Today I listed a three bedroom residence in the Beachplace community on Longboat Key. It becomes the third listing I have there, a good time to display the community and featured residences in my Home Showcase series. I love this community for its location, amenities, rental policies and you can’t beat the sunset views over the Gulf of Mexico. I reviewed the community in an earlier REALTALKplus™ community spotlight article and REALTALK™ #76 video.

Among the 11 buildings at Beachplace are 336 residences. They rest on 31 acres of landscaped land and took three years to complete construction from 1979 to 1980. My success in sales at Beachplace started with the Arvida Corporation and continued with Coldwell Banker when the community was sold in 1989. In the last 12 months I’ve sold five residences here totaling $4.620 million, an average of $924,000 each.

Beachplace is a 24-hour manned gated community with on-site management. There are three tennis courts on the north end of the community. Other amenities include fitness facilities, heated swimming pool and spa. The recently updated clubhouse showcases Beachplace with its mew activity space.

But the location may be its best draw. Its close proximity to the two Longboat Key Club championship golf courses make this an ideal place to work on your passion of this sport. A short drive to the north is the Avenue of the Flowers Town Plaza with Publix and CVS stores, drive a short distance south and you arrive at St. Armands Circle with its boutique shopping and fine dining. But the best is at sunset, either by gazing at the Gulf from the white sand as the sky turns a brilliant color of oranges and reds, or from your patio in one of the four buildings that overlooks the spectacular views. Beachplace has an incredible length of beach frontage, nearly 1,450 feet of it.

Three of my sales within the past year have been in the popular building II on the beach. My new listing at 1135 Gulf of Mexico Dr, #106 is in building II with direct beach access from the open terrace of this residence. Ringling International Arts Festival 2017

International Arts Festival is next month

Four days of festivities by international performers through October 21

RIAF 2017 - The courtyard at the Ringling will spring to life with the Last Night gala of music and dancing.

One of the most prestigious festivals of the year in Sarasota is taking place next month, The Ringling International Arts Festival. Over the four days beginning October 18, eight different performances will take place to showcase Expect the Unexplored, Explore the Unexpected, the adventurous art theme for the year to be held at various locations on the campus of the Ringling. A few of the acts will take place over multiple days so it is conceivable that you can see them all, even twice if so desired.

It is an international festival with performances by artists from Belgium to Zimbabwe alphabetically. And it all kicks off in the West Courtyard. The First Night: Wanted celebration on Wednesday will be a spectacle of guest artists performing for 60 minutes in a combination of computer graphics and aerial acrobatics. The story of Wanted by eVenti Verticali of Italy is a representation of two men on the run. The networking festivities with hors d'oeuvres and beverages begin at 6:30 PM, while the performance starts at 8 PM. Wanted will return in the West Courtyard Thursday and Friday nights at 8 PM.

There are three, two-night performances and five other, three-night performances during the festival. It all begins October 19 at 2 PM with an a cappella quintet from Zimbabwe. The acclaimed quintet Nobuntu offers songs from their native African country in the Historic Asolo Theatre. You can listen to these pure voices at 8 PM on Friday and they will be back at 2 PM on Saturday. Also on Thursday at 2 PM the show White Rabbit Red Rabbit is a combination effort by the Ringling and The Urbanite Theatre in Sarasota. Each actor is delivered a script at the beginning of each play written by Nassim Soleimanpour, to be performed without rehearsal and in real time. A second showing on Thursday in the Circus Museum Backyard is at 8 PM, followed by 2 PM performances on Friday and Saturday. White Rabbit Red Rabbit will continue its run after the festival at the Urbanite Theatre, October 25 through November 5.

There are three performances at 5 PM on Thursday, October 19. The winner of the Total Theatre Award for Innovation at Edinburgh Festival Fringe, Volker Gerling will present a flipbook of portraits from his journey across Germany in the Historic Asolo Theatre. He returns on Friday with his Portraits in Motion performance at 2 PM. At the same time on Thursday in the Circus Museum Backyard, the group Monica Bill Barnes & Company will perform Happy Hour, the story of two guys who crash an after-hours party. The group returns Friday for two shows at 5 PM and 8 PM, and finish with their fourth show at 5 PM on Saturday.

