If you want to escape the cold harsh winters of the north and have an active lifestyle, the community of Corey’s Landing on Longboat Key may offer the best of all worlds for you. While you are away in the summer months your landscaping is part of the maintenance free arrangement with the community. Boating, swimming or relaxation in the spa is available in a centralized location or can be part of your home.

Many of the 72 homes in Corey’s Landing were built in the three years of 1989 to 1991. And over half of the homes in the community are on a channel that hugs the shoreline of Sarasota Bay. Your morning coffee break on your back deck of Mistletoe Lane faces a splendid view of the sun rising over the bay, a luxury lifestyle worthy of the pursuit.

The community and streets of Byron Lane and Mistletoe Lane owe their names to the first 1895 homesteader, Byron Corey. Byron had 154 acres of land on Longboat Key but lived in a home that was part of Byron’s dock. The acreage was fertile soil used to grow vegetables, which he transported to the Tampa market by means of the steamship Mistletoe. In 1998 land development was granted that followed an archeological survey which authorized home construction. The survey concluded that there was no significant prehistoric resources but noted future stabilization of an Indian shell mound around the perimeter of the channel. Shell mounds were ceremonial and common in Florida, a popular one is located in the Historic Spanish Point of Osprey.

Today there are modern amenities that exist for homeowners in Corey’s Landing. Membership in the Longboat Key Club grants you access to the resort championship Harbourside Golf Course which is steps out the back door of homes on Byron and Fair Oaks lanes. If your super-yacht is too big for the private dock of your back yard, space is available for the largest of private boats at the full service Longboat Key Club Moorings. The marina is within a short bike ride of Corey’s Landing.

The community is behind the secure gates of Bay Isles and homeowners in Corey's Landing have deeded access to the Bay Isles Beach Club. On the white sandy Gulf of Mexico shoreline, the beach club is a private oasis with pavilions, showers, grills and beach volleyball courts. Members of the beach club have a security key to get on the beach and use the facilities at 2111 Gulf of Mexico Drive.

Grocery shopping at Publix and a CVS pharmacy is within short walking distance of Corey’s Landing in the Town Shoppes of Bay Isles. Fine dining is available nearby or within a short drive to famous St. Armands Circle. Continue over the Ringling Causeway Bridge to a world of boutique shopping, dining and entertainment arts. Downtown Sarasota offers opera, symphony concerts, theater, ballet and world renown artists who are ushered in daily at the Van Wezel Performing Arts Hall.

Sarasota is the spring training ground of the Baltimore Orioles. Every March the professional teams from New York, Philadelphia, Detroit, Toronto and other cities of the Grapefruit League hone their baseball skills at Ed Smith Stadium or at the home of the Pirates at LECOM Park in Bradenton.

Overhaul of LongboatRealEstate.com completed last week

In January of this year we released a complete redesign of LongboatRealEstate.com. The website featured more video including a main video that stretches the width of the screen on the home page. It was designed with a responsive format that adapts to the size of the screen, making it ideally suited to respond to smartphone and tablet screen sizes. The back-end, along with the responsive design is attractive to the algorithms of the search engines.

Last week we overhauled the menu system with the goal to make the site more user-friendly. Now with one, possibly two clicks, you should be able to navigate to your most desirable location. For visitors who wish to search homes, you can find properties for sale in most Sarasota and Longboat waterfront or luxury estate communities in your price range by finding the community, then the price range. City information and monthly Comparative Market Analysis (CMA) reports back to 2008 are also one-click away.

Longboat Key is one of those rare towns in Florida divided by two counties. It is the largest of four that are split in the state. The first featured home is in the northern part of Longboat Key, in Manatee County at 4239 Gulf of Mexico Dr, #MH2. The island is divided between counties in the 4100 block of the main road that is Gulf of Mexico Dr. The home is a beach retreat on the Gulf of Mexico shores. So you want to be close to the fairway of a world class championship golf course and you want to moor your 85-foot yacht on the bay in a marina with wonderful amenities. Look no further than the community of Fairway Bay. That may be enough. You'll also be close to fine dining and Gulf of Mexico beach access. Then you would have a community aptly named Fairway Bay Dining Beach. What about a neighborhood that also is a short bike ride to great shopping at St. Armands Circle and grocery shopping at Publix? Understandably you might not want all that in a community name, but Fairway Bay does have it all.

Walk out your door and you are on the fairway of the second of two championship golf courses of the Longboat Key Club, its Harbourside golf course. There are 27 holes played in pairs of nine for your 18-hole pleasure. An accurate tee shot is required for the fairways on the 3,426-yard White Egret course but large greens are inviting you on your second or third shot. In contrast, there is plenty of open fairway on the Red Hawk course. There is also plenty of water so it is challenging, yet beautiful scenery on it its course of 3,323 yards. You also have the third option, the Blue Heron course of 3,401 yards. You may not even take your golf bag as the scenery here is enticing enough and launches this course as one of the most famous on the Longboat Key Club golf tour. The 18-hole Links on Longboat golf course is three miles to the south.

