When you move from the northern states it may take some time to adjust to the peak selling cycles here in Sarasota. As the snow melts and the grass begins to turn green might be the best time to list in the Midwest and Northeast states. But October to Easter are the hot sales months for the market in Florida. It is a simple concept, snowbirds that are here during the winter months have a desire to stay once they are exposed to what there is to offer in climate, entertainment and recreation under these sunny skies.

The summer allows us time to relax and to plan for the peak season. Before we know it, October is here and we start the daily routines of showings and listings. The inventory is low in August and with good reasons. Accumulating a high number of days on the market may be less appealing to potential buyers so sellers will take them off the market in order to reset the number of days to zero. These homes are still available as inventory, buyers may have to search a little harder or call a Realtor who likely has knowledge of these homes ready to sell. I discuss these strategies in REALTALK™ #209.

Some properties remain on the market. Sometimes they are listed in the summer because there may be a limited supply in a particular community. That’s an opportunity some sellers don’t want to pass up. There are buyers in the summer and unable to find anything in a neighborhood they like is discouraging. There are a variety of other reasons why sellers prefer to list their homes any time of the year. All are valid, and if attractive and priced right will offer a good home to a potential buyer.

Beachplace on the southern end of Longboat Key is in a great location, has many amenities and many of the residences have been upgraded since the community was built between 1979 and 1981. I have four new listings of the six at Beachplace that I am highlighting in this Home Showcase XXXII article.

The past four years of REALTALK™

Approaching 2019 and our 200th episode of real estate discussions

Episode Number 1
First Episode - We discussed the 2013 and 2014 Sarasota real estate market on April 23, 2014.

When I launched the REALTALK™ video series on April 23, 2014 I wanted to discuss important topics that affected home buyers and sellers in Sarasota and barrier islands. Now 187 weekly episodes later we have done just that. The videos have covered 47 different communities from the Oaks Bayside in Sarasota to the Lands End neighborhood on north Longboat Key. Many times Mary Kay Ryan and I have recorded our episodes from the homes in the neighborhood we were discussing.

There is so much to discuss as each community has its own atmosphere. In our videos of residences on Longboat Key I try to address those unique features that would make it attractive to buyers. We can explain the difference between the luxury beachfront lifestyle of Beachplace and why Grand Bay on the bay side might offer a different attraction.

We covered the Ritz-Carlton downtown from the penthouse there in REALTALK™ #71, then followed up with a spotlight on the Ritz-Carlton Beach Residences two years later in our #154 episode. Someday I hope to have a review of the new Ritz-Carlton that is under development in the rejuvenation of the Quay district downtown.

And we have gone into areas that the casual home buyer may not be aware of. We recently discussed Tremont Estates on Lido Key, just blocks from St. Armands Circle, and Bungalow Hill, west of trail in Sarasota. We thought it would be important to discuss areas like Sapphire Shores on Indian Beach in Sarasota and the luxury homes that were built in the Sanderling Club on Siesta Key.

We have also directed our attention to the gated communities of Bay Isles and homes that have beach access through deeded titles. You can get a glimpse of Queens Harbour, Fairway Bay and the Bayou neighborhood in our community spotlight series.

But we have also taken on the serious business of home buying and invited local experts to discuss topics that impact a sale or the value of a home. Real estate attorney Thomas Luzier of the Sarasota firm Dunlap and Moran took on the discussion of state Doc Stamps and Title Insurance in REALTALK™ #38. It has been one of our most viewed videos. This is one I send a link to customers who have questions about these two topics as Thomas did an eloquent and concise review of these two sometimes confusing areas of Florida real estate law.

Insurance in Florida is also unique and sometimes misunderstood. Mike Mailliard of MIC Insurance has been an expert and a frequent guest. In the fall of 2014 we recorded a two-part series where he discussed some important features to look for while insuring a condominium, and then followed it up with part II on insuring single-family homes. He returned for another two-part series as we approached the storm season two years ago. His June 2016 series was timely as he first discussed changes in Florida law that affected home owners, then followed up the next week on actions that needed immediate attention in preparation of the summer months. This episode is one I highly recommend as he discussed protecting your most valuable assets before disaster hits. On September 21, 2017 he provided an update on Florida insurance just days after Hurricane Irma made its path through central Florida.

We have had other experts discussing different topics. A good discussion on the ease and use of a Smart Home was presented in an interview with Wicked Smart Homes president, Mark Bolduc. Sea wall construction has changed over the years so we invited Jim Smith of Custom Dock & Davit to discuss and demonstrate new technologies that offer more longevity. We discussed the advantages of buying new construction in Sarasota with guest Amy Drake, in REALTALK™ #52. I am no lawyer but have enough knowledge of common questions customers ask me so I discussed TRIM notices and preparing for taxes in REALTALK™ #57.

