by Roger Pettingell

It's October, ready for peak season

Fresh new inventory for Longboat Key and Sarasota luxury home buyers

Grand Bay
Overlooking Harbourside - Grand Bay Blvd, #461

As we head into mid-October we have a good idea what is going to happen in the luxury waterfront market. There will be buyers looking for good property to buy. They won’t be kicking the tires, they will be serious buyers. With a good economy it is more imperative that we put our best foot forward and show a good inventory to interested buyers. This past week we made active 11 properties we held back waiting for peak season and five new listings to present good opportunities for buyers.

Here are five new listings to consider. The first is a rarely available Antigua residence in the coveted Building IV at Grand Bay. This beautifully updated sixth-floor residence highlights breathtaking bay, marina and city views. Walk in and fall in love with the designer renovations including new flooring, custom finishes, built-ins and access to the wraparound terrace from every room at 3010 Grand Bay Blvd, #461.

Refreshed listings back on the market for peak season

Sometimes we take the summer months to review homes that need to be fresh on the market during peak season. We use this time to throw a fresh coat of paint on the walls, replace some aging mechanicals and make the home more appealing from the curb. We have 11 back on the market that are sure to make their new home owners glad they purchased in the Sarasota area.

Options for residences on south Longboat Key

by Roger Pettingell

Ten Longboat communities with CMAs

Southern end of Longboat Key, from the New Pass Bridge to Bay Isles

Homes and residences behind the gates of Bay Isles have deeded access to the Bay Isles Beach Club
Bay Isles Beach Club - Deeded beach access

Residences like Beachplace and Grand Bay are very popular, and on each coast of Longboat Key. There are many that line the shores on the lower end of Longboat Key, from New Pass on the south to Bay Isles about the midway point. Bay Isles covers a large surface area as Longboat Key widens to support the island with a Publix, CVS and boutique shops. Within this area homeowners have deeded access to the beach club that includes amenities on the Gulf of Mexico white sands. Bay Isles is behind two 24/7 manned gates that I discuss these perks in my REALTALK™ #109 video and in a 2016 REALTALKplus™ article.

Last week I posted Comparative Market Analysis (CMA) reports for ten of these communities in the southern half of Longboat Key. These monthly reports show Active, Pending and Sold listings, some as far back as a decade. I have provided a link in this report to those CMAs.

L'Ambiance Community spotlight
L'Ambiance - Spotlight in REALTALK™ #104.

Once over the New Pass bridge from Lido Key you will turn left just past the Chart House restaurant and pass through the gates of the Longboat Key Club, around the golf course bend to access the L’Ambiance community of 136 residences in two buildings on your left. This is luxury living on the Gulf of Mexico, with 300 feet of white sand as your private beach. With Har-Tru tennis courts, 240-foot swimming pool and a concierge staff in each building, you may never want to leave. Built in 1992, it sets adjacent to the Longboat Key Club with two championship golf courses and 20 Har-Tru tennis courts. I discussed L’Ambiance in a community showcase in REALTALK™ #104 and in this REALTALKplus™ article. The monthly CMAs for L’Ambiance extend back to 2010.

Continue up Longboat Club Road to the Pierre. You can get a three-bedroom residence with an average floor space of 2,410 square feet overlooking the Gulf on one side and the club’s Links on Longboat across the street. There are 66 residences and amenities to rival the other luxury communities on the island. Relax in the heated pool and hot tub or stay healthy with the fitness center and on the tennis courts. Feel safe with state-of-the-art security and manned guard gate. It is one of our newest members of CMAs back to 2017.

The next door neighbor to the Pierre is the Sanctuary, aptly named for it has a haven-like atmosphere in five buildings, spread out over 18 acres on Sanctuary Drive. Of the 181 units, the Ascot floor plan has 3,115 square feet of floor space and 800 square feet of terrace for wonderful sunset views. The five to seven floor buildings were built in phases from 1989 to 1992, with under-building deeded parking spaces. Residents also enjoy the 25-meter heated lap pool, fitness center, two tennis courts, spa and clubhouse. There are seven years of monthly CMAs and was also covered in a REALTALKplus™ article.

Residences in Regent Place are rarely available for sale. Once you purchase a unit here you likely will want to hang onto it. It’s also on Longboat Club Road past the Sanctuary and Longboat Key Towers. These units are spaced out in two buildings with an oversized swimming pool, fitness center and clubhouse separating these structures. Regent Place has some of the largest floor plans in their regular units on Longboat Key, built in 1995 and continues to fetch high dollar. Each owner has two enclosed garage spaces. Regent Place CMAs came online with its first to appear in April of 2012.