You are also within a short walk to your yacht in the largest deep-water marina on the Gulf of Mexico coast. This is a full service marina with boat slips up to 150 feet, that accommodate anything from nightly to annual docking. You are close to the Portofino Ristorante & Bar or you can jump on one of the shuttles to experience any of the seven other fine dining establishments at the Longboat Key Club. Annual or summer memberships are available for club membership to include all the amenities of tennis, spa and pool lounging.

If that isn’t enough you have a choice of townhouses that were built in Phase One of Fairway Bay in 1982. These townhouses won the Aurora design competition for their copper roofs and distinct blue awning. Arvida Corporation went on to build a total of 264 residences in the coming four years with more phases consisting of mid-rise and Atrium residences, a mid-rise with three-bedroom floor plans. There is a private garage for each residence of Fairway Bay. These properties start well below $1 million and have plenty of value on Longboat Key, known for its multi-million-dollar homes.

Fairway Bay has its own set of amenities including two heated resort style swimming pools, with hot tub and spa. There is also a fitness center and clubhouse. All properties are behind 24/7 manned gates and each owner has deeded access to the Bay Isles Beach Club. This club is on the beautiful white Gulf of Mexico beach sands. On the beach you will find private pavilions, showers, restroom, grilling areas and beach volleyball layouts. But the greatest amenities you will see are the views of the Sarasota Bay, city skyline at night or the sunsets over the Gulf of Mexico waters.

I have an alert for Longboat Key home buyers! There is a secure neighborhood on the island with 24/7 manned guard gates, golf, tennis, swimming, a private Gulf of Mexico beach club and with a selection of single-family homes, maintenance free homes, villas, condominiums and townhouses on the market. With this much variety and amenities you may wonder how you may have overlooked this community.

Fact is, if you were looking to buy in places like the Harbor Section, Sabal Cove, Queens Harbour or Grand Bay you were looking at real estate that has deeded access to one of the most encompassing clubs on the island. Bay Isles on the southern end of Longboat Key is a neighborhood of communities behind a southern gate that serves communities such as the single-family homes in the Harbor Section or the townhouses and residences of Fairway Bay. The north gate near the Publix grocery provides access to the single-family homes in Sabal Cove, Weston Pointe, the maintenance-free homes in Queen’s Harbour and Coreys Landing, or the condominiums of Grand Bay.

Besides the security of this gated community, members of the Bay Isles Beach Club also have access to the private white sands of the Gulf located at 2111 Gulf of Mexico Drive. With your personal key card you open the gates to the beach with its outdoor pavilion, showers, restrooms, barbecue grills, picnic facilities and beach volleyball.

Also behind the north and south gates are the facilities of the Longboat Key Club, which expands your horizon with access to the moorings marina and Portofino Restaurant & Grill. Members of the Longboat Key Club can enjoy a challenging round of golf on the championship course at Harbourside Golf Course. This tree-lined course opened in 1982 and now consists of three nine-hole courses, the White Egret, Red Hawk and infamous Blue Heron.

All of these neighborhoods are near some of the finest shopping and dining that is available on Longboat Key, St. Armands Circle and Sarasota. Opera, orchestra, musicals, ballet and plays add to the thrill of living at Bay Isles. And no visit to Sarasota would be complete without a tour of the Ringling Museum of Art and the home of John and Mable Ringling, Ca’ d’Zan.

In the mid-70s Arvida Corporation, a developer that was responsible for a large portion of the southern end of Longboat, Bird and Lido keys, recognized the potential for this area of the island. In 1976 the company filed documents with the state of Florida under the chapter name, Bay Isles, realizing the market was in need of a secure neighborhood with amenities. What formed were the homes and residences that followed. Here is a look at some of the communities of the Bay Isles Beach Club.

Harbor Section: Take a right turn past the southern gate to navigate through the Harbor Section of Bay Isles. Each lavishly landscaped single-family home backs to a canal structure that leads to Sarasota and the Gulf of Mexico open waters. You can review the current set of CMAs and the inventory that is available in this section.

Fairway Bay: A community of 288 residences comprised of mid-rise buildings and townhouses in three separate associations. The community shares a pool, tennis courts, clubhouse and exercise room. Fairway Bay residences are access through the south gate along Harbourside Drive and is across the street from Harbourside Golf Course.