Local programs that have a great social benefit have been discussed. There was no one better to explain the world renowned St. Armands Circle than Diana Corrigan, Executive Director of the St. Armands Circle Association in REALTALK™ #58. Titus Herman, CEO of Southeastern Guide Dogs discussed his program of service to the blind and veterans of war. Juliette Valin, director of membership at the Longboat Key Club was in an episode to discuss the benefits of joining this highly recognized organization. The Westcoast Black Theatre Troupe was highlighted in REALTALK™ #101 in an interview with Nate Jacobs, founder and artistic director, which finished with a duet.

Market updates for sellers and buyers as we see it

Sons Max and Jake - I receive many good comments when sons Max and Jake join me in REALTALK™ discussions, especially around the holidays.

We sometimes think that buyers are only here during peak season from November to mid April. If that were the case we wouldn’t have any home sales in the summer, of which we had a brisk season in those months too this year. As peak seasons come and go I discuss the market and prepare sellers on expectations for their homes on the market. I discuss timing and any perceived fluctuations that might have an impact on the sale of luxury homes or residences. In these updates I provide my best estimate of market timing and how to best present your home for the upcoming season. These updates have been very popular and are some of the most viewed videos.

We like to have fun too. Sons Max and Jake have grown up as guests the past four years, and they discuss serious topics. These videos receive the most comments from viewers, whether they like the way Jake and I discussed the home-buying process or Max asking me questions about home pricing. We present these videos around holidays, particularly at Thanksgiving when I promote Roger’s Great Pie Extravaganza. I learned of their aspirations for the future in a year ending 2016 holiday greeting and magic trick in REALTALK™ #112.

But what could be more fun than the bloopers episode put together by our videographer Detlev von Kessel for our first year anniversary. It’s been a year since we visited Beachplace, the community on Longboat Key overlooking the Gulf of Mexico with 11 buildings on 31 acres. And since we have three newer listings there, we can discuss the residences and the 1,450 linear feet of beach frontage that stretches along the southern end of the island. It is our Community Showcase XXVI for September.

Arvida Corporation, which had much to do with many developments in the area, built the community over three years from 1979 to 1981. Since then Beachplace has evolved into one of the most socially active neighborhoods on Longboat Key.

It’s location makes Beachplace very attractive to owners, who have a short drive north or south for fine dining. A shopping plaza with a Publix, Chase Bank and CVS pharmacy are within a short bicycle ride. This year the Ringling College of Art and Design announced plans to build an 18,000 square-foot Arts, Cultural and Education center in the same plaza where a restaurant once stood. The initial plans have been introduced to include a courtyard and amphitheater to separate two buildings that will include classrooms, computer lab, black box theater and arts gallery.

Being on the southern end of Longboat Key has other advantages for its location. The world renowned St. Armands Circle is a short distance. This active area has fine dining and boutique shopping, some of which I covered in my REALTALKplus™ article on St. Armands Circle and in this interview with Diana Corrigan, association executive director, in REALTALK™ #58. The Sarasota Yacht Club and the Ringling Bridge is all that separates St. Armands Circle and downtown Sarasota. There you will find more fine dining and the heart of the cultural arts center of the city. Within blocks of each other you will find the opera, orchestra performances and live theaters.

McCurdy’s Comedy Club downtown has just celebrated 30 years of high-class comedy. The Black Diamond Burlesque had its eight anniversary show last night. Upcoming performances are scheduled to include Jon Lovitz, Dennis Blair, Jay Mohr and Gallagher. The waterfront Van Wezel Performing Arts Hall, with its world-class entertainment is also downtown.

But you may not want to leave Beachplace with all of its amenities. Relax on the beach or take a swim in the Olympic size pool before relaxing the warm-water spa. A fitness center with state-of-the art equipment is available to residents and guests. You can also practice your tennis finesse on any of the three Har-Tru courts of Beachplace. The peaceful lake has a fountain in its center that adds to its beauty.

Beachplace is also attractive to owners who desire an income-producing residence, as rentals are handled through third-party companies or on-site management. The 24/7 manned guard gate is the second level of security as visitors also checked at the gates of the Longboat Key Club roadway. There are four floor plans of two and three bedroom designs, ranging from over 1,800 to nearly 1,200 square feet. Many residences have their own laundry facilities.