Other communities on Longboat Club Road offer a wide selection of floor plans and amenities. They have one thing in common, with a short drive they are close to St. Armands Circle and the shopping complex at Bay Isles. If you have a Longboat Key Club membership you are likely overlooking the Links On Longboat golf course and some of the amenities that are offered through the club that I covered in a REALTALKplus™ article.

Back to the beginning of our venture. Driving from the New Pass bridge your first residences on the Gulf of Mexico Drive right side is Tangerine Bay. Flanked by a bird sanctuary on the south at Quick Point and the popular Dry Dock Waterfront Grill, you can get your exercise early and have lunch at noon, all within a short walk of each other. The Tangerine Bay Club is an oasis within an oasis. The beautiful lush manicured gardens greet you as you enter this community. The swimming pool and clubhouse is on an island accessible in the center of the property by walking bridges, creating stunning views from the units facing inward from the five buildings at Tangerine Bay. Buildings I and V face Sarasota Bay, where a day dock is available on a first served basis. Tangerine Bay CMAs have been covered each month since 2014.

Beachplace Community spotlight
Beachplace - Spotlight in REALTALK™ #76.

On the Gulf side our next community up Gulf of Mexico Drive has 11 buildings on 31 acres on the beach, Beachplace is one of the most socially active communities on Longboat Key. Arvida Corporation constructed these buildings over three years starting in 1979. Residences average around 1,500 square feet and are offered as two or three bedroom units. Amenities include a state-of-the art fitness center, Olympic size swimming pool and three Har-Tru tennis courts. Buildings either overlook the Gulf or the peaceful lake with soothing fountains. It too has a 24/7 manned guard gate and on-site management. I covered Beachplace in a REALTALK™ #76 video with the Gulf as my background and in a REALTALKplus™ article. Monthly CMAs for Beachplace started in 2012.

Next door to the north is the Promenade, constructed in 1985. Units here range in size from just under 1,600 square feet to the largest at 4,172 square feet, in two and three bedroom configurations. The 112 residences are surrounded by a heated swimming pool, clubhouse, four tennis courts, fitness center and hot tub. Security is 24/7 with manned guard gates and on-site management are there to help with your needs to make your stay comfortable. For more information see my REALTALK™ #118 video and read my REALTALKplus™ article. Monthly CMAs for Promenade started in 2012.

Water Club Community spotlight
Water Club - Spotlight in REALTALK™ #127.

The Water Club is the next set of residences as you continue your tour up Gulf of Mexico Drive. The centerpiece of this community is its grand Mediterranean style clubhouse. There exceptional amenities found only at the Water Club in the Clubhouse is a spacious ballroom, catering kitchen, library with fireplace, pool table and table tennis. The Water Club provides its signature amenities including an outdoor hot tub, two indoor hot tubs, Olympic size swimming pool and the azure colored waters of the Gulf. There are four lighted tennis courts. Security is provided 24/7 with guard gates and secure garage parking areas. Catch my REALTALK™ #127 video, read the REALTALKplus™ article and research monthly CMAs for Water Club dating back to 2010.

Vizcaya is a rare community that is actually divided between the Manatee and Sarasota counties. Built in two years starting in 1997, this community consists of 37 residences. Not only are you on the sandy white beaches of Longboat Key, you have your own Gulf-side pool, a state-of-the art fitness center and private garage space. This is a pet-friendly community with board approval. We started monthly CMAs at Vizcaya in 2012.

Grand Bay Community spotlight
Grand Bay - Spotlight in this REALTALKplus™ article.

Behind the secure gates of Bay Isles, Grand Bay is one of our favorite communities on the bay side of Longboat Key. We often have listings at Grand Bay among the variety of floor plans, some with flow-through residences with views of the Gulf and the bay. It is known for its two resort pools, Har-Tru tennis courts, fitness center and 24-hour security with its own private manned gate entrance. It is more attractive with the Longboat Key Club membership as its Harbourside Golf winds past the six buildings with 272 residences. The Moorings has slips for 291 boats with a full-service marina. Grand Bay is covered in this REALTALK™ #117 video and in a REALTALKplus™ article. Monthly CMAs for Grand Bay started in 2009.

Real estate videos for our market

by Roger Pettingell

The past four years of REALTALK™

Approaching 2019 and our 200th episode of real estate discussions

Episode Number 1
First Episode - We discussed the 2013 and 2014 Sarasota real estate market on April 23, 2014.