Emerald Pointe: Three homes of its total 16 have been sold this last year in the community of Emerald Pointe. Emerald Pointe is a pet-friendly community consisting of mostly two-story villas built around the year 2000 on Harbour Links Drive, easily accessible through the south gate. Properties also back up to the Harbourside Golf Course.

Marina Bay: Near Fairway Bay and Emerald Pointe is Marina Bay, 60 condominiums on Sarasota Bay in three buildings constructed in the early 1990s. Residents have access to a heated pool, spa, fitness facilities and tennis courts centrally located near the middle building. One small pet is welcome.

Weston Pointe: Weston Pointe, Winding Oaks, Bayou, Sabal Cove, Queen’s Harbour and Coreys Landing are mostly single-family homes located around a series of canals and lakes inside the north gate. Each single-family home owner in Weston Pointe has deeded rights to their own private boat slip on a canal that leads out to Sarasota Bay. This community is located within a short walk of the Publix and Amore By Andrea Restaurant, which serves some of the finest Italian cuisine on Longboat Key.

Winding Oaks: Continue up Harbourside Drive inside the north gate and you will find the community of Winding Oaks. Many of these single-family homes built on two small lakes were built in 1988 but have been updated for a more modern lifestyle.

Sabal Cove: Directly across the street Sabal Cove homes offer many of the luxuries that comes with a single-family home ownership. Harbourside Golf Course winds its way around the lake that backs up to the homes in Sabal Cove built in the early 90s. Some homes on the interior face a cul de sac, offering more privacy. The listing I have at 3340 Sabal Cove Lane faces the lake and greets you with manicured landscaping and a brick-pavered driveway.

Queen’s Harbour: Many of the homes built in Queen’s Harbour were constructed between 1995 and 2000 but have also been updated with modern technologies, appliances and building codes. Homeowners here can enjoy a good second home in the winter, as most of the exterior maintenance and landscaping is handled by the local association. Many of the homes in Queen’s Harbour have their own private dock on a canal that leads to Sarasota Bay.

Coreys Landing: Most of the exterior maintenance of homes in Coreys Landings is also the responsibility of the association. As with Queen’s Harbour some owners with homes on Mistletoe Lane have their own private boat dock on a canal that winds out to Sarasota Bay. Coreys Landing residents enjoy a community pool with spa and tennis courts.

Grand Bay: Continue up the road to its end to find another set of 24/7 manned guard gates at the six-building community of Grand Bay, a masterful collection of residences that overlook Sarasota Bay. Grand Bay is the highlight of condominium living on the bay with many amenities starting with on-site management. The heated pool and spa, tennis courts, fitness center, clubhouse, path structure and picnic areas exist with the community that is wonderfully landscaped and well maintained. The acronyms of housing associations

Mention a community association and the first thought is to think of the fees. While that is important, homeowners (HOA) and condominium associations exist to provide the amenities that make that community a more desirable place to live. They are also good to help maintain high property values. Both types have similar features such as the common areas that pertain to pools, spas, fitness centers, tennis courts and even golf courses.

The differences between the two types of associations may seem obvious but the details reside in the rules and regulations written by the board of directors, typically an elected group from owners within the community. The board serves the association in order to write and enforce the rules. Although many owners typically do not involve themselves with the regulations of the association, they are there to protect the value of other homes or condominiums. You may have a better homeowner experience by knowing the rules. A simple remodeling project may become very costly if it violates the rules of the association.

Associations are typically formed as a corporation by the developer of the community as a Common-interest development (CID). The company will run the CID until it is turned over to a board of directors when a certain number of homes are sold within the new development and an HOA is created.

By definition, the HOA is a collective ownership of homes within a specified boundary where the homeowner owns the lot purchased but the common areas belong to the HOA. The common areas can be used to provide recreational amenities to that community. Privileges to the use of these amenities can be suspended with violations of the HOA rules, as determined by the board. So it does make sense to pay attention to the rules. A Florida law enacted in 2013 provides some control over associations as some were asserting their control with more vigor than others. At the time, nearly 2 million homeowners in Florida were affected by the new law.

Some HOAs provide lawn and landscaping services but for the most part the homeowners are responsible for the upkeep of their property. It is the responsibility of the homeowner in most cases to provide advance notification to the HOA for any alterations to the exterior of the home. In some locations, a building permit from the county and written permission from the HOA may be required for remodeling projects. Deed restricted communities are usually governed by the HOA with a set of rules for alterations to the home.

There may be also a Community Development District, or CDD, which may be assessed as part of your property taxes. HOA fees are paid directly to the association. The CDD assessments may be short-termed for the construction of amenities or services that benefit the community. These CDD fees are typically used to pay the interest and principal for a bond that was sold so these projects can be funded. These funds may also be used to pay for the maintenance of these amenities. A CDD is usually reserved for some public utility or infrastructure such as roads and utilities.