Membership in the Longboat Key Club is a priority of some Beachplace owners. The location is sandwiched between two of its championship golf courses, Links on Longboat and Harbourside Golf Course. Members also have access to four fine restaurants, spas, swimming pool, tennis courts and special events.

All in all, Beachplace is a wonderful piece of paradise on Longboat Key.

Today I listed a three bedroom residence in the Beachplace community on Longboat Key. It becomes the third listing I have there, a good time to display the community and featured residences in my Home Showcase series. I love this community for its location, amenities, rental policies and you can’t beat the sunset views over the Gulf of Mexico. I reviewed the community in an earlier REALTALKplus™ community spotlight article and REALTALK™ #76 video.

Among the 11 buildings at Beachplace are 336 residences. They rest on 31 acres of landscaped land and took three years to complete construction from 1979 to 1980. My success in sales at Beachplace started with the Arvida Corporation and continued with Coldwell Banker when the community was sold in 1989. In the last 12 months I’ve sold five residences here totaling $4.620 million, an average of $924,000 each.

Beachplace is a 24-hour manned gated community with on-site management. There are three tennis courts on the north end of the community. Other amenities include fitness facilities, heated swimming pool and spa. The recently updated clubhouse showcases Beachplace with its mew activity space.

But the location may be its best draw. Its close proximity to the two Longboat Key Club championship golf courses make this an ideal place to work on your passion of this sport. A short drive to the north is the Avenue of the Flowers Town Plaza with Publix and CVS stores, drive a short distance south and you arrive at St. Armands Circle with its boutique shopping and fine dining. But the best is at sunset, either by gazing at the Gulf from the white sand as the sky turns a brilliant color of oranges and reds, or from your patio in one of the four buildings that overlooks the spectacular views. Beachplace has an incredible length of beach frontage, nearly 1,450 feet of it.

Wonderful amenities and rental policies attract buyers

Beachplace - I highlighted this Gulf-front community last month in REALTALK™ #76.

In the last 12 months I sold seven residences, have one pending and one active listing at Beachplace. That is a lot of sales for one community. What makes it good for sellers and buyers, there are many opportunities here in the expansive grounds with 11 buildings, four right on the shores of the Gulf of Mexico. It is also a wonderful community as I pointed out in my REALTALK #76 video last month.

The 11 buildings, with a total of 336 residences, took three years to construct beginning in 1979, built on 31 acres of lush landscaped land by the Arvida Corporation. Arvida had been the developer of many communities on the southern end of Longboat Key and was responsible for the growth of Bird Key. I worked for them in the mid- 1980s after the construction was completed on Beachplace. I transferred that experience to Coldwell Banker when Arvida was sold to them in 1989, and I continued with the new company.

By then Beachplace was well established as the place on the beach that was family oriented, had many amenities and has great rental policies. The first set of four buildings were laid out in an L-shape around the tennis courts. Buildings 1 and 2 are on the beach, lifting their value to homeowners that enjoy the sunsets over the Gulf of Mexico. And there are plenty of beautiful sunsets.

Owners in buildings 3 and 4 have direct access to 1,450 feet of beach frontage. That is nearly the length of a five football fields. Owners in these two buildings step out of their residences onto the swimming pool area that is also the great social activity center with on-site management, social gathering facilities and fitness center. These residences also overlook a magnificent pond with stunning views from their balconies, with quick access to the Beachplace amenities. Buildings 5 through 11 were completed in 1980 and 1981, and privileged owners in building 8 and 9 are on the beach in much the same manner as building 1 and 2.

Buyers with families looking to purchase a residence on Longboat Key may start their search in other communities, but they seem to favor Beachplace when they narrow their final selections. It truly is a family atmosphere with plenty to do for children, and to bond with other children their ages.

The rental policy at Beachplace is one of the least restrictive on Longboat Key. With a one-month rental owners have the ability to stack rentals throughout the 12-month period. In other communities the minimum rental period is three months. That will allow an owner to rent for one month, then use it for a month. Friends and family can stay for a month with this more liberal rental policy. There is also 24-hour manned gated security.

I like Beachplace for all of these reasons. I did purchase a place here that serves as a wonderful getaway for family or rental. Each building is six stories with under-building parking available. Guest parking is also set aside with an ample number of spaces. Beachplace is on the southern end of Longboat Key, close to the shopping and fine dining experiences at St. Armands Circle.