When I launched the REALTALK™ video series on April 23, 2014 I wanted to discuss important topics that affected home buyers and sellers in Sarasota and barrier islands. Now 187 weekly episodes later we have done just that. The videos have covered 47 different communities from the Oaks Bayside in Sarasota to the Lands End neighborhood on north Longboat Key. Many times Mary Kay Ryan and I have recorded our episodes from the homes in the neighborhood we were discussing.

There is so much to discuss as each community has its own atmosphere. In our videos of residences on Longboat Key I try to address those unique features that would make it attractive to buyers. We can explain the difference between the luxury beachfront lifestyle of Beachplace and why Grand Bay on the bay side might offer a different attraction.

We covered the Ritz-Carlton downtown from the penthouse there in REALTALK™ #71, then followed up with a spotlight on the Ritz-Carlton Beach Residences two years later in our #154 episode. Someday I hope to have a review of the new Ritz-Carlton that is under development in the rejuvenation of the Quay district downtown.

And we have gone into areas that the casual home buyer may not be aware of. We recently discussed Tremont Estates on Lido Key, just blocks from St. Armands Circle, and Bungalow Hill, west of trail in Sarasota. We thought it would be important to discuss areas like Sapphire Shores on Indian Beach in Sarasota and the luxury homes that were built in the Sanderling Club on Siesta Key.

We have also directed our attention to the gated communities of Bay Isles and homes that have beach access through deeded titles. You can get a glimpse of Queens Harbour, Fairway Bay and the Bayou neighborhood in our community spotlight series.

Topics by the experts in the purchase process and home insurance

REALTALK interview with Mike Mailliard
Interview with experts including Mike Mailliard of MIC Insurance discussing Florida home insurance.

But we have also taken on the serious business of home buying and invited local experts to discuss topics that impact a sale or the value of a home. Real estate attorney Thomas Luzier of the Sarasota firm Dunlap and Moran took on the discussion of state Doc Stamps and Title Insurance in REALTALK™ #38. It has been one of our most viewed videos. This is one I send a link to customers who have questions about these two topics as Thomas did an eloquent and concise review of these two sometimes confusing areas of Florida real estate law.

Insurance in Florida is also unique and sometimes misunderstood. Mike Mailliard of MIC Insurance has been an expert and a frequent guest. In the fall of 2014 we recorded a two-part series where he discussed some important features to look for while insuring a condominium, and then followed it up with part II on insuring single-family homes. He returned for another two-part series as we approached the storm season two years ago. His June 2016 series was timely as he first discussed changes in Florida law that affected home owners, then followed up the next week on actions that needed immediate attention in preparation of the summer months. This episode is one I highly recommend as he discussed protecting your most valuable assets before disaster hits. On September 21, 2017 he provided an update on Florida insurance just days after Hurricane Irma made its path through central Florida.

We have had other experts discussing different topics. A good discussion on the ease and use of a Smart Home was presented in an interview with Wicked Smart Homes president, Mark Bolduc. Sea wall construction has changed over the years so we invited Jim Smith of Custom Dock & Davit to discuss and demonstrate new technologies that offer more longevity. We discussed the advantages of buying new construction in Sarasota with guest Amy Drake, in REALTALK™ #52. I am no lawyer but have enough knowledge of common questions customers ask me so I discussed TRIM notices and preparing for taxes in REALTALK™ #57.

Local programs that have a great social benefit have been discussed. There was no one better to explain the world renowned St. Armands Circle than Diana Corrigan, Executive Director of the St. Armands Circle Association in REALTALK™ #58. Titus Herman, CEO of Southeastern Guide Dogs discussed his program of service to the blind and veterans of war. Juliette Valin, director of membership at the Longboat Key Club was in an episode to discuss the benefits of joining this highly recognized organization. The Westcoast Black Theatre Troupe was highlighted in REALTALK™ #101 in an interview with Nate Jacobs, founder and artistic director, which finished with a duet.

Market updates for sellers and buyers as we see it

Max and Jake guests
Sons Max and Jake - I receive many good comments when sons Max and Jake join me in REALTALK™ discussions, especially around the holidays.

We sometimes think that buyers are only here during peak season from November to mid April. If that were the case we wouldn’t have any home sales in the summer, of which we had a brisk season in those months too this year. As peak seasons come and go I discuss the market and prepare sellers on expectations for their homes on the market. I discuss timing and any perceived fluctuations that might have an impact on the sale of luxury homes or residences. In these updates I provide my best estimate of market timing and how to best present your home for the upcoming season. These updates have been very popular and are some of the most viewed videos.

