciousness, with a five-bedroom main residence, separate studio/mother in-law suite, bunk room over the garage and Cypress guest cottage, this home’s allure is in the coziness and timeless beauty it emotes. The meticulously-maintained (and newly staged) decor abounds in trendy touches in every room.

Bungalow Hill is within walking distance of some Sarasota’s finest attractions

969 Citrus Avenue in Bungalow Hill
Bungalow Hill - 969 Citrus Avenue

A few blocks north in Sarasota is our second home of this Home Showcase XXXIII article in the West of Trail community of Bungalow Hill that I covered in REALTALK™ #172. Just south of Hudson Bayou in Sarasota this community is within walking distance to great attractions such as Selby Gardens, Marina Jack and Burns Court. Several homes in Bungalow Hill are designated by Sarasota as historically significant. Formed as Sarasota Heights in 1917, the town became associated with Greater Sarasota in 1925 after taxes proved insufficient to continue as a sovereign town.

Luxuriate in modern, green living at this centrally-located, new construction at 969 Citrus Avenue. Built by GreenLife Luxury Homes and completed in 2017, this three-bedroom estate abounds in high-end finishes inside and out. The West Indies-inspired architecture offers HardiPlank siding, metal roof, Smart home details and a contemporary interior with designer features in every room. The inviting and tropical outdoor space is just as impressive.

Rich in history, Bird Key has grown to become a family-oriented community

386 Bob White Drive on Bird Key
Bird Key - 386 Bob White Drive

We travel over the Ringling Bridge to Bird Key where our third Global Luxury home is for sale. Bird Key has a long history as a location for the rich and famous. Even from its humble beginnings when Thomas Worcester built the New Edzell Castle on the secluded island in 1914 to honor his deceased wife, the island wouldn’t see growth for a few decades. The castle mansion became the home of John Ringling’s sister, Ida Ringling North, until her death in 1950. During that time the first Ringling Causeway linked Sarasota to Lido Key. The Arvida Corporation purchased the island in 1959 and several holdings on the Sarasota County end of Longboat Key. Development began, increasing its size with landfill from 14 to 277 acres and 511 lots.

Waiting for you to create your dream home in Bird Key, this prime waterfront parcel at 386 Bob White Drive offers a three-bedroom residence with new roof in 2014, lush landscaping, plus a sunny and open interior, walls of French doors that open to the waterfront pool deck. The home also includes boat dockage and lift on deep sailboat waters that flow out to the bay.

The development of Longboat Key owes its history to Corey’s Landing

3436 Mistletoe Lane in Corey's Landing on Longboat Key
Corey's Landing - 3436 Mistletoe Lane

Our next home is a short drive up Longboat Key to the Corey’s Landing community behind the secure gates of Bay Isles. Longboat Key was settled by those looking for inexpensive property in Florida. But the first property acquired under the Homestead Act of 1862 wasn’t until 1891 when Thomas Mann applied for property. Byron Corey was given 154 acres through the Homestead Act four years later where he began to grow produce on the island. He required a dock where boats could dock and expand his sales to mainland buyers. The first Longboat Key post office was added to the dock in 1907. Today there is one of seven historical markers placed by the Longboat Key Historical Society and the town to commemorate the location of the dock that was destroyed by a hurricane in 1921.

One of the most prominent ships to dock at Corey’s Landing to exchange goods with the mainland was the steamship Mistletoe. The fourth home street name in this article bears its name, 3436 Mistletoe Lane. Move in and immediately enjoy the chic, contemporary upgrades offered throughout this three-bedroom home in Corey’s Landing, directly overlooking the tranquil waters of Sarasota Bay. Located in a wonderful, corner spot next door to a stretch of Harbourside golf course. You will love the neutral decor, cathedral ceilings, beautiful hardwood flooring on both levels, designer bathrooms, plus an open granite kitchen with breakfast nook surrounded by bay sliders. Deeded access to the private Bay Isles Beach Club is only a sunny bike ride away.

I listed two residences last week on Longboat Key, a fourth-floor beach home in the Veinte community at 2675 Gulf of Mexico Dr, #403 and an eighth-floor residence at 3040 Grand Bay Blvd, #283 that offers beautiful direct views that stretch from Sarasota Bay through the Harbourside golf course and beyond. A third residence listed is a charming three-bedroom townhome in the Moorings at Edgewater of Lakewood Ranch at 6431 Moorings Point Cir, #201. Please contact me at (941) 387-1840 for an exclusive showing or if you have a property to sell or buy.

