Sarasota Winter Festivals

by Roger Pettingell

Something for everyone in local festivals

Look for arts and music each weekend in Sarasota

Twinkle and Rock Soul Radio
Saturday Headliner - Twinkle and Rock Soul Radio performed to an enthusiastic crowd at the inaugural Sarasota Seafood & Music Festival Saturday night.

We love our winter festivals here in Sarasota. Generally, the weather is great and we have plenty of visitors at this time of year. We love our seafood too. So, what better way to kick off the season than with the inaugural Sarasota Seafood & Music Festival put on by the Downtown Merchant's Association. The music was a good blend of jazz to calypso music. Even the rock-n-rollers had fun with the headliner act on Saturday, Twinkle and Rock Soul Radio.

Now that it is over we continue next weekend with the St. Armands Winter Art Festival, Saturday and Sunday. The St. Armands Circle Association has invited over 175 artists and has grown to become one of the top 50 shows in the country with a wide variety of original art sales.

Art festivals are plentiful here and they are all well attended. There is a great stage for the festivals in downtown Sarasota on Gulfstream Boulevard where most of them are held. Now in its 28th year, the Sarasota Festival of the Arts will be the second weekend of February. You can celebrate the artists throughout the year with festivals downtown March 12-13, April 16-17, May 7-8 and October 22-23. You can find these art festivals on our upcoming events page.

If you are looking for a great place to watch the Super Bowl that Sunday, you might consider the Sarasota Mardi Gras Music and Food Festival at Payne Park. The festival starts Friday, February 5, and runs until 10 p.m. on Sunday to accommodate the football fans with giant screens for the game in the VIP tent. This is an event to benefit the Big Cat Habitat and Gulf Coast Sanctuary and has activities for the entire family. Parking and admission is free for the three days of music, arts and New Orleans style delicacies.

A great weekend of good food, wine tasting and entertainment is planned for the 26th Annual Florida Winefest & Auction. These four days from March 17-20 are filled with a variety of events at various locations around downtown Sarasota. While most of the events are held at the Van Wezel Performing Arts Center, one of the main events will be held in front of Mattison's City Grille. This is a Banquet on the Block party with grand dining tables set up in a row stretching down Lemon Avenue in the late afternoon of that Friday. Local artist Brendan Coudal will be featured and there will be an auction of his mermaids and pretty girl paintings. Along with donations, the festival will benefit disadvantaged children through the Caring for Children Charities. You will want to seek out tickets early for some of the events in this festival.

Also that weekend on Saturday only is the 8th Annual Toast To Venice at Maxine Barritt Park from 2:00-5:00 p.m. Expect live music, beer and wine tasting, some good savory food from local restaurants and a silent auction to benefit a number a number of local charities.

Sarasota Arts Festival
Check our upcoming events page for arts festivals in Sarasota, Venice and St. Armands Circle.

We have an affinity for festivals that some might consider a little odd. While Tampa has its annual Gasparilla Pirate Festival starting this weekend, with events spread out over a couple different weekends, we will be preparing for some of our own fun. Pencil in your calendar the Whiskey Obsession Festival, appropriately held on April 1 at Michael’s on East in Sarasota. You can occasionally find a Forks and Corks either at Michael’s on East or some other local venue. These are good networking events and typically benefit a local charity so they are worth the effort.

Some may even think that an event for fossils is a little odd but Venice is well known for its Megalodon fossilized shark's teeth. You can find them on the beach with a sand scoop or scuba dive for them in shallow water. They’ve been celebrating the Shark's Tooth Festival for 24 years now. This year’s event will be held at the Venice Airport Festival Grounds, April 9-10.

Our film festival over ten days starting April 1 has been an annual attraction drawing students and movie lovers from all over world. Look for more announcements of the films this year and the venues where they will be screened, or follow them on Facebook through the link here.

Coming up soon is the Cortez Commercial Fishing Festival in the Bradenton village near Anna Maria Island. As with other festivals expect good local seafood combined with live music. Starting April 1, the DeSoto Heritage Festival Seafood Festival will be held in Palmetto’s Sutton Park. The three-day festival includes live entertainment on two stages, food and artwork for sale by local artists. They ask that you leave coolers, pets and chairs at home but the event intended for the entire family is free.

We love our powerboat regattas too. In Bradenton they have combined their regatta on February 6 with fireworks, food, and the main entertainment for the evening, Beatlemania. They may be the ultimate tribute band to the Fab Four of the sixties at the Bradenton Powerboat Regatta.

Sarasota Seafood Festival
Seemingly everyone enjoyed the Sarasota Seafood & Music Festival despite the chilly weather Saturday.