We like to have fun too. Sons Max and Jake have grown up as guests the past four years, and they discuss serious topics. These videos receive the most comments from viewers, whether they like the way Jake and I discussed the home-buying process or Max asking me questions about home pricing. We present these videos around holidays, particularly at Thanksgiving when I promote Roger’s Great Pie Extravaganza. I learned of their aspirations for the future in a year ending 2016 holiday greeting and magic trick in REALTALK™ #112.

But what could be more fun than the bloopers episode put together by our videographer Detlev von Kessel for our first year anniversary. Catch all the episodes, with their transcripts on our REALTALK™ page. You can also subscribe to these videos from our YouTube playlist. We have enjoyed bringing these two-minute videos to you over the years and hope that the information has been valuable to you. Look for more episodes brought to you on Thursdays. Please email me if you have a suggestion for an upcoming REALTALK™.

We also listed three new properties recently in the Sanctuary and Beachplace on Longboat Key, and a single-family residence in the Oaks. Please contact me at (941) 387-1840 for an exclusive showing or if you have a property to sell or buy.

Simple property searches

by Roger Pettingell

New property searches based on lifestyles

Find your dream home quicker with designed pages by area

Navigate to Property Listings, Lifestyles and the area
New searches - Navigate to Property Listings, Lifestyles and the area desired.

Searching for your dream home or residence in the area just got easier. Last week we launched a series of web pages that are designed for searches by an area of lifestyle. For the past couple of years you could perform a search by community such as Grand Bay or Bird Key. Now, let’s say you want to live on the beach of Longboat Key but haven’t decided on a community, or even if you have narrowed your search to a penthouse or single-family home. Under Property Listings at the top of the page, navigate to Lifestyle and select Gulf Beachfront. We have two pages of property searches for homes that are on the Longboat Key Club championship golf courses. Considering Bay Isles for its beach access? There is page devoted to all the communities with deeded access behind the manned gates of the Bay Isles Beach Club. Since Bay Isles has a large list with a wide price range, we’ve broken it down further and have selections to fit your budget. Here is a list of the lifestyle areas, with more in the plans.

The first is downtown Sarasota. New construction is apparent on almost every street increasing inventory in one of the most cultural cities in the country. Within walking distance you can see an opera, ballet, symphony orchestra or a world class event at the Van Wezel performing Arts Center. There are smaller venues for theater and comedy within the downtown district. Moor your boat at Marina Jack on Sarasota Bay or stroll over to the Marie Selby Botanical Gardens to explore the splendor of our plant-life. The Vue Sarasota dominates new construction in the area with 141 residences on 19 floors. New condominiums are also on Golden Gate Point and on the concentric streets that encircle Bayfront Drive. The Ritz-Carlton continues its excellence downtown with private residences. For value-driven buyers, consider getting in on the ground floor with new construction pricing. There is much to see and do in downtown, just waiting for your leap into luxury living.

Whether you are looking for a single family home or a high rise condominium, nothing is better than walking out to the white sands of Longboat Key on the Gulf of Mexico side and gazing at a spectacular sunset. Single family homes on the beach are clustered at the mid-mark and north end of the island. If maintenance-free living is your lifestyle choice, there is a vast selection of residences to choose from including properties at the ground level to luxurious penthouse suites. Many of these communities are close to fine dining, shopping and the diversity of cultural arts in Sarasota. Live with your toes in the sand in sunny Florida.

Bay Isles Beach Club
Bay Isles - There are many properties for sale behind the two manned gates of Bay Isles so we broke out pages further by price range.

Residents of Bay Isles on Longboat Key enjoy privacy and the security of 24-hour manned guard gates. They also receive the amenities of their communities and deeded access to the Bay Isles Beach Club. Outside the gates are the conveniences of grocery shopping, fine restaurants and services that complement their luxury lifestyle. There are several communities from which to live, from the maintenance-free living of single-family homes in Queens Harbour and Corey's Landing to the townhouses, homes and condominiums of Fairway Bay. Enjoy the luxury lifestyle of Grand Bay with six buildings of residences behind its own manned gates located on the Harbourside Golf Course and near the marina of the Longboat Key Club Moorings. Boat docks for yachts in the marina are sold on the Multiple Listing Service and they appear on the properties page that are for sale under $500,000. Homes in Bay Isles are highly desirable, including this home that was sold the day I listed it last week at 3541 Fair Oaks Lane in Queens Harbour.

