2018 in Review - Happy New Year!

New construction transforms Sarasota

High-rise developments spark 2018 growth spurt for Sarasota County

As we approach 2019 and ring in the year tonight I will take the time today to reflect on the very eventful year for new development on Longboat Key and Sarasota. It was one of the largest development booms I have seen in years. What has started this year will change the skyline of Sarasota downtown and return Longboat Key to the glory days with a resort to complement the Longboat Key Club. Even the Key Club itself is transforming with new hotel spaces.

The Rosemary District in downtown Sarasota is glowing with new construction for the luxury buyer. One of the most visible new construction sites is the BLVD, 18 stories downtown with planned 49 new residences and an estimated completion date of August 30, 2019. Get in on the ground floor, literally, as there are residences remaining for sale. The new Westin, VUE and Embassy Suites are all within a couple blocks of each other. These high rise buildings of contemporary style have already made their mark on the landscape.

As the land across the street is in the process of clearing, the old Quay area will be a wonderland of mixed use dwellings that will expand into new residential, entertainment and dining experiences. The first building to rise up out of the grounds is a new Ritz-Carlton. Sitting alone among the construction equipment and mounds of gravel is the Belle Haven Apartment building. The 1925 structure will become the center-piece of the 15-acre bayfront property once it receives a complete remodeling of its interior.

On Longboat Key, excitement abounds for the resurgence of the Colony Beach Resort. Demolition of the last building has been completed for the planned luxury resort of 17.6 acres that will be operated by the prestigious St. Regis Hotel chain and renamed Residences at Longboat Key. To continue, the courts will decide on a process to dissolve the condominium association and with it the remaining properties still under ownership. If construction begins in 2019, completion is expected by the end of 2021 for 166 five-star resort hotel rooms and 78 residential units. A highlight of the old Colony was the Monkey Bar which will be recreated on the resort grounds. Expect more opulent amenities typical of a five-star hotel such as swimming pools and a lazy river, high quality recreational facilities, fine dining and lush landscaping.

The Longboat Key Club is undergoing its own renaissance with the realignment of its entrance road in preparation for new development on the southern end of the island. In 2015 Longboat Key residents approved a referendum that would allow 300 tourism units. Longboat Key Club owners, Ocean Properties, plan to use those units to expand its number of guest rooms with a new hotel overlooking New Pass. Although specific plans have not been made public, Ocean Properties has committed $100 million to the project.

Cultural centers and non-profits are launching capital campaigns to expand their programs that are on the drawing board. The Ringling Museum has raised most of its $100 million goal for its Ringling Inspires campaign. The upgrades to the Marie Selby Botanical Gardens will be significant with its $92 million campaign. The Westcoast Black Theatre Troupe will renovate its theater starting in the spring after meeting the campaign goal of $6 million and the Players Centre for the Performing Arts has plans to open a new three-theater complex in Lakewood Ranch, likely in 2020. The Asolo Repertory Theatre will double in size once its capital campaign is completed. The Ringling College of Art and Design has already opened its new post-production studio and three soundstages. Mote Marine Laboratory and Aquarium will move most of its futuristic public education center out to a site near the new Mall at University Town Center.

The year has also been kind to my real estate business, setting another county record by an individual agent. Volume sales this year totaled over $106 million with 71 total sides, a combination of seller listings and buyer representation. That beat my record last year, the previous county record, prolonging my streak of consecutive top sales for Sarasota County. There were some challenges overcoming economic instability and environmental hazards with a strong inventory of diverse properties for sale. There were some high profile sales, seven luxury properties over $3 million that are spotlighted here.

In April I sold a home that closed at the highest amount ever recorded on Bird Key, a home with adjacent land that combined closed for $8.6 million and reported in this Business Observer article. The spectacular location of this custom home is unique to Sarasota at 622 South Owl Drive. Situated on a two-lot, corner homesite, offers more than 450 feet of direct bay frontage and direct boating access to the bay and Gulf when accompanied with the 626 South Owl Drive lot with beautiful landscaping. The stunning four-bedroom layout is a flourish of beautiful finishes, featuring over 5,000 square feet of impressive interior with sound-proof office, family room, gourmet kitchen, plus a fully-equipped summer kitchen with plenty of outdoor entertaining areas.