2018 in Review - Happy New Year!

by Roger Pettingell

New construction transforms Sarasota

High-rise developments spark 2018 growth spurt for Sarasota County

BLVD in downtown Sarasota
BLVD - The Belle Haven Apartment building in the background of the BLVD construction site on old Quay property has been saved from the wrecking ball.

As we approach 2019 and ring in the year tonight I will take the time today to reflect on the very eventful year for new development on Longboat Key and Sarasota. It was one of the largest development booms I have seen in years. What has started this year will change the skyline of Sarasota downtown and return Longboat Key to the glory days with a resort to complement the Longboat Key Club. Even the Key Club itself is transforming with new hotel spaces.

The Rosemary District in downtown Sarasota is glowing with new construction for the luxury buyer. One of the most visible new construction sites is the BLVD, 18 stories downtown with planned 49 new residences and an estimated completion date of August 30, 2019. Get in on the ground floor, literally, as there are residences remaining for sale. The new Westin, VUE and Embassy Suites are all within a couple blocks of each other. These high rise buildings of contemporary style have already made their mark on the landscape.

As the land across the street is in the process of clearing, the old Quay area will be a wonderland of mixed use dwellings that will expand into new residential, entertainment and dining experiences. The first building to rise up out of the grounds is a new Ritz-Carlton. Sitting alone among the construction equipment and mounds of gravel is the Belle Haven Apartment building. The 1925 structure will become the center-piece of the 15-acre bayfront property once it receives a complete remodeling of its interior.

On Longboat Key, excitement abounds for the resurgence of the Colony Beach Resort. Demolition of the last building has been completed for the planned luxury resort of 17.6 acres that will be operated by the prestigious St. Regis Hotel chain and renamed Residences at Longboat Key. To continue, the courts will decide on a process to dissolve the condominium association and with it the remaining properties still under ownership. If construction begins in 2019, completion is expected by the end of 2021 for 166 five-star resort hotel rooms and 78 residential units. A highlight of the old Colony was the Monkey Bar which will be recreated on the resort grounds. Expect more opulent amenities typical of a five-star hotel such as swimming pools and a lazy river, high quality recreational facilities, fine dining and lush landscaping.

Guard Shack at Longboat Key Club entrance
The new guard shack at the Longboat Key Club entrance paves the way for the new hotel on the south end of Longboat Key overlooking New Pass.

The Longboat Key Club is undergoing its own renaissance with the realignment of its entrance road in preparation for new development on the southern end of the island. In 2015 Longboat Key residents approved a referendum that would allow 300 tourism units. Longboat Key Club owners, Ocean Properties, plan to use those units to expand its number of guest rooms with a new hotel overlooking New Pass. Although specific plans have not been made public, Ocean Properties has committed $100 million to the project.

Cultural centers and non-profits are launching capital campaigns to expand their programs that are on the drawing board. The Ringling Museum has raised most of its $100 million goal for its Ringling Inspires campaign. The upgrades to the Marie Selby Botanical Gardens will be significant with its $92 million campaign. The Westcoast Black Theatre Troupe will renovate its theater starting in the spring after meeting the campaign goal of $6 million and the Players Centre for the Performing Arts has plans to open a new three-theater complex in Lakewood Ranch, likely in 2020. The Asolo Repertory Theatre will double in size once its capital campaign is completed. The Ringling College of Art and Design has already opened its new post-production studio and three soundstages. Mote Marine Laboratory and Aquarium will move most of its futuristic public education center out to a site near the new Mall at University Town Center.

The year has also been kind to my real estate business, setting another county record by an individual agent. Volume sales this year totaled over $106 million with 71 total sides, a combination of seller listings and buyer representation. That beat my record last year, the previous county record, prolonging my streak of consecutive top sales for Sarasota County. There were some challenges overcoming economic instability and environmental hazards with a strong inventory of diverse properties for sale. There were some high profile sales, seven luxury properties over $3 million that are spotlighted here.

622 South Owl Drive
Highest sale of 2018 - 622 South Owl Drive

In April I sold a home that closed at the highest amount ever recorded on Bird Key, a home with adjacent land that combined closed for $8.6 million and reported in this Business Observer article. The spectacular location of this custom home is unique to Sarasota at 622 South Owl Drive. Situated on a two-lot, corner homesite, offers more than 450 feet of direct bay frontage and direct boating access to the bay and Gulf when accompanied with the 626 South Owl Drive lot with beautiful landscaping. The stunning four-bedroom layout is a flourish of beautiful finishes, featuring over 5,000 square feet of impressive interior with sound-proof office, family room, gourmet kitchen, plus a fully-equipped summer kitchen with plenty of outdoor entertaining areas.

