The Home Showcase series allows me to highlight newer listings and the communities that have a common theme. I have over a dozen estates that meet the criteria of Coldwell Banker Global Luxury home standards, including four that were listed in the last few weeks and are discussed in this article. Global Luxury homes are unique in that they are promoted on a worldwide scale and have features associated to high-end homes.

This year I reported on the Sarasota community of McClellan Park in REALTALK™ #194. In 1916 sisters Daisy and Katherine McClellan settled into the area to claim title to the community that continues to today, making it the oldest settlement in Sarasota. The 56 acres were sold as the Garden Spot in local advertisements. Seminole words were used to identify roads because there was an Indian mound on the property. The road names of Yamaw Drive, Sioux Drive and Mietaw Drive are still used. Cottages of the day were ordered through Sears, Roebuck & Company and shipped from Chicago. Sears Modern Homes were shipped throughout the sates from 1908 to 1940. The Garden Spot still exists, and although homes are close to downtown Sarasota, this enclave is hidden by the trees that seclude it from the hustle and bustle of an active city.

A few blocks north in Sarasota is our second home of this Home Showcase XXXIII article in the West of Trail community of Bungalow Hill that I covered in REALTALK™ #172. Just south of Hudson Bayou in Sarasota this community is within walking distance to great attractions such as Selby Gardens, Marina Jack and Burns Court. Several homes in Bungalow Hill are designated by Sarasota as historically significant. Formed as Sarasota Heights in 1917, the town became associated with Greater Sarasota in 1925 after taxes proved insufficient to continue as a sovereign town.

We travel over the Ringling Bridge to Bird Key where our third Global Luxury home is for sale. Bird Key has a long history as a location for the rich and famous. Even from its humble beginnings when Thomas Worcester built the New Edzell Castle on the secluded island in 1914 to honor his deceased wife, the island wouldn’t see growth for a few decades. The castle mansion became the home of John Ringling’s sister, Ida Ringling North, until her death in 1950. During that time the first Ringling Causeway linked Sarasota to Lido Key. The Arvida Corporation purchased the island in 1959 and several holdings on the Sarasota County end of Longboat Key. Development began, increasing its size with landfill from 14 to 277 acres and 511 lots.

Our next home is a short drive up Longboat Key to the Corey’s Landing community behind the secure gates of Bay Isles. Longboat Key was settled by those looking for inexpensive property in Florida. But the first property acquired under the Homestead Act of 1862 wasn’t until 1891 when Thomas Mann applied for property. Byron Corey was given 154 acres through the Homestead Act four years later where he began to grow produce on the island. He required a dock where boats could dock and expand his sales to mainland buyers. The first Longboat Key post office was added to the dock in 1907. Today there is one of seven historical markers placed by the Longboat Key Historical Society and the town to commemorate the location of the dock that was destroyed by a hurricane in 1921.

One of the most prominent ships to dock at Corey’s Landing to exchange goods with the mainland was the steamship Mistletoe. The fourth home street name in this article bears its name, 3436 Mistletoe Lane. 2018 in Review - Happy New Year!

High-rise developments spark 2018 growth spurt for Sarasota County

As we approach 2019 and ring in the year tonight I will take the time today to reflect on the very eventful year for new development on Longboat Key and Sarasota. It was one of the largest development booms I have seen in years. What has started this year will change the skyline of Sarasota downtown and return Longboat Key to the glory days with a resort to complement the Longboat Key Club. Even the Key Club itself is transforming with new hotel spaces.

The Rosemary District in downtown Sarasota is glowing with new construction for the luxury buyer. One of the most visible new construction sites is the BLVD, 18 stories downtown with planned 49 new residences and an estimated completion date of August 30, 2019. Get in on the ground floor, literally, as there are residences remaining for sale. The new Westin, VUE and Embassy Suites are all within a couple blocks of each other. These high rise buildings of contemporary style have already made their mark on the landscape.