Overlook Longboat Key Club's championship Harbourside Golf Course in a single family home or a high rise condominium. We have a good selection of homes in Queens Harbor and Corey's Landing to residences at Grand Bay and Fairway Bay. Owners of the properties here have deeded access to the Bay Isles Beach Club and the beach facilities on Longboat Key, Florida. Play three sets of nine courses at Harbourside outside your front door including the White Egret, Red Hawk and Blue Heron. Nearby on the course is the Longboat Key Club Moorings marina and the Portofino Restaurant and Grill.

The best of many worlds with the Gulf of Mexico white sands out your front door and the championship golf course Links on Longboat (formerly Islandside Golf Course) out your back door. Complement that lifestyle with the renowned St. Armands Circle nearby and membership in the Longboat Key Club for tennis, socializing and more fine dining. These properties on the beach are for sale as high rise condominiums at the Sanctuary, L'Ambiance, Longboat Key Towers, the Pierre or are available as single family homes. Add the many features of Longboat Key, Florida and the cultural arts center of Sarasota and you will never want to leave.

South Lido Key condominiums
Beachfront residences on south Lido Key

Enjoy the luxury lifestyle on the Gulf of Mexico in maintenance-free living with these residences for sale on the white sands of the beach. Close to world renowned St. Armands Circle and the ecosystem of Ted Sperling Park, 100 acres for kayaking and trail-blazing with 640 liner feet of Gulf beach on south Lido Key. Walk out to the beach from a ground-floor residence or enjoy one of many spectacular sunsets from a top-floor penthouse. You will have prime viewing for the annual Power Boat Grand Prix held each year over the Independence Day weekend.

The history of St. Armands Circle started when circus magnate John Ringling had a vision for creating an island atmosphere of homes that linked Sarasota to Longboat Key. Today the Circle is a display of the history that is surrounded by fine dining, boutique shopping and an active nightlife. Single-family homes dominate the surrounding area. Homeowners play on the circle or cross the Ringling Bridge for the cultural arts that Sarasota provides. Updated luxury homes co-exist with quaint homes that reflect the prosperity of the times when other civic leaders took over Ringling's vision and made it a renowned world landmark. Some homes around the circle toward Lido Beach have docks on water with direct access to Sarasota Bay and the Gulf of Mexico.

Find your dream home quicker, then please contact me at (941) 387-1840 for an exclusive showing or if you have a property to sell.

Bay Isles and its Amenities

by Roger Pettingell

Security and beaches for Longboat Key

Deeded beach access granted to Bay Isles homeowners

REALTALK™ #53 talk about Bay Isles Beach Club
Bay Isles Beach Club - In REALTALK™ #53 we discuss beach access and club amenities.

I have an alert for Longboat Key home buyers! There is a secure neighborhood on the island with 24/7 manned guard gates, golf, tennis, swimming, a private Gulf of Mexico beach club and with a selection of single-family homes, maintenance free homes, villas, condominiums and townhouses on the market. With this much variety and amenities you may wonder how you may have overlooked this community.

Fact is, if you were looking to buy in places like the Harbor Section, Sabal Cove, Queens Harbour or Grand Bay you were looking at real estate that has deeded access to one of the most encompassing clubs on the island. Bay Isles on the southern end of Longboat Key is a neighborhood of communities behind a southern gate that serves communities such as the single-family homes in the Harbor Section or the townhouses and residences of Fairway Bay. The north gate near the Publix grocery provides access to the single-family homes in Sabal Cove, Weston Pointe, the maintenance-free homes in Queen’s Harbour and Coreys Landing, or the condominiums of Grand Bay.

Besides the security of this gated community, members of the Bay Isles Beach Club also have access to the private white sands of the Gulf located at 2111 Gulf of Mexico Drive. With your personal key card you open the gates to the beach with its outdoor pavilion, showers, restrooms, barbecue grills, picnic facilities and beach volleyball.

Also behind the north and south gates are the facilities of the Longboat Key Club, which expands your horizon with access to the moorings marina and Portofino Restaurant & Grill. Members of the Longboat Key Club can enjoy a challenging round of golf on the championship course at Harbourside Golf Course. This tree-lined course opened in 1982 and now consists of three nine-hole courses, the White Egret, Red Hawk and infamous Blue Heron.

Bay Isles Beach Club
Beach Access - Residents of Bay Isles have deeded access to the Bay Isles Beach Club.

