Sales for the year 2015

Highest sale of 2015 - This waterfront home on Bird Key was my highest sale of the year at $4.55 million.

When the ball drops at Times Square on Thursday I will have sold over $74 million for the year. It has been a good year and is another record-setting year for me, increasing the volume of sales by $7 million at minimum. That was last year and my previous record since I started selling real estate in this area over 30 years ago. In Sarasota and Manatee we only needed 370 home sales to break the previous mark set in 2014.

Supply and demand drove up prices too, creating a seller’s market. With an increase in median pricing of 13.6 percent comparing the two Novembers, buyers are willing to shell out more for the inventory that is on the market. In both counties the supply of houses is near 3.5 months worth of inventory, where a six month average is considered neutral for supply to equal demand.

My inventory is growing though. In the last week of December in 2014 I had 34 listings on the market. Currently I have 51 listings and expect a few more before the week is over. These are new listings that sellers realize the potential for increased pricing in their homes they had been sitting on. I am also adding some MLS sales to the new construction of Azure on Palm, a community of 16 residences at 711 South Palm in Sarasota.

Those are not the only reasons my inventory has increased. Sellers are eager to have their homes on the market for changes in the banking system. The rates are heading up beginning with the first short term interest rate hike in nearly a decade announced recently by the Federal Reserve. December traditionally sees a spike in home sales because buyers want to get their homes closed by the stroke of midnight on December 31. That way they take advantage of the state’s homestead exemption for 2015.

Buyers seeking conventional loans will see an increase in time that it takes to close with new legislation that puts more informational burden on the lending institutions. That doesn't affect a majority of my buyers. Nearly 60 percent of my sales for 2015 were through Cash Only transactions. Of the 53 homes I sold this year, 31 were purchased with cash. My biggest deal of the year was a listing on South Owl Drive on Bird Key, a beautiful home that closed on March 20 for $4.55 million.

The south building at 1241 Gulf of Mexico Drive was completed in 1996 while the north building is newer, finished in 1999. There are four basic floor plans that offer varying floor plans starting with the 2BR/3BA Cambridge at 2,655 square feet. The Arlington floor plan is laid out with 3,400 square feet of living space. I have a direct Gulf-front Arlington listed with a split bedroom plan of three bedrooms, four full baths and one half bath. The north building 801 residence is on the eighth floor offering great sunrise views from the east facing terrace and a wonderful view of the sunset from two terraces on the west. The largest terrace is accessed from the master suite. The family room can be used as a fourth bedroom. A cook’s kitchen features all-white cabinetry, granite countertops, tray ceiling, island and breakfast bar.

I have three of the seven active listings at The Water Club, two more in the north newer building. The fifth-floor residence at 508 is a comfortable and lovely residence with three bedrooms plus a den. The eat-in kitchen features granite countertops, all-white cabinetry, a mirrored backsplash and an island. The master suite with its own terrace, walk-in closet with dressing area and spa-inspired bath. These residences come with two and one-car assigned garage parking.

Of the seven active listings, the average list price is just under two million dollars, with an average of 3,010 square feet. In 2015 the average sale price for residences at The Water Club closed at $1,510,625, or $550 per square foot. Compare pricing for any month, I have a history of comparative market analysis (CMA) reports for each month dating back to 2010 for The Water Club.

Recognize and reduce mold in the home

Home inspection reveals possibility of mold
Possible Mold - Once the home inspector pulled away the curtains of this home he noticed water intrusion and recommended a mold inspection.

There was a news article this weekend about a buyer who purchased a property “As-is” and did not request a home inspection. A couple years later they discovered mold that began with damp areas in the home from an old water line break. I’ve covered “As-is” contracts in a REALTALK™ video, but I think mold is a serious topic to cover as well.

I can briefly review from an article I wrote in January on home inspections. Home inspectors are certified in Florida for their areas of knowledge and some have multiple levels of certifications. A basic inspection will reveal hidden defects that the buyer may not be aware of, nor have the expertise to recognize it so I almost always have the buyer request an inspection.

If during the inspection the professional recognizes there may be high levels of mold spores he may recommend a mold inspection. He can either perform it then if he is qualified or may suggest a separate inspection.

One inspector told me there will always be some level of mold spores in the home. To determine if the level is a health risk the inspector will compare the inside measurement with an ambient area, most likely from an outside reading. He may take readings for a couple areas of the home and compare those results. The cost is a couple hundred dollars depending on how many locations are read, well worth the price if damp areas have had a long presence in the home.

WebMD recently distributed a slideshow bulletin on 10 Ways to Reduce Mold Allergies. I reviewed the article and found there are six areas in your Florida residence that would be helpful to identify in order to reduce the risk of growing mold.

It is recommended that a dehumidifier can reduce the humidity to acceptable levels below 60 percent. In the article they suggest a better range of 35-50 percent. Check your hardware store for a meter that measures the amount of humidity in the air.

You should clean expected mold in the areas where it can be prevalent in bathrooms and other hard surfaces in the home. Mold on drywall areas are particularly worrisome since it may be under the surface. Otherwise, cleaning with a bleach solution may eliminate mold. If mold is expected in any area it would be good to look for the cause.

