The Home Showcase series allows me to highlight newer listings and the communities that have a common theme. I have over a dozen estates that meet the criteria of Coldwell Banker Global Luxury home standards, including four that were listed in the last few weeks and are discussed in this article. Global Luxury homes are unique in that they are promoted on a worldwide scale and have features associated to high-end homes.

This year I reported on the Sarasota community of McClellan Park in REALTALK™ #194. In 1916 sisters Daisy and Katherine McClellan settled into the area to claim title to the community that continues to today, making it the oldest settlement in Sarasota. The 56 acres were sold as the Garden Spot in local advertisements. Seminole words were used to identify roads because there was an Indian mound on the property. The road names of Yamaw Drive, Sioux Drive and Mietaw Drive are still used. Cottages of the day were ordered through Sears, Roebuck & Company and shipped from Chicago. Sears Modern Homes were shipped throughout the sates from 1908 to 1940. The Garden Spot still exists, and although homes are close to downtown Sarasota, this enclave is hidden by the trees that seclude it from the hustle and bustle of an active city.

Overflowing with charm, we described this family-inspired home at 1744 Seminole Drive as a modern farmhouse in the REALTALK™ video. Completed in 2000, the traditional, yet whimsical, architecture perfectly complements an interior that welcomes you home. A few blocks north in Sarasota is our second home of this Home Showcase XXXIII article in the West of Trail community of Bungalow Hill that I covered in REALTALK™ #172. Just south of Hudson Bayou in Sarasota this community is within walking distance to great attractions such as Selby Gardens, Marina Jack and Burns Court. Several homes in Bungalow Hill are designated by Sarasota as historically significant. Formed as Sarasota Heights in 1917, the town became associated with Greater Sarasota in 1925 after taxes proved insufficient to continue as a sovereign town.

We travel over the Ringling Bridge to Bird Key where our third Global Luxury home is for sale. Bird Key has a long history as a location for the rich and famous. Even from its humble beginnings when Thomas Worcester built the New Edzell Castle on the secluded island in 1914 to honor his deceased wife, the island wouldn’t see growth for a few decades. The castle mansion became the home of John Ringling’s sister, Ida Ringling North, until her death in 1950. During that time the first Ringling Causeway linked Sarasota to Lido Key. The Arvida Corporation purchased the island in 1959 and several holdings on the Sarasota County end of Longboat Key. Development began, increasing its size with landfill from 14 to 277 acres and 511 lots.

Our next home is a short drive up Longboat Key to the Corey’s Landing community behind the secure gates of Bay Isles. Longboat Key was settled by those looking for inexpensive property in Florida. But the first property acquired under the Homestead Act of 1862 wasn’t until 1891 when Thomas Mann applied for property. Byron Corey was given 154 acres through the Homestead Act four years later where he began to grow produce on the island. He required a dock where boats could dock and expand his sales to mainland buyers. The first Longboat Key post office was added to the dock in 1907. Today there is one of seven historical markers placed by the Longboat Key Historical Society and the town to commemorate the location of the dock that was destroyed by a hurricane in 1921.

One of the most prominent ships to dock at Corey’s Landing to exchange goods with the mainland was the steamship Mistletoe. The fourth home street name in this article bears its name, 3436 Mistletoe Lane. Approaching 2019 and our 200th episode of real estate discussions

Episode Number 1
First Episode - We discussed the 2013 and 2014 Sarasota real estate market on April 23, 2014.

When I launched the REALTALK™ video series on April 23, 2014 I wanted to discuss important topics that affected home buyers and sellers in Sarasota and barrier islands. Now 187 weekly episodes later we have done just that. The videos have covered 47 different communities from the Oaks Bayside in Sarasota to the Lands End neighborhood on north Longboat Key. Many times Mary Kay Ryan and I have recorded our episodes from the homes in the neighborhood we were discussing.