All of these neighborhoods are near some of the finest shopping and dining that is available on Longboat Key, St. Armands Circle and Sarasota. Opera, orchestra, musicals, ballet and plays add to the thrill of living at Bay Isles. And no visit to Sarasota would be complete without a tour of the Ringling Museum of Art and the home of John and Mable Ringling, Ca’ d’Zan.

In the mid-70s Arvida Corporation, a developer that was responsible for a large portion of the southern end of Longboat, Bird and Lido keys, recognized the potential for this area of the island. In 1976 the company filed documents with the state of Florida under the chapter name, Bay Isles, realizing the market was in need of a secure neighborhood with amenities. What formed were the homes and residences that followed. Here is a look at some of the communities of the Bay Isles Beach Club.

Harbor Section: Take a right turn past the southern gate to navigate through the Harbor Section of Bay Isles. Each lavishly landscaped single-family home backs to a canal structure that leads to Sarasota and the Gulf of Mexico open waters. You can review the current set of CMAs and the inventory that is available in this section.

Fairway Bay: A community of 288 residences comprised of mid-rise buildings and townhouses in three separate associations. The community shares a pool, tennis courts, clubhouse and exercise room. Fairway Bay residences are access through the south gate along Harbourside Drive and is across the street from Harbourside Golf Course.

Emerald Pointe: Three homes of its total 16 have been sold this last year in the community of Emerald Pointe. Emerald Pointe is a pet-friendly community consisting of mostly two-story villas built around the year 2000 on Harbour Links Drive, easily accessible through the south gate. Properties also back up to the Harbourside Golf Course.

Marina Bay: Near Fairway Bay and Emerald Pointe is Marina Bay, 60 condominiums on Sarasota Bay in three buildings constructed in the early 1990s. Residents have access to a heated pool, spa, fitness facilities and tennis courts centrally located near the middle building. One small pet is welcome.

Weston Pointe: Weston Pointe, Winding Oaks, Bayou, Sabal Cove, Queen’s Harbour and Coreys Landing are mostly single-family homes located around a series of canals and lakes inside the north gate. Each single-family home owner in Weston Pointe has deeded rights to their own private boat slip on a canal that leads out to Sarasota Bay. This community is located within a short walk of the Publix and Amore By Andrea Restaurant, which serves some of the finest Italian cuisine on Longboat Key.

Winding Oaks: Continue up Harbourside Drive inside the north gate and you will find the community of Winding Oaks. Many of these single-family homes built on two small lakes were built in 1988 but have been updated for a more modern lifestyle.

Sabal Cove: Directly across the street Sabal Cove homes offer many of the luxuries that comes with a single-family home ownership. Harbourside Golf Course winds its way around the lake that backs up to the homes in Sabal Cove built in the early 90s. Some homes on the interior face a cul de sac, offering more privacy. The listing I have at 3340 Sabal Cove Lane faces the lake and greets you with manicured landscaping and a brick-pavered driveway.

Queen’s Harbour: Many of the homes built in Queen’s Harbour were constructed between 1995 and 2000 but have also been updated with modern technologies, appliances and building codes. Homeowners here can enjoy a good second home in the winter, as most of the exterior maintenance and landscaping is handled by the local association. Many of the homes in Queen’s Harbour have their own private dock on a canal that leads to Sarasota Bay.

Coreys Landing: Most of the exterior maintenance of homes in Coreys Landings is also the responsibility of the association. As with Queen’s Harbour some owners with homes on Mistletoe Lane have their own private boat dock on a canal that winds out to Sarasota Bay. Coreys Landing residents enjoy a community pool with spa and tennis courts.

Grand Bay #215 - Our new listing overlooks Harbourside Golf Course.

Grand Bay: Continue up the road to its end to find another set of 24/7 manned guard gates at the six-building community of Grand Bay, a masterful collection of residences that overlook Sarasota Bay. Grand Bay is the highlight of condominium living on the bay with many amenities starting with on-site management. The heated pool and spa, tennis courts, fitness center, clubhouse, path structure and picnic areas exist with the community that is wonderfully landscaped and well maintained. The 271 luxury condominiums were built between 1994 and 1999. The inventory is rich, check the history and pricing through our current CMAs.

I have my most current listing here at Grand Bay, a wonderful three bedroom, 3.5 bath Biscayne floor plan in building II at 3040 Grand Bay Blvd, #215. Enjoy a wrap-around terrace facing the Blue Heron nine of the Harbourside Golf Course and Sarasota Bay on the west side of the building. I also listed a stunning Beachplace residence atr 1115 Gulf of Mexico Dr, $503 that is offered furnished on the fifth floor.