High-efficiency particulate air (HEPA) air filters added to the A/C system will reduce mold spores. In the article it is recommended you also keep drip pans clean so that mold does not have an area for growth.

A wet carpet or rug can grow mold if it is left unattended for any length of time. Mold can grow within 48 hours so quick action is required if water is spilled, or there is a leaky faucet that requires maintenance.

So, you’re diligence has paid off in the above areas. What about outside the perimeter of your home? Your exterior should be kept dry with some simple steps such as cleaning gutters and ensuring that rainwater flows away from the home.

The article goes on to cover basements, we don’t have many here in Sarasota. It also recommends means to reduce your exposure while away from your residence. Sign up for email alerts through the National Allergy Bureau of the American Academy of Allergy Asthma and Immunology to receive notices of high exposure levels of pollen or mold in the area. They even have an app for that in most smartphone platforms available at pollen.aaaai.org.

When I represent sellers we generally discuss the home inspection process. Most homeowners I represent have maintained a high level of maintenance where mold is rarely suspected. Holiday lights, parades and shows

St. Armands Circle holiday lights - Dine or finish your holiday shopping on the circle this month.

If you missed the 37th Annual Holiday Night of Lights on St. Armands Circle Friday night there are still plenty of opportunities to catch great light displays in December. Most likely you won’t have to travel far to find something wonderful near your home in Sarasota. If you missed the official ceremony in the “Jewel of Sarasota”, you can see the lights lit up through the month on the circle. It’s also a good time to dine or shop the 138 merchants there.

Many of the popular tourist attractions will be decorated through the month and you can start with the current festive events that illuminate the area nightly.

Holly Days and Mangrove Lights appear nightly through December 31 at Historic Spanish Point, 337 N. Tamiami Trail in Osprey. There will be special evening performances by guitarist Pete Simms this Thursday, Charlie and the Copper Coils December 17 and Kenny Moolinaar on Steel Drums, December 18. White lights in Mangrove trees highlight this holiday experience. Historic Spanish Point opened in 1982 with 30 acres of environmental preservation and museum.

The entire family will enjoy the Sarasota Jungle Gardens and their Holiday Lights Spectacular. The lights are displayed from 6 to 9 p.m. this Friday and Saturday and again nightly from the 18th through the 27th but are closed on Christmas day.

Also displaying nightly starting December 18, the Lights in Bloom at Marie Selby Botanical Gardens continues through December 30. In its twelfth year and a half million lights, the botanical gardens premiers its Tunnel of Lights taking a visitor from rainforest foliage to the North Pole. You can park at the State Street parking garage where a shuttle takes you to the event.

As part of the Art After Five celebrations on December 10th and 17th at the Ringling Museum of Art this month, the famous house of John and Mable Ringling will be lit up for Holiday Nights at Ca' d'Zan, highlighting a 10-foot tree in the grand court of the home.

In Lakewood Ranch this Friday, the lighting of the tree over the fountain on Main Street will begin at 6 p.m. for their Holidays Around The Ranch festival. This is a good event for the family that includes an acrylic ice rink for skating.

Of course you can drive around Sarasota for good viewing of private home lights but a better way might be through the SRQ Trolley and their Holiday Tour of Lights tour. You can sit back and relax on the trolley featuring well-decorated Sarasota homes. Reservations are requested for this two-hour nightly tour that begins at 6:30 and 8:30 at the Regions Bank of the Burlington Coat Factory lot, 4041 Cattlemen Road. You can request a private group tour of 15 or more guests. Some nights are already sold out so reserving early is advised with the last day on December 27. There is one tour at 6:30 on Christmas night.

Anna Maria Island holds its Privateers Christmas Parade on Saturday starting at 10 a.m. on the north end of the island and finishes at Coquina Beach where gifts will be given to children. The parade coincides with the Holmes Beach Annual Winterfest Fine Arts and Fine Crafts Festival Saturday and Sunday until 4:30 p.m. each day at the City Hall Field.

There are two boat parades of note this Saturday. The 30th annual Sarasota Holiday Boat Parade of Lights in the bay has great viewing from Marina Jack Restaurant, City Island and Centennial Park. Judging will take place at Bayfront Park, so that may be the best location for viewing since the boats will be at their closest point to the shoreline there. The parade starts at 6:00 p.m.

The boat parade on the Manatee River Saturday begins at 6:30 p.m. with best viewing from the Green Bridge Pier. Local restaurants on both side of the river in Bradenton and Palmetto will be open for a good look at the Manatee River Holiday Boat Parade.

There are many good performances around town that will heighten your spirit for the holidays. Student performers show their talents in the Sailor Circus Holiday Spectacular, December 26 through 29. The world premiere of A Motown Christmas runs through December 30 as a Westcoast Black Theatre Troupe presentation. There is a special event of this performance scheduled as the last show of 2015 on New Year’s Eve. This show highlights the songs of Motown by the Supremes, Temptations, Jackson 5, Smokey Robinson, Stevie Wonder and Marvin Gaye.