Also in April I closed on the most coveted beach penthouse available at 1300 Benjamin Franklin Dr, #1201. Dazzling morning sunrise and crimson sunset views abound from this residence at Beach Residences, the beach properties of the Ritz-Carlton. In a fabulous corner location, this three-bedroom plus family room, top-floor residence gives the feeling of a single-family home, boasting 4,200 square feet of interior, its own private two-car garage, plus an additional covered space with two generous terraces. This residence closed at an even $5 million and can be seen here on its own single-property website.

5080 Gulf of Mexico Drive
My highest sale on Longboat Key in 2018 was at 5080 Gulf of Mexico Drive, sold at $4.7 million.

On the last day of July we closed on my highest Longboat Key sale for the year at $4.7 million. The European-inspired bayfront estate is immaculately maintained, a remarkable display of custom features and elegant finishes at 5080 Gulf of Mexico Drive. Surrounded by privacy walls of tropical landscaping with a gated entry, this special home offers more than 100 feet of bay frontage, showcasing far-reaching views of tranquil waters at every turn. The luxurious five-bedroom layout comprises nearly 9,000 square feet of designer living space and over 2,300 square feet of terraces covered in Travertine tile.

The one-of-a-kind, double-Sabel floorplan with almost 5,700 square feet of living space at 415 L’Ambiance, #C704-5 was placed on the market and within one week it went into contract for $3.9 million. Built in 1992, L’Ambiance has been sought after for its opulence and amenities. From this unique residence, the owners could use personal steps from their own terrace to access 300 linear feet of white sand on the Gulf of Mexico. In two buildings L’Ambiance offers many recreational opportunities with a state-of-the-art fitness center, Har-Tru tennis courts and heated swimming pools. Fantastic views of the Gulf of Mexico, Ringling Bridge, Sarasota Bay and sparkling lights of the city of Sarasota were accessible in this residence. This home and couple I represented were featured in a Sarasota Herald-Tribune article, Circus couple turning the page on striking Gulf-front condo.

663 Mourning Dove Drive
Bird Key - Strong 2018 sales here include this $3 million home sale at 663 Mourning Dove Drive.

Two Bird Key homes on Mourning Dove Drive closed for similar prices over $3 million. The first home at 663 Mourning Dove Drive that closed in April for $3.3 million has sprawling views of Sarasota Bay and the Gulf of Mexico. Its expansive, 6,200 square-foot interior create an ideal environment to immediately enjoy this six-bedroom estate. Lovely details inside and out, also include pavered driveway and gated entry, coffered and tray ceilings, solid-wood beam work, chef’s kitchen with granite countertops, custom built-ins, elevator, solar water heater and panels, brick patios and an open pool deck.

Five months later I closed on a lovely, updated five bedroom, 5,000 square foot Bird Key home at 639 Mourning Dove Drive that sold for $3.15 million. This residence abounds in sprawling views of the bay, bridge and downtown. Boating enthusiasts will covet the direct-bay location, 130 feet of frontage and deep-water dockage.

Just before Thanksgiving I closed on a beachfront residence in the Longboat Key Positano community at 4985 Gulf of Mexico Dr, #401 for $3.1 million. There is a spectacular walkout to the beautiful beach and azure waters from this first-floor beachfront condo that features a private pool and spa. Positano, a 10 acre oasis with only 29 residences, has a full time security staff and a gated entrance. This is Florida living at its very best.

With each new year we reflect on the past and make resolutions for a better year. Please contact me at (941) 387-1840 in 2019 if you have property to sell or buy. I wish you a very happy and healthy 2019, Happy New Year!

Southern Keys of Sarasota County

by Roger Pettingell

Three keys with distinct personalities

Siesta, Casey and Manasota keys provide different means of relaxation

Siesta Key Beach pavilion
The Siesta Key Beach pavilion, one of many renovations with $21.6 million completed in 2016

The barrier islands of Sarasota County are a series of six keys that begin with Longboat Key to the north and stretch to the south where Manasota Key finishes the tour of the islands in the south. Longboat Key is a part of Manatee County too, only one of three municipalities in Florida that is split among two counties. There is movement to change county boundary lines so the entire island is in Sarasota County.

There is a seventh inhabited key that does not receive much attention. Tourists typically bypass Coon Key as it is a small plot of land between Lido and Bird keys. But residences of the area know it for its landmark building, the 25-story Plymouth Harbor with special services for aging retirees. Coon Key is also home of the Sarasota Yacht Club and a few resident communities on the north side of the island.