As the land across the street is in the process of clearing, the old Quay area will be a wonderland of mixed use dwellings that will expand into new residential, entertainment and dining experiences. The first building to rise up out of the grounds is a new Ritz-Carlton. Sitting alone among the construction equipment and mounds of gravel is the Belle Haven Apartment building. The 1925 structure will become the center-piece of the 15-acre bayfront property once it receives a complete remodeling of its interior.

On Longboat Key, excitement abounds for the resurgence of the Colony Beach Resort. Demolition of the last building has been completed for the planned luxury resort of 17.6 acres that will be operated by the prestigious St. Regis Hotel chain and renamed Residences at Longboat Key. To continue, the courts will decide on a process to dissolve the condominium association and with it the remaining properties still under ownership. If construction begins in 2019, completion is expected by the end of 2021 for 166 five-star resort hotel rooms and 78 residential units. A highlight of the old Colony was the Monkey Bar which will be recreated on the resort grounds. Expect more opulent amenities typical of a five-star hotel such as swimming pools and a lazy river, high quality recreational facilities, fine dining and lush landscaping.

The Longboat Key Club is undergoing its own renaissance with the realignment of its entrance road in preparation for new development on the southern end of the island. In 2015 Longboat Key residents approved a referendum that would allow 300 tourism units. Longboat Key Club owners, Ocean Properties, plan to use those units to expand its number of guest rooms with a new hotel overlooking New Pass. Although specific plans have not been made public, Ocean Properties has committed $100 million to the project.

Cultural centers and non-profits are launching capital campaigns to expand their programs that are on the drawing board. The Ringling Museum has raised most of its $100 million goal for its Ringling Inspires campaign. The upgrades to the Marie Selby Botanical Gardens will be significant with its $92 million campaign. The Westcoast Black Theatre Troupe will renovate its theater starting in the spring after meeting the campaign goal of $6 million and the Players Centre for the Performing Arts has plans to open a new three-theater complex in Lakewood Ranch, likely in 2020. The Asolo Repertory Theatre will double in size once its capital campaign is completed. The Ringling College of Art and Design has already opened its new post-production studio and three soundstages. Mote Marine Laboratory and Aquarium will move most of its futuristic public education center out to a site near the new Mall at University Town Center.

The year has also been kind to my real estate business, setting another county record by an individual agent. Volume sales this year totaled over $106 million with 71 total sides, a combination of seller listings and buyer representation. That beat my record last year, the previous county record, prolonging my streak of consecutive top sales for Sarasota County. There were some challenges overcoming economic instability and environmental hazards with a strong inventory of diverse properties for sale. There were some high profile sales, seven luxury properties over $3 million that are spotlighted here.

In April I sold a home that closed at the highest amount ever recorded on Bird Key, a home with adjacent land that combined closed for $8.6 million and reported in this Business Observer article. The spectacular location of this custom home is unique to Sarasota at 622 South Owl Drive. Situated on a two-lot, corner homesite, offers more than 450 feet of direct bay frontage and direct boating access to the bay and Gulf when accompanied with the 626 South Owl Drive lot with beautiful landscaping. The stunning four-bedroom layout is a flourish of beautiful finishes, featuring over 5,000 square feet of impressive interior with sound-proof office, family room, gourmet kitchen, plus a fully-equipped summer kitchen with plenty of outdoor entertaining areas.

Also in April I closed on the most coveted beach penthouse available at 1300 Benjamin Franklin Dr, #1201. Dazzling morning sunrise and crimson sunset views abound from this residence at Beach Residences, the beach properties of the Ritz-Carlton. In a fabulous corner location, this three-bedroom plus family room, top-floor residence gives the feeling of a single-family home, boasting 4,200 square feet of interior, its own private two-car garage, plus an additional covered space with two generous terraces. This residence closed at an even $5 million and can be seen here on its own single-property website.

My highest sale on Longboat Key in 2018 was at 5080 Gulf of Mexico Drive, sold at $4.7 million.