There is so much to discuss as each community has its own atmosphere. In our videos of residences on Longboat Key I try to address those unique features that would make it attractive to buyers. We can explain the difference between the luxury beachfront lifestyle of Beachplace and why Grand Bay on the bay side might offer a different attraction.

We covered the Ritz-Carlton downtown from the penthouse there in REALTALK™ #71, then followed up with a spotlight on the Ritz-Carlton Beach Residences two years later in our #154 episode. Someday I hope to have a review of the new Ritz-Carlton that is under development in the rejuvenation of the Quay district downtown.

And we have gone into areas that the casual home buyer may not be aware of. We recently discussed Tremont Estates on Lido Key, just blocks from St. Armands Circle, and Bungalow Hill, west of trail in Sarasota. We thought it would be important to discuss areas like Sapphire Shores on Indian Beach in Sarasota and the luxury homes that were built in the Sanderling Club on Siesta Key.

We have also directed our attention to the gated communities of Bay Isles and homes that have beach access through deeded titles. You can get a glimpse of Queens Harbour, Fairway Bay and the Bayou neighborhood in our community spotlight series.

But we have also taken on the serious business of home buying and invited local experts to discuss topics that impact a sale or the value of a home. Real estate attorney Thomas Luzier of the Sarasota firm Dunlap and Moran took on the discussion of state Doc Stamps and Title Insurance in REALTALK™ #38. It has been one of our most viewed videos. This is one I send a link to customers who have questions about these two topics as Thomas did an eloquent and concise review of these two sometimes confusing areas of Florida real estate law.

Insurance in Florida is also unique and sometimes misunderstood. Mike Mailliard of MIC Insurance has been an expert and a frequent guest. In the fall of 2014 we recorded a two-part series where he discussed some important features to look for while insuring a condominium, and then followed it up with part II on insuring single-family homes. He returned for another two-part series as we approached the storm season two years ago. His June 2016 series was timely as he first discussed changes in Florida law that affected home owners, then followed up the next week on actions that needed immediate attention in preparation of the summer months. This episode is one I highly recommend as he discussed protecting your most valuable assets before disaster hits. On September 21, 2017 he provided an update on Florida insurance just days after Hurricane Irma made its path through central Florida.

We have had other experts discussing different topics. A good discussion on the ease and use of a Smart Home was presented in an interview with Wicked Smart Homes president, Mark Bolduc. Sea wall construction has changed over the years so we invited Jim Smith of Custom Dock & Davit to discuss and demonstrate new technologies that offer more longevity. We discussed the advantages of buying new construction in Sarasota with guest Amy Drake, in REALTALK™ #52. I am no lawyer but have enough knowledge of common questions customers ask me so I discussed TRIM notices and preparing for taxes in REALTALK™ #57.

Local programs that have a great social benefit have been discussed. There was no one better to explain the world renowned St. Armands Circle than Diana Corrigan, Executive Director of the St. Armands Circle Association in REALTALK™ #58. Titus Herman, CEO of Southeastern Guide Dogs discussed his program of service to the blind and veterans of war. Juliette Valin, director of membership at the Longboat Key Club was in an episode to discuss the benefits of joining this highly recognized organization. The Westcoast Black Theatre Troupe was highlighted in REALTALK™ #101 in an interview with Nate Jacobs, founder and artistic director, which finished with a duet.

Market updates for sellers and buyers as we see it

Sons Max and Jake - I receive many good comments when sons Max and Jake join me in REALTALK™ discussions, especially around the holidays.

We sometimes think that buyers are only here during peak season from November to mid April. If that were the case we wouldn’t have any home sales in the summer, of which we had a brisk season in those months too this year. As peak seasons come and go I discuss the market and prepare sellers on expectations for their homes on the market. I discuss timing and any perceived fluctuations that might have an impact on the sale of luxury homes or residences. In these updates I provide my best estimate of market timing and how to best present your home for the upcoming season. These updates have been very popular and are some of the most viewed videos.