Bay Isles Beach Club is unique: Behind the secure gates are condominiums, town houses and single-family homes and all have access to its amenities.

Homeowners behind the gates of Bay Isles pay their annual fees directly to the association. In return, homeowners gain access to the beach club on the Gulf of Mexico side of Longboat Key. Bay Isles also provides north and south 24-hour manned security gates. It is unique in that condominium and homeowner associations reside within the geographical area defined by the association. Homeowner communities such as Queens Harbour, Corey’s Landing and other single family communities are within the service area of Bay Isles. Each homeowner has deeded access to Bay Isles and pay an annual fee for the privilege.

Grand Bay condominiums on Longboat Key are also a part of Bay Isles and provides its residents with an additional layer of security with 24-hour manned gates. Grand Bay also provides a fitness center, pool, tennis courts and community center as association amenities for its owners.

Condominium Associations are similar to HOAs relative to the common elements of the community. Condominium Association amenities of these common elements sometimes resemble those of an HOA. Whereas the HOA may refer to the homeowners, a Condominium Association defines ownership of the unit that is usually from the drywall inward and the floor upward to the ceiling. That includes plumbing, electrical wiring and appliances within the confines of the residence. So the Condominium Association is responsible for the exterior, roof and other common services such as the elevators.

Some Condominium Associations may differ in the maintenance of some of the building features. For instance, at Beachplace on Longboat Key the association maintains doors and windows while responsibility for maintenance of doors and windows is left to the owner at other Condominium Associations. Basic cable television may be provided by some associations, while it may not be provided at others.

Bay Isles Beach Club - In REALTALK™ #53 last week I talk about our splendid area beaches.

The waterfront here draws tourists from around the world, at its pinnacle are the beautiful white sandy beaches that separate Sarasota County and Longboat Key from locations on the east coast of Florida. The bright sand is in stark contrast to the teal colors of the water that spreads to the skyline in the west for lazy day sunbathing and spectacular sunsets. It was my pleasure last week then to stand on the beaches at Bay Isles Beach Club on Longboat Key to feature why the club, and the local beaches, are so special in REALTALK™ #53.

Bay Isles Beach Club provides a secure location for residents that pass through either of two manned gates on Longboat Key. Membership is included with the property purchase in single family home communities such as Queens Harbor, Corey’s Landing, Sabal Cove and Harbor Oaks. Fairway Bay, Grand Bay and Marina Bay are condominium communities that also enjoy the fabulous beach that is associated with club membership. On the beach are amenities associated with an exclusive lifestyle that include showers, pavilions, restrooms, and grilling areas for private parties. Membership access to the beach is on a short list of beach availability on Longboat Key. Private homes and hotels line most of the 11 miles of land where the sand greets the Gulf of Mexico.

Longboat Key residents that have purchased homes in Country Club Shores on the lower end of Longboat Key enjoy their private canal dock space and their proximity to the world class golf courses of Longboat Key Club. It is also a short ride by bike or car to Lido Key beach through St. Armands Circle. Since 1990 the park has been owned by the city but operated by the Parks and Recreation Department of Sarasota County. It had been the site of the Lido Key Casino, built in 1940 but was demolished in 1969. It already had become a favorite location for sunbathing.

Longboat Key and Sarasota residents travel a short distance to one of the finest beaches in the world, Siesta Key. The 99 percent quartz pebbles reflect the heat so standing in the sand is comfortable on even the warmest day of the summer. Besides named as the best beach in America by Dr. Beach in 2011, it was classified as the whitest and finest sand in the world at the Great International Beach Challenge in 1987. Travel Channel claimed that it had the best sand in America in 2004 and most recently was awarded this year as the #1 beach in the United States by online service TripAdvisor. Lifeguards make this a very safe beach for swimming and a great location for The Siesta Key Crystal Classic master sand sculpting competitions each November.

In REALTALK™ #53 I mention Manasota Beach, one of the lesser known and lesser populated public beaches off the coast of Englewood. This area has four beaches with public access on the seven miles of Manasota Key.

On the northern end of Longboat Key is a popular beach for boaters but accessible by land. The shallow waters of Beer Can Island is popular with the younger crowd. Near to this location is Whitney Beach, on the gulf side, just west of Gulf of Mexico Drive with public parking on Broadway Street.

Just a short drive north on Gulf of Mexico Drive over Longboat Pass Bridge is Coquina Beach. This a public beach with plenty of parking and fine arts and craft beach markets nearly every Sunday. This beach is expansive with lifeguards, restrooms, showers and a quaint little beach concession that serves light food, drinks, beer and wine. Caution should be taken if swimming by the bridge, tidal currents can be strong. There is plenty of beach place that make this popular in Manatee County.