On the last day of July we closed on my highest Longboat Key sale for the year at $4.7 million. The European-inspired bayfront estate is immaculately maintained, a remarkable display of custom features and elegant finishes at 5080 Gulf of Mexico Drive. Surrounded by privacy walls of tropical landscaping with a gated entry, this special home offers more than 100 feet of bay frontage, showcasing far-reaching views of tranquil waters at every turn. The luxurious five-bedroom layout comprises nearly 9,000 square feet of designer living space and over 2,300 square feet of terraces covered in Travertine tile.

The one-of-a-kind, double-Sabel floorplan with almost 5,700 square feet of living space at 415 L’Ambiance, #C704-5 was placed on the market and within one week it went into contract for $3.9 million. Built in 1992, L’Ambiance has been sought after for its opulence and amenities. From this unique residence, the owners could use personal steps from their own terrace to access 300 linear feet of white sand on the Gulf of Mexico. In two buildings L’Ambiance offers many recreational opportunities with a state-of-the-art fitness center, Har-Tru tennis courts and heated swimming pools. Fantastic views of the Gulf of Mexico, Ringling Bridge, Sarasota Bay and sparkling lights of the city of Sarasota were accessible in this residence. Two Bird Key homes on Mourning Dove Drive closed for similar prices over $3 million. The first home at 663 Mourning Dove Drive that closed in April for $3.3 million has sprawling views of Sarasota Bay and the Gulf of Mexico. Its expansive, 6,200 square-foot interior create an ideal environment to immediately enjoy this six-bedroom estate. Lovely details inside and out, also include pavered driveway and gated entry, coffered and tray ceilings, solid-wood beam work, chef’s kitchen with granite countertops, custom built-ins, elevator, solar water heater and panels, brick patios and an open pool deck.

Five months later I closed on a lovely, updated five bedroom, 5,000 square foot Bird Key home at 639 Mourning Dove Drive that sold for $3.15 million. This residence abounds in sprawling views of the bay, bridge and downtown. Boating enthusiasts will covet the direct-bay location, 130 feet of frontage and deep-water dockage.

Just before Thanksgiving I closed on a beachfront residence in the Longboat Key Positano community at 4985 Gulf of Mexico Dr, #401 for $3.1 million. There is a spectacular walkout to the beautiful beach and azure waters from this first-floor beachfront condo that features a private pool and spa. Positano, a 10 acre oasis with only 29 residences, has a full time security staff and a gated entrance. This is Florida living at its very best.

Three keys with distinct personalities

Siesta, Casey and Manasota keys provide different means of relaxation

The barrier islands of Sarasota County are a series of six keys that begin with Longboat Key to the north and stretch to the south where Manasota Key finishes the tour of the islands in the south. Longboat Key is a part of Manatee County too, only one of three municipalities in Florida that is split among two counties. There is movement to change county boundary lines so the entire island is in Sarasota County.

There is a seventh inhabited key that does not receive much attention. Tourists typically bypass Coon Key as it is a small plot of land between Lido and Bird keys. But residences of the area know it for its landmark building, the 25-story Plymouth Harbor with special services for aging retirees. Coon Key is also home of the Sarasota Yacht Club and a few resident communities on the north side of the island.

You might think that you would be able to drive from north to south without interruption but passage to Siesta Key from Longboat Key requires a trip through downtown Sarasota, by way of Lido, Coon and Bird keys. Our journey begins in Siesta Key for the three southern keys of Sarasota County.

Siesta Key, world famous for its white sand beaches that reflect the light with its 99 percent composition of quartz. Tourists love it because the sand is pleasurable on the feet, even on the warmest of summer days. Hundreds flock to the beach on Sunday nights to participate in the drum circles, a spontaneous group of drummers that are entertaining and fun to watch as dancers break out for further entertainment.

This uninhabited island in the 1800s went through a series of name changes originally referred to as Clam Island. It advanced to names such as Little Sarasota Island and Sarasota Key. It wasn’t until the year 1914 the name was changed to Siesta Key following the popularity of the Siesta Inn. A bridge to the mainland was constructed three years later, a second in 1927.