More well known is the Powerboat Grand Prix Festival June 25 through July 4 in various locations around the city. Thousands of visitors are attracted to Sarasota, particularly on the race days, July 3 and 4 this year. Get there early those days to see these magnificent high-powered machines with prime viewing on the beaches of Lido and Siesta keys. Keep up with the latest news on this favorite summer event.

I leave you with one more festival, Siesta Fiesta, April 8-9, in the village of Siesta Key. The weather is usually great this time of year for this giant block party and open street fair. Now in its 38th year, hit this one last festival before heading north for the summer. Then return next fall for the Sarasota Chalk Festival and Sand Sculpture competitions in Siesta Key.

The final figures have been reported for sales in Manatee and Sarasota counties, setting an all-time record for home sales of 20,691. The previous mark was set in 2014 with 19,389. I sold 62 homes totaling over $74 million in sales volume. That was a personal best as well and a continued stretch as the Number one agent in Sarasota for five consecutive years. Please contact me at (941) 387-1840 if you have a property to sell or buy.

Community Spotlight - Queens Harbour

by Roger Pettingell

Amenities are key for Queens Harbour

Low maintenance, single-family homes on Longboat Key

Queens Harbour on Longboat Key
Queens Harbour on Longboat Key - I discuss the history and amenities in REALTALK™ #74.

Last week I wrote about the new construction community in Sarasota, Azure on Palm. The project by Seaward Development is on track for a spring groundbreaking. We are taking reservations seven days a week in the sales pavilion at 711 South Palm Ave. This week I turn my attention to one of my favorite communities in Bay Isles on Longboat Key, Queens Harbour.

I worked for the Florida developer, Arvida, in the formative years of Queens Harbour in the mid 80s when they began selling off property to different developers. Queens Harbour was originally called Manchester Bay when a developer from Boca Raton had begun building a few houses in this community. The market didn’t fit at the time when a world renown developer, Taylor Woodrow, took over the development of Queens Harbour. You may know Taylor Woodrow as one of the largest developers in Britain, responsible for construction projects such as the Chunnel, and he was the contractor for the world's first commercial nuclear power station at Calder Hall in 1956. Locally he constructed Beach Residences on Lido Key in 2005 and the single-family homes in the Meadows subdivision of Sarasota.

When the homes were completed in the 90s, floor plans varied from sizes of 2,000 square feet to 4,000 square feet for the larger homes. Homes were built on deep-water canals, on a small lake or comfortably protected inland. The housing association has taken responsibility for the outside maintenance and each home receives an exterior fresh painting every five years. Those that are traveling or part-time residents are relieved that their home will be maintained while away.

3590 Fair Oaks Lane in Queens Harbour
Over 4,000 square feet of living space is available in this 4BR/4.5BA listing at 3590 Fair Oaks Lane in Queens Harbour on Longboat Key.

Most of the homes here in Queens Harbour have been redone to modernize with contemporary styles, appliances and electronics. As I pointed out in REALTALK™ #75, “redone” is the word for 2016. Buyers are scooping up homes that have had recent facelifts. When you are an owner you get a true sense of community in this pet-friendly neighborhood.

Residents of Queens Harbour have plenty of opportunity for recreation. At the heart of the community is the swimming pool. Those fortunate enough to live on a canal have direct access to the bay with depths good enough for a sailboat. Owners have deeded access to the private Bay Isles Beach Club, with its white sands, showers, restrooms, picnic areas and sand volleyball. Membership in the Longboat Key Club gets you access to the marina, tennis, 45 holes of championship golf on two course and some of the finest dining on Longboat Key.

Last week I listed four properties for sale that totaled over $12.6 million. There should be something for all buyers of luxury waterfront homes in that one week. Please contact me at (941) 387-1840 if you have a property to sell or buy.

New construction in downtown Sarasota

by Roger Pettingell

Single-family living in the heart of Sarasota

Location. Lifestyle. Luxury: near dining and shopping

Azure on Palm
Azure on Palm - I discuss this new Sarasota community last week on REALTALK™ #73.

I am anticipating a lot of excitement in one of the newest communities in Sarasota, Azure on Palm. It is in a great location in the heart of downtown within walking distance to some of the best attractions the city has to offer. You will be able to stroll through Island Park, dine in some of the finest local restaurants and attend the theater, all without having to get into a car to drive.

We've partnered with the developer, Seaward Development, to offer 16 new high quality residences for sale. Currently we are taking reservations now and will proceed with contracts in the spring, when we are targeting a groundbreaking date.