Also in April I closed on the most coveted beach penthouse available at 1300 Benjamin Franklin Dr, #1201. In a fabulous corner location, this three-bedroom plus family room, top-floor residence gives the feeling of a single-family home, boasting 4,200 square feet of interior, its own private two-car garage, plus an additional covered space with two generous terraces. This residence closed at an even $5 million and can be seen here on its own single-property website.

My highest sale on Longboat Key in 2018 was at 5080 Gulf of Mexico Drive, sold at $4.7 million.

On the last day of July we closed on my highest Longboat Key sale for the year at $4.7 million. The European-inspired bayfront estate is immaculately maintained, a remarkable display of custom features and elegant finishes at 5080 Gulf of Mexico Drive. Surrounded by privacy walls of tropical landscaping with a gated entry, this special home offers more than 100 feet of bay frontage, showcasing far-reaching views of tranquil waters at every turn. The luxurious five-bedroom layout comprises nearly 9,000 square feet of designer living space and over 2,300 square feet of terraces covered in Travertine tile.

The one-of-a-kind, double-Sabel floorplan with almost 5,700 square feet of living space at 415 L’Ambiance, #C704-5 was placed on the market and within one week it went into contract for $3.9 million. Built in 1992, L’Ambiance has been sought after for its opulence and amenities. From this unique residence, the owners could use personal steps from their own terrace to access 300 linear feet of white sand on the Gulf of Mexico. In two buildings L’Ambiance offers many recreational opportunities with a state-of-the-art fitness center, Har-Tru tennis courts and heated swimming pools. Fantastic views of the Gulf of Mexico, Ringling Bridge, Sarasota Bay and sparkling lights of the city of Sarasota were accessible in this residence. Two Bird Key homes on Mourning Dove Drive closed for similar prices over $3 million. The first home at 663 Mourning Dove Drive that closed in April for $3.3 million has sprawling views of Sarasota Bay and the Gulf of Mexico. Its expansive, 6,200 square-foot interior create an ideal environment to immediately enjoy this six-bedroom estate. Lovely details inside and out, also include pavered driveway and gated entry, coffered and tray ceilings, solid-wood beam work, chef’s kitchen with granite countertops, custom built-ins, elevator, solar water heater and panels, brick patios and an open pool deck.

Five months later I closed on a lovely, updated five bedroom, 5,000 square foot Bird Key home at 639 Mourning Dove Drive that sold for $3.15 million. This residence abounds in sprawling views of the bay, bridge and downtown. Boating enthusiasts will covet the direct-bay location, 130 feet of frontage and deep-water dockage.

Just before Thanksgiving I closed on a beachfront residence in the Longboat Key Positano community at 4985 Gulf of Mexico Dr, #401 for $3.1 million. There is a spectacular walkout to the beautiful beach and azure waters from this first-floor beachfront condo that features a private pool and spa. Positano, a 10 acre oasis with only 29 residences, has a full time security staff and a gated entrance. This is Florida living at its very best.

Approaching 2019 and our 200th episode of real estate discussions

First Episode - We discussed the 2013 and 2014 Sarasota real estate market on April 23, 2014.

When I launched the REALTALK™ video series on April 23, 2014 I wanted to discuss important topics that affected home buyers and sellers in Sarasota and barrier islands. Now 187 weekly episodes later we have done just that. The videos have covered 47 different communities from the Oaks Bayside in Sarasota to the Lands End neighborhood on north Longboat Key. Many times Mary Kay Ryan and I have recorded our episodes from the homes in the neighborhood we were discussing.

There is so much to discuss as each community has its own atmosphere. In our videos of residences on Longboat Key I try to address those unique features that would make it attractive to buyers. We can explain the difference between the luxury beachfront lifestyle of Beachplace and why Grand Bay on the bay side might offer a different attraction.