The beach was purchased by the county in 1954, setting the stage for large tourist spurts. The beach was comfortable and the sunsets were spectacular. In February of 2016 over $21 million of renovations revitalized the beach with more parking, concessions and lifeguard main station.

Today it continues as one of the top beaches in the world as anointed by groups designating the top tourist attractions. Siesta Beach is home to two sand sculpting competitions, The Siesta Key Crystal Classic for professionals from around the world the weekend of November 9 and the annual Siesta Sand Sculpture Contest each May. Beach volleyball is popular with some of the best competition tournaments in the country. It was a part of the USA National Beach Tour in July.

The town of Siesta Key flourishes as well with its festivals and occasional pub crawls. As famous as the beach is, tourists also visit Siesta Key for the nightlife in places such as Gilligan’s Island Bar & Grill, Siesta Key Oyster Bar, Crescent Club, Daiquiri Deck and the Beach Club. The young scene is so popular that MTV created a reality show around it, appropriately named Siesta Key. More episodes were ordered by the network of this scandalous group of adults involved in their own set of love affairs.

Travel south on Midnight Pass Road from Siesta Key to encounter a land of high-profile luxury estates with a mix of historic landmark homes on Casey Key. An occasional cultural star from TV, movies and literature find the island relaxing for its segregation from the mainland. Like Longboat Key with its main road Gulf of Mexico Drive, Casey Key is fed by Casey Key Road. This eight-mile thoroughfare is lined with wonderful views, homes and trees that create a canopy of shade over the road pavement.

The northern part is reserved for the islanders while a few restaurants and hotels on the southern end attract tourists who visit for the beach bathing, fishing and dining. A wildlife sanctuary was created in 1970 through the Casey Key Conservation Act. Bird watching is particularly popular here on the key. The sphere of wildlife conservation continues on the mainland with the Oscar Sherer State Park and its 15 miles of nature trails. Accessible on the north end of Casey Key through Blackburn Point Road, this park has plenty of canoe water on South Creek and a lake shared by swimmers and fishermen. The much larger Myakka River State Park is further to the east. Venice to the south separates Casey Key from Manasota Key.

On the southern end of Casey Key take Albee Road West to 41 (South Tamiami Trail) and head south. Turn right to 776 where you will pick up Englewood Road, through a series of side roads to Manasota Beach Road and your final destination key in Sarasota County. Manasota Key Beach rests on the Gulf of Mexico at the end of the beach road. Manasota Key is north and south of this beach.

Manasota Key is home to the largest population of endangered Loggerhead Sea Turtle nests on the Gulf of Mexico coast. The island is splattered with homes in a relaxing atmosphere with a few quaint hotels for visitors who look for the enjoyment of a good sunset view. If your mood is to mingle with the locals then visit the White Elephant Pub or the Flounder’s Restaurant and Tiki Bar. The Stump Pass Beach State Park offers a relaxing nature hike on the south end of Manasota Key.

I have two listings on Manasota Key, one in which I previously presented in this series of articles located at 6155 Manasota Key Road. Just south of Manasota Key Beach is my newer listing at 8220 Manasota Key Road in Englewood. I haven’t forgotten about Otter Key, an uninhabited island in Sarasota Bay southeast of St. Armands Circle. In 1959 the Arvida Corporation purchased the southern part of Longboat and Lido keys, and all of Bird, Coon and Otter keys from the Ringling estate. The Arvida Corporation went on to develop many of the prominent communities in that purchase but did not touch Otter Key, although its purpose was for single-family homes with an east-end park. It now serves the county as a natural area and nature center with plenty of wildlife to see.

This week I highlight three communities and single-family home new listings that show the range of prices, from $779,000 to $6,795,000, and from Sarasota to Longboat Key. Canals were formed so most homes on this 250 acres of island would have boating access to Sarasota Bay and the Gulf of Mexico. Arvida Corporation, developers of many area communities, purchased Bird Key and began its process of building over 500 homes on the island in 1959.