You might think that you would be able to drive from north to south without interruption but passage to Siesta Key from Longboat Key requires a trip through downtown Sarasota, by way of Lido, Coon and Bird keys. Our journey begins in Siesta Key for the three southern keys of Sarasota County.

Siesta Key, world famous for its white sand beaches that reflect the light with its 99 percent composition of quartz. Tourists love it because the sand is pleasurable on the feet, even on the warmest of summer days. Hundreds flock to the beach on Sunday nights to participate in the drum circles, a spontaneous group of drummers that are entertaining and fun to watch as dancers break out for further entertainment.

This uninhabited island in the 1800s went through a series of name changes originally referred to as Clam Island. It advanced to names such as Little Sarasota Island and Sarasota Key. It wasn’t until the year 1914 the name was changed to Siesta Key following the popularity of the Siesta Inn. A bridge to the mainland was constructed three years later, a second in 1927.

The beach was purchased by the county in 1954, setting the stage for large tourist spurts. The beach was comfortable and the sunsets were spectacular. In February of 2016 over $21 million of renovations revitalized the beach with more parking, concessions and lifeguard main station.

Today it continues as one of the top beaches in the world as anointed by groups designating the top tourist attractions. Siesta Beach is home to two sand sculpting competitions, The Siesta Key Crystal Classic for professionals from around the world the weekend of November 9 and the annual Siesta Sand Sculpture Contest each May. Beach volleyball is popular with some of the best competition tournaments in the country. It was a part of the USA National Beach Tour in July.

The town of Siesta Key flourishes as well with its festivals and occasional pub crawls. As famous as the beach is, tourists also visit Siesta Key for the nightlife in places such as Gilligan’s Island Bar & Grill, Siesta Key Oyster Bar, Crescent Club, Daiquiri Deck and the Beach Club. The young scene is so popular that MTV created a reality show around it, appropriately named Siesta Key. More episodes were ordered by the network of this scandalous group of adults involved in their own set of love affairs.

Map showing Siesta Key, Casey Key and Manasota Key
Three keys of Sarasota, from Siesta to Manasota Key

Travel south on Midnight Pass Road from Siesta Key to encounter a land of high-profile luxury estates with a mix of historic landmark homes on Casey Key. An occasional cultural star from TV, movies and literature find the island relaxing for its segregation from the mainland. Like Longboat Key with its main road Gulf of Mexico Drive, Casey Key is fed by Casey Key Road. This eight-mile thoroughfare is lined with wonderful views, homes and trees that create a canopy of shade over the road pavement.

The northern part is reserved for the islanders while a few restaurants and hotels on the southern end attract tourists who visit for the beach bathing, fishing and dining. A wildlife sanctuary was created in 1970 through the Casey Key Conservation Act. Bird watching is particularly popular here on the key. The sphere of wildlife conservation continues on the mainland with the Oscar Sherer State Park and its 15 miles of nature trails. Accessible on the north end of Casey Key through Blackburn Point Road, this park has plenty of canoe water on South Creek and a lake shared by swimmers and fishermen. The much larger Myakka River State Park is further to the east. Venice to the south separates Casey Key from Manasota Key.

On the southern end of Casey Key take Albee Road West to 41 (South Tamiami Trail) and head south. Turn right to 776 where you will pick up Englewood Road, through a series of side roads to Manasota Beach Road and your final destination key in Sarasota County. Manasota Key Beach rests on the Gulf of Mexico at the end of the beach road. Manasota Key is north and south of this beach.

Manasota Key is home to the largest population of endangered Loggerhead Sea Turtle nests on the Gulf of Mexico coast. The island is splattered with homes in a relaxing atmosphere with a few quaint hotels for visitors who look for the enjoyment of a good sunset view. If your mood is to mingle with the locals then visit the White Elephant Pub or the Flounder’s Restaurant and Tiki Bar. The Stump Pass Beach State Park offers a relaxing nature hike on the south end of Manasota Key.

8220 Manasota Key Road
Englewood - 8220 Manasota Key Road

I have two listings on Manasota Key, one in which I previously presented in this series of articles located at 6155 Manasota Key Road. Just south of Manasota Key Beach is my newer listing at 8220 Manasota Key Road in Englewood. Offered at $2,095,000, this Gulf-front estate is in an ideal location, situated on more than a half-acre with 100 feet of direct beach frontage. It is waiting for you to appreciate it as is, renovate or begin your dream home with its four bedrooms and six full baths and over 4,100 square feet of truly wonderful living space. Captivating sunset views stretch on forever from the various tiled terraces and the west-facing guest residence.