Patrick DiPinto III of Seaward Development has been involved in many area projects, one of the newest has been the Park Residences on Lido Key. The elegance and quality of luxury living can be seen in each residence of that community.

Azure on Palm living room
These residences live like single-family homes.

I like to think of Azure on Palm as a replacement for a single-family home, but one that has many amenities in a location that will make living here very comfortable on the south end of Palm Avenue at Alderman Street. We like to call it Location. Lifestyle. Luxury: because you will receive all three. Concierge services, heated swimming pool, spa, and poolside cabanas accent a healthy lifestyle with luxury. The kitchen will be outfitted with quality appliances, making an excellent impression on guests and offering many years of service life.

And for single-family residential living you can feel right at home, even with barbeque grills. The floor plans are spacious and presented with three bedrooms plus a den and three full baths. But now is the best time to get involved because you have the ability to modify the fixtures and make your selection of details such as the type of flooring. Changes of this nature will be a little more difficult when construction begins.

There are flour levels of living space above covered parking, which each unit is allotted two spaces. Floor plans include 2,583 through 2,724 square feet under air, and penthouses are available.

We have a full-time sales team at our pavilion at 711 South Palm to discuss your options. We have also activated a special phone number to discuss your options with our qualified staff, (941) 677-3278. Leave a message any time of day or stop in seven days a week, 10 a.m. to 4 p.m. and Sundays, noon to 4 p.m. We also have some exciting opportunities for REALTORS, our staff will be able to explain these incentives to professionals. For more information visit us online at AzureOnPalm.com.

We have three new listings on Longboat Key and one that I'm sure you will enjoy viewing at 5151 Jungle Plum Road on Siesta Key. Please contact me at (941) 387-1840 if you have a property to sell or buy.

Community Spotlight - Country Club Shores

by Roger Pettingell

Plenty of opportunities in this community

Surrounded by Golf Courses, Canals and Gulf of Mexico

Country Club Shores
REALTALK #72 - Country Club Shores has some good value in homes as I point out in REALTALK™.

You’ve got a few choices if you prefer to be on the water in Longboat Key and Sarasota, especially if you also want to have a boat for recreational use. There is Bird Key with its many fine canals and direct waterfront, then there is Country Club Shores where most of the homes rest on a canal and many have their own private dock space. Best of all, there are many homes that have great value in their purchase price in Country Club Shores.

I discussed purchase price in this community last week in my REALTALK™ #72. If you are looking for a home that you can increase its value, you can easily find property here that is manageable, well worth some tender loving care or a complete remodel. These homes were constructed in five phases of 420 parcels starting in 1962.

As I pointed out last week these homes make great investment opportunities with reduced risk. In those remarks I responded to a viewer question who had a concern over the market’s ability to sustain growth. The real estate market is hyper-local and looking at the neighborhood for investment is a wise strategy. Country Club Shores is one of those neighborhoods.

Country Club Shores
Country Club Shores - With the Gulf of Mexico on one side and Sarasota Bay on the other side of the main Longboat Key road, there are plenty of opportunities to enjoy the water on Longboat Key.

There are great views of the Sarasota skyline at the ends of the deep-water canals that were formed in the development of this community. The roads are named in classic boating terms such as Halyard, Schooner, Yawl and Outrigger. Other road names follow terms that a golfer might appreciate; Birdie, Wedge, Chipping and Putting Green. And why not, a world class golf course in the Links on Longboat is directly across the main road of Longboat Key, Gulf of Mexico Drive. One of two championship courses that is accessible with a Longboat Key Club membership, Harbourside Golf Course is just a short drive north of Country Club Shores. The 45 holes on these two courses can challenge a seasoned veteran and also be rewarding for a novice golfer.

I currently have four homes listed in Country Club Shores, starting at $749,000 for a three bedroom, two bath with screen-enclosed lanai and heated swimming pool at 609 Halyard Lane. Toward the end of Hornblower Lane, I have listed a four bedroom/four bath estate overlooking Sarasota Bay. The better views come at a premium and this one can be purchased for $3,100,000. There is a fifth home that recently went pending that will make a nice remodel project. Of the total 23 homes, the average list price is $1,615,347.

Country Club Shores is a wonderful place to raise a family. Southside Elementary School, Booker Middle School and Booker High School provide excellent opportunities for learning. Parents of budding athletes look in Country Club Shores for homes while their son or daughter attends the IMG Academy.

Please contact me at (941) 387-1840 if you have a property to sell or buy. See my new listing below on the Gulf of Mexico side in Pelican Harbour. Happy New Year!