Automobile access to downtown Sarasota and the beaches was possible by traveling over the John Ringling Causeway and bridge, the second of three bridges that would span the two land masses. The most current bridge that is a landmark for Sarasota was built in 2003. The roads that wind through the community are named after popular Florida birds. Many of the original homes on Bird Key have been replaced with modern mansions. Others have been updated so today Bird Key remains an exclusive luxury neighborhood, complete with a park and yacht club.

Bird Key, an unpretentious 12-acre plot of land that was inhabited by waterfowl and grass flats in 1911, may have the most celebrated history of the barrier islands. It is a history that started that year with the construction of a single home that was developed from land that was dredged out of a channel that split the island. The New Edzell Castle was ahead of its time in building technology with hot and cold running water and lighting that could easily be seen from the mainland.

Famed circus magnate and land developer John Ringling purchased the castle and the land in 1920 to help support his quest to grow Sarasota as the vacation spot of the world. His focus was in land development from Sarasota to Longboat Key, with Bird Key between the two in Sarasota Bay. He was responsible for building a bridge connecting Sarasota through Bird Key to his newly developed St. Armands Circle on Lido Key. It would be the first of three bridges that connected the land masses.

Arvida Realty was buying up land in the area and in 1959 purchased Bird Key. It would transform Bird Key into the luxury hotspot in the area with 511 single properties with its growth to 250 acres and a series of interconnecting canals. A trip by boat around the island today will show off the wealth and luxury lifestyle that exists on the island.

It has been highly sought for its proximity to the mainland and St. Armands. Residents find a family atmosphere where couples can be seen regularly walking the streets with their pets and children. There is one manned guard gate as an entrance to Bird Key and patrols combine for additional security. The Bird Key Yacht Club is of the highest marina standards. It is a social club with swimming pool and tennis courts.

It’s good to know that you have listed homes that catch the attention of newspaper editors. I’ve had a couple the last two weeks where the properties were predominantly covered on the front page of the real estate section of our local newspapers. The first was an article by real estate editor Chris Wille of the Sarasota Herald-Tribune, Circus couple turning the page on striking Gulf-front condo. Three homes in three highly sought communities with unique features

In this sixth installment of the Home Showcase I selected three featured homes in Sarasota County, in three distinctly different areas of the county. There is a home on Lido Shores, one in Osprey and one on Bird Key. The first two meet the criteria of the Coldwell Banker Global Luxury brand. Homes that meet criteria established by the campaign are considered a luxury home.

Today nearly 200 million Americans were in an area that was able to see at minimum a partial eclipse of the sun. On Longboat Key we did not witness a total eclipse, but we were able to watch nearly 80 percent of the sun blocked by the moon. There were many ways to safely view the eclipse from pinhole projections to special glasses. Outside our office we found a natural way to capture the moment. Nature combined the sun with the moon, and hundreds of pinhole projections through leaves to create an artistic view on light pavement. You will have another United States opportunity for a total eclipse in 2024.

Traveling from St. Armands Circle to Longboat Key you will pass the small enclave of Lido Shores that I highlighted in REALTALK™ #133 video. Bird Key, stunning property for budget-minded home buyer

Bird Key is known for its celebrities who called it their home. Lucille Ball, Jerry Springer and Brian Johnson have lived there. The first home was built on the island in 1914 but full development of canals and new construction didn’t take off until 1959 when the Arvida Corporation purchased the land. The original Arvida plan was for 291 water-front homes on canals or bay and 220 garden homes off the water.

John Ringling built a bridge in 1925 that spanned from Sarasota to Bird Key and then on to St. Armands Circle. The bridge closed the gap to areas that he had owned property. Ringling donated it to the city of Sarasota two years after its completion. The current bridge is the third and was completed in 2003.

With all of its history, Bird Key and the John Ringling Bridge have been the awe of many over the years. The third home of this series is a garden home on Bird Key at 637 South Owl Drive, one of the few homes for sale on Bird Key under one-million dollars, listed at $849,000.