I haven’t forgotten about Otter Key, an uninhabited island in Sarasota Bay southeast of St. Armands Circle. In 1959 the Arvida Corporation purchased the southern part of Longboat and Lido keys, and all of Bird, Coon and Otter keys from the Ringling estate. The Arvida Corporation went on to develop many of the prominent communities in that purchase but did not touch Otter Key, although its purpose was for single-family homes with an east-end park. It now serves the county as a natural area and nature center with plenty of wildlife to see.

See my new listings last week below, including one in downtown Sarasota overlooking the bay at the Savoy on Palm residences. There are two on Longboat Key, a single-family residence in Country Club Shores and a residence in the very special Grand Bay community. Wide range of pricing in single family homes

by Roger Pettingell

Home Showcase XXVIII - Good variety

Inventory is growing with something for most in price and home type

675 Mourning Dove Drive on Bird Key, Sarasota
Bird Key - 675 Mourning Dove Drive

Last week I discussed new listings that met the criteria set for the Coldwell Banker Global Luxury brand in my Home Showcase XXVII article. This week I highlight three communities and single-family home new listings that show the range of prices, from $779,000 to $6,795,000, and from Sarasota to Longboat Key. Our inventory is swelling to include a wide range of prices, locations and home types.

The paradise centrally located between downtown Sarasota and the beaches

There was a master plan when land fill was used to start the formation of Bird Key and the first home was built. Canals were formed so most homes on this 250 acres of island would have boating access to Sarasota Bay and the Gulf of Mexico. Arvida Corporation, developers of many area communities, purchased Bird Key and began its process of building over 500 homes on the island in 1959.

Automobile access to downtown Sarasota and the beaches was possible by traveling over the John Ringling Causeway and bridge, the second of three bridges that would span the two land masses. The most current bridge that is a landmark for Sarasota was built in 2003. The roads that wind through the community are named after popular Florida birds. Many of the original homes on Bird Key have been replaced with modern mansions. Others have been updated so today Bird Key remains an exclusive luxury neighborhood, complete with a park and yacht club.

Fabulous features abound throughout this designer residence. Ideally situated just three homes in from Sarasota Bay is the home for sale at 675 Mourning Dove Drive, on one of the widest waterways in Bird Key. Offering unobstructed access to the Gulf of Mexico, the avid boater will appreciate the 100’ of bay frontage on sailboat-deep waters, newer seawall and dock with shore power, plus a 16,000-pound lift. Built in 2006, this specially-designed estate of 4,000 SqFt will impress you at every turn, featuring custom, imported finishes inside and out and priced at $6,795,000.

Over 285 homes, most with Sarasota Bay boat access on Longboat Key

592 Ranger Lane in Country Club Shores on Longboat Key
Country Club Shores - 592 Ranger Lane

The same Arvida Corporation that developed Bird Key also was responsible for the beginning of over 285 homes in Country Club Shores. While Bird Key roads are name after birds, Country Club Shores roads are named for nautical and golf terms. Many of the original homes in in this community were constructed as single level, ranch style buildings in the 1960s through five phases of development. On the south end of Longboat Key, this community is popular for its proximity to St. Armands Circle and the Publix shopping center to the north. Across Gulf of Mexico Drive is the Links on Longboat, the very popular championship golf course of the Longboat Key Club. With the exception of Bogey Lane that runs parallel to Gulf of Mexico Drive, the neighborhood is unique in that canals were formed off each street so that nearly every home has boating access to Sarasota Bay.

Wonderful waterfront value! This charming three bedroom, pool home in Country Club Shores is primed and ready to enjoy, rent or renovate at 592 Ranger Lane. Just a stone’s throw away from Sarasota’s open bay, offering deep-water dock and beach access only a sunny bike ride away. Recent updates include a brand-new seawall in 2017, adding great value to this home listed at $895,000.

Privacy and large parcel of land in Hidden Forest near shopping and recreation

4646 Hidden Forest Drive, Hidden Forest community of Sarasota
Hidden Forest - 4646 Hidden Forest Drive

Hidden Forest is a quaint community with lush foliage and larger homes in Sarasota heading toward Interstate 75. Buyer interest increased in this area, first with the building of the Mall at University Town Center just three miles away and then the many shopping plazas that line University Parkway. Homes are close enough to enjoy the many benefits of this shopping mecca, but secluded to avoid the hustle and bustle. Nathan Benderson Park, now a world-class venue for rowing championships is near the mall, and Mote Marine Laboratory & Aquarium have plans to move most of its activities to this site. The very fine and public, Groves Golf Course, is also nearby.