We covered the Ritz-Carlton downtown from the penthouse there in REALTALK™ #71, then followed up with a spotlight on the Ritz-Carlton Beach Residences two years later in our #154 episode. Someday I hope to have a review of the new Ritz-Carlton that is under development in the rejuvenation of the Quay district downtown.

And we have gone into areas that the casual home buyer may not be aware of. We recently discussed Tremont Estates on Lido Key, just blocks from St. Armands Circle, and Bungalow Hill, west of trail in Sarasota. We thought it would be important to discuss areas like Sapphire Shores on Indian Beach in Sarasota and the luxury homes that were built in the Sanderling Club on Siesta Key.

We have also directed our attention to the gated communities of Bay Isles and homes that have beach access through deeded titles. You can get a glimpse of Queens Harbour, Fairway Bay and the Bayou neighborhood in our community spotlight series.

But we have also taken on the serious business of home buying and invited local experts to discuss topics that impact a sale or the value of a home. Real estate attorney Thomas Luzier of the Sarasota firm Dunlap and Moran took on the discussion of state Doc Stamps and Title Insurance in REALTALK™ #38. It has been one of our most viewed videos. This is one I send a link to customers who have questions about these two topics as Thomas did an eloquent and concise review of these two sometimes confusing areas of Florida real estate law.

Insurance in Florida is also unique and sometimes misunderstood. Mike Mailliard of MIC Insurance has been an expert and a frequent guest. In the fall of 2014 we recorded a two-part series where he discussed some important features to look for while insuring a condominium, and then followed it up with part II on insuring single-family homes. He returned for another two-part series as we approached the storm season two years ago. His June 2016 series was timely as he first discussed changes in Florida law that affected home owners, then followed up the next week on actions that needed immediate attention in preparation of the summer months. This episode is one I highly recommend as he discussed protecting your most valuable assets before disaster hits. On September 21, 2017 he provided an update on Florida insurance just days after Hurricane Irma made its path through central Florida.

We have had other experts discussing different topics. A good discussion on the ease and use of a Smart Home was presented in an interview with Wicked Smart Homes president, Mark Bolduc. Sea wall construction has changed over the years so we invited Jim Smith of Custom Dock & Davit to discuss and demonstrate new technologies that offer more longevity. We discussed the advantages of buying new construction in Sarasota with guest Amy Drake, in REALTALK™ #52. I am no lawyer but have enough knowledge of common questions customers ask me so I discussed TRIM notices and preparing for taxes in REALTALK™ #57.

Local programs that have a great social benefit have been discussed. There was no one better to explain the world renowned St. Armands Circle than Diana Corrigan, Executive Director of the St. Armands Circle Association in REALTALK™ #58. Titus Herman, CEO of Southeastern Guide Dogs discussed his program of service to the blind and veterans of war. Juliette Valin, director of membership at the Longboat Key Club was in an episode to discuss the benefits of joining this highly recognized organization. The Westcoast Black Theatre Troupe was highlighted in REALTALK™ #101 in an interview with Nate Jacobs, founder and artistic director, which finished with a duet.

Market updates for sellers and buyers as we see it

Sons Max and Jake - I receive many good comments when sons Max and Jake join me in REALTALK™ discussions, especially around the holidays.

We sometimes think that buyers are only here during peak season from November to mid April. If that were the case we wouldn’t have any home sales in the summer, of which we had a brisk season in those months too this year. As peak seasons come and go I discuss the market and prepare sellers on expectations for their homes on the market. I discuss timing and any perceived fluctuations that might have an impact on the sale of luxury homes or residences. In these updates I provide my best estimate of market timing and how to best present your home for the upcoming season. These updates have been very popular and are some of the most viewed videos.

We like to have fun too. Sons Max and Jake have grown up as guests the past four years, and they discuss serious topics. These videos receive the most comments from viewers, whether they like the way Jake and I discussed the home-buying process or Max asking me questions about home pricing. We present these videos around holidays, particularly at Thanksgiving when I promote Roger’s Great Pie Extravaganza. I learned of their aspirations for the future in a year ending 2016 holiday greeting and magic trick in REALTALK™ #112.