The Space Around You: Musical Reflections is presented at 5 PM on October 19 and 20, a concert in the Turrell Skyspace Ringling venue associated with the ensemblenewSRQ: Program One performances. Based in Sarasota, this group explores current generation music and transforms the music into contemporary classical masterpieces. The second ensemblenewSRQ: Program Two is scheduled for three concerts in two days inside the Huntington Gallery. The Magical World of Berio’s Sequenzas will be performed at 2 PM on Friday and Saturday with a third performance at 5 PM on Saturday.

Ready for some choreographed dance that is molded into a love story? Belgium operatic choreographer James McGinn brings Ing an Die to the Historic Asolo Theatre stage for three performances beginning October 19 at 8 PM. This love story set before the apocalypse is woven with symbolisms to express the emotions associated with a time of distress. There are two more performances of Ing an Die at 5 PM each day on Friday and Saturday.

The ninth annual RIAF comes to a close Saturday night beginning at 7 PM where it started in the Museum of Art Courtyard. Music will entice dancers in the audience for the Last Night festivities. The fun continues until 10 PM when the festival closes and preparations begin for the 2018 Ringling International Arts Festival. Home Showcase VIII - Promenade

On the Gulf beach in a great location

This forward-thinking community recently completed many updates

This is a tale of three unique residences in an upgraded community on Longboat Key. It is the theme this week for the Home Showcase, the eighth in the series of articles. The three are in the Promenade, a community on Longboat Key that was recently upgraded with a new lobby area and new walls in the corridors for a fresh, new look. There is the Penthouse that I discussed in the Home Showcase II article, it qualified as a Coldwell Banker Global Luxury property. There is a residence that closed two weeks ago, but it was replaced last week with a new listing.

As I discussed in my REALTALK™ #118 video, the Promenade was originally designed for three buildings with a central Promenade. The designs changed, and two of the buildings were separated out into the Water Club community. In all, there were 11 stories for the Promenade, completed in 1985 with 112 units. Because the designs were for three buildings, the amenities were to be sufficient to support three buildings. That created a high attraction for buyers wishing to live or vacation on Longboat Key.

Many of the luxury waterfront resident communities on Longboat Key are private and secure. They have on-site management and guard gates that are manned 24/7. The Promenade adds full concierge services so you will always be greeted with a friendly face. Each residence also has its own storage space and secure under-building parking.

You can split your time among the many fine amenities at the Promenade. The building overlooks the white sandy Gulf of Mexico beach to relax or take a swim in the refreshing azure colored waters. Or you can swim in the over-sized pool for more recreation. Need more relaxation? Gaze out over the Gulf and watch the sunset from the beach-side spa. When friends visit, entertain them at an outdoor gazebo with grilling stations. There are social rooms to gather with friends or continue to honor your guests.

For those that want to keep their athletic form, there are plenty of opportunities for that at the Promenade. On-site are four Har-Tru tennis courts. There is a fitness center with state-of-the art exercise equipment. There is even a men’s and a women’s health club. If you need more, consider a membership in the Longboat Key Club with two championship golf courses, both of which are nearly outside of the gates of the Promenade. Club members also enjoy many benefits of fine dining, athletics and events.

When night rolls around venture out to St. Armands Circle with its fining dining. Drive a short distance to Sarasota and enjoy more fine dining and take in a play in the city rated Number One in the nation for its cultural arts among small cities. There you can listen to a symphony orchestra, catch an opera, watch a ballet performance or take in one of the many international performances that are booked at the Van Wezel Performing Arts Hall. Its location is perfect, with all of this and located near the shopping center that has a CVS pharmacy and Publix store.

New listing with many updates to this Promenade residence

The property listed last week in the Promenade is a sixth-floor residence at 1211 Gulf of Mexico Dr, #609. It has two bedrooms and two full baths in 1,827 square feet of living space. Floor-to-ceiling glass sliders open to the wraparound Gulf terrace. Along with the Promenade upgrades, this residence has new diagonal porcelain tile flooring with custom inlay, newer lighting and fixtures, Hunter Douglas window treatments, storm shutters and designer tile work in both bathrooms.