The private residence at 4646 Hidden Forest Drive is perfectly situated on a one-acre parcel, surrounded by lush vegetation. Completely upgraded, inside and out, this beautiful, custom-built four-bedroom ranch home with nearly 3,500 SqFt of living space priced at $779,000 in Hidden Forest is immediately ready for the entire family to enjoy. It has a three-car attached garage and pool with a screen enclosure for relaxing or entertaining.

Please check my website often in October as I will be bringing on more new listings. Contact me at (941) 387-1840 for an exclusive showing of these properties or if you have a property to sell or buy.

Home Showcase XXI - Bird Key

by Roger Pettingell

Homes for sales on this historic island

Bird Key homes that meet the Coldwell Banker Global Luxury standard

History of Bird Key
Bird Key - Video chronology in REALTALK™ #99

Bird Key, an unpretentious 12-acre plot of land that was inhabited by waterfowl and grass flats in 1911, may have the most celebrated history of the barrier islands. It is a history that started that year with the construction of a single home that was developed from land that was dredged out of a channel that split the island. The New Edzell Castle was ahead of its time in building technology with hot and cold running water and lighting that could easily be seen from the mainland.

Famed circus magnate and land developer John Ringling purchased the castle and the land in 1920 to help support his quest to grow Sarasota as the vacation spot of the world. His focus was in land development from Sarasota to Longboat Key, with Bird Key between the two in Sarasota Bay. He was responsible for building a bridge connecting Sarasota through Bird Key to his newly developed St. Armands Circle on Lido Key. It would be the first of three bridges that connected the land masses.

Arvida Realty was buying up land in the area and in 1959 purchased Bird Key. It would transform Bird Key into the luxury hotspot in the area with 511 single properties with its growth to 250 acres and a series of interconnecting canals. A trip by boat around the island today will show off the wealth and luxury lifestyle that exists on the island.

It has been highly sought for its proximity to the mainland and St. Armands. Residents find a family atmosphere where couples can be seen regularly walking the streets with their pets and children. There is one manned guard gate as an entrance to Bird Key and patrols combine for additional security. The Bird Key Yacht Club is of the highest marina standards. It is a social club with swimming pool and tennis courts.

670 Mourning Dove Drive
Direct bay access at 670 Mourning Dove Drive

I currently have seven active and pending listings on Bird Key and all meet the standards that Coldwell Banker has set for its Global Luxury brand. These homes are marketed world wide through Coldwell Banker system. My most exclusive home for sale is an estate on one lot and a second lot that has been preserved for its lush landscaping. The asking price for 622 South Owl is $8,995,000. Today I introduce two waterfront homes with direct boat access to the bay, one on coveted Mourning Dove Drive and the second is a custom-built home on Partridge Circle.

Overflowing with charm and allure, this stunning home, offering more than 4,000 square feet of designer living space will impress you at every turn. This estate at 670 Mourning Dove Drive is ideally situated just three homes in from Sarasota Bay. The avid boater will enjoy the 100-feet of frontage on sailboat-deep waters, a newer seawall and dock with shore-power, as well as a 16,000-pound lift. Built in 2006, this beautiful estate features custom finishes inside and out, including imported stone accents, ceiling treatment of exposed maple beams, Fine Art chandeliers and sconces, handscraped solid-wood maple and Travertine tile flooring, impact-glass windows, French doors and much more. It is offered at $2,895,000.

From the stone marble accents, 14’ ceilings and luxurious finishes, to the private garden portico with heated swimming pool and spa, you will fall in love with every aspect of this custom-built waterfront home at 438 Partridge Circle, listed at $2,195,000. You will appreciate the open pool deck, private outdoor dining and lounge areas, 28’ boat dock, lift and two Jet Ski lifts as the perfect finishing touches.

Last week I listed a gorgeous five-bedroom home in Corey’s Landing behind the secure gates of Bay Isles. It is located directly on a stretch of Harbourside golf course at 3426 Mistletoe Lane. You can see this home as a 3D virtual floor plan tour to look around this home as though you were walking through it. Home Showcase XVI - Global luxury homes

by Roger Pettingell

Homes meeting the Global Luxury brand

In the news is a good thing when it's for good reasons

1505 Hillview
A surprising discovery - Herald-Tribune article yesterday on this Harbor Acres home

It’s good to know that you have listed homes that catch the attention of newspaper editors. I’ve had a couple the last two weeks where the properties were predominantly covered on the front page of the real estate section of our local newspapers. The first was an article by real estate editor Chris Wille of the Sarasota Herald-Tribune, Circus couple turning the page on striking Gulf-front condo. The second appeared yesterday, A surprising discovery, which covered three pages of the Herald-Tribune written by correspondent Marsha Fottler.