Ring in October and 2018-19 season

After 35 years selling real estate on Longboat Key and Sarasota we have learned a thing or two about setting up for peak season which begins in October. At present the inventory is low but I have a good feeling that is about to change for the better. We have signed a number of listing contracts that will offer a good variety of single-family homes and residences. We will also have a good price range for buyers.

The housing market is faring well too. The Florida Realtors trade group released its second quarter figures for Manatee and Sarasota counties, reporting that median price of single-family homes rose 5.4 percent to $294,990 and residences rose 6.6 percent to $218,000. There are other significant trends for happy home owners. The Longboat Key budget is to pass its fiscal year budget today with no recommended increases in property taxes.

Inventory is also looking upward with the development of the Longboat Key residences that are currently underway. Your first drive from the south on Gulf of Mexico will have this progress in full view, new roadwork to reroute Longboat Club Road by the Chart House Restaurant and our office. This will pave the way for Ocean Properties and its 90 new residences with 250 hotel room complex. A short drive north and you will see the demolition of the old Colony Beach and Tennis Resort. In its place will be 78 condominiums and 166 hotel rooms operated by the prestigious St. Regis company. Travel to the mainland to Tamiami Trail and you will also see the ground broken for the redevelopment of the Quay area in downtown Sarasota, beginning with a new Ritz-Carlton building and 73 new residences that will be connected to the existing Ritz-Carlton by an overhead walking bridge.

A preview of some of the $40 Million in 21 new listings by Halloween

Here is a preview of homes that I have coming onto the market, some as early as next week. Another home with a lot of space and bedrooms will go on sale next week has 10,335 square feet of living space, with plenty of bedroom space for family and friends with 7 bedrooms and 8 bathroom. Construction update on three projects

Ground has been broken recently for two major hotel and residence projects that will significantly raise mixed-use property in the area. A more than symbolic groundbreaking off Tamiami Trail in downtown Sarasota sets in motion a series of development for the old Quay property. A diversion of the road around our offices and the Chart House will make room for the planned expansion of the Resort at the Longboat Key Club. And yet there is a third still in limbo, the old Colony Beach & Tennis Resort residences on Longboat Key.

Last Wednesday developers GreenPointe Communities LLC of Jacksonville staged a ceremony with city planners and high school students on the mostly vacant grounds, just north of the new Vue residences, to set in motion construction of residences, offices, retail shops and hotel rooms on the old Quay grounds.

GreenPointe purchased the 15-acre land in 2014 and have put forth different designs to city planners. Each incorporated the waterfront as a focal point for visitors and owners. The city had approved 695 residences to be available for this project and GreenPointe has incorporated those units into their plans. The company last year announced plans to use 73 of those units for The Grande, an 18-story building that will connect to the next-door Ritz-Carlton through an elevated walking bridge. A restaurant and parking garage are also planned for The Grande.

At the center of the Quay project is the Broadway Apartments building renovation of 20 units that was opened in 1925. It was later named Belle Haven and was included on the National Register of Historic Places in 1984. That year the apartments were repurposed for use as office space. GreenPointe has made public comments that they plan to use the offices, then renovate and repurpose Belle Haven again for this project.

The groundbreaking on May 23 was a signal for construction crews to begin work on the horizontal ground structures that buildings are planned. A second groundbreaking is planned for that phase of the project. In all, eight blocks will be built around Belle Haven in different phases with a build-out date for The Grande at 2020. But first, GreenPointe made an agreement with the city to complete a roundabout traffic circle at the intersection of Fruitville Road and Tamiami Trail. The total project calls for the following:

  • 695 residences
  • 175 hotel rooms
  • Nearly 40,000 square feet of office space
  • Nearly 190,000 square feet of retail shops
  • Marina
  • Parking spaces
  • Roundabout at the intersection of Fruitville Road and Tamiami Trail