We like to have fun too. Sons Max and Jake have grown up as guests the past four years, and they discuss serious topics. These videos receive the most comments from viewers, whether they like the way Jake and I discussed the home-buying process or Max asking me questions about home pricing. We present these videos around holidays, particularly at Thanksgiving when I promote Roger’s Great Pie Extravaganza. I learned of their aspirations for the future in a year ending 2016 holiday greeting and magic trick in REALTALK™ #112.

But what could be more fun than the bloopers episode put together by our videographer Detlev von Kessel for our first year anniversary. West of Trail has many offerings

Attractive for its proximity to downtown, Sarasota Bay and beaches

Bayfront homes in Sarasota have a charm that is representative of old Florida when the town was growing into a city. Travel north from downtown along US 41 and turn left on Indian Beach Road to find Bay Shore Drive where you will find beautiful older homes next to new or upgraded homes. You’ll see a similar setting of charm and new as you head south on US 41 and look to the bay side, commonly referred to as West of Trail.

The Tamiami Trail, or US 41, is so named for its Tampa to Miami passage. Homes west of the road, south from Mound Street and north of the Field Road area, are West of Trail. Their beauty in the communities of Harbor Acres, Southside Village, McClellan Park, Oyster Bay and Bungalow Hill reflect that charm while in close proximity, or right on, Sarasota Bay.

Homes on roads such as the north and south running Camino Real and South Osprey Avenue are preferred by professionals for their convenience in travel to downtown Sarasota. Bahia Vista Street, Hillview Street, Hyde Park Street and Siesta Drive are direct connections from the bay to the Trail. Once on the Trail, there are many fine restaurants and shops to explore.

Doctors prefer this area for its close proximity to Sarasota Memorial Hospital and medical corridor of urgent care facilities and specialty medical services that lines the Trail. Professionals are attracted here so they can conduct business through the banking and financial services on the Trail.

Bungalow Hill

West of Trail is also home to the Marie Selby Botanical Gardens, the only garden in the world dedicated to epiphytes. An epiphyte is a plant that grows on another plant but does not absorb nutrients from its host. The botanical gardens focuses on the study of two epiphytes, orchids and bromeliads, on its 15 acres of land on the West of Trail northern end. The property was once owned by William and Marie Selby of Texaco Oil fame and the mansion on the property was once the home of Christy Payne, a director and treasurer of Standard Oil. An extensive library and nine acres of gardens attract scientists from around the world to study these epiphytes.

Homes West of Trail are also south of the Burns Court District, listed on the National Register of Historic Places. Owen Burns and circus magnate John Ringling were significant developers for much of Sarasota’s growth, including the district designed by Owen Burns in the 1920s. Also on the National Register of Historic Places, the Southside Elementary School, was built in 1926 from the same architectural plans as another local school, Bay Haven. The highly respected Southside Elementary School is West of Trail on Webber Street.

The prestigious Field Club is in the southern area West of Trail. With its six dining areas from casual to formal dress, this private club has a marina, large swimming pool, tennis courts and a wellness center. Stanley and Sara Field of the Marshall Field department stores, started construction of their summer home in 1926. Members of the Sarasota Yacht Club purchased the home in 1957 to be used as a private member club.

The homes I have listed West of Trail have a higher property value for the reasons listed above. Shopping, dining, swimming on the beach attract the affluent to the area West of Trail. Four recent listings are in Harbor Acres and Bungalow Hill, with two in Oyster Bay.

Most of Harbor Acres homes rest on two peninsulas that extend into Sarasota Bay, with a natural harbor created between the land masses. The first home I highlight today at 1449 Hillview Drive exhibits exclusive waterfront luxury living in a stunning coastal contemporary estate home. Completely updated inside and out in 2015, the sprawling interior is a flourish of clean lines, modern upgrades, with a beautiful new pool deck, deep-water dock and lifts. You can be on the water close to downtown Sarasota in this home recently listed at $2.995 million.

A recent listing at 1024 Citrus Avenue in the Bungalow Hill community is a four-bedroom home waiting for you to make it your own.