I have been mentioned a lot in the press lately. Today there was a short article of my listing $47.7 million in October local real estate, a record for one month. To date this year I have closed over $87 million in volume sales, already surpassing last year’s record of $77 million. My sales will be approaching $100 million if all my sales pending close by the end of the year. In these times of high sales volume editors have sought my advice in recent articles for emerging trends in real estate, hurricane panel discussions and high profile sales.

Today I focus on three of those new listings as a continuation of my series with this announcement in my Home Showcase XVI article. They are three homes that qualify as Coldwell Banker Global Luxury home sales, with a minimum criteria of $1.2 million.

Home Showcase XV - Global Luxury listings

by Roger Pettingell

Global Luxury waterfront homes featured

Spectacular homes on Bird Key and Hidden Harbor have their own charm

Bird Key island
Early Bird Key - The island, known for its volume of birds, is shown with the first home built there in 1911.

I listed six homes in the last three weeks that qualify for Coldwell Banker Global Luxury branding, homes that are distributed more prominently worldwide on ColdwellBankerLuxury.com. This will be a good theme for the next two weeks in my series, Home Showcase XV and XVI articles. Today I have two wonderful homes on Mourning Dove Drive on Bird Key and one home on Siesta Key to discuss.

Mourning Dove Drive is one of the most sought-after roadway locations on Bird Key. The two homes I have listed here are on the water with great views of Sarasota Bay for spectacular sunset displays. Bird Key is a popular location for movie stars, pro athletes and rock stars. It is mostly man-made with John Ringling starting the development process and Arvida Corporation laying out the current plats of land after its purchase in the late 1950s. It was Ringling who built the first of three bridges that span from Sarasota to St. Armands, bearing the name of Ringling. There is more history of Bird Key in my REALTALK™ #99 video.

Sprawling views of Sarasota Bay and the Gulf of Mexico on Mourning Dove Drive

663 Mourning Dove Drive
663 Mourning Dove Drive on Bird Key

The home at 663 Mourning Dove Drive has direct access and sprawling views of Sarasota Bay and the Gulf of Mexico. This estate has an expansive, five bedroom, 6,300 square foot interior as an ideal environment to immediately enjoy. Lovely details inside and out, include pavered driveway and gated entry, coffered and tray ceilings, solid-wood beam work, chef’s kitchen with granite countertops, custom built-ins, elevator, solar water heater and panels, brick patios and an open pool deck. The chef’s kitchen overlooks the family room and offers granite countertops, wraparound peninsula, island with veggie sink, Wolf gas range, Sub-Zero refrigerator and Butler’s pantry. The pool deck offers sensational sunset views. Picture yourself in this home with a three-car attached garage listed at $3,995,000.

Five bedroom estate abounds in sprawling views of Sarasota Bay and downtown

639 Mourning Dove Drive on Bird Key
639 Mourning Dove Drive on Bird Key

The second home on this stretch of road at 639 Mourning Dove Drive is a beautifully-updated five bedroom estate that abounds in sprawling views of Sarasota Bay and downtown. The direct-bay location, custom upgrades, as well as deep-water dock and lift are just a taste of what this lovely estate offers. The cook’s kitchen was redone in 2004, featuring custom cabinetry, granite countertops, built-in Wolf ovens and cooktop, warming drawer, full-size wine cooler, island with prep sink and breakfast nook. Enjoy the perfect ending to any day on the brick pavered lanai. The salt-water swimming pool and spa are a few steps from boat dockage and lift on sailboat waters. You can enjoy all of this for the asking price of $3,659,000.

Siesta Key, widely known as the number 1 beach in United States

5151 Jungle Plum Road
5151 Jungle Plum Road in Hidden Harbor

Siesta Key is widely known for its magnificent white sand beach. Since it is 99 percent quartz, the sun’s rays are reflected for comfortable bare-foot walking. The beach park received a $17.5 million upgrade of its facilities, parking and amenities two years ago. It has been named the number 1 beach in the nation. The Siesta Key village has quaint boutique shops, dining and a thriving night life.

I discussed the manatees and intracoastal waterway in REALTALK™ #87. The home at 5151 Jungle Plum Road in Hidden Harbor has it all with 150 feet of waterway frontage, deep-water dock and multiple boat lifts. Delight in serene bayfront living at this wonderfully spacious six bedroom estate, minutes from the renowned beach and bustling life of the village. This secluded boater’s paradise with main and guest houses offers many updates throughout, as well as glass French doors lining the walls and leading out to the open, pavered pool deck, only a few steps from the boat dockage. The pool deck offers a Tiki bar, dining areas, space for entertaining and sunbathing, swimming pool and heated spa with a waterfall. The master suite is on the main floor, featuring a double-sided fireplace, spa-inspired bathroom, walk-in closet and its own lanai access. Use the porte cochere as a convenient pass-through to the guest home or mother-in law suite. This 6,800 square foot set of two homes has a list price of $2,995,000.