Plans for the Van Wezel Performing Arts Hall are in debate. It is an entertainment venue with 1,736 seats that exists just north of the Quay on the bayfront. It is an icon for Sarasota but the big lavender building on the bayfront has its defenders in a debate with a side opposing its use in the current plans. Its color was picked out by the wife of Frank Lloyd Wright, the famous architect of the time. Entertainers from around the world perform at the Van Wezel. In the original bayfront plans, the building was to be demolished and replaced. Other options include complete demolition and use the land for different purposes. The Sarasota Bayfront Planning Organization has yet to issue its decision.

In order to make space for the planned expansion of the Resort at Longboat Key Club, the Longboat Club Road required a reroute that is to run directly through the driving range at the Links on Longboat, formerly Islandside Golf Course. That work has begun following the planning and zoning board approval of the driving range and cart barn move to a more northern spot. It was a change originally approved by the board in December. A new Pro Shop is planned within the next two years that will be adjacent to the cart barn. The company has already brought in plants for the project and preparing them on one of the unused tennis courts.

All this is in preparation for the planned hotel that was approved by voters in a referendum in 2015. The referendum will allow the Longboat Key Club to convert 300 residences to tourism units to be used for the 259 unit hotel. Hotel plans also call for 10 to 12 more meeting rooms. A left-turn lane off Longboat Club Road will be constructed before the guard gate to help with traffic flow for hotel guests. Ocean Properties, the hotel management and development company of the Longboat Key Club, has not publicly announced a build-out date.

Developer faces off against owners at Colony Beach & Tennis Resort

Unicorp National Developments and its chief Chuck Whittall are trying to develop the abandoned Colony Beach & Tennis Resort they purchased in 2014. The property has gone through voter rejection of an original plan of planned usage and final approval from the planning and zoning board this year of a change to a 166-room hotel with 78 luxury residences. A spa and ballroom are among the amenities planned for the resort. It will be operated by St. Regis, a management company of five-star hotels including the Starwood Hotels & Resorts brand.

But there are still owners of some of the condominiums and beach townhouses of the original Colony that are willing to fight in court to keep their property. They have rejected purchase offers from Unicorp. Even the existence of a Colony Beach & Tennis Association stalls the project, it must be disbanded first to continue. As it stands, the Colony continues to deteriorate causing a nuisance for Longboat Key.

4,000 new downtown Sarasota residences are completed or planned

The residence construction page on our website tracks new community developments that are in the planning, under construction and recently completed stages. Currently there are 41 new developments on the list from Venice to Bradenton. There is a brief description, photo and more information on listings if they are in the Multiple Listing Service. There is contact information to reserve a unit if they are not in MLS. When available there is a link for more information and floor plans.

The Sarasota Herald-Tribune this month reported that 4,000 new residences are completed or planned in the Sarasota downtown area. In that total are units planned on the existing Quay site, just north of the Ritz-Carlton, that may take a decade to complete. On the new construction page I added 11 new communities last week. These new developments will add 1,664 of residence inventory, the boom is continuing in Sarasota.

And infrastructure continues to improve to support these new structures at Tamiami Trail and Ringling Boulevard. An extra lane was added to turn left on Tamiami coming off the bridge from Bird and Lido keys. A roundabout is planned at the Fruitville intersection one block to the north that will support additional traffic created by new residents of the VUE, Quay and Golden Gate Point. Additional lanes are in progress for Tamiami Trail heading north out of town.

BLVD Sarasota will have 51 luxury residences

Groundbreaking is expected within the next couple of months for 51 luxury residences in 18 stories in the BLVD Sarasota at 540 N. Tamiami Trail downtown on the old CoCentrix property. Developers want new owners of these residences to have everything they need in one building with entertainment, restaurant, dog park and rooftop infinity pool. There are four different floor plans ranging in size from 3,550 to 3,900 square feet of living space. Currently there are three listings in MLS with an expected move-in date in 2019.