The residence I have for sale here is an end location with a wraparound terrace in building 11, #205. It is also rare because it is a true three bedroom, and has two full bathrooms. Last week I listed four homes with a good variety of locations and configurations. Condominiums on Longboat Key

I started out selling for the Arvida Corporation in the 1980s when there was a big push for condominiums on Longboat Key and in Sarasota. Some of the best communities were started at and around these magnificent buildings. Amenities were planned for social interaction, relaxation, security and fitness. Over the years I’ve followed pricing and luxuries of each, and have been compiling Comparative Market Analysis reports on many for over 20 years. I would like to share some information about these communities.

First, I think it is important to share some thoughts on why many of my buyers tell me why they like this style of life. I can start with cost. Compared with single family homes, condominium buyers will typically pay less per square foot. For instance, in the last 12 months I’ve sold 65% of the total listings at Grand Bay condominiums. Of those that weren’t special units such as penthouse suites, they closed between $300-400 per square foot. These are good prices for the sellers. Another single family home I sold in Paradise Shores recently sold for $485 per square foot.

Buyers of condominiums enjoy other benefits. Their maintenance fees cover many amenities that might not be attainable if purchased by themselves. Pool and spa maintenance, 24-hour security, tennis and golf fees are just some of the luxuries enjoyed by condominium owners. With many of these buildings located on the beach in Longboat Key, direct access to the powdery white sand is important.

While single family residence home owners might appreciate some separation from the community, condominium owners embrace social sharing and plan gatherings together near a pool of social media room. So, where do they want to locate when looking for a condominium? It’s easy to see why many would want to live in Sarasota or Longboat Key. There is everything from arts, dining, recreation or the simple life associated with reading a good book on the beach while dolphins play in the vast waters of the Gulf. There is a resurgence of condominium development this year on Longboat Key, and I will provide updates here on their progress. My purpose today is to provide insight into existing communities.

There are 12 condominium communities in the area that I have CMAs listed on this website, some back to 2008. All would easily be considered luxury waterfront properties by any classification. They also are all close to shopping areas in Sarasota and dining on St. Armand’s circle. Each has a pool and other features mentioned above.

Grand Bay is the furthest north on Longboat Key on the east Sarasota Bay side of the island. Many of the 271 units built between 1994 and 1999 have been updated for a modern lifestyle. The largest Antigua floor plans have 2,925 square feet of floor space.

Down the Gulf of Mexico side there are string of condominiums, eight of which I have CMAs for past years leading up to those in August of this year. The northernmost is the Vizcaya, an exclusive community for the very affluent with prices over $900 per square foot.

Southbound on Gulf of Mexico Drive is Seaplace, less expensive per square foot. Buyers can look there for condominiums in the $300-500 square foot range, depending on the building. The amenities are still great for those seeking a luxury unit, despite the lower cost.

The Water Club, on the right as you continue down Longboat Key, has 172 units in two towers built in 1996 and 1999. Priced between those in the Vizcaya and Seaplace, there are currently three residences ready for a new owner. The Water Club is also the first in a line of communities within a mile of each other on the southern tip of Longboat Key, the first of which is the Promenade with prices comparable to the Water Club. The inventory is currently low on these units, but has a good range of sizes from 1,500 to 3,000 square feet.

In contrast, its neighbor to the south, Beachplace, has a good inventory and all priced under $1 million among 11 buildings. The grounds are well laid out with tennis courts, pool and direct beach access.

The next three communities reside off the main Gulf of Mexico Drive, on or near the private Longboat Club Road that is maintained with 24-hour security through two access gates. The famous Longboat Key Club golf course runs parallel between these two roads. The first, Regent Place has two towers on the beach and is a rare find for a condominium to be sold here. In fact, only two have been sold in the last two years.

The Sanctuary is where you can find a good value, as there is something in most price ranges among the five buildings. It has a nice size pool, tennis courts and is close to Longboat Key Club main golf course from any of its 181 units. Expect a great sunset on the beach at the Sanctuary.

L'Ambiance, or atmosphere in French
L'Ambiance - The French word for atmosphere is appropriate for this community on the Gulf side. This spacious unit with over 2,800 square feet of living space I sold this year for $2 million.

L'Ambiance, from the French meaning for atmosphere, is the furthest south on Longboat Key. Some residences in L’Ambiance cover up to 5,170 square feet that include terraces. The 190 units and community here were built in 1990 and recently modernized to include more amenities for its privileged owners. Residences here are more pricey, but well worth the wait to find an excellent value.

Across Gulf of Mexico Drive near our offices of Coldwell Banker is Tangerine Bay on the southeastern edge of Longboat Key. Here 10 buildings surround a man-made lagoon aptly named for its community. In the center is lush landscaping, clubhouse and main pool. Prices here priced in the $300-400 per square foot range. Considering the amenities, this is an excellent value but the inventory is low.