Next week I will highlight more luxury homes that meet the Global Luxury standards in the Home Showcase XVI article. Two other luxury homes I have added to my inventory last week are listed below. Please contact me at (941) 387-1840 for an exclusive showing or if you have a property to sell or buy. Have a wonderful Thanksgiving.

New Global Luxury listings last week

High quality homes that meet the standard on Longboat Key and Sarasota

5080 Gulf of Mexico Drive
Notre Paradis - 5080 Gulf of Mexico Drive

We continue with the Home Showcase series, the 11th article devoted to featured listings. This week I highlight new listings, part II of this mini-series which continues the theme. These are three listings in three different communities. Their tie is that they are new on the market and they all meet the Coldwell Banker Global Luxury standard, featured on its website reaching an international audience of home buyers. The communities covered are Longboat Key, Bird Key and Queens Harbour.

The first is an immaculately maintained home with 100 feet of Sarasota Bay frontage. I used this home as an example for the definition of luxury in my REALTALK™ #107 video. The bayfront estate at 5080 Gulf of Mexico Drive, adoringly called “Notre Paradis” for “Our Paradise” is very impressive. Situated on almost a full acre of property, this special residence is a showcase of stunning views from virtually every room. The European-inspired decor offers spectacular features in every room, including Venetian plaster walls, hand-crafted finishes, four tranquil fountains, intricate moldings, Italian columns, 24-inch polished marble flooring, beautiful art niches and elaborate artist murals.

The five bedroom layout features nearly 9,000 square feet of living space and over 2,300 square feet of terraces and balconies covered in Travertine tile. The latest in electronic conveniences add to this home’s allure. From the state-of-the-art 7.1 Surround Sound Theatre to the Phantom Sound system throughout the interior and exterior, there is technology for everyone to enjoy. Consider the heated swimming pool and spa, with 3-car attached garage and workshop for an additional luxury experience. Call me to view this luxury estate listed at $6,649,000 and witness for yourself the beauty of this home for sale.

510 Blue Jay Place
510 Blue Jay Place on Bird Key

The second estate listed last week has already received a great deal of interest from home buyers looking at this wonderful home with over $400,000 worth of improvements on Bird Key. Bird Key has been written about many times for its history as a destination of famous stars who have a desire to live in the Sunshine State. I know Bird Key for its family-friendly atmosphere. Buyers looking at 510 Blue Jay Place see it for its stunning features and value listed at just under $1.4 million. Upgraded from top to bottom, you will adore every aspect of this gorgeous three-bedroom, three bath home. Meticulous renovations include new roof and siding, plus a revamped lanai with a new screened enclosure and heated swimming pool, surrounded by lush foliage for optimal privacy. The open concept interior features lovely wood grain ceramic tile flooring throughout, cedar vaulted ceiling, all new windows and sliders, a stunning gourmet kitchen, new bathrooms, built-in closets and much more.

New listing in maintenance-free Queens Harbour

3517 Fair Oaks Lane
Queens Harbour - 3517 Fair Oaks Lane

Homeowners in Queens Harbour enjoy maintenance-free living, making it an ideal location for buyers wishing to own a second home. It is also an attractive community for its deeded rights to a Bay Isles Beach Club membership. The beach club offers security and privacy behind its 24/7 manned guard gate. The club facilities on the Gulf of Mexico white sand beach add to its value. The home at 3517 Fair Oaks Lane offers peaceful wooded and garden views. This updated home create a light and airy space, ready to move right into. The private courtyard entry welcomes you with a tranquil Lilly-pad pond and a pavered terrace surrounded by privacy walls of lush foliage. Interior updates includes a newer study/library, gourmet kitchen, custom built-ins and newer windows. The fairway of the fourth hole at Harbourside Golf Course is literally steps out of your back door. This championship course is one of two associated with the Longboat Key Club. The community pool is across the street and the Moorings of Longboat is close, with accommodations for super yachts in its storm-protected marina. There is a lot to offer in this home with 3,210 square feet of living space listed at $1.225 million.

I listed another residence last week in the south building of the Water Club that will be featured in a future Home Showcase with an appropriate theme. Please contact me at (941) 387-1840 for an exclusive showing of any properties or if you have a property to sell or buy.