Across the street on Tamiami Trail, The Grande is expected to be the first residence building on the vacant Quay lot. Planned by the developers of the recently completed VUE Sarasota Westin Hotel and residences, the Kolter Group of West Palm Beach will lead the Quay development and extend the amenities of the Ritz-Carlton through an elevated pedestrian bridge connecting the two communities. They are now accepting reservations but there is no completion date set for The Grande. Plans are to use 73 of the 695 total residences approved for the Quay property. It will be another 18-story complex with room for a 9,500 square-foot restaurant. In February it was announced that Ashford Hospitality Prime Inc. of Dallas purchased the Ritz-Carlton Sarasota, beach club on Lido Key and the Ritz-Carlton member golf course on University Parkway.

One of the newest communities announced in downtown Sarasota is 605 Gulfstream. Reservations will open next month and advertising is ongoing with information about this new building. In a press release by Seaward Development, the floor plans and common areas are inspired by the infamous Sarasota School of Architecture and the firm of Nichols, Brosch, Wurst, Wolfe & Associates. There will be private elevator access to the 24 half and full-floor residences. Amenities are to include an oversized lap pool, wellness center and rooftop terrace.

Yet another community of 21 residences on Tamiami Trail downtown is an announcement from the AIA Tampa Bay Firm of the Year in 2016, Halflants + Pichette Studio for Modern Architecture. This planned community, Whitaker Lofts, near Whitaker Gateway Park and the resurging Rosemary District does not have a completion date set. The two story units of 1,500 square feet will have a private rooftop terrace in this modernistic designed building.

Another Rosemary District enclave was announced for 1st and Audubon, with 32 townhomes south of 1st Street in Sarasota. Icon Residential from Tampa is the developer of these homes that have two-car garages and rooftop terraces. The company has not listed a start or completion date.

Plans are moving forward in other areas around Sarasota too. On Friday the Longboat Key town commission approved development of the vacant site of the old Colony Beach & Tennis Resort, shuttered for over a decade. The commission approved the 166 room luxury St. Regis hotel and 78 condominium community on the 17.6 acre site. With the vote the complex will drain the tourism pool of units created by a referendum of Longboat Key voters, but a hint of adding more with another referendum will be introduced to voters at a future date.

Large community development is underway in Lakewood Ranch and Bradenton. Under construction are 1,100 residences built around a 36-hole championship golf course designed by Arnold Palmer at The Lakewood National Golf and Country Club. A development project of 207 residences that started in 2015 is nearing completion at the Palma Sola Bay Club in Bradenton. And the theme of Jimmy Buffett’s Margaritaville casual lifestyle at Harbour Isle is set for the 132-unit complex on Perico Island at 12300 Manatee Avenue, Bradenton. Floor plans of two and three bedrooms are listed and owners have access to an on-site deep-water marina.

Reservations this year will open for four residences on Lido Key at St Armands Place. Each four-bedroom residence will have 2,742 square feet of living space, three outdoor terraces and five-car garages. The Oceane residences on Siesta Key has active listings for its six luxury floor plans of four bedrooms each and two or three car garages. Completion is set for the summer of 2019. Views of Venice Beach is the lifestyle set for 15 two-bedroom luxury units at Che Vista. A room listed as a den can be converted to a third bedroom.

Harbor Acres is an enclave of luxury homes and my listing at 1352 Harbor Drive is a wonderful example of living the good lifestyle on the Sarasota Bay waterfront. It was a privilege to be selected from 84,000 Coldwell Banker Residential Real Estate associates worldwide to represent our company at this year’s Consumer Electronics Show held last week in Las Vegas. Our Blue Crew team of five reported on the topics that affect home buyers, home sellers and technology that could make a home more efficient. By efficient, I refer to a Smart Home that has its entertainment, climate and security controlled in one location. You can read the series of articles I wrote as a member of the Coldwell Banker Blue Crew at the bottom of this article.

Coldwell Banker had a big presence on the floor with its marketplace in the convention center. So did some of the biggest company names in hardware and software. There were autonomous cars, robots, large screen TVs, drones and software that were fiction a few years ago. I attended presentations at Google, Intel, Microsoft and smaller companies hoping to make a splash in the technology market.

The show had its challenges too. The rain storm that was wreaking havoc with mudslides in California was far enough to the east to cause torrential rains in Las Vegas. Streets had become a hassle and even treacherous at times. It even affected the power grid and cause a blackout for a couple hours. It slowed our pace a bit and challenged us to see all that we wanted in the four days of the show. There were 300 different conferences during the show. We couldn’t see it all, even if it had been bright and sunny.

This was not my first time to witness the awe of the CES. I love technology and reported on the 2017 show in REALTALK™ #114 last January. How much one year makes a difference? There were advancements to technologies that were big last year, such as the numerous cars in the autonomous vehicle section. The bigger companies that weren’t present last year were making big announcements this year, while other companies such as Intel wanted to have a big promotion but got stuck in damage control with the announcement of a bug in their chips. Big SmartPhone companies including Apple had similar problems with its security problems in their chips. The Spectre flaw discussion was a topic here.

Last year Coldwell Banker sponsored a Smart Home technology section too. I think the most important innovation in 2017 was the integration of the Smart Home technology through a single app controlling multiple devices. It appeared that Google stepped up its game this year with a big presence promoting its integration with Smart Home technology. Its Recognized Speech programs were in many demonstrations of integrated homes. Recognized Speech was called “Wreck on the Beach” just a few years ago by Microsoft founder Bill Gates while it was in its infancy, now it is becoming ubiquitous in higher end homes, cars and SmartPhones.

Ok, there was the funny and somewhat absurd technologies demonstrated in this pavilion. Can you imagine a $1,000 cat box that sent a message to your SmartPhone indicating that it was time to change the litter. Or a $5,600 toilet that flushed itself through a phone app. In the robot section there was a pole dancer that I can’t imagine appealed to any prurient interests. I guess what goes on in Vegas, stays in Vegas. I think some of this technology will stay here too.

The Coldwell Banker Smart Home marketplace section was in the Sands Hotel convention center, one of the three venues of the CES this year. There was an estimated 170,000 attendees, so an exposure here can have a big impact on business with the right message. That message is in front of potential home buyers and sellers from 150 different countries. Coldwell Banker has its message to the innovators too. If you build it, we will embrace it. They have a program for its agents to get certified in selling homes through Smart Home technology, of which I was one of the first.

This year there was a focus on selling homes through virtual reality programs. I discussed the Matterport 3D floor plan system I use in REALTALK™ #86. Coldwell Banker has conducted surveys that suggests selling through these VR programs will soon replace homes sold by video tours. I ordered a new 3D camera that I saw at the show in hopes that it will bring this level of sophistication as another tool for home selling agents. The VR headsets were big too, but most demonstrations were for gamers. I can imagine their integration into the home selling programs where you can walk through a home for sale, rather than using a trackball to navigate through a virtual home.

Microsoft and Amazon were demonstrating their integration of Cortana with Alexa. Cortana, you may remember, is the Microsoft digital assistant that is an integral part of current Microsoft operating systems. Many desktop owners may not even know of its existence. Now either assistant can request assistance from the other through voice commands. This makes sense for Microsoft, Alexa has many more capabilities. Cortana brings to the table Amazon’s ability to access Microsoft Outlook calendars and eMail through Alexa requests.

It wouldn’t be a CES without consumer electronics. Smarter TVs with larger screens and higher resolutions through 8K transmissions were a driving force this year. Smarter TVs not only listen, but respond through digitized speech. The autonomous and electric powered vehicles were in popular exhibits. The new 5G technology was widely discussed in the car industry as a means to get more data to the self-driving cars faster for quicker response time.

There was much to see and do at the 2018 show. The presence of Coldwater Banker with their promotion of Smart Home technology in the marketplace had a major impact. Home owners got a glimpse of the future and what was available now. Home buyers were introduced to technologies that they should look for in a Smart Home.
